Investment & Development

Daiwa House Industry and Hilton announced Hilton Garden Inn Nagasaki Chinatown (ヒルトン・ガーデン・イン長崎中華街) in April 2025: a 13-storey, 313-room hotel at 9-1 Shinchi-machi, Nagasaki City, scheduled to open in 2027 (the announcement says “first half of 2027”). It will be the brand’s first property in Kyushu and its third in Japan, after Hilton Garden Inn Kyoto Shijo Karasuma (opened 2022, 250 rooms) and Hilton Garden Inn Yokohama Minatomirai (opened 2026, 228 rooms). At 313 rooms, it equals 8.1% of the 3,842 rooms counted within a 1km radius of Shinchi in 2026, and a separate 140-room project is due in the same radius in February 2027. This article works through the 1km room stock trend around Shinchi, the 12-month peaks and troughs of the estimated settled ADR in Nagasaki City, estimated OCC by category in Nagasaki Prefecture, the working and resident population nearby, and the site’s disaster risk as reclaimed land alongside official land prices. It then assesses the room for absorption from the perspective of developers, regional banks and hotel REITs.

About the data in this article
• ADR (average daily rate) = estimated settled rate (tax-excluded equivalent), calculated by applying a property-type correction factor to the lowest plan price each property publishes on OTAs (per room, double occupancy, tax-included). Checked against property-level results disclosed by listed hotel REITs (91 properties, latest three months), the median error is about 7%. These are estimates and differ from each property’s actual settled rates and accounting figures.
• ADR for an area (prefecture or municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for double occupancy (tax-included).
• OCC (occupancy) = share of rooms sold out of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuous tracking of OTA public prices for approx. 168,000 properties, of which approx. 27,000 are confirmed operating)

Room stock in this article covers lodging properties with 10 or more rooms (excluding leisure/love hotels) within a 1,000m radius of Shinchi, Nagasaki. “Operating” means a sales price was observed on major booking sites in the latest three months (August–October 2026) (as of October 20, 2026; MetroEngines Research).

LT (lead time) = days until check-in. Booking curve = the trend in remaining OTA inventory toward the check-in date; this article uses observation points from LT45 to LT1 only. Room counts, opening years and brand classifications for Hilton properties follow Hilton’s corporate overview (updated August 25, 2026).

Key Takeaways
  • — 313 rooms add 8.1% to the 3,842 rooms (70 properties, 2026) within 1km of Shinchi, and 8.9% to the 3,532 rooms of operating stock. With a 140-room hotel due in February 2027, +453 rooms (+12.8%) arrive in the same year.
  • — Nagasaki City’s estimated settled ADR was ¥9,693 in September 2026 (−4.8% YoY, N=63 properties). The 12-month average is ¥9,911, with peaks in November and February and a trough in June.
  • — Estimated OCC in Nagasaki Prefecture in September 2026 was 78.9% for business hotels and 81.8% for city hotels. City hotels reached 85.9% on Fridays and Saturdays, so occupancy stays high even while rates are adjusting.
  • — Within 1km, only 2 properties / 241 rooms (7.2% of rooms) have an estimated settled ADR of ¥15,000 or more. If this project lands in the ¥15,000–20,000 band, rooms in that tier would grow 2.3x to 554.
  • — The site is in a commercial zone (500% floor area ratio), on reclaimed land prone to liquefaction with a tsunami inundation depth of 0.3m to under 1m. All five nearby commercial land price benchmarks have risen for three consecutive years.

Project Overview — 15,496㎡ of Floor Area on a 2,442㎡ Site, About 49.5㎡ per Room

First, the outline of the project as set out in the announcement. According to the Daiwa House Industry and Hilton release distributed via Kyodo News PR Wire on April 24, 2025, the site is a 2,442.15㎡ plot at 9-1 Shinchi-machi, Nagasaki City, adjacent to Shinchi Chinatown, where a 13-storey hotel with 15,495.62㎡ of total floor area will be built. The 313 rooms are mainly around 27㎡, and the hotel will have the brand’s standard restaurant “Together & Co.”, a 24-hour self-service shop “&To Go” and a fitness center. Construction was scheduled to start on May 21, 2025. The release gives the opening as “first half of 2027”; this article follows Hilton’s corporate overview and uses “scheduled to open in 2027”. Dividing floor area by room count gives about 49.5㎡ per room, a generous share of common space for a limited-service hotel.

Next, the brand’s position. According to Hilton’s corporate overview (updated August 25, 2026), Hilton Garden Inn operates 1,165 hotels in 65 countries and territories. In Japan it runs two: Hilton Garden Inn Kyoto Shijo Karasuma (250 rooms, opened 2022) and Hilton Garden Inn Yokohama Minatomirai (228 rooms, opened 2026). Nagasaki already has the full-service Hilton Nagasaki (200 rooms, 3 banquet rooms, 3 food and beverage outlets, opened 2021), and the same document lists this project among 13 hotels in the domestic pipeline as “opening 2027, 313 rooms”. In the release, Hilton says it will run the full-service Hilton Nagasaki and this focused-service project side by side to serve a wide range of guests, so the plan assumes two brand tiers in the same city. For where this project sits within the overall pipeline of foreign brands in Japan, 15 Foreign-Brand Hotels, 2,709 Rooms: Japan’s 2026-2031 Pipeline compares it against existing stock.

Room Stock Within 1km of Shinchi — Properties Doubled, Rooms +13.5%, Average Size Fell From 97 to 55 Rooms

This is the core of the analysis. Tracking annual room stock within 1km and 3km of Shinchi (32.7415°N, 129.8737°E), the 1km radius went from 35 properties / 3,385 rooms in 2017 to 70 properties / 3,842 rooms in 2026. The number of properties doubled, while rooms rose only 13.5%. The average property shrank from 97 rooms to 55. The 3km radius shows the same pattern, from 83 properties / 5,966 rooms to 147 properties / 7,461 rooms (+77% properties, +25% rooms). In other words, most of the lodging added to central Nagasaki over the past decade was small, and a single 313-room building equals five to six average properties in the area.

This annual series, however, covers all properties, including guesthouses and vacation rentals with fewer than 10 rooms. Narrowing to properties with 10 or more rooms, the ones that matter as competitors, gives 43 listed properties / 4,653 rooms as of October 20, 2026. Of these, 28 properties / 3,532 rooms were operating, meaning a sales price was observed on major booking sites in the latest three months. The 28 break down into 21 business hotels / 3,028 rooms, 3 city hotels / 362 rooms and 2 deluxe hotels / 104 rooms. By size, 7 properties with 201 or more rooms hold 1,678 rooms, close to half the total. By opening decade, 5 properties / 510 rooms from the 1970s and 5 / 640 from the 1990s are still the operating core, while the 2020s account for 7 / 797, just over a fifth. The 313 rooms equal +8.9% of the 3,532-room operating stock.

Looking ahead to after opening, the 1km radius also lists BASE LAYER HOTEL Nagasaki (140 rooms, about 310m from the site) opening in February 2027, which brings the 2027 total to 453 new rooms. That is +12.8% on the 3,532-room operating stock. In 2024, Stadium City Hotel Nagasaki (243 rooms), Nagasaki Marriott Hotel (207 rooms) and Hotel Indigo Nagasaki Glover Street (66 rooms) added 516 rooms at once within 3km; supply on a similar scale will now be concentrated around Shinchi. In terms of supply pressure in the opening year, this is likely to be the largest phase in two years.

Nagasaki City Estimated Settled ADR — 12-Month Average ¥9,911, Peaks in February and November, Trough in June

After supply comes price. The estimated settled ADR for Nagasaki City (median of 62–65 properties) averaged ¥9,911 over the 12 months from October 2025 to September 2026. The high was ¥12,537 in November 2025, followed by ¥11,554 in February 2026 during the Lantern Festival; the low was ¥7,734 in June 2026, a 1.6x spread between peak and trough. Year on year, November 2025 (+5.9%), January 2026 (+3.0%) and February 2026 (+1.3%) were up, but March through August 2026 were down by between 7.2% and 21.1%, and the latest month, September 2026, was ¥9,693 (−4.8%). Meanwhile, the prefecture-wide median rose 7.3% YoY to ¥7,988 in September 2026 (N=257 properties), suggesting that only the median properties in the city center are giving up rate. The 516 upscale rooms added within 3km in 2024 may be reshaping the price ladder of existing properties since 2025, but medians also move with changes in the property mix, so here we only use them to read levels and seasonal patterns. For how city hotels and business hotels in Nagasaki Prefecture moved in opposite YoY directions, Nagasaki City Hotel ADR −12.6% in July; Business Hotels Up 7 Months digs into the closed-month data.

As for future months, estimates based on listed rates at the time of research put November 2026 at ¥14,758 and February 2027, when the Lantern Festival is expected, at ¥14,748. Both are being listed above the same months of closed data. These estimates will change as sales progress and cannot be treated on a par with closed months. Still, the seasonal pattern of rate peaks in November and February has held for three years. Whether the first peak season this project can capture after its 2027 opening is November 2027, or whether it can make February 2027 depending on the opening date, is likely to shape first-year revenue.

Price Band Distribution — Only 2 Properties / 241 Rooms Above ¥15,000 Within 1km; 313 Rooms Would More Than Double That Tier

So which price band will this project enter? Ranking operating properties within 1km by September 2026 estimated settled ADR, 8 properties / 910 rooms are below ¥8,000 and 8 / 1,333 rooms are at ¥8,000–10,000; these two bands make up two-thirds of the total. ¥10,000–12,000 has 4 properties / 675 rooms, ¥12,000–15,000 has 1 / 207 rooms, and ¥15,000 and above has just two: Dormy Inn PREMIUM Nagasaki Ekimae (ドーミーインPREMIUM長崎駅前; 218 rooms, ¥15,678) and SETRE Glover’s House Nagasaki (セトレ グラバーズハウス長崎; 23 rooms, ¥20,310), for 241 rooms. Of the 23 properties / 3,366 rooms with a calculable estimated settled ADR, the ¥15,000+ tier holds only 7.2% of rooms. For reference, the brand’s two existing hotels posted ¥23,737 at Hilton Garden Inn Kyoto Shijo Karasuma in September 2026 (range ¥18,700–41,700 over July 2025–September 2026) and ¥27,371 at Hilton Garden Inn Yokohama Minatomirai in the same month, both in the upper tier of limited-service hotels. Nagasaki’s rate levels are lower than those two cities, so the same levels cannot simply be assumed. But if the project lands in the ¥15,000–20,000 band, rooms in that tier within 1km would rise from 241 to 554, 2.3 times, and it would be positioned away from direct competition with the deep existing ¥8,000–10,000 band.

Source: MetroEngines Research & Consulting. Excludes 5 properties / 166 rooms without a calculable estimated settled ADR

How are the upper tiers divided? Outside the 1km radius, 1.1–2.1km from the site, there is a cluster of hotels at ¥20,000 and above. Hilton Nagasaki (200 rooms, opened 2021, about 1.4km from the site) had a September 2026 estimated settled ADR of ¥28,386, nearly flat from ¥29,394 in September 2025. Nagasaki Marriott Hotel (207 rooms, opened 2024) was at ¥37,477, Stadium City Hotel Nagasaki (243 rooms, opened 2024) at ¥24,191 and Hotel Indigo Nagasaki Glover Street (66 rooms, opened 2024) at ¥22,630, all above SETRE’s ¥20,310, the top within 1km. If the project enters the upper tier of limited-service hotels, it would sit about ¥10,000 below Hilton Nagasaki in a tiered structure, and the “full-service plus focused-service” operation Hilton described in the release can be read as premised on that price gap.

Nagasaki Prefecture Estimated OCC — Business 78.9%, City 81.8%, City Hotels Near 86% on Fridays and Saturdays

While rates are adjusting, occupancy is high. Estimated OCC for Nagasaki Prefecture based on OTA-listed inventory (closed months) in September 2026 was 78.9% for business hotels (57 properties / 4,752 rooms), 81.8% for city hotels (15 properties / 1,483 rooms) and 77.2% for all properties (203 properties / 10,998 rooms). July and August show the same order, with city hotels at 81.2% and 82.8% and business hotels at 78.2% and 78.5%, stable across the three months. By day of week, city hotels in September ran 85.9% on Fridays and Saturdays versus 80.3% Sunday to Thursday, a 5.6pt gap, while business hotels were actually higher on weekdays, at 78.0% on Fridays and Saturdays and 79.2% Sunday to Thursday. Leisure and business demand fill each other’s gaps across the week here.

Source: MetroEngines Research & Consulting. Business hotels = 59 properties / 4,785 rooms; city hotels = 16 properties / 1,512 rooms (based on major booking site listings, monthly average)

On the booking curves, business hotels in September 2026 were 56.1% sold at LT45 and 78.8% at LT1, adding 22.7pt in the final 45 days. City hotels were 61.8% at LT45 and 81.8% at LT1, starting 5.7pt higher with a slightly smaller late gain of 20.0pt. City hotels fill early and business hotels fill on late demand, which suggests a property in the upper tier of limited-service hotels could draw on both patterns. For night-by-night progress in Nagasaki Prefecture over the same September 2026, see also Nagasaki Early Sep Booking Curves: 9/12 OCC 82.7%, Ryokan 24.2pt Gap.

Longer-term occupancy can be checked against the room occupancy rate in the Japan Tourism Agency’s Overnight Travel Statistics Survey. Business hotels in Nagasaki Prefecture averaged 73.6% in 2019, against 69.2% in 2024 and 70.5% in 2025; city hotels averaged 72.7% in 2019, against 67.1% in 2024 and 72.2% in 2025, so city hotels have nearly recovered to pre-COVID levels. By month in 2025, business hotels peaked in autumn at 80.9% in November and 77.6% in October, and city hotels at 81.1% in October and 80.8% in November; January was the trough, at 61.4% for business and 59.2% for city hotels. Overlaid on the peaks and troughs of estimated settled ADR, November is high on both occupancy and rate, while February is a month of middling occupancy and high rates.

Two Layers of Demand — 7.66 Million Guest Nights With 10% Foreign Share, and 39,000 Workers Within 1km

Demand needs to be read in two layers: leisure and business. According to the Japan Tourism Agency’s Overnight Travel Statistics Survey, Nagasaki Prefecture recorded 7.657 million guest nights in 2025, up 0.3% from 7.638 million in 2024 and up 5.6% from 7.249 million in 2019. Foreign guest nights were 765,000 in 2025, up 18.9% from 643,000 the previous year, a 10.0% share of the total, nearly level with 10.4% in 2019. By month, foreign guest nights were highest in April (79,000), October (78,000) and November (80,000), and 61,000 still came in January, when domestic guests are few. Cruise calls have also recovered: according to preliminary figures from the MLIT Kyushu Regional Development Bureau, Nagasaki Port received 194 foreign cruise ship calls in 2025, the most of any port in Kyushu, ahead of Hakata Port’s 191. Shinchi Chinatown is within walking distance of Nagasaki Port’s Matsugae Pier, so the daytime population on call days flows straight into the catchment.

Among seasonal events, the Nagasaki Lantern Festival ran for 18 days from February 6 to 23 in 2026. Organizers have indicated a policy of fixing the dates to the 17 days from the first Friday of February going forward, but the 2026 festival was reported as a scaled-down edition without the Emperor’s Parade or stalls, and the scale of the 2027 festival had not been announced at the time of writing. For a site next to Shinchi Chinatown, the festival’s center, how to capture this period’s rate peak (Nagasaki City ADR of ¥11,554 in February 2026, +22.5% on January) bears on how the first year is planned.

Business demand is backed by the working population. Aggregating the Ministry of Internal Affairs and Communications / Ministry of Economy, Trade and Industry Economic Census for Business Activity (2021) at the small-area level, the 1km radius around the site holds 4,213 establishments and 38,988 workers, of whom 10,052 (25.8%) are office workers. This is because the radius covers, or touches, the central business district, home to Nagasaki City Hall (about 0.9km from the site), the Nagasaki Prefectural Government (about 1.1km) and the head and branch offices of financial institutions. This depth of employment is why business hotel occupancy in September was higher on weekdays than on Fridays and Saturdays.

Resident population calls for a different reading. According to MLIT’s National Land Numerical Information (future population estimates by 250m mesh), the resident population within 1km fell from 20,869 in 2020 to 19,687 in 2025, and is projected at 16,905 in 2040 (−19.0% vs 2020) and 10,730 in 2070. The share of residents aged 65+ in 2025 was 33.1%, high relative to a working-age share of 56.8%. These are census-based resident figures, not visitor or daytime population, and do not directly drive lodging demand. But the gradual long-term shrinking of the local food and retail catchment is a consideration when positioning the in-house restaurant and 24-hour shop.

Site Risk — Commercial Zone at 500%, Tsunami Depth 0.3m to Under 1m, Reclaimed Land Prone to Liquefaction

Shinchi-machi sits on land reclaimed in the Edo period, so this is where the disaster risks of reclaimed harbor land should be checked in numbers. Querying the site’s coordinates in the MLIT Real Estate Information Library shows the zoning is a commercial zone (FAR 500%, building coverage 80%), and the 13-storey, 15,496㎡ plan stacks floor area of about 6.3 times the 2,442㎡ site. On hazards, Nagasaki Prefecture’s tsunami inundation assumptions (set in 2016) put the area around the site in the “under 0.3m” to “0.3m to under 1m” depth bands, and the maximum-scale flood assumption puts it in the under-0.5m depth zone. On the liquefaction tendency map, the landform is classified as “reclaimed land” in the “prone to liquefaction” category. The site is not within a sediment disaster warning area. On storm surge, Nagasaki Prefecture published storm surge inundation maps for the Ariake Sea and Omura Bay coasts in February 2025, but at the time of writing the storm surge layer of the Real Estate Information Library did not include the Nagasaki Port coast, so the publication status needs to be confirmed with the prefecture’s river and coast division.

Item Site status Interpretation
Zoning Commercial zone, FAR 500%, coverage 80% No restriction on hotel use
Tsunami inundation (Nagasaki Pref., 2016) Depth under 0.3m to under 1m A depth manageable through ground-floor equipment layout and flood barriers
Flood inundation (maximum scale) Depth under 0.5m Limited
Liquefaction tendency Reclaimed land, prone to liquefaction To be built into foundation and pile design conditions
Sediment disaster warning area Not applicable —

Land prices remain firm. Looking at the five commercial benchmark points within 1km of the site in the official land price survey as of January 1, 2026, the nearest, Funadaiku-machi 76 (about 470m), was ¥215,000/㎡ (+0.9% YoY); Hamano-machi 3-32 (about 510m) ¥994,000/㎡ (+0.9%); Yorozuya-machi 77 (about 630m) ¥537,000/㎡ (+2.1%); Aburaya-machi 55-1 (about 700m) ¥467,000/㎡ (+3.3%); and Goto-machi 1-16 (about 960m), toward Nagasaki Station, ¥851,000/㎡ (+1.8%). All five points have stayed positive across the three years, and compared with the Nagasaki City all-use average of ¥137,100/㎡ (+1.3% YoY), the rise in the central commercial district has not let up.

Absorption Estimate — The 90,000 Room Nights a Year 313 Rooms Need Equal 8.9% of Demand Within 1km

Finally, a simple estimate of how much demand 313 rooms require. Assuming the September 2026 estimated OCC of 78.9% for business hotels in Nagasaki Prefecture, 313 rooms × 365 days × 78.9% gives about 90,100 room nights to sell per year. At the same occupancy, the 3,532-room operating stock within 1km sells about 1.017 million room nights a year, so this project needs the equivalent of 8.9% of that. Including the 140 rooms opening in February 2027, the 453 rooms need about 130,000 room nights, raising the share to 12.8%. For context, guest nights in Nagasaki Prefecture grew only 0.3% from 2024 to 2025, and natural growth across the prefecture alone will struggle to fill this volume. The realistic pillars for absorption are continued growth in foreign guest nights (+18.9%), more cruise calls at Nagasaki Port, and new demand from Hilton Honors members choosing the brand, a program Hilton’s corporate overview puts at more than 260 million members. For existing properties, a thicker ¥15,000+ tier, previously thin within 1km, also widens the scope for renovations and room-mix changes aimed at the upper tier.

Sensitivity Analysis — Annual Room Revenue for 313 Rooms by Assumed ADR × Full-Year OCC

Multiplying the absorption estimate above by rate, we set out three cases for the range of the project’s annual room revenue. Assumed ADR uses the ¥15,000–20,000 band assumed in the previous section (estimated settled ADR, tax-excluded equivalent), and assumed OCC is a full-year assumption; the base case extends the September 2026 estimated OCC of 78.9% for business hotels in Nagasaki Prefecture across the full year. Annual room revenue is about ¥1.58 billion in the base case, about ¥1.11 billion in the downside case (65% full-year OCC, ¥15,000) and about ¥1.87 billion in the upside case (81.8% full-year OCC, ¥20,000), a 1.7x spread from low to high. The rooms to be sold equal 7.3–9.2% of existing demand within 1km, so the ramp-up of occupancy matters more to the difficulty of absorption than the rate assumption.

Case Assumed OCC (full year) Assumed ADR Annual room nights sold Annual room revenue vs. existing 1km demand Basis
Downside 65.0% ¥15,000 74,259 ¥1.11bn 7.3% Assumes first-year ramp-up
Base 78.9% ¥17,500 90,139 ¥1.58bn 8.9% Nagasaki Pref. business hotel est. OCC (Sep 2026); midpoint of the ¥15,000–20,000 band
Upside 81.8% ¥20,000 93,452 ¥1.87bn 9.2% Nagasaki Pref. city hotel est. OCC (Sep 2026); top of the band
Note: 313 rooms × 365 days × assumed OCC × assumed ADR. Existing 1km demand = 3,532 operating rooms × 365 days × 78.9% (about 1.017 million room nights). Assumptions are our own and are not the developer’s plan figures

Implications for Investors — Supply, Price Band and Location

Supply: +453 rooms within 1km in 2027

In an area where properties doubled and rooms rose 13.5% over a decade as hotels got smaller, 313 and 140 rooms arrive in the same year. +12.8% on the 3,532-room operating stock is pressure comparable to the 516 rooms added within 3km in 2024, and business plans should assume a two-year occupancy ramp-up after opening.

Price band: only 241 rooms above ¥15,000 within 1km

The city-center median ADR is ¥9,693, down 4.8% YoY, but the upper tier is holding, with Hilton Nagasaki at ¥28,386 and the Marriott at ¥37,477. There are only two upper-tier limited-service hotels within 1km, and the brand’s two existing hotels (Kyoto ¥23,737, Yokohama ¥27,371) serve as reference points for this gap.

Location: 500% commercial zone, reclaimed-land design conditions

There are two layers of demand: 39,000 workers, a 10% foreign share and 194 cruise calls. At the same time, tsunami depths of 0.3m to under 1m and reclaimed land prone to liquefaction are conditions to be built into the design. All five land price points have risen for three straight years, so the land backing is solid.

Summary

The 313 rooms of Hilton Garden Inn Nagasaki Chinatown equal +8.1% of the 3,842 rooms within 1km of Shinchi and +8.9% of the 3,532-room operating stock, and together with the 140 rooms opening the same year, +12.8% of supply. Nagasaki City’s estimated settled ADR averaged ¥9,911 over 12 months and has run below the prior year through 2026, but the demand base itself is large, as shown by estimated OCC of 78.9% for business hotels and 81.8% for city hotels, and by city hotel occupancy in the Japan Tourism Agency data that has recovered to pre-COVID levels. In terms of price band, there are only 241 rooms above ¥15,000 within 1km, and the project is positioned to fill this gap and avoid direct competition with the deep existing bands. The roughly half-year until opening will be a period for gauging absorption within 1km in 2027, with two open questions: whether the opening month makes the February 2027 peak, and the publication status of storm surge inundation assumptions for Nagasaki Port.

⚠ Note on ADR for future dates: The estimated settled ADR shown for November 2026 and February 2027 in this article is an estimate based on sales prices published on OTAs at the time of research and will change as check-in dates approach. Prices currently set high may fall with last-minute price adjustments.

■ Estimate assumptions

Absorption room was estimated by calculating annual room nights to be sold as 313 rooms × 365 days × assumed OCC and comparing it with the room nights the 3,532 operating rooms within 1km sell at the same OCC. Sensitivity analysis assumes ADR in the ¥15,000–20,000 band (base ¥17,500, tax-excluded equivalent) and full-year OCC assumptions (65–82%); seasonal variation, first-year ramp-up and ancillary revenue such as F&B are not included.

■ Limitations

Estimated settled ADR and estimated OCC are estimates based on public OTA information and differ from each property’s actual results. The annual room stock series (70 properties / 3,842 rooms) and the operating stock (28 properties / 3,532 rooms) use different definitions. Estimated settled ADR for future months reflects listed levels at the time of research and will change. The assumed ADR and OCC for this project are our own and are not the developer’s plan figures.
