Sapporo Park Hotel (216 rooms), which has operated on the north side of Nakajima Park in Chuo Ward, Sapporo since 1964, will close on February 28, 2027 to make way for a redevelopment plan. The site is planned to be rebuilt as a hotel of about 350 rooms under the Hilton brand, and the City of Sapporo is also moving ahead with a new MICE facility next door. In this article we overlay room supply within a 1km radius of the hotel, the 2027–2028 supply pipeline, estimated settled ADR, occupancy on an OTA listed-inventory basis and land-price trends, and quantify how supply and demand in the area are likely to move between the closure and the opening of the new hotel.
Key Takeaways
- Within a 1km radius of Sapporo Park Hotel, 100 properties with 13,523 rooms were confirmed on sale on OTAs in August 2026. Of these, 45 properties and 5,138 rooms (about 38% of rooms) opened in 2019 or later, a rapid turnover of supply.
- The February 2027 closure removes 216 rooms, while Building Construction Statistics show two projects within the same radius: 126 rooms (completion scheduled for February 2027) and 200 rooms (May 2028). Hilton Sapporo Park Hotel (about 350 rooms) is listed by Hilton with an opening date of “TBD”.
- Estimated settled ADR in Chuo Ward averaged ¥14,800 in January–August 2026, up 5.6% year on year. August, however, came in at ¥16,400, down 10.5% year on year: in summer the market has entered a phase of absorbing new supply.
- Occupancy on an OTA listed-inventory basis (estimated) was high at 94.0% in July 2026 and 92.9% in August (Chuo Ward, about 100 properties). City hotels were already 79.9% full at LT45, filling their inventory earlier than business hotels (68.0%).
- The benchmark land price 100m from Nakajima-koen Station doubled from ¥610k per m² in 2021 to ¥1.22M in 2026. Rising replacement costs work to increase the scarcity of existing full-service hotels and their banquet and meeting functions.
Metric Definitions Used in This Article
- ADR (average daily rate): an estimated settled rate (tax-excluded equivalent), calculated by applying a property-type correction factor to the lowest-priced plan each property publishes on OTAs (two guests per room, per-room rate, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures. Area-level ADR is the median of the properties covered (the level of a typical property in the area).
- OCC (occupancy): the share of sold rooms in the total room count of the area (an estimate based on OTA sales inventory). This article labels it “occupancy (OTA listed-inventory basis, estimated)”. It is based on how OTA-listed inventory sells through and differs from a property’s actual occupancy (it reads high, because rooms not listed are counted on the sold side).
- Booking curve / LT: booking curve = how remaining OTA inventory moves toward the check-in date. LT (lead time) = days before check-in (LT0 = same day). This article uses LT45 to LT1 only.
- Area covered: a 1km radius centred on Sapporo Park Hotel (Minami 10-jo Nishi 3-chome, Chuo Ward). Covers properties confirmed on sale on OTAs on 15 or more days in August 2026 (excluding the leisure-hotel category).
- Data source: MetroEngines Research (where listed prices are mentioned, they are the per-room rate for two guests per room, tax included).
Executive Summary — a 216-room closure, a ~350-room rebuild plan, and how to read the gap between them
In short, the Nakajima Park area is a market where “the volume of supply has built up amply, but full-service hotels with banquet and meeting functions are limited”. Of the 13,523 rooms within 1km, the city-hotel and deluxe category accounts for 15 properties and 3,524 rooms, and Sapporo Park Hotel’s 216 rooms are about 6% of that. After the closure in February 2027, two projects totalling 326 rooms, mainly limited-service, are lined up within the same radius, so on room count alone the closure would be absorbed by 2028.
However, as the City of Sapporo itself put it in its basic policy for the new MICE facility — “hotels with convention functions have closed one after another and limited-service hotels have increased, so banquet capacity in the city has declined” — what is lost is not so much rooms as banquet and meeting functions. Hilton lists the opening of Hilton Sapporo Park Hotel as “TBD”, and the schedule for the new MICE facility shows construction starting in FY2031. In other words, in the several years from March 2027 until the new hotel opens, existing nearby hotels are likely to take on the full-service demand of the Nakajima Park area.

| Hilton-operated hotels in Hokkaido | Three hotels in Niseko Village (793 rooms in total) |
Sapporo Park Hotel served as the IOC headquarters hotel for the 1972 Sapporo Winter Olympics and has long been a familiar landmark, its setting forming a single landscape with Nakajima Park. In June 2025, Granvista Hotels & Resorts announced that it would end operations on February 28, 2027 “to advance the rebuilding plan”.
For the hotel after the rebuild, Hilton’s Company Profile (updated August 25, 2026) lists “Hilton Sapporo Park Hotel — approx. 350 rooms” as the 12th of 13 hotels scheduled to open in Japan, with an opening date of “TBD”. Of the 37 hotels it operates in Japan according to the same document, the three in Hokkaido are in Niseko Village; none is in the city of Sapporo. If realised, it would therefore be the company’s first full-service brand in central Sapporo. Local press has reported a view that the adjacent new MICE facility will open in FY2030 or later (The Hokkaido Shimbun), but the operator’s published materials give the new hotel’s opening as “TBD”, so our estimates assume no fixed date. For wider context, the pipeline of foreign-brand hotels scheduled to open in Japan in 2026–2031 totals 15 hotels and 2,709 rooms.
Relationship with the New MICE Facility — a Framework in Which the City and the Developer “Each Build”
At its Economy and Tourism Committee on September 8, 2025, the City of Sapporo presented its “Basic Policy for Developing the New MICE Facility”. The original plan was to develop the new MICE facility and the new hotel as one project through a redevelopment scheme, but after a COVID-related postponement it was revised so that “the city and the developer each aim to build, on the premise of cooperating toward integrated use”. The site is around Nakajima-koen Station; the location advantages cited were an underground connection to the subway station, allowing visitors to arrive from New Chitose Airport without going outdoors, and proximity to Susukino.
| Item | As stated in the Basic Policy |
|---|---|
| Total floor area | approx. 38,400 m² |
| Main hall / multipurpose hall | approx. 2,000 m² / approx. 3,200 m² |
| Meeting rooms | 15 rooms · approx. 3,400 m² |
| Planned capacity | 3,000–5,000 people on its own; over 5,000 with nearby hotels |
| Project cost (estimate) | approx. ¥59.2bn (building approx. ¥48.7bn, land approx. ¥10.5bn) |
| Annual events / economic ripple effect | 1,220 events / approx. ¥49.2bn (per year) |
| Schedule (planned) | FY2029 basic design, FY2030 detailed design, FY2031 onward construction |
From a hotel-investment point of view, what matters is that the policy states explicitly that “with the new hotel after the Park Hotel rebuild, cooperation is planned on facilities that allow integrated use with the new MICE facility and on hotel-quality services such as food and beverage and concierge”. It also notes that “there are several hotels nearby with large meeting rooms, and cooperating with them will make it possible to hold larger conferences”, so the spillover of MICE demand is not limited to the one new hotel. Academic-conference and incentive demand brings weekday group stays and banquets, so for full-service hotels around Nakajima Park it can be positioned as a medium- to long-term upside factor.
Supply Structure Within 1km — 100 Properties, 13,523 Rooms, About 38% Opened in 2019 or Later
Among the properties tracked by MetroEngines Research, 100 properties with 13,523 rooms within 1km of Sapporo Park Hotel were confirmed on sale on OTAs on 15 or more days in August 2026. The area has a two-layer structure: a cluster of limited-service hotels in Susukino and Tanukikoji to the north, and a ring of city hotels around Nakajima Park to the south. Narrowing to within 500m of Sapporo Park Hotel, the city-hotel and deluxe category makes up 55.5% of 34 properties and 4,620 rooms, more than double its share across the whole 1km radius (26.1%).
| Zoning | Commercial district |
| Designated floor-area ratio | 600% |
| Benchmark land price (2026) | ¥1.22M/m² |
By opening period, properties opened in 1999 or earlier form the largest block at 25 properties and 4,454 rooms, while 2,448 rooms were added in 2019–2022 and 2,690 in 2023–2026. New openings since 2019 total 5,138 rooms, about 38% of existing rooms. Despite the pandemic in between, supply has turned over quickly, and around Nakajima Park branded hotels kept opening on park-facing sites: Hotel JAL City Sapporo Nakajima Park (211 rooms) in 2019, Daiwa Roynet Hotel Sapporo Nakajima Park (210 rooms) in 2022, Courtyard by Marriott Sapporo (321 rooms) in 2024 and InterContinental Sapporo (149 rooms) in 2025. Across Chuo Ward as a whole, about 9,654 rooms were added in the seven years from 2019.
Note that this count covers properties confirmed as operating and on sale as of August 2026, and excludes those that closed during the period. The “breakdown by opening period” should therefore be read as showing when today’s supply stock was built up.
Supply Pipeline — 326 Rooms in 2027–2028; +110 Rooms After Netting Off the 216-Room Closure
On the building-permit basis of the MLIT Building Construction Statistics, four hotel projects were registered in Chuo Ward, Sapporo at the time of the survey. Two of them, on Minami 7-jo, fall within the 1km radius, about 600m north of the closing Sapporo Park Hotel in the blocks south of Susukino.
| Location (Chuo Ward) | Rooms | Scheduled completion | Main developer | Within 1km |
|---|---|---|---|---|
| Minami 7-jo Nishi 4-chome | 126 rooms | Feb 2027 | Tokyu Land | Inside |
| Minami 7-jo Nishi 5-chome | 200 rooms | May 2028 | Marubeni Urban Development and others | Inside |
| Kita 1-jo Nishi 5-chome | 216 rooms | Oct 2026 | NTT Urban Development | Outside (north of Odori) |
| Kita 3-jo Nishi 3-chome | 172 rooms | Dec 2025 | Hulic | Outside (south of Sapporo Station) |
In 2027 the closure of Sapporo Park Hotel (−216 rooms) and the Minami 7-jo Nishi 4-chome project (126 rooms, completion scheduled for February 2027) fall at almost the same time, and in 2028 the 200 rooms at Minami 7-jo Nishi 5-chome are added. Stacking only the building-permit projects, rooms within the radius in 2028 would rise by just +110 (+0.8%) from today. Compared with the average of about 560 rooms a year that opened over the 11 years 2016–2026, net growth over the next two years is clearly slower.
This figure should, however, be read with a range for two reasons. First, building permits are usually filed one to two years before opening, so projects for 2028 and beyond are likely to be added. Second, if Hilton Sapporo Park Hotel (about 350 rooms) opens, net growth within the radius becomes +460 rooms (+3.4%), but its timing is “TBD”. Either way, the period from the closure to the new hotel’s opening is likely to see the lowest rate of supply growth within the radius in the past decade.
| Stage | Assumption | Net change | vs today |
|---|---|---|---|
| Mar 2027 (just after closure) | Closure −216 rooms; Minami 7-jo Nishi 4-chome 126 rooms completed on schedule | −90 rooms | -0.7% |
| Jun 2028 onward | Above + Minami 7-jo Nishi 5-chome 200 rooms (completion scheduled for May 2028) | +110 rooms | +0.8% |
| After Hilton opens (timing TBD) | Above + Hilton Sapporo Park Hotel approx. 350 rooms | +460 rooms | +3.4% |
Laid out by stage, at March 2027, just after the closure, rooms within the radius fall by a net 90 even if the 126 rooms at Minami 7-jo Nishi 4-chome are completed on schedule. Growth turns positive only from mid-2028, when the 200 rooms at Minami 7-jo Nishi 5-chome are added, and only once Hilton Sapporo Park Hotel opens does the increase reach the +3% range versus today. Supply and demand are likely to be tightest in the first half of the transition.
ADR Trends — Jan–Aug 2026 Up 5.6% YoY; Summer Is a Phase of Absorbing Supply
According to MetroEngines Research data, estimated settled ADR in Chuo Ward, Sapporo averaged ¥14,800 in January–August 2026, 5.6% above the same period a year earlier (¥14,000). By month, February, which includes the Sapporo Snow Festival, forms the peak of the year at ¥20,600, and the growth in January (+30.2%) and March (+19.2%) stands out. Winter inbound demand pushed rates up.
Summer moved differently. July held at ¥18,100, up 3.9% year on year, but August came in at ¥16,400, down 10.5%. With 726 rooms opening within the radius in 2026 alone, new supply appears to have entered an absorption phase in which it splits summer demand. At listed rates at the time of the survey, October 2026 (+10.8% YoY) and February 2027 (+13.2% YoY) are above the prior year, so room for higher rates at seasonal peaks is still visible.
By property type, business hotels (N=105) averaged +4.5% year on year for January–August and city hotels (N=26) +2.5%. City hotels grew strongly in January–March (+16% to +29%), then fell below the prior year in most months from April. With new entrants in the upper price band — Courtyard by Marriott Sapporo in 2024 and InterContinental Sapporo in 2025 — the existing city hotels appear to be going through a repositioning of price bands. The closure of Sapporo Park Hotel works to reduce supply in this upper price band temporarily.
Depth of Demand — Summer Occupancy (OTA Listed-Inventory Basis) 93–94%; City Hotels Fill Early
| Chuo Ward, Sapporo | Properties | Rooms | Jul 2026 | Aug 2026 |
|---|---|---|---|---|
| All properties | 102–103 | approx. 14,900 rooms | 94.0% | 92.9% |
| Business hotels | 62–63 | approx. 9,600 rooms | 94.1% | 92.8% |
| City hotels | 14 | 4,118 rooms | 94.4% | 93.4% |
Even in August, when rate growth slowed, inventory sell-through stayed high. Occupancy (OTA listed-inventory basis, estimated) in Chuo Ward was 94.0% in July 2026 (102 properties / 14,904 rooms) and 92.9% in August (103 properties / 14,899 rooms). This metric is based on OTA inventory sell-through and reads higher than actual occupancy, but there is no sign that demand itself is thinning in Chuo Ward in summer. The August rate adjustment is most naturally read not as a fall in demand but as hotels prioritising occupancy amid price competition with new supply.
The booking curve shows a clear difference by property type. For August 2026 stays, city hotels (14 properties / 4,118 rooms) had already reached 79.9% at LT45 and ended at 93.4% at LT1. Business hotels (63 properties / 9,628 rooms) were at 68.0% at LT45 and 92.8% at LT1, with a large build-up close to arrival. City-hotel inventory fills early because it carries demand that books ahead, such as groups, banquets and meetings. Where the book-ahead part of the demand that Sapporo Park Hotel has served moves after the closure is the revenue opportunity for nearby full-service hotels.
REIT Disclosures — Holdings Around Nakajima Park Above 90% OCC (July 2026)
Of the seven listed hotel REITs (Ichigo Hotel REIT Investment Corporation (3463), Invincible Investment Corporation (8963), Nippon Hotel & Residential Investment Corporation (3472), Japan Hotel REIT Investment Corporation (8985), Hoshino Resorts REIT (3287), Mori Trust REIT (8961) and Kasumigaseki Hotel REIT (401A)), those with properties within the 1km radius are Invincible with four properties and Japan Hotel REIT with two (ibis Styles Sapporo, 278 rooms, and Mercure Hotel Sapporo, 285 rooms) (our compiled list of J-REIT holdings as of September 21, 2026). Invincible, which discloses monthly property-level results, saw all four properties exceed 90% OCC (July 2026 results).
| Property (Invincible Investment Corporation) | Rooms | Acquired | OCC | ADR | RevPAR | This article’s estimated ADR |
|---|---|---|---|---|---|---|
| Hotel MyStays Premier Sapporo Park (ホテルマイステイズプレミア札幌パーク) | 419 rooms | Aug 2018 / ¥16,731M | 91.8% | ¥19,852 | ¥18,230 | ¥19,110 |
| Hotel MyStays Sapporo Nakajima Park (ホテルマイステイズ札幌中島公園) | 86 rooms | Jul 2019 / ¥2,118M | 90.9% | ¥16,469 | ¥14,974 | ¥16,539 |
| Hotel MyStays Sapporo Nakajima Park Annex (ホテルマイステイズ札幌中島公園別館) | 80 rooms | Jul 2019 / ¥1,584M | 91.8% | ¥13,654 | ¥12,536 | ¥13,800 |
| Hotel MyStays Sapporo Susukino (ホテルマイステイズ札幌すすきの) | 104 rooms | Jul 2019 / ¥3,059M | 93.9% | ¥16,495 | ¥15,482 | ¥15,155 |
Across the REIT’s 101 domestic hotels, results for July 2026 were OCC 86.3%, ADR ¥15,100 and RevPAR ¥13,000 (year on year: OCC +1.9pt, ADR −1.0%, RevPAR +1.2%), so the four properties around Nakajima Park beat the portfolio average on OCC. On acquisition price, Hotel MyStays Premier Sapporo Park works out at about ¥40M per room and the three properties acquired in 2019 at about ¥20M–¥29M per room. Given the rise in land prices discussed below, today’s replacement cost is likely to be well above these levels.
Positioning Analysis — Only Two Properties in the Upper Full-Service Band of 300+ Rooms × Over ¥25,000
Plotting the 63 properties within 1km for which estimated settled ADR could be computed by room count and rate, most of the market is concentrated in a limited-service zone of “100–300 rooms × ¥10,000–¥20,000”. The 12-month median is ¥12,600 for business hotels (N=49) and ¥17,400 for city hotels (N=13). By contrast, only two properties, both opened in 2024, sit in the upper full-service band of more than 300 rooms and more than ¥25,000.
DenseLimited-service zone
100–300 rooms × ¥10,000–¥20,000
The thickest layer, centred on business hotels. Many of the post-2019 openings also fall in this band.
WS1Upper full-service band
300–450 rooms × over ¥25,000
Two properties. A band with room for Hilton Sapporo Park Hotel, planned at about 350 rooms.
WS2With banquet and meeting space
Partner venues for MICE
A hotel designed for integrated use with the new MICE facility is still at the planning stage. During the closure, existing city hotels will absorb this demand.
If Hilton Sapporo Park Hotel opens with about 350 rooms, this upper full-service band widens to three properties. As a guide to rate levels, the two properties already in the band have a 12-month average estimated settled ADR in the ¥30,000s. If cooperation with the new MICE facility brings in weekday group and banquet demand, it could also smooth the demand mix of the upper band, which tends to lean toward weekends and tourist seasons — another growth point for this band.
Land Prices and Replacement Cost — Benchmark Price Near Nakajima-koen Station Up 2.0x in Five Years
| Point (Chuo Ward) | Type | 2021 | 2026 | 5 years | Latest YoY |
|---|---|---|---|---|---|
| Minami 9-jo Nishi 3-chome (100m from Nakajima-koen Stn, FAR 600%) | Benchmark price | ¥610k | ¥1.22M | 2.00x | +17.3% |
| Minami 12-jo Nishi 1-chome (420m from Nakajima-koen Stn, FAR 400%) | Official land price | ¥370k | ¥605k | 1.64x | +14.2% |
| Minami 6-jo Nishi 4-chome (200m from Susukino Stn, FAR 800%) | Official land price | ¥1.25M | ¥2.16M | 1.73x | +20.0% |
The benchmark point 100m from Nakajima-koen Station (Minami 9-jo Nishi 3-chome, commercial district, FAR 600%) doubled in five years, from ¥610k per m² in 2021 to ¥1.22M in 2026. It is still rising, +17.3% in the latest year, close to the +20.0% at the heart of Susukino (Minami 6-jo Nishi 4-chome). The policy for the new MICE facility and the branded hotel openings along the park are likely to have lifted the area’s valuation.
When land prices and construction costs are both rising, the hurdle for new development goes up, so the relative value of existing stock increases. The City of Sapporo’s basic policy also estimates the new MICE facility’s cost at about ¥48.7bn (building), based on the design and construction cost of the earlier plan, with the note that it “may change due to future plan revisions and the effects of rising prices”. Because rising construction costs restrain new supply, they are also an upside factor for existing full-service hotels with banquet and meeting functions, easing their competitive environment. Measured across 15 Sapporo properties, converting an existing hotel to a foreign brand costs roughly one-seventh as much per room as building new.
Implications for Investment Decisions — Full-Service Demand During the Closure and MICE Clustering in the 2030s
| Issue | What the data show | Implications for investment and operations |
|---|---|---|
| Room supply | Projects within the radius total 326 rooms in 2027–2028; net of the 216-room closure, +110 rooms | Supply growth slower than the past 11 years (about 560 rooms a year on average) makes it easier for existing properties to hold occupancy |
| Banquet and meeting functions | The city’s policy notes that “banquet capacity has declined”; new MICE construction from FY2031 | Group and banquet demand during the closure may gather at nearby city hotels with banquet halls and meeting rooms |
| Rates | Chuo Ward ADR +5.6% for Jan–Aug; August −10.5% | Combining higher rates in winter and event periods with securing occupancy during the summer supply-absorption phase is effective |
| Upper price band | Two properties with 300+ rooms × over ¥25,000 | Three if Hilton Sapporo Park Hotel (approx. 350 rooms, opening TBD) arrives. Brand clustering could lift the area’s price bands |
| Land / replacement cost | Benchmark land price near Nakajima-koen Station up 2.0x in five years | The relative value of existing stock rises. Investment opportunities in acquisition and repositioning |
Putting this together, the investment story for the Nakajima Park area can be drawn in two stages. The first is the “transition” from March 2027 until the new hotel opens, when net room growth within the radius is small and the pool of full-service hotels shrinks temporarily. During this period, existing city hotels with banquet and meeting functions, and mid-sized or larger properties that can take groups, have a chance to capture demand. The second is the 2030s, when the new hotel and the new MICE facility are both in place and weekday group demand deepens as international conferences and academic meetings are attracted.
That said, this view rests on published materials and current observations, and the timing and scale of the new hotel and the new MICE facility may change with future plans. Building-permit-based supply plans are also likely to be added to, so the supply outlook for the transition should be updated and re-read regularly.
Frequently Asked Questions
Q. When will Sapporo Park Hotel close?
A. According to the operator, Granvista Hotels & Resorts, the last day of operation is February 28, 2027 (Sunday). The reason given is to advance the rebuilding plan.
Q. What size will the rebuilt hotel be, and when will it open?
A. Hilton’s Company Profile (updated August 25, 2026) lists “Hilton Sapporo Park Hotel — approx. 350 rooms” with an opening date of “TBD”. The opening date has not been fixed.
Q. How many hotel rooms are there around Nakajima Park?
A. Within a 1km radius of Sapporo Park Hotel, 100 properties with 13,523 rooms were confirmed on sale on OTAs in August 2026 (MetroEngines Research count). About 38% of these rooms are in properties that opened in 2019 or later.
Q. When will the new MICE facility be completed?
A. The City of Sapporo’s “Basic Policy for Developing the New MICE Facility” (September 2025) sets out a schedule of basic design in FY2029, detailed design in FY2030 and construction from FY2031. The opening date will depend on future operator selection and the progress of design.
Summary
By room count, the closure of Sapporo Park Hotel is only about 1.6% of the 1km radius. But it accounts for about 6% of the 3,524 rooms in the city-hotel and deluxe category there and is a full-service hotel with banquet and meeting functions, so its significance for the area is greater than its room count. In a supply structure centred on limited-service hotels, with about 5,100 rooms added since 2019, which properties take on full-service demand during the transition will shape the revenue opportunities of the Nakajima Park area over the next few years.
Rates in Chuo Ward are above the prior year, mainly in winter, and summer occupancy (OTA listed-inventory basis) is firm at 93–94%. While rising land prices make new development harder to justify, the 2030s, when Hilton Sapporo Park Hotel and the new MICE facility are both in place, promise two tailwinds: brand clustering and MICE demand. Evaluating transition-period supply and demand separately from the long-term upside is the starting point for investment decisions in this area.
⚠ Note on ADR for future dates: ADR for September 2026 onward in this article is an estimate based on selling prices published on OTAs at the time of the survey (late September 2026), and it will change as check-in dates approach. Please note that prices currently set high may fall through last-minute discounting. The number of supply projects and rooms is also on a building-permit basis at the time of the survey and is expected to increase as further applications are added.

MetroEngines Research estimated settled ADR (Chuo Ward, Sapporo, N=139 properties, monthly), occupancy (OTA listed-inventory basis, estimated; fixed Chuo Ward cohort of about 100 properties, July–August 2026) and booking curves (LT45–LT1), and the supply count within 1km (100 properties and 13,523 rooms confirmed on sale on 15 or more days in August 2026, excluding the leisure-hotel category). Supply projects are from the MLIT Building Construction Statistics, land prices from the MLIT Real Estate Information Library, REIT results from Invincible Investment Corporation’s monthly disclosure (July 2026), and the post-rebuild plan from Hilton Japan, Company Profile (updated August 25, 2026).
■ Estimation assumptions
Net room change within the radius stacks the closure of Sapporo Park Hotel (−216 rooms) and the two building-permit projects (126 rooms, completion scheduled for February 2027; 200 rooms, May 2028). Hilton Sapporo Park Hotel (about 350 rooms) has an opening date of “TBD”, so it is treated as a separate stage with no date assigned. ADR is an estimated settled rate (tax-excluded equivalent) using property-type correction factors, and area values are the median of the properties covered. Months from September 2026 are estimates based on listed rates at the time of the survey.
■ Limitations and caveats
Occupancy is an estimate based on OTA inventory sell-through and reads higher than properties’ actual occupancy. Building-permit-based projects are likely to be added to, so the supply outlook should be read as a lower bound. The count by opening period covers properties existing as of August 2026 and excludes those that closed during the period. The timing and scale of the new hotel and the new MICE facility may change with future plans.
