Area & Property Analysis

Hilton Kyoto (ヒルトン京都; 416 Shimomaruya-cho, Nakagyo Ward, Kyoto; 313 rooms) opened on September 12, 2024, and marked its second anniversary in September 2026. On the settled ADR estimate compiled by MetroEngines Research (per room, double occupancy, tax-exclusive equivalent), Hilton Kyoto stood at ¥50,200 in September 2026 — 3.33x the Nakagyo Ward median of ¥15,100 for the same month, and 3.55x on the median of the last 12 months (October 2025–September 2026). This article examines where a two-year-old flagship full-service hotel places its prices in central Kyoto from five angles: monthly position, seasonal amplitude, the price ladder of the four Hilton-family hotels in Kyoto City, guest review scores, and pricing from autumn through year-end.

About the Data in This Article
• ADR (average daily rate) = an estimated settled rate (tax-exclusive equivalent), calculated by applying a property-type correction factor to each property’s lowest plan rate published on OTAs (per room, double occupancy, tax-inclusive). Benchmarked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled rates and accounting figures.
• Area-level ADR (prefecture/municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for double occupancy (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA published prices for about 168,000 properties in Japan, of which about 27,000 are confirmed operating)
A consistent basis: The figure this article calls “Hilton Kyoto’s ADR” is a settled ADR estimate (per room, double occupancy, tax-exclusive equivalent) derived by applying a property-type correction factor to the hotel’s lowest plan rate, calculated on the same basis as the Nakagyo Ward ADR. It is not compared with per-person rates or breakfast-included rates. All multiples are calculated between double-occupancy per-room figures.
Key Takeaways
  • — 3.55x the Nakagyo Ward median: Hilton Kyoto’s settled ADR estimate averaged ¥60,900 over the last 12 months (October 2025–September 2026). The median monthly multiple against all of Nakagyo Ward (N=102–112 properties) was 3.55x, and 2.03x against the ward’s city hotels (N=9 properties).
  • — The multiple widens in the off-season and narrows in peak season: a high of 4.96x (June 2026, when the ward hit its low of ¥11,300) and a low of 2.98x (the October–November 2025 foliage season).
  • — Seasonal amplitude in line with the area: max/min of 2.33x for Hilton Kyoto vs 2.28x for Nakagyo Ward; coefficients of variation of 27.2% and 28.4%. But the peak is April at ¥97,700 (+23.6% YoY), not November.
  • — Kyoto’s four Hilton-family hotels form three tiers: 12-month averages of ¥60,900 for Hilton Kyoto, ¥41,100 for DoubleTree Kyoto Higashiyama, and ¥30,800 / ¥28,600 for DoubleTree Kyoto Station and Garden Inn Shijo Karasuma.
  • — Room to push November higher: the November 2026 settled ADR estimate of ¥78,900 is +2.7% YoY, below Nakagyo Ward’s +4.3% (an estimate based on listings as of October 18). The November listed-price average is ¥128,600 (sensitivity modeled in Table 5).

Property Overview — 313 Rooms at Kawaramachi Sanjo, About 2 Minutes on Foot from Kyoto Shiyakusho-mae Station

First, an outline of the property. Hilton Kyoto was developed by Tokyo Tatemono and is the first Kyoto opening of Hilton’s flagship brand, Hilton Hotels & Resorts. According to the joint Tokyo Tatemono–Hilton release (September 12, 2024), it is located at 416 Shimomaruya-cho, Nakagyo Ward, in the Kawaramachi Sanjo area — about 2 minutes on foot from Kyoto Shiyakusho-mae Station on the Kyoto Municipal Subway Tozai Line and about 15 minutes by car from Kyoto Station. The building is reinforced concrete (partly steel-reinforced concrete) with two basement levels and nine floors above ground, and offers 313 rooms across 16 room types in 5 categories, from 40 m² standard rooms to 121 m² suites.

Facilities include four food and beverage outlets including a rooftop bar, an executive lounge on the 9th floor, a spa, a fitness center, an indoor pool of about 18 meters, and banquet and meeting rooms on the second basement level. Hilton’s “Company Overview” (updated August 25, 2026) lists 313 rooms, 2 banquet rooms and 4 F&B outlets, and this article uses that room count. The release positions Hilton Kyoto as “Hilton’s fifth hotel and fourth brand in Kyoto”; it was preceded in Kyoto City by ROKU KYOTO, LXR Hotels & Resorts (opened 2021, 114 rooms), Hilton Garden Inn Kyoto Shijo Karasuma (opened 2022, 250 rooms), DoubleTree by Hilton Kyoto Higashiyama (opened 2023, 158 rooms) and DoubleTree by Hilton Kyoto Station (opened 2024, 266 rooms).

Monthly Position — 3.0–5.0x the Nakagyo Ward Median, 3.55x on the 12-Month Median

Let us now track where the price sits month by month. The table below lines up Hilton Kyoto’s settled ADR estimate from September 2025 to December 2026 against all of Nakagyo Ward (median of 102–112 properties) and the ward’s city hotels (median of 9 properties). Over the 12 months from October 2025 to September 2026, Hilton Kyoto averaged ¥60,900 against ¥17,000 for the ward as a whole; the monthly multiple ranged from a low of 2.98x (October and November 2025) to a high of 4.96x (June 2026), with a median of 3.55x. Against the median of the ward’s 9 city hotels it was 2.03x — roughly “twice the ward’s city hotels, 3.5 times all properties in the ward.”

The multiple narrows most during the autumn foliage season. In October–November 2025, Nakagyo Ward rose from ¥21,500 to ¥25,800 while Hilton Kyoto rose from ¥64,100 to ¥76,800, leaving the multiple flat at 2.98x. Conversely, the multiple is widest in June (4.96x) because the ward fell to its annual low of ¥11,300 while Hilton Kyoto held at ¥56,100, limiting its decline from May. In other words, the flagship full-service hotel’s relative price is highest in the off-season when the area gets cheaper, and in peak season the multiple evens out as it moves in step with the area-wide increase.

Seasonal Amplitude — Swings Similar to the Area, but the Peak Is April, Not November

Next, the size of the price swings. Over the confirmed months in the study period (September 2025–September 2026), Nakagyo Ward’s settled ADR estimate moved from a low of ¥11,300 in June 2026 to ¥25,800 in November 2025, with the peak month at 2.28x the lowest. Re-measured over the last 12 months (October 2025–September 2026), the ward’s max/min was also 2.28x, with a coefficient of variation of 28.4%. Hilton Kyoto, by comparison, ranged from a high of ¥97,700 (April 2026) to a low of ¥41,800 (August 2026) — 2.33x — with a coefficient of variation of 27.2%. Whether measured by ratio or by dispersion, Hilton Kyoto’s amplitude is almost identical to the ward’s, so the hypothesis that “a flagship full-service hotel is less exposed to seasonality” is not supported, at least by its second-year results.

The location of the peak, however, differs. Nakagyo Ward peaks in the November foliage season (¥25,800), with April’s cherry blossom season (¥23,800) just behind. Hilton Kyoto peaks in April (¥97,700), more than 20% above November (¥76,800). April 2026 was up +23.6% YoY for Hilton Kyoto against +3.8% for the ward — a standout gain in the cherry blossom season. In August 2026, by contrast, the ward was down −16.2% YoY and Hilton Kyoto −13.4%, absorbing the summer dip by roughly the same margin as the area. In September 2026, Hilton Kyoto was up +9.4% and the ward +6.2%, both entering the autumn season above the prior year.

Four Hilton-Family Hotels in Kyoto City — Dividing Up the Price Tiers

Here we look at the Hilton-family brands operating in Kyoto City as a price ladder. The table below shows, for the four hotels with available settled ADR estimates, the average over the last 12 months (October 2025–September 2026) and representative months for the foliage, off-peak and cherry blossom seasons (ROKU KYOTO, LXR Hotels & Resorts — 114 rooms in Takagamine — is outside the scope of this calculation). The aim is not to rank by size but to see which price tier each brand from the same operator covers across Nakagyo, Higashiyama and Shimogyo wards.

Source: MetroEngines Research; compiled by HotelBank Editorial Team (settled ADR estimate, per room, double occupancy, tax-exclusive equivalent). Room counts and opening years from Hilton “Company Overview” (updated August 25, 2026)

On a 12-month average, the four hotels split neatly into three price tiers: Hilton Kyoto at the top with ¥60,900, then DoubleTree by Hilton Kyoto Higashiyama at ¥41,100, and DoubleTree by Hilton Kyoto Station at ¥30,800 and Hilton Garden Inn Kyoto Shijo Karasuma at ¥28,600. Hilton Kyoto sits at about 2.0–2.1x the Garden Inn and the Kyoto Station DoubleTree and about 1.5x the Higashiyama DoubleTree. The division of roles is: the full-service flagship at around ¥60,000, the upper-midscale hotel in Higashiyama’s sightseeing district at around ¥40,000, and the focused-service hotels at Kyoto Station and Shijo Karasuma at around ¥30,000.

Interestingly, all four hotels peak in the same month, April. DoubleTree Kyoto Higashiyama is almost level between November 2025 (¥58,800) and April 2026 (¥58,800), but for the other three April exceeds November. Given that Nakagyo Ward as a whole peaks in November, the four Hilton-family hotels are strong in the cherry blossom season and, in the foliage season, follow the area-wide rise relatively closely. The fact that Hilton Kyoto’s multiple against Nakagyo Ward is narrowest in October and November (2.98x) is a reflection of this structure.

Two hotels in the pipeline should also be noted. The planned-openings list in Hilton’s “Company Overview” (updated August 25, 2026) includes Kyoto Brighton Hotel, Curio Collection by Hilton (tentative name; opening 2028, about 160 rooms) and Motto by Hilton Kyoto Shijo Karasuma (opening FY2029, 108 rooms). The former is an upper-upscale soft brand and the latter a micro-hotel-style lifestyle brand, adding a new tier above and below the current three price tiers respectively. Breakeven and required-ADR estimates for both projects are covered in our analysis of Kyoto Brighton’s Curio conversion and our required-ADR estimate for the 108-room Motto by Hilton Kyoto, so the figures are not repeated here.

Guest Reviews — Location 4.72, Staff 4.87, Service 4.59, All in the Area’s Top Tier

We also check the review scores that underpin the price. Across 931 guest reviews over the last 12 months (October 2025–September 2026) compiled by the HotelBank Editorial Team, Hilton Kyoto’s overall score was 4.64 (out of 5). By category, it scored 4.72 for location (N=821), 4.87 for staff (N=172), 4.59 for service (N=429) and 4.73 for rooms (N=540) — all above the median for city hotels in the same area (benchmark of 33–37 properties) and in the top 10% of the area. Widening the window to the last 24 months (1,857 reviews), the overall score is 4.58, with high marks for cleanliness 4.91 (N=95), amenities 4.89 (N=66) and breakfast 4.76 (N=94).

Among reviews from the last 24 months whose language could be identified, 428 were from overseas and 513 from Japan — close to an even split. High scores for location and staff, together with a rooms score +0.33 above the area median, can be read as the background to the hotel sustaining a price tier of 3.5x Nakagyo Ward into its second year. Note that this article does not quote individual review texts and uses only category-level aggregates.

Pricing from Autumn to Year-End — November Listings Average ¥128,600, Foliage Weekends ¥186,000

Finally, pricing for the next three months. In October 2026, Nakagyo Ward’s listed price (all-plan average, double occupancy, tax-inclusive) was ¥43,300, while Hilton Kyoto’s listed price for the same month was ¥119,900 — 2.77x. On the settled ADR estimate, Hilton Kyoto is ¥74,100 vs ¥24,200 for the ward (3.06x) in October, ¥78,900 vs ¥26,900 (2.93x) in November, and ¥59,900 vs ¥15,900 (3.76x) in December — again the multiple narrows in the foliage season and widens toward year-end. The November settled ADR estimate of ¥78,900 is +2.7% above the prior year’s ¥76,800, a smaller gain than the ward’s +4.3% YoY; however, this is an estimate based on listings at the time of the survey (October 18, 2026) and will change as check-in dates approach.

By day, November listed prices (all-plan average, double occupancy, tax-inclusive) average ¥128,600 over the 30 days, with the highest on Saturday, November 21 and Sunday, November 22 at around ¥186,000, and the lowest on Wednesday, November 4 at ¥93,400. Through the foliage peak from Thursday, November 19 to Saturday, November 28, listings stay at ¥127,000 or more on all ten days, with several weekdays at ¥145,000–¥162,000. Being able to hold high prices on weekdays as well as weekends reflects pricing that factors in the narrower weekday–weekend demand gap in Kyoto during the foliage season. How far bookings at Kyoto ryokan and city hotels have progressed toward this foliage three-day weekend (November 21–23) is covered as of October 9 in our booking progress report on the November 21–23 foliage weekend.

Source: MetroEngines Research; compiled by HotelBank Editorial Team (listed prices as of October 18, 2026; all-plan average, double occupancy, tax-inclusive)

At this price level, Kyoto City’s accommodation tax, revised on March 1, 2026, also becomes part of the pricing. According to Kyoto City’s guidance, the revised tax is ¥1,000 per person per night for room charges of ¥20,000 to under ¥50,000, ¥4,000 for ¥50,000 to under ¥100,000, and ¥10,000 for ¥100,000 or more. A ¥100,000 double-occupancy room equals ¥50,000 per person, so most of Hilton Kyoto’s November listings fall into the ¥4,000-per-person bracket, adding ¥8,000 for two guests on top of the room charge. The foliage-weekend price of ¥186,000 (about ¥93,000 per person) stays in the same bracket, but above ¥200,000 per double-occupancy room the charge moves into the ¥10,000-per-person bracket, so high-end plan design benefits from pricing with this threshold in mind.

To test the small foliage-season gain with a range of numbers, the table below shows the multiple against Nakagyo Ward when varying Hilton Kyoto’s November YoY change and the ward’s November level, starting from the confirmed November 2025 figures (Hilton Kyoto ¥76,800, Nakagyo Ward ¥25,800). On the current estimate (+2.7%, ward +4.3%), the multiple is 2.93x, slightly below the 2.98x of October–November 2025. If Hilton Kyoto matches the ward’s +4.3%, the multiple holds at the prior year’s 2.98x; at the cherry blossom season’s +23.6% it reaches 3.53x, close to the 12-month median (3.55x). Conversely, if the ward rises as much as +8.0%, the multiple stays at 2.98x even if Hilton Kyoto also achieves +8.0%. Bringing the foliage-season multiple back in line with other months requires a gain larger than the area’s.

Summary — Holding “3.5x All Ward Properties, 2x the City Hotels” into Year Two

To sum up, two years after opening, Hilton Kyoto has settled into a price tier of 3.0–5.0x the Nakagyo Ward settled ADR estimate — 3.55x on the 12-month median — and about twice the ward’s city hotels. Its seasonal swings are similar to the area’s, the difference being that its peak comes in April rather than November. Kyoto City’s four Hilton-family hotels split into three tiers around ¥60,000, ¥40,000 and ¥30,000, with the Curio and Motto properties from 2028 onward set to join above and below. In reviews, location, staff, service and rooms all rank in the area’s top 10%, giving the price tier support on the quality side.

There are two takeaways for operators and investors. First, even a flagship full-service hotel in central Kyoto has area-level seasonal amplitude, so how well it supports rates in the off-season (January, February, July, August) drives its annual ADR. Second, while it achieved +23.6% YoY in the cherry blossom season, its foliage-season gain is only +2.7%, suggesting room remains to push November pricing higher. With Nakagyo Ward’s November running at +4.3% YoY, the current ability to hold ¥145,000–¥162,000 on foliage-season weekdays should serve as a useful starting point for next season’s pricing.

⚠ Note on ADR for future dates: ADR and listed prices for October 2026 onward in this article are estimates based on selling prices published on OTAs at the time of the survey (October 18, 2026) and will change as check-in dates approach. Please note that prices currently set high may fall with last-minute price adjustments.

■ Data Sources

Settled ADR estimates calculated from OTA published prices continuously tracked by MetroEngines Research (property-level monthly figures for Hilton Kyoto and three other Hilton-family hotels in Kyoto City; medians for Nakagyo Ward overall, N=102–112 properties, and Nakagyo Ward city hotels, N=9 properties; January 2025–December 2026), Hilton Kyoto’s daily listed prices for November 2026 (all-plan average, as of October 18, 2026), and category-level aggregates of guest reviews (last 12 months N=931; 24 months N=1,857). Property specifications are from Tokyo Tatemono and Hilton public materials; accommodation tax details are from the Kyoto City Tourism Association.

■ Calculation Assumptions

All ADR figures are settled ADR estimates per room, double occupancy, tax-exclusive equivalent, and multiples are calculated on the same basis. The 12-month multiple is the median of monthly multiples; seasonal amplitude is the monthly max/min and the coefficient of variation (population standard deviation ÷ mean). Table 5 is a sensitivity analysis assuming YoY changes from the confirmed November 2025 figures and is not a forecast. Accommodation tax brackets were determined on the per-person, per-night room charge (double-occupancy rate ÷ 2).

■ Limitations

The settled ADR estimate applies a property-type correction factor to the lowest plan rate; benchmarked against listed hotel REITs’ property-level results, its median error is about 7%. It differs from each property’s actual settled rates and accounting figures. October 2026 onward are estimates based on listing levels at the time of the survey and will change as check-in dates approach. ROKU KYOTO, LXR Hotels & Resorts is outside the scope of the calculation. Occupancy (OCC) is not covered in this article.
