Ski Resort Opening Dates 2026-27 & Hotel ADR: Hakuba +60%, Kutchan 2x

Seasonal Events

The earliest ski-season opening in Nagano Prefecture is Karuizawa Prince Hotel Ski Resort (軽井沢プリンスホテルスキー場) on Saturday, October 31, 2026, as announced by Prince Hotels in a press release dated September 25, 2026. The day a ski resort opens, however, is not the month the town’s hotel rates take off. Tracking finalized figures for last season (2025-26) at the town level, as compiled by MetroEngines Research, the November-to-December step-up in estimated settled ADR was only +11.8% in Karuizawa, versus +43.8% in Yuzawa, +60.1% in Hakuba and roughly 2.0x in Kutchan. Towns that open early on machine-made snow and towns that wait for natural snow ramp up in clearly different ways. This article first lists the 2026-27 opening dates of the major ski resorts based on official announcements, then shows monthly ADR from October through March and the differing “peak month” for eight ski towns, and finally compares booking pace for Karuizawa’s opening weekend at matched lead times. It is intended as input for operators deciding where to set their December rate switch-over date.

About the data in this article
• ADR (Average Daily Rate) = estimated settled rate (tax-exclusive equivalent), calculated by applying segment-specific adjustment factors to the lowest published plan level on OTAs (per room, 2 guests per room, tax-inclusive). Validated against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), with a median error of about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level ADR (prefecture / municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for 2 guests per room (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (estimated from OTA sales inventory).
• Source: MetroEngines Research (continuous tracking of OTA published prices for approx. 168,000 properties in Japan, of which approx. 27,000 have verified occupancy data)

All monthly ADR figures in this article are for finalized months (October 2025 – March 2026), and N is the number of properties included in each month’s estimated settled rate. Booking curves and estimated OCC use only observation points within a lead time (LT) of 45 days; LT0 is not used.

Key Takeaways
  • — The 2026-27 season opens on Saturday, October 31 at Karuizawa Prince Hotel Ski Resort. Only three resorts have officially announced dates: Karuizawa Prince, Nozawa Onsen (November 28, planned) and GALA Yuzawa (December 19) (as of October 25)
  • — Last season’s finalized November→December change in estimated settled ADR was Kutchan +98.5%, Hakuba +60.1%, Yuzawa +43.8%, while Karuizawa, the earliest to open, rose only +11.8%
  • — The peak month differs by town: December type (Karuizawa, Yamanouchi), January type (Yuzawa, Hakuba, Nozawa Onsen, Minamiuonuma), February type (Kutchan, Myoko)
  • — Comparing four Saturdays in Karuizawa at LT45, opening day October 31 stood at 82.3%, level with 81.1% the week before. The highest was the following week, November 7, at 88.1% (88–91 properties covered)
  • — In towns where winter-only properties join the pool (Yuzawa, Hakuba, Yamanouchi), the December step-up includes a change in the property mix. Setting the rate switch-over date to your own town’s step-up and peak month last season is what tracks last year’s price movement

Opening Date Calendar — Only Three Resorts Have Officially Confirmed Dates (as of October 25, 2026)

We first checked the 2026-27 opening dates of major ski resorts against each resort’s official website and operator announcements. As of October 25, 2026, only three resorts have officially published dates: Karuizawa Prince Hotel Ski Resort (October 31), Nozawa Onsen Ski Resort (November 28, planned) and GALA Yuzawa (December 19). Niseko Grand Hirafu, Hakuba Happo-one, Shiga Kogen, Naeba/Kagura and Myoko Suginohara have no opening date on their official websites and are listed as “Not announced.” Season dates shown on booking sites and overseas aggregator sites are not announcements by the resorts themselves and are not used in this table.

Karuizawa Prince Hotel Ski Resort opens at the end of October on machine-made snow, while Nozawa Onsen opens in late November and GALA Yuzawa on the third Saturday of December — opening dates spread across roughly seven weeks. The key point is that how early a resort opens does not translate directly into how early the town’s hotel rates rise. The next section looks at last season’s finalized figures.

The November→December Step-Up — Karuizawa +11.8%, Hakuba +60.1%, Kutchan About 2.0x

The chart below indexes MetroEngines Research’s town-level estimated settled ADR (finalized months) to October 2025 = 100. Karuizawa went from ¥20,700 in October to ¥21,400 in November and ¥24,000 in December (N=52), a gentle December rise of +11.8%, before easing from ¥23,000 in January to ¥20,200 in February. Towns that wait for natural snow, by contrast, show a large December step-up. Yuzawa rose +43.8% from ¥14,400 in November (N=39) to ¥20,700 in December (N=47); Hakuba +60.1% from ¥12,600 (N=35) to ¥20,100 (N=44); and Kutchan jumped roughly 2.0x from ¥18,200 (N=20) to ¥36,100 (N=24).

Pulling out only the November→December change from the same data and sorting it, the ranking of the step-up is Kutchan +98.5%, Hakuba +60.1%, Yuzawa +43.8%, Yamanouchi +27.8%, Myoko +26.3%, Minamiuonuma +18.1%, Nozawa Onsen +15.4% and Karuizawa +11.8%. Looking also at October→November, Kutchan had already risen +39.1% by November, and Yuzawa (+18.4%), Hakuba (+15.1%) and Nozawa Onsen (+17.5%) also started moving in November. Karuizawa (+3.6%) and Minamiuonuma (+0.1%), on the other hand, were nearly flat in November.

Source: MetroEngines Research; compiled by HotelBank Editorial Team. ADR is the estimated settled rate for finalized months (tax-exclusive equivalent, median); N is the number of properties included each month

Care is needed for towns where N shifts from month to month. Yuzawa goes from 36 properties in October to 47 in December and 52 in February, Hakuba from 41 to 44 to 45, and Yamanouchi from 93 to 114 to 115 — the number of properties included increases toward winter. This reflects winter-only properties (slope-side lodges, pensions, etc.) starting sales from December and joining the pool of operating properties. The November→December step-up therefore includes both “the same properties raising prices” and “winter-only properties being added.” By contrast, Karuizawa (stable at N=49–53) and Kutchan (N=20–24) have a largely fixed set of properties, so their step-up mainly reflects price changes at existing properties.

The Peak Month Differs by Town — December, January and February Types

Which month peaks after the December rise also varies by town. In the “Peak month” column of the table, Karuizawa and Yamanouchi are the December type (Karuizawa ¥24,000, Yamanouchi ¥16,400); Yuzawa, Hakuba, Nozawa Onsen and Minamiuonuma are the January type (Yuzawa ¥23,200, Hakuba ¥21,500, Nozawa Onsen ¥16,600, Minamiuonuma ¥15,700); and Kutchan and Myoko are the February type (Kutchan ¥63,500, Myoko ¥13,200). Kutchan forms a plateau, with January (¥61,600) and February (¥63,500) at almost the same level, before dropping to ¥29,000 in March. Winter price tiers and room stock by town are laid out across 98 municipalities in 5 prefectures in Snow Country Hotel ADR, January 2027. Note that Nozawa Onsen’s January figure is based on N=15, fewer properties than other months (N=19–24), and should be read with some discount.

These differences cannot be captured by a uniform rate calendar of “winter rates from December X.” In a town like Karuizawa, which peaks at year-end and falls in February, and in a town like Kutchan, which keeps rising through February, the same “winter rate” calls for different holding periods and a different number of price steps.

Karuizawa Across Two Seasons — The Nov→Dec Step-Up Was -2.0% Two Seasons Ago and +11.8% Last Season

For Karuizawa, the earliest to open, the chart below overlays October–March for the 2024-25 and 2025-26 seasons. In 2024, ADR went from ¥23,000 in October to ¥21,600 in November and ¥21,200 in December, so November→December was actually flat at -2.0%, whereas 2025 showed a step-up of +11.8%. In both years February was below December (¥18,000 in February 2025, ¥20,200 in February 2026). In Karuizawa the December step-up does not appear in the same form every year; it is more reasonable to read it as fluctuating with year-end/New Year demand and that year’s sales conditions. Rather than a standalone driver that pushes up the town’s rates, the late-October ski opening is closer in reality to adding one more destination — the slopes — during the shoulder period after the autumn foliage.

Opening-Weekend Booking Pace — October 31 at 82.3% at LT45, Level with the Surrounding Saturdays

So was booking for Saturday, October 31 — opening day at Karuizawa Prince Hotel Ski Resort — ahead of the surrounding Saturdays? We compared Karuizawa’s booking curves (88–91 properties / 2,761–2,828 rooms, based on listings on major booking sites, as observed October 24, 2026) for four Saturdays — October 24, October 31, November 7 and November 14 — at matched lead times. Estimated OCC (occupancy) at LT45 was 81.1% for October 24, 82.3% for October 31, 88.1% for November 7 and 80.8% for November 14. Opening day October 31 was only about 1pt different from the week before, and the highest was the following week, November 7. Aligned at LT21 — 89.6% for October 24, 92.1% for October 31, 93.5% for November 7 and 88.8% for November 14 — the ranking is unchanged.

In other words, opening day is not filling up exceptionally. The October 31 curve had reached 94.3% at LT7 (156 rooms remaining out of 2,761), within the range of a normal pace for an autumn Saturday in Karuizawa. That November 7 tracks highest of the four weeks — a Saturday that coincides with peak autumn foliage — suggests that autumn sightseeing demand itself, rather than the ski resort opening, is driving weekend inventory absorption. This estimated OCC is based on the absorption of inventory sold on OTAs and differs from each property’s actual overall occupancy.

For Operators — Where to Set the December Rate Switch-Over, and How to Fill Weekdays Around Opening

Translating these figures into rate-calendar design, the considerations come down to three points.

First, align the switch-over date with “the month your town’s step-up appears,” not the ski resort’s opening date. In towns where last season’s finalized November→December step-up was +60% (Hakuba), +44% (Yuzawa) or about 2.0x (Kutchan), there is ample room to switch to winter rates as soon as December begins. In a town like Kutchan, which had already moved +39.1% from October to November, a two-stage approach — one step in late November and a second in December — tracks last year’s price movement. In a town like Karuizawa, by contrast, where the December step-up was +11.8% and February declines, a design that keeps the December increase modest, places the peak at year-end/New Year and smooths February is closer to last year’s pattern.

Second, in towns where winter-only properties join the pool, do not read the December step-up as “room for your own property to raise prices.” N rises in winter in Yuzawa, Hakuba and Yamanouchi, and the December median includes the effect of slope-side properties being added. For year-round properties, the January→February trend (Yuzawa ¥23,200→¥21,700, Hakuba ¥21,500→¥19,500) is closer to a like-for-like pool than the December median itself.

Third, fill weekdays around opening as an extension of autumn demand rather than “waiting for skiers.” As the four-Saturday comparison for Karuizawa shows, weekend inventory from late October through November is being absorbed by foliage-season sightseeing demand, and opening day is not especially full. For weekdays, given last season’s pattern of nearly flat November ADR (Karuizawa +3.6%, Minamiuonuma +0.1%), placing lift-ticket packages aimed at guests seeking first runs on machine-made snow, along with multi-night and weekday-only pricing, ahead of the December switch-over is an effective design. The combined daily cost of lift tickets plus lodging at each ski resort is compared in Lift Ticket + Ski Lodging 2026-27. The November trough and how to fill weekdays are covered separately in our article on November occupancy in six mountain prefectures.

Summary

The 2026-27 ski season opens with Karuizawa Prince Hotel Ski Resort on October 31, followed by Nozawa Onsen (November 28, planned) and GALA Yuzawa (December 19). Niseko, Hakuba, Shiga Kogen, Naeba and Myoko had not announced dates as of October 25. Based on last season’s finalized figures, the month a town’s hotel rates rise does not match how early its ski resort opens: the November→December step-up was +11.8% in Karuizawa versus +43.8% in Yuzawa, +60.1% in Hakuba and about 2.0x in Kutchan — larger in towns that wait for natural snow. Peak months also split into a December type (Karuizawa, Yamanouchi), a January type (Yuzawa, Hakuba, Nozawa Onsen, Minamiuonuma) and a February type (Kutchan, Myoko). Booking pace for Karuizawa’s opening weekend was level with the surrounding Saturdays, with no spike on opening day alone. A rate calendar that sets its switch-over date by your own town’s step-up and peak month last season — rather than by the ski resort’s opening date — is the design that tracks last year’s price movement.

Frequently Asked Questions

Q. Which ski resort opens earliest in the 2026-27 season?

A. Based on official announcements, the earliest opening date is Saturday, October 31, 2026 at Karuizawa Prince Hotel Ski Resort, announced by Prince Hotels on September 25, 2026. Nozawa Onsen Ski Resort is planned for Saturday, November 28, and GALA Yuzawa is listed on its official website for Saturday, December 19 (checked October 25, 2026).

Q. Have opening dates been set for ski resorts in Niseko and Hakuba?

A. As of October 25, 2026, Niseko Tokyu Grand Hirafu, Hakuba Happo-one, Shiga Kogen, Naeba/Kagura and Myoko Suginohara had no 2026-27 opening date on their official websites, so this article lists them as “Not announced.” Season dates posted on booking sites and elsewhere are not official announcements and have not been used.

Q. Do towns whose ski resorts open earlier also see hotel rates rise earlier?

A. Not in last season’s (2025-26) finalized figures. In Karuizawa, the earliest to open, estimated settled ADR rose +11.8% from November to December, compared with +60.1% in Hakuba, +43.8% in Yuzawa and about 2.0x (+98.5%) in Kutchan, all of which wait for natural snow — the step-up was larger in towns that open later.

Q. Does the month with the highest winter rates differ by town?

A. Yes. In last season’s finalized figures, estimated settled ADR peaked in December in Karuizawa and Yamanouchi; in January in Yuzawa, Hakuba, Nozawa Onsen and Minamiuonuma; and in February in Kutchan and Myoko. Kutchan was at almost the same level in January (¥61,574) and February (¥63,522), then fell to ¥29,004 in March.

Q. Is lodging booking especially strong for the weekend of Karuizawa’s ski resort opening?

A. Comparing Karuizawa’s estimated OCC (based on inventory listed on major booking sites, 88–91 properties, as observed October 24, 2026) at LT45, opening day October 31 stood at 82.3%, level with 81.1% for October 24 the week before. The highest of the four weeks was the following week, November 7, at 88.1%, suggesting that foliage-season sightseeing demand is supporting weekend inventory absorption.

Note on booking pace for future dates: Booking curves and estimated OCC in this article are estimates based on the absorption of inventory listed on major booking sites at the time of the survey (observed October 24, 2026) and will change as check-in approaches due to new inventory and cancellations. Estimated OCC is based on the absorption of inventory sold on OTAs and differs from each property’s actual overall occupancy. All monthly ADR figures are for finalized months and include no estimates for future months.

■ Data sources

OTA published price and inventory data continuously tracked by MetroEngines Research. Town-level estimated settled ADR is the median of each property’s estimated settled rate for finalized months (October 2024 – March 2026; N = 15–131 properties per month). Booking curves and estimated OCC use inventory listed on major booking sites for Karuizawa, all categories (88–91 properties / 2,761–2,828 rooms, as observed October 24, 2026). Ski resort opening dates are from each resort’s official website and operator press releases (checked October 25, 2026).

■ Calculation assumptions

ADR is the estimated settled rate (tax-exclusive equivalent), applying segment-specific adjustment factors to the lowest plan level for 2 guests per room. All monthly comparisons are between finalized months and include no estimates for future months. Booking pace uses only observation points within a 45-day lead time and is compared at matched lead times (LT45, LT30, LT21).

■ Limitations

Estimated settled ADR and estimated OCC are estimates and differ from each property’s actual settled prices and occupancy. In towns where winter-only properties join the pool (Yuzawa, Hakuba, Yamanouchi, etc.), monthly changes include shifts in the set of properties covered. Last season’s price movement does not guarantee this season’s prices, and opening dates for resorts that have not yet announced will be confirmed by future official announcements.
