Conrad Yokohama 272 Rooms: Luxury Tier Above a ¥33,300 ADR Ceiling
Posted: 2026.10.17Conrad Yokohama, announced by Hilton in April 2024, is a 272-room luxury hotel that will occupy floors 1-16 of the "(tentatively named) Kitanaka-dori North District A-1/A-2 Project," a tower owned by Daiwa Jisho and developed jointly with Sumitomo Realty & Development. Hilton's corporate overview (updated August 25, 2026) lists it in the Japan pipeline with a 2027 opening. The site, at 6-chome Kitanaka-dori in Naka Ward, Yokohama, is about a two-minute walk from Bashamichi Station on the Minatomirai Line and sits right on a ward boundary: estimated settled ADR is ¥19,700 in Nishi Ward (Minatomirai) versus ¥11,600 in Naka Ward (Kannai/Kitanaka), a 1.70x step across a single road. This article inventories the 32 hotels and 9,153 rooms within a 1 km radius property by property and examines four angles - price tiers, inventory absorption on peak dates, land prices and flood risk, and facility mix - to establish which tier Conrad Yokohama will stand in and where the existing hierarchy has gaps.

Kusatsu Onsen Funds: 14 to 47 Rooms, ¥17,600 ADR and Zoning Hurdles
Posted: 2026.10.17The "NBI Kusatsu Onsen Project" announced by NBI Holdings on January 30, 2026 involved acquiring the existing ryokan Fortreat Kusatsu (フォートリート草津) at 553 Kusatsu, Kusatsu Town (14 rooms, site area 29,148.15 m²), and adding an annex with 33 guest rooms featuring private open-air baths plus a restaurant, designed and built by Sekisui House, to reposition it as a 47-room luxury onsen ryokan. Then on August 3, NBI Kusatsu Kaihatsu GK — for which NBI acts as asset manager — received a tokumei kumiai (silent partnership) investment from ER27, an SBI Securities group company, and acquired Ura-Kusatsu TOU (裏草津 蕩 TOU; 56 rooms, 4 with private open-air baths), a three-minute walk from Yubatake, launching NBI's Onsen Ryokan Fund No. 2. Within six months, two vehicles of very different character have appeared in the same hot-spring town: one a value-add play that "builds to grow", the other an income play that "buys to hold". Using these two deals, this article examines five points: (1) a comparison of the acquisition vehicles (SPC, investors, lenders); (2) where 33 rooms with private open-air baths would sit within Kusatsu Town's estimated settled ADR and the price distribution within 2 km of Yubatake; (3) a sensitivity table...

Minowa 1km Hotels: 1,653 Rooms, +179 in 2027 Lift Arakawa Side 1.8x
Posted: 2026.10.17Minowa Station on the Tokyo Metro Hibiya Line sits right on the ward boundary, between Ryusen and Minowa in Taito Ward and Higashi-Nippori and Minamisenju in Arakawa Ward. Draw a 1km circle around the station and, as of October 2026, there are 47 lodging properties with 1,653 rooms that are actively selling stays. 87% of them (1,439 rooms) are on the Taito side, while the Arakawa side has only 5 properties and 214 rooms. Toyoko INN Minowa-eki (168 rooms) opened in November 2025 and lifted the ring's room count by more than 20% in a single year. In August 2027, a 14-storey, 179-room hotel (provisionally named APA Hotel Tokyo Minowa-Ekimae) is scheduled for completion in Higashi-Nippori 1-chome, Arakawa Ward, which would raise the Arakawa side's room count 1.8-fold. This article takes stock of the rooms in this 1km ring property by property. It then looks at four things from the point of view of developers searching for sites on the edge of central Tokyo and the regional banks that finance them: price bands at neighboring Iriya, Minamisenju, Uguisudani and Nippori and at Asakusa and Ueno; the monthly gap in estimated settled ADR between Arakawa and Taito wards; the location type,...

IHG Reflags 14 Kyoto Hotels (1,063 Rooms): 5.9% of Station-Area Stock
Posted: 2026.10.17The portfolio agreement IHG Hotels & Resorts announced on August 24, 2026 with GCP Hospitality (the hospitality arm of Gaw Capital Group), covering 14 hotels and 1,063 rooms in Kyoto City, puts international brand flags across the city's midscale segment in one stroke without building a single new property. The split is 12 Garner hotels, one Holiday Inn Express and one with the brand still to be decided; every property will be fully renovated and reopened in phases over the next 12 months. The average of 75.9 rooms per hotel is about the same scale as the small independent hotels packed around Kyoto Station, Shijo and Gojo, which makes the deal a yardstick for owners of similar buildings in the same locations: "which price band is my building in, and what would change if I switched the flag?" This article first sets out the facts of the deal from primary sources, then lines up the estimated transacted ADR of Shimogyo, Nakagyo and Minami wards, the room stock within a 1km radius of Kyoto Station and of Karasuma-Gojo, and how quickly each price band sells out, and finally sketches — with every assumption stated — the economics of a small independent...

Posted: 2026.10.16Across the river from the Atomic Bomb Dome, at the west end of Aioi Bridge in Honkawacho 1-chome, Naka-ku, Hiroshima, a building plan notice for the "Honkawacho Hotel Plan, Naka-ku, Hiroshima (working name)" with Anabuki Kosan Inc. (穴吹興産) as the developer was spotted in September 2026. According to the on-site notice as transcribed by the redevelopment news site AND BUILD HIROSHIMA, the reinforced-concrete (RC) building will have 13 floors above ground and 1 basement level, 62 guest rooms with capacity for 362 guests, and a gross floor area of 4,100 m². Construction is scheduled to start on Wednesday, January 13, 2027, with completion and opening on Thursday, August 31, 2028. The 625.97 m² site was formerly the ENEOS Aioibashi service station (closed around March 2024) and is currently used as a coin-operated parking lot. A capacity of 5.8 guests per room and 66 m² of gross floor area per room describe a very different room product from the business-hotel-heavy stock that has built up in Naka-ku. This article overlays the plan on the 1 km room stock listed on major booking sites, Naka-ku's estimated settled ADR, inventory sell-through around Golden Week (GW) and August 6 in 2026, and Ministry of...

Lake Toya Onsen Adds 61 Open-Bath Rooms in 2027: 19 Hotels, ¥13.7k ADR
Posted: 2026.10.16In June 2026, plans were announced for Bettei Ezofuji (別邸 蝦夷富士), a 61-room property at Lake Toya Onsen in Hokkaido where every room comes with its own open-air bath and terrace, scheduled to open in December 2027. It will be operated by Granbell Hokkaido, a Belluna subsidiary, and built new on land adjacent to The Lake Suite Konosumika (ザ・レイクスイート湖の栖) and Toya Sun Palace Resort & Spa (洞爺サンパレス リゾート&スパ), both acquired by Belluna in 2023. Auditing the lakeside 2km radius of Lake Toya Onsen property by property, we find 19 active properties with 1,419 rooms that have shown sales activity in the last three months; the 61 new rooms equal 4.3% of that stock. In a hot-spring town built around large ryokan and hotels, this article examines where a small, all-open-air-bath new supply fits, from five angles: room stock, the seasonality of estimated settled ADR, estimated occupancy, volcanic hazard, and land prices.

Japan FY2027 Tax Requests: 15 Hotel Breaks, ¥120k–¥95m in Year One
Posted: 2026.10.16The FY2027 (Reiwa 9) tax reform requests from government ministries and agencies, compiled by the Ministry of Finance as of August 31, total 208 items including duplicates (124 after removing duplicates). Of these, the Ministry of Land, Infrastructure, Transport and Tourism (MLIT, including the Japan Tourism Agency) submitted 34 and the Ministry of Economy, Trade and Industry (METI) submitted 48. Using these primary documents and the local-tax requests published by the Ministry of Internal Affairs and Communications (MIC), this article picks out the items that affect the acquisition, renovation, succession and labor costs of lodging properties, lists each item's requesting body, scope and deadline, and then models a hotel with 100 rooms and a ¥2 billion building acquisition price to estimate the tax difference in year one and cumulatively. It also sets out the timeline to the ruling parties' tax reform outline in December. Everything covered here is a ministry "request", not a decision. The requests will now go through negotiations with the MOF Tax Bureau and the MIC Local Tax Bureau and deliberation by the ruling parties' tax commissions, and their adoption and content will be settled in the December outline. Schemes for which an extension is requested remain...

Avani Kyoto’s 240 Rooms Add 4% to Marutamachi’s 5,933: HQ Conversion
Posted: 2026.10.16On June 15, 2026, Royal Holdings announced "Avani Kyoto" (tentative name), a plan to renovate and extend the former Kyoto Shimbun headquarters building into a premium lifestyle hotel of about 240 rooms, opening within fiscal 2029. What sets it apart from earlier foreign-brand entries is that Thailand's Minor International is participating in the project's special purpose company (TMK) alongside Taisei Corporation and Heiwa Real Estate. A property-by-property inventory of rooms within a 1km radius of Marutamachi Station on the Karasuma subway line, where the hotel will sit, finds 148 active properties with 5,933 rooms. Only seven of them exceed 200 rooms, and only three large properties sit in the estimated settled ADR band of ¥30,000-¥60,000. This article examines, from the perspective of developers and lenders considering bringing in an overseas brand, how the area's room stock was built up, the price tiers and peak-date inventory sell-through of comparable properties, the deal structure combining a TMK with a joint-venture operator, and what it means to keep the existing building frame.

Ginza Hybrid Timber Hotel: 12 Floors, 130 Rooms, ¥2.31M Subsidy/Room
Posted: 2026.10.15On October 1, 2026, Nippon Steel Kowa Real Estate (日鉄興和不動産) announced the "Kobiki Building Hotel Project (tentative name)" ((仮称)木挽ビルホテル計画). The hotel will rise on land the company owns in Ginza 7-chome, Chuo Ward, Tokyo, with 12 floors above ground, one basement level and 130 guest rooms. Its structure mixes steel (S), reinforced concrete (RC) and timber, and it will be the company's first high-rise hybrid timber building. The project was selected for the Leading Projects track of the Ministry of Land, Infrastructure, Transport and Tourism (MLIT) FY2026 "Program to Promote High-Quality Timber Buildings" (優良木造建築物等整備推進事業), with a subsidy cap of ¥300 million. Construction is scheduled to start in October 2026 and the hotel to open in October 2029. Timber hotels in Japan have so far stayed low-rise. This article looks at what it takes for one to reach mid- and high-rise heights in central Tokyo, using four pillars: structure, cost (the subsidy), time (the construction period) and revenue (floor-area allocation and rate band). We then set the project against existing supply within 1 km of the Ginza 7-chome site and the estimated achieved ADR in Chuo Ward.

Joetsu-Myoko Station Hotels Went 0→516 Rooms; Naoetsu Fell 724→692
Posted: 2026.10.15It has been 11 years since Hokuriku Shinkansen trains began stopping at Joetsu-Myoko Station. Over that time, hotel rooms in Joetsu City, Niigata Prefecture, have quietly "moved stations." When MetroEngines Research takes a property-by-property inventory of the lodging facilities it can confirm on sale on major booking sites, hotels within 2km of Joetsu-Myoko Station grew from 0 rooms in 2015 to 3 hotels with 516 rooms by 2020. Over the same period, the 2km zone around Naoetsu Station in the port district went from 724 rooms to 692, and the 2km zone around Takada Station in the old castle town went from 343 to 347 — essentially flat. This article overlays the three locations on six axes — room stock, station ridership, land prices, resident population and workers, estimated settled ADR, and disaster risk — and organizes the findings as decision material for developers and regional financial institutions choosing sites in the Hokuriku and Shin'etsu regions.
