Area & Property Analysis

Waldorf Astoria Osaka (ウォルドーフ・アストリア大阪; Kita Ward, Osaka, in the Park Tower of Grand Green Osaka’s South Building, 252 rooms) has now been open for a year and a half since its debut on April 3, 2025. According to the HotelBank Editorial Team’s aggregation of publicly listed rates on major booking sites, the hotel’s lowest listed plan price averaged ¥101,400 in September 2026 — 5.4 times the listed ADR of Osaka’s Kita Ward (¥18,800) and 9.8 times the ward’s estimated settled ADR (¥10,400). The level has settled at less than half of the ¥241,900 seen in the opening month, yet while Kita Ward’s listed ADR fell a steep 28.9% year over year, the hotel’s lowest rate slipped only 4.5%. This article measures the 18-month monthly trajectory, the multiple versus the Kita Ward market, the day-of-week structure, and the competitive set of 13 “top-tier” hotels with listed prices of ¥50,000 or more, to show how a single luxury hotel’s price position has taken shape.

Metric Definitions Used in This Article

  • Lowest listed plan price (this hotel): For each stay date, the price of the cheapest plan listed on major booking sites (any occupancy or meal condition, per room, tax included) is captured on each observation date and averaged across the month. It represents the listed level over the whole booking window. All prices shown for this hotel in this article use this metric; they are not transacted prices. Because top-tier luxury properties like this one are outside the scope of our validated segment-specific adjustment factors, no estimated settled ADR is calculated for the hotel.
  • Listed price (all-plan average): The average across all plans of the per-room rate for two guests sharing one room (tax included). Used for the Kita Ward price-band distribution and the top-tier table.
  • ADR (average daily rate, area level): An estimated settled rate (tax-exclusive equivalent) calculated by applying segment-specific adjustment factors to the lowest plan level each property publishes on OTAs (two guests per room, per-room rate, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. These are estimates and differ from each property’s actual transacted prices and accounting figures. Area-level ADR is the median of the covered properties (the level of a typical property in the area). In this article it is used as Osaka Kita Ward’s “estimated settled ADR.” Kita Ward’s “listed ADR” is the area median of the ward’s listed prices (all-plan average).
  • Coverage: Kita Ward’s listed ADR and estimated settled ADR cover 109 properties as of September 2026 (the estimated settled ADR covers 74 properties in validated segments). The price-band distribution covers 102 properties and 21,376 rooms in the ward with listed prices observed in July–September 2026 (within the scope tracked by MetroEngines Research).
  • Room counts: This hotel’s room count is standardized at 252 rooms per the official announcement (April 3, 2025, ORIX Hotel Management / Hilton). Competitor room counts are our own aggregated figures.
  • Data source: HotelBank Editorial Team research (MetroEngines Research).
Key Takeaways
  • — ¥101,400: Lowest listed plan price in September 2026 (monthly average, tax included). Down from ¥241,900 in the opening month; August’s ¥93,400 was the 18-month low (−61.4% vs. the opening month).
  • — 5.4x / 9.8x: Multiple versus Osaka Kita Ward’s listed ADR (¥18,800) and estimated settled ADR (¥10,400) in September 2026. Up from 4.0x and 6.8x a year earlier, but mostly because Kita Ward’s ADR fell (Table 6).
  • — −4.5%: Year-over-year change in the September lowest rate. Kita Ward’s listed ADR fell 28.9% and the other 10 top-tier hotels fell a median 22.1%; this hotel’s decline was the second smallest of the 11.
  • — +16.8%: Saturday premium in July–September 2026. Weekdays are nearly flat at ¥83,500, a shift to a two-tier structure from 2025, when weekday rates varied by about ¥5,000 (Saturday +12.3%).
  • — 13 hotels, 4,507 rooms: Kita Ward’s top tier (listed price ¥50,000+, 10+ rooms; 21.1% room share). Only this hotel and Conrad Osaka held lowest plans of ¥90,000 or more in September.

Monthly Trend Over 18 Months — From the ¥240,000s to the ¥90,000s, Bottoming in Summer 2026

First, the trajectory since opening. In the opening month of April 2025, the lowest listed plan price averaged ¥241,900 — a level typical of a brand making its Japan debut. It then fell month by month to ¥151,700 in May and ¥130,000 in June, and ranged from ¥113,000 to ¥106,200 over the summer months of July–September. The −53.3% move in the first three months can be read as a high initial setting at launch being adjusted to actual demand.

In 2026, its second year, prices peaked at ¥130,100 in April and then stepped down to ¥104,200 in May, ¥94,100 in June, ¥94,000 in July and ¥93,400 in August, making August the lowest month in 18 months. September recovered to ¥101,400, so the ¥93,000 range of July–August looks like the floor for now. Year over year, July was −16.8% and August −17.1%, while September narrowed to −4.5%. In 2025, prices were elevated right after opening in April–May and from summer into autumn (¥129,100 in October) on demand during the Expo period; without those peaks, 2026 shows a smaller annual swing.

Multiple vs. the Kita Ward Market — 5.4x Listed ADR, About 10x Estimated Settled ADR

Where does this ¥90,000–¥100,000 level sit within the market? Osaka Kita Ward’s listed ADR (area median of the all-plan average) was ¥18,800 in September 2026, and its estimated settled ADR was ¥10,400. The hotel’s lowest listed plan price of ¥101,400 is 5.4x and 9.8x those figures, respectively. Compared with 4.0x and 6.8x a year earlier, the multiple versus the market has actually widened even though the hotel’s price fell.

The backdrop is a pullback across Kita Ward as a whole. The ward’s listed ADR fell 22.6% year over year in July, 26.7% in August and 28.9% in September, the decline widening each month. The estimated settled ADR fell even further, −33.7% in September. July–September 2025 overlapped with the Expo, when Kita Ward’s business and city hotels sharply raised rates (Osaka Jul-Sep Settled ADR: City Down 22-25%, Business 32-34% YoY). In 2026, with that peak gone, the hotel’s lowest rate moved only −4.5% in September — roughly one-sixth of the market’s decline. For this hotel at least, the numbers suggest its prices are set more by its own customer base and room inventory mix than by overall market supply and demand (a comparison with other top-tier hotels appears in Table 5 below).

* This hotel’s prices are tax-inclusive listed values, while Kita Ward’s estimated settled ADR is a tax-exclusive-equivalent estimate, so the right-hand multiple is indicative and includes a definitional difference. Kita Ward’s October 2026 figures (listed ADR ¥21,000, estimated settled ADR ¥12,300) are excluded from the table because they are based on a listing snapshot at the time of research.

Source: HotelBank Editorial Team research (aggregated from MetroEngines Research public rate data)

Narrowing the comparison by segment sharpens the picture. The listed ADR of Kita Ward’s 19 city hotels was ¥40,400 in September 2026; the hotel’s lowest rate is 2.5x that. Against the ¥72,300 listed ADR of the 10 deluxe-class hotels it is still 1.4x — meaning the hotel’s “lowest” price sits about 40% above the listed level of the existing upscale hotels.

Day-of-Week Structure — Flat Weekdays, a Two-Tier Setup with a Saturday Premium Only

Next, how prices are set by stay date. Averaging the lowest plan price at the final observation for each of the 92 stay dates in July–September 2026 by day of week, Monday through Friday are nearly flat at ¥83,500, with only Saturday higher at ¥97,500, a +16.8% premium over weekdays. Sunday returns to the weekday level. In other words, the lowest rate in summer 2026 is built on two tiers — a “weekday/Sunday base price” and a “Saturday price” — with no finer day-by-day differentiation.

The same period of 2025 looks different. In July–September 2025, weekday rates varied by about ¥5,000 — ¥109,300 on Mondays, ¥104,500 on Wednesdays, ¥105,900 on Fridays — and Saturday was ¥119,400, +12.3% over weekdays. A year later the weekday spread has disappeared and the Saturday premium has widened from 12.3% to 16.8%. The hotel appears to have shifted to stabilizing weekdays at a base price while adding weight on Saturdays, when demand concentrates. How far the Saturday–weekday gap opens by area and segment is laid out with nationwide measurements in Saturday 1.8x or 1.2x Tuesday: DOW Premium & NOI Across 2,153 Hotels.

Note that the monthly average of the daily series (around ¥85,500 for July) is about 10% lower than the monthly figure in the previous section (¥94,000) because the monthly figure averages all observation dates across the booking window, while the daily series uses the final observation just before the stay date. The gap reflects prices listed higher early in the booking window converging toward the base price as the stay date approaches.

Kita Ward Price-Band Distribution — 13 of 102 Hotels at ¥50,000+ with 10+ Rooms; This Hotel at the Top

Finally, we check the depth of this hotel’s price band against the distribution for Kita Ward as a whole. Ranking the ward’s 102 properties and 21,376 rooms with listed prices observed in July–September 2026 by listed price (all-plan average), the median is ¥17,600, and 51 properties cluster in the ¥10,000–¥20,000 band. Only 14 are at ¥50,000 or more, and just 3 at ¥120,000 or more. This hotel’s all-plan average is ¥173,000, placing it in the very top band.

Extracting properties with listed prices of ¥50,000 or more and at least 10 rooms as the “top-tier competitive set” yields 13 hotels and 4,507 rooms (21.1% of Kita Ward’s rooms). Four of them, including this hotel, opened in 2024 or later, showing that redevelopment at Grand Green Osaka and directly above JR Osaka Station has deepened top-tier supply over the past two years. Looking at each hotel’s lowest plan price in September, only two are at ¥90,000 or more — this hotel at ¥101,400 and Conrad Osaka at ¥98,400 — followed by the ¥80,000s (The Ritz-Carlton, Osaka) and then the ¥60,000–¥70,000s. Seven properties have lowest plans in the ¥40,000s or below, so even within the same “¥50,000+” band, the positioning of lowest plans splits into roughly three tiers. The same brand is also set to open Waldorf Astoria Tokyo Nihonbashi, which will add to Tokyo’s luxury supply.

On the map, 11 of the 13 hotels fall within about 1 km of Osaka Station, with RIHGA Royal Hotel Osaka in western Nakanoshima (about 1.6 km) and Imperial Hotel Osaka in Tenmabashi (about 2 km) set apart. At Grand Green Osaka, this hotel (South Building) and Canopy by Hilton Osaka Umeda (North Building) face each other across the park, while Hilton Osaka sits on the south side of the station. Hilton’s Japan portfolio, including these three, comprises 37 hotels across 9 brands (Hilton “Corporate Overview,” updated August 25, 2026), and within Osaka City the brands are positioned in distinct price bands.

Top-Tier YoY — This Hotel’s −4.5% Is the Second-Smallest Decline Among 11 Hotels

Is the fact that this hotel’s lowest rate fell far less than the market a trait shared across the top tier, or specific to this hotel? Lining up the 11 hotels from Table 4 (including this one) whose lowest plan prices were observed in both September 2025 and September 2026 provides the answer. For the 10 hotels other than this one, the median September YoY change was −22.1%, and −28.6% for July–September combined — roughly in line with Kita Ward’s listed ADR (−28.9% in September, −26.2% for July–September). The only hotel with a smaller decline than this hotel’s −4.5% (−13.0% for July–September) was Hotel Hankyu International at −3.7%; Conrad Osaka fell 23.7% and Hilton Osaka 42.6%.

In other words, “moving only a few percent while the market drops 30%” is a feature of this hotel, not of the top tier as a whole. Part of the reason is that in September 2025 the hotel was in its fifth month and had already adjusted down from its opening prices (Table 1), leaving less room to fall in 2026. Meanwhile, the all-plan-average listed ADR of Kita Ward’s 10 deluxe-class hotels rose from ¥65,200 to ¥72,300 (+10.8%) in September, suggesting a widening price range in the ward’s upper segment: all-plan averages rising while lowest plans fall.

July–September 2025 overlapped with Expo 2025 Osaka, Kansai.

Sensitivity of the Multiple — 5.4x Widened Because the Denominator (Kita Ward ADR) Fell

We decompose why the multiple in Table 2 widened from 4.0x to 5.4x by combining this hotel’s price with Kita Ward’s listed ADR. Crossing five measured price levels for the hotel with five measured levels of Kita Ward’s listed ADR gives Table 6. Holding the hotel’s September price at ¥101,400 and moving Kita Ward’s listed ADR from ¥26,500 (September 2025) to ¥18,800 (September 2026) widens the multiple from 3.8x to 5.4x. Conversely, holding Kita Ward at ¥18,800 and moving the hotel’s price from ¥93,400 to ¥113,000 moves the multiple only from 5.0x to 6.0x. Most of the widening is explained not by the hotel raising prices but by the denominator — Kita Ward’s market price — falling.

The table also serves as a guide to what lies ahead. If Kita Ward’s listed ADR lands at the October snapshot of ¥21,000, the multiple would narrow to 4.8x even if the hotel holds its September price (middle case). If the ward recovers to its Expo-period September 2025 level (¥26,500), the multiple would be 3.8x (narrowing case); if it stays at September’s ¥18,800, it would remain 5.4x (holding case). Reading the multiple alone as “top-tier pricing is strong” risks misattributing the movement in the denominator.

Implications for Operators and Investors — This Hotel’s Lowest Rate Moved on a Different Cycle from the Market Pullback

Three points emerge. First, the lowest listed plan price settled after a −61.4% adjustment over 18 months, from ¥241,900 at opening to the ¥93,000 range in the second summer. Second, even through that process the multiple versus Kita Ward’s listed ADR actually widened from 4.0x to 5.4x, and the hotel’s lowest rate moved only a few percent while the market fell nearly 30% as the Expo effect faded. However, the other 10 top-tier hotels cut their September lowest plan prices by a median 22.1%, so this resilience is specific to this hotel, not a property of the top tier as a whole. Third, the day-of-week structure has been simplified into two tiers — flat weekdays plus a Saturday premium — and the premium has widened.

For investors considering luxury development or acquisitions in Kita Ward, these figures suggest not estimating top-tier pricing from market ADR movements alone. The listed ADR (all-plan average) of the 10 deluxe-class hotels moved against the market at +10.8% YoY in September, while at the individual-property level 7 of the 10 top-tier hotels cut their lowest plan prices by 20% or more — so pricing strategies diverge property by property even within the same tier. Even in 2026, with Kita Ward’s estimated settled ADR back in the ¥10,000 range, the ¥50,000+ band holds only 13 hotels and 4,507 rooms, and only two — this hotel and Conrad Osaka — kept lowest plans at ¥90,000 or more in September. Because supply in this band is thin, it seems natural to read supply–demand adjustment as happening through plan mix and day-of-week weighting rather than through raising or lowering prices.

For operators of existing upscale hotels, this hotel’s structure — stabilizing weekdays at a base price and adding weight only on Saturdays — offers a reference point. With Kita Ward’s deluxe-class listed ADR in the ¥70,000s, the fact that a hotel setting its lowest price at 1.4x that level has become established within 18 months supports the view that top-tier demand has taken root in the ward. Note that listed levels from October 2026 onward are snapshots at the time of research; Kita Ward’s listed ADR appears higher than September at ¥21,000, but this is not a final figure.

Frequently Asked Questions

Q. How much does a stay at Waldorf Astoria Osaka cost?

A. The monthly average of the lowest plan listed on major booking sites was ¥94,000 in July 2026, ¥93,400 in August and ¥101,400 in September (per room, tax included, any occupancy or meal condition). Saturdays are listed about 17% higher than weekdays.

Q. How much have rates changed since opening?

A. The opening month, April 2025, averaged ¥241,900. August 2026’s ¥93,400 was the lowest in 18 months, −61.4% versus the opening month. Summer and autumn 2025 had Expo-period demand; without that peak, 2026 shows a smaller annual swing.

Q. How does it compare with other upscale hotels in Osaka’s Kita Ward?

A. Kita Ward has 13 properties with listed prices (all-plan average) of ¥50,000+ and 10+ rooms, and this hotel ranks at the top. Only two had September lowest plan prices of ¥90,000 or more — this hotel (¥101,400) and Conrad Osaka (¥98,400) — followed by the ¥80,000s and then the ¥60,000–¥70,000s.

Q. Are other top-tier hotels holding their prices the same way?

A. No. Among the top-tier hotels in Table 4 with year-ago comparisons, the 10 other than this hotel saw September 2026 lowest plan prices fall a median 22.1% YoY. Only Hotel Hankyu International (−3.7%) declined less than this hotel’s −4.5%; the price resilience is specific to this hotel.

Q. How would the multiple change if Kita Ward’s ADR recovers?

A. Assuming the hotel holds September’s ¥101,400, the multiple narrows to 4.8x if Kita Ward’s listed ADR is at the October snapshot of ¥21,000, and to 3.8x if it returns to the September 2025 level of ¥26,500. The 5.4x in September 2026 widened largely because Kita Ward’s market prices fell.

⚠ Note on future-date prices: Values for October 2026 onward in this article are estimates based on selling prices published on major booking sites at the time of research (October 11, 2026) and will change as check-in dates approach. Prices currently set high may fall close to the stay date.

■ Data Sources

HotelBank Editorial Team research (MetroEngines Research). Lowest listed plan prices for this hotel and each top-tier hotel (monthly averages, April 2025 – September 2026); Osaka Kita Ward listed ADR and estimated settled ADR (July 2025 – October 2026, N=97–109 properties; estimated settled ADR 74–75 properties); listed ADR by segment (18–19 city hotels, 10 deluxe-class hotels); lowest plan price at final observation by stay date (July–September of 2025 and 2026, 92 days each); listed prices (all-plan average, July–September 2026) for 102 properties and 21,376 rooms in Kita Ward. This hotel’s opening date and room count are from the official announcement; room counts for the three Hilton properties were checked against Hilton’s “Corporate Overview” (updated August 25, 2026).

■ Calculation Assumptions

Multiple = this hotel’s lowest listed plan price (tax incl.) ÷ Kita Ward listed ADR or estimated settled ADR. YoY figures compare same-month values for the same property and metric; July–September compares three-month totals. The sensitivities in Table 6 are arithmetic combinations of measured values in this article (5 hotel price levels × 5 Kita Ward listed ADR levels) and are not forecasts of future prices. The top tier is defined as properties with a listed price (all-plan average) of ¥50,000+ and at least 10 rooms.

■ Limitations and Caveats

All figures are listed prices, not transacted prices. Kita Ward’s estimated settled ADR is a tax-exclusive-equivalent estimate, so its multiple against this hotel’s tax-inclusive price is indicative and includes a definitional difference. No estimated settled ADR is calculated for this hotel because it is outside the scope of the validated segment adjustment factors. There were no lowest-plan observations for this hotel in November–December 2025, and observations for January 2026 are thin. July–October 2025 overlapped with Expo 2025 Osaka, Kansai, so YoY figures reflect both the fading of Expo demand and first-year price adjustments after opening. The October 2026 Kita Ward value is a snapshot at the time of research (October 11, 2026). Table 5 covers 11 hotels, excluding Four Seasons Hotel Osaka (no lowest-plan observations) and The Ritz-Carlton, Osaka (no observations for August–September 2025). The Kita Ward price-band distribution is based on the 102 properties within our coverage.
