Tokyo Auto Salon 2027 Makuhari Hotels: Last Show Fri +75%, Sat +27%

Seasonal Events

On September 1, 2026, the Tokyo Auto Salon (東京オートサロン) organizer announced that the 45th edition, Tokyo Auto Salon 2027, will be held across all halls of Makuhari Messe from Friday, January 15 to Sunday, January 17, 2027; general ticket sales opened on October 1. The previous 2026 show (January 9–11) fell on the Coming of Age Day three-day weekend and drew 272,383 visitors over three days. This time it is an ordinary weekend, and Saturday–Sunday, January 16–17, coincide with the main sitting of the University Entrance Common Test (大学入学共通テスト). This article looks back at the price peaks that hotels around Makuhari Messe (Mihama Ward, Chiba City) posted during the last two shows using daily listed rates, then reviews the room stock within 3km of the venue, January rates in surrounding areas, and the January 2027 listing snapshot as of 80 days before the show — and sets out an approach to pricing Friday (the general special-admission day) separately from the weekend.

Metric Definitions Used in This Article
• ADR (Average Daily Rate) = an estimated settled rate (tax-exclusive equivalent), calculated by applying a property-type adjustment factor to the lowest-plan level each property publishes on OTAs (per room, 2 adults per room, tax-inclusive). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled rates and accounting figures.
• Area-level (prefecture / municipality) ADR is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed rates are cited, they are per-room rates for 2 adults per room (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracking OTA published prices for approx. 168,000 properties, of which approx. 27,000 are confirmed as operating)
Key Takeaways
  • — During the 2026 show, listed rates at 10 properties within 3km of Makuhari Messe were ¥47,700 on Friday (+75% vs. a normal Friday) and ¥48,900 on Saturday (+27%), with Sunday at normal-weekend levels. 2025 showed the same shape at +59% and +21%.
  • — The 2027 show runs January 15–17 on an ordinary weekend, and Saturday–Sunday, January 16–17, coincide with the main sitting of the University Entrance Common Test.
  • — Operating room stock within 3km of the venue is 11 properties / 4,376 rooms; 87% sits within 1km of Kaihin-Makuhari Station and 89% is in large properties of 201+ rooms.
  • — Mihama Ward’s estimated settled ADR for January 2026 was ¥15,700 (N=13 properties), +40.8% over February. Chuo Ward (Chiba City) and Funabashi run at roughly 60% of Mihama’s level.
  • — The January 2027 listing snapshot as of October 27, 2026 already shows pricing that peaks on Friday: ¥53,400 on Friday (+91%) and ¥52,000 on Saturday (+32%) (an interim reading 80 days before the show).

Tokyo Auto Salon 2027 at a Glance — Friday Is a 2 p.m. Special Admission Day; the Weekend Shares Dates with the Common Test

First, the structure of the show. According to the official ticket page, Friday, January 15 is a general special-admission day from 14:00 to 19:00 priced at ¥4,000, while Saturday the 16th (9:00–19:00) and Sunday the 17th (9:00–18:00) are general admission at ¥3,000 (all tax-inclusive); tickets are digital only, with no physical tickets. The previous 2026 show ran from Friday, January 9 to Sunday, January 11, and since Monday the 12th was Coming of Age Day, most visitors came on the first and second days of the three-day weekend. Organizer-reported attendance was 272,383 in 2026 and 258,406 in 2025 (January 10–12, also on the Coming of Age Day weekend), up year on year for two consecutive years.

The 2027 show, by contrast, is an ordinary Friday–Sunday, the week after the Coming of Age Day weekend (January 9–11). On top of that, the University Entrance Common Test will be held on Saturday, January 16 and Sunday, January 17, 2027, so the show’s weekend fully overlaps with the dates when test-takers and their families stay the night before — and often consecutive nights — across the country. For hotels on the Chiba bayfront, two very different demand streams — car enthusiasts heading to the show and test-takers staying the night before — land on the same two nights.

Mihama Ward Monthly ADR — January 2026 Ran 40% Above February, but 2025 Was the Reverse

Next, the monthly estimated settled ADR for Mihama Ward, Chiba City, where the venue is located. January 2026 came in at ¥15,700 (N=13 properties), +40.8% over February’s ¥11,200 and +34.5% year on year (January 2025: ¥11,700) — a high level for a month usually considered off-season. It would be premature, however, to conclude simply that “January is expensive because of the Auto Salon.” In 2025, January (¥11,700) was actually about 10% lower than February (¥13,000). Since the three-day price peak around the show took the same shape in both years (see next section), the more reasonable reading is that the month-level difference is driven by the depth of demand on the other 27–28 days of the month.

Across the year, Mihama Ward’s monthly ADR peaks in September, when Tokyo Game Show is held (¥17,000 in September 2026), and in November, which has a run of exhibitions such as Inter BEE (¥15,700 in November 2025); January’s ¥15,700 is the third peak after those. The level estimated from the current listing snapshot for January 2027 is ¥13,100 (N=13 properties), still below January 2026’s actual, but this is an interim reading based on listed rates 80 days before the show and will move up or down as the dates approach.

Daily Listed Rates During the Last Show — Friday +75%, Saturday +27%, Sunday at Normal-Weekend Levels

To capture the show-period price peak that monthly figures hide, we track daily listed rates (all-plan average, 2 adults per room, tax-inclusive, simple average across properties) at the 10 properties within 3km of Makuhari Messe that were listed in both 2025 and 2026 (4,075 rooms in total). The chart below lines up three years as “three weeks starting on Monday”; in 2025 and 2026 the show falls on the Friday–Sunday of week 1, and in 2027 on the Friday–Sunday of week 2.

During the 2026 show, the opening Friday (January 9) was ¥47,700 and the second day, Saturday (January 10), ¥48,900 — stepping up from ¥37,800 on the Thursday before the show (January 8) — before dropping to ¥27,700 on the final day, Sunday (January 11). Compared with non-show Fridays (average of January 16 and 23: ¥27,300), the show Friday was +75%; compared with non-show Saturdays (average of January 17 and 24: ¥38,600), the show Saturday was +27%. In other words, the price peak stands highest on Friday, not Saturday, and Saturday’s premium over a normal weekend stays just under 30%. Sunday (the final show day and the middle of the holiday weekend) was ¥27,700, +33% over non-show Sundays (¥20,800) — more a foothill than a peak.

The 2025 show had the same shape. The show Friday (January 10) was ¥41,300, +59% over the non-show Friday average (¥26,000); the show Saturday (January 11) was ¥43,300, +21% over non-show Saturdays (¥35,900); and Sunday was ¥27,400. For two years running, the Friday premium has been more than double the Saturday premium. The likely reason is a difference in who comes on Friday. Friday is the general special-admission day opening at 2 p.m., and admission is ¥1,000 more than on the weekend. Even so, Friday visitors are more likely to travel from afar and stay the night before or that night, and exhibitor and industry stays overlap, so demand density for rooms in Makuhari is higher than on Saturday. On Saturday the share of day-trippers from the Tokyo metropolitan area rises, and overnight demand is likely spread over a wider area rather than concentrated around the venue.

Room Stock Within 3km of Makuhari Messe — 11 Operating Properties, 4,376 Rooms; Nearly 90% in Large 201+ Room Hotels

How many rooms are there to absorb that demand? Within a 3km radius of Makuhari Messe there are 14 listed properties with 4,797 rooms, of which 11 properties with 4,376 rooms are operating. Even narrowing to a 1km radius around Kaihin-Makuhari Station, 8 operating properties with 3,811 rooms are clustered there, meaning 87% of the rooms within 3km are within walking distance of the station. By type, operating city hotels account for 9 properties / 3,845 rooms and business hotels for 2 properties / 531 rooms; by size, large properties with 201+ rooms account for 8 properties / 3,910 rooms, or 89% of the total. A side-by-side comparison of supply around major exhibition venues including Makuhari Messe, and the occupancy lift during shows, is analyzed in detail in our comparison of hotel supply around six exhibition venues.

By opening period, 8 properties / 3,616 rooms opened in the 1990s, accounting for 83% of operating rooms, while 3 properties / 760 rooms opened in the 2020s. The large city hotels built as the Makuhari New City district opened remain the backbone of supply, with new openings since 2022 added on top. A mixed-use development of about 1,000 rooms is also planned in front of Kaihin-Makuhari Station within the radius (related article), which could lift supply by more than 20% over the medium term.

The room stock in this article covers lodging facilities with 10 or more rooms within a 3,000m radius of Makuhari Messe (excluding leisure hotels); “operating” means properties whose selling prices were observed on major booking sites in the most recent 3 months (August–October 2026) (as of October 28, 2026, compiled by MetroEngines Research).

Where Overflow Demand Goes — January Rates in Chuo Ward (Chiba City), Funabashi and Urayasu

Once rooms within 3km of the venue fill up, demand spreads along the JR Keiyo and Sobu lines. Setting the estimated settled ADR of three surrounding areas against Mihama Ward, January 2026 was ¥15,700 in Mihama Ward (N=13) versus ¥9,600 in Chuo Ward, Chiba City (N=32), ¥9,300 in Funabashi (N=13) and ¥22,100 in Urayasu (N=29). Chuo Ward and Funabashi sit at roughly 60% of Mihama’s level, making them natural overflow options chosen on price when the area around the venue gets expensive on show weekends. Urayasu runs above Mihama all year on theme-park demand, and although January is lower than its autumn-to-year-end peak, it is better thought of as a separate demand zone than as an Auto Salon overflow area.

Compared with February, Mihama Ward falls 29% to ¥11,200, while Chuo Ward (¥9,500, -1%) and Funabashi (¥8,700, -6%) are nearly flat, showing that January’s peak was concentrated around the venue. For reference, the estimated settled ADR for January 2026 across Chiba Prefecture was ¥8,400 for business hotels (N=164 properties) and ¥12,000 for city hotels (N=51 properties).

January 2027 Listing Snapshot — 80 Days Out, Friday Already Priced Above Saturday

Finally, we check the January 2027 rates listed as of October 27, 2026 at the same 10 properties. The opening Friday, January 15 is at ¥53,400 (average of the 9 properties with listings), Saturday, January 16 at ¥52,000, the Thursday before the show (January 14) at ¥42,700, and the final day, Sunday, January 17 at ¥23,400. Against non-show Fridays (average of January 8 and 22: ¥28,000), Friday is +91%; against the non-show Saturday excluding the Coming of Age Day weekend (January 23: ¥39,500), Saturday is +32%. The same “Friday highest, Saturday next” shape seen in the last show’s actuals is already built into the listings.

These are listed rates 80 days before the show, and current inventory does not allow us to judge how tight supply and demand will be. Observations more than 45 days before the stay date include a state in which properties have not yet built up their allocations. What can be read is limited to the fact that “sellers have set initial pricing peaking on Friday based on last year’s results”; whether bookings actually settle at these levels must be judged from booking progress from December onward.

Pricing Friday Separately from the Weekend — Accounting for the Common Test Overlap

Based on the above, here is how Chiba bayfront hotels might approach pricing for the 2027 show. First, Friday, January 15: in both of the last two shows, listed rates on this day ran 1.6–1.8 times a normal Friday, and it is the densest night, when visitors staying the night before or that night overlap with exhibitor stays. Friday is driven mainly by show-linked demand, and in the current listing snapshot each property has set its highest level here. A design that starts from last year’s results and leaves room to raise rates in steps while watching booking progress from December onward fits this day.

Second, Saturday, January 16 changes character from last time. Last time it was the middle of a three-day weekend, with holiday demand stacked on Auto Salon lodging demand; this time it is an ordinary weekend, but test-takers’ night-before demand is added as the first day of the Common Test. Test-takers’ night-before stays concentrate near the test sites (the universities hosting the exam) and are chosen less on price than on “reliability of getting to the test site.” There are universities in Chiba City that serve as Common Test sites, and routes from Funabashi and Urayasu to test sites in central Tokyo via the Keiyo and Sobu lines are viable. On Saturday, keeping the premium below Friday’s while separately offering plans with clearly stated conditions for test-takers — consecutive stays (two nights, the 15th and 16th) and breakfast served from early hours — avoids missing either demand stream. Given that Sundays in the last two shows fell to normal-weekend levels, for Sunday the 17th it does more for occupancy than for rate to capture early, as consecutive stays, the demand from test-takers who stay on after Saturday as the night before day two of the Common Test.

Third, Thursday, January 14, the day before the show. Last time listed rates ran 1.8 times a normal Thursday, and 1.7 times the year before, with a second peak after Friday driven by exhibitor setup, move-in and press-day stays. In the current listing snapshot Thursday is already set high at ¥42,700, and it is natural to treat it as a day for locking in corporate demand early. Our analysis of the areas around Common Test sites is compiled separately (Japan Common Test hotel demand: 4,600–23,200 rooms per night), where room stock by test site can be found.

Summary

For two years running, Tokyo Auto Salon lodging demand around the venue has followed the same shape: “rising from Thursday, peaking on Friday, holding on Saturday, dropping on Sunday.” The Friday premium was +59% (2025) and +75% (2026) over a normal Friday, and Saturday +21% and +27%; the 2027 listing snapshot is initially set with the same shape. Operating room stock within 3km of Makuhari Messe is 11 properties / 4,376 rooms, 87% of which is concentrated within 1km of Kaihin-Makuhari Station, and once the area around the venue fills, demand flows on price to Chuo Ward (Chiba City) and Funabashi. This time the show is separated from the Coming of Age Day weekend and instead its weekend overlaps with the Common Test, so treating Friday as Auto Salon demand and the weekend as a two-layer structure of Auto Salon plus test-takers’ night-before stays — and separating pricing and products accordingly — will be key to building the same peak as last time.

⚠ Note on future-date prices: The January 2027 figures in this article are averages of selling prices published on OTAs and elsewhere as of October 27, 2026, and interim estimated settled ADRs based on them; they will change as check-in dates approach. Observations more than 45 days before the stay date include a state before allocations have been built up, so we do not judge supply–demand tightness from current inventory. Prices currently set high may come down in last-minute adjustments.

Frequently Asked Questions

When and where will Tokyo Auto Salon 2027 be held?
It will be held from Friday, January 15 to Sunday, January 17, 2027 at Makuhari Messe (Mihama Ward, Chiba City), across the International Exhibition Halls, International Conference Hall, Event Hall and outdoor exhibition area. Friday is a general special-admission day opening at 2 p.m. (¥4,000) and the weekend is general admission (¥3,000); tickets are digital only.

How much do hotel rates around Makuhari rise during the show?
During the 2026 show, listed rates at 10 properties within 3km of the venue (all-plan average, 2 adults per room, tax-inclusive) were ¥47,700 on Friday, January 9 and ¥48,900 on Saturday, January 10 — +75% and +27% respectively versus non-show Fridays and Saturdays in the same month — and Sunday returned to near normal-weekend levels.

How does the overlap with the Common Test change hotel demand?
January 16–17, 2027 are the Common Test main-sitting days, and test-takers’ night-before demand is added near each test site, so around Makuhari, Saturday becomes a two-layer structure of Auto Salon visitors and test-takers staying the night before. Offering separate plans with test-taker conditions such as consecutive stays and early breakfast reduces missed bookings.

■ Data Sources

Estimated settled ADR compiled by MetroEngines Research (Mihama Ward and Chuo Ward of Chiba City, Funabashi and Urayasu — municipal medians; business hotels and city hotels in Chiba Prefecture); daily listed rates (all-plan average, 2 adults per room, tax-inclusive) at the 10 properties within 3km of Makuhari Messe listed in both 2025 and 2026 (4,075 rooms in total); room stock within a 3km radius of Makuhari Messe and 1km of Kaihin-Makuhari Station (as of October 28, 2026). Show dates, admission prices and attendance are from Tokyo Auto Salon organizer announcements and the official ticket page; Common Test dates are from the National Center for University Entrance Examinations.

■ Calculation Assumptions

Premiums are calculated as “listed rate on each show weekday ÷ average of non-show days of the same weekday in the same month − 1.” The 2027 Saturday is compared with January 23, excluding the Coming of Age Day weekend. All three years are compared on the same 10 properties, and January 2027 uses the listing snapshot as of October 27, 2026 (the show Friday is the average of the 9 properties with listings).

■ Limitations

Listed rates reflect sellers’ pricing and do not map one-to-one to actual settled rates or occupancy. Inventory-based estimated occupancy covers stay dates from March 2026 onward, so supply and demand during the previous two shows are read from listed-rate trends. January 2027 figures are interim readings 80 days before the show and may change with last-minute price adjustments. Estimated settled ADR is an estimate; checked against property-level results of listed hotel REITs, the median error is about 7%.
