Japan Q4 2026 Openings: 32 Hotels, 4,755 Rooms, Only 2,730 Truly New

Supply Pipeline

Among hotels with 50 or more rooms whose openings MetroEngines Research has confirmed through listings on major booking sites, 32 properties with 4,755 rooms have opening dates set between October and December 2026, as of October 18. Reading that figure as “new supply in Q4”, however, overstates reality. Official announcements show that the 381-room Courtyard by Marriott Kobe is a renaming of an existing hotel on Port Island, and the 333-room The Grand Castle Naha Shurijo is an operator change — neither adds a single room to the market. This article sorts the 32 properties into new builds, rebrands and reopenings of existing buildings based on official announcements, expresses only the net additions as an increase rate against the existing operating rooms within a 1km radius of each property, and reads them alongside municipal estimated ADR (September 2026) and recent booking pace in the markets where the December openings will land.

Metric Definitions Used in This Article
• ADR (average daily rate) = estimated settled rate (tax-exclusive equivalent), calculated by applying a category-specific adjustment factor to the lowest-plan level each property publishes on OTAs (per-room rate for two guests, tax-inclusive). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level (prefecture / municipality) ADR is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for two guests (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA public prices for about 168,000 properties in Japan, of which about 27,000 are confirmed operating)
Scope of This Analysis
• Covers 32 properties with 50+ rooms, among the roughly 168,000 properties tracked by MetroEngines Research, whose opening dates on major booking sites fall between October 1 and December 31, 2026 (as of October 18, 2026). Listings appear progressively from several months before opening, so the Q4 property and room counts may rise as more listings are added.
• Types were confirmed against each company’s official announcements and press materials. Properties whose new-build status could not be confirmed from public materials are labeled “type unconfirmed” and included in the upper bound of net additions.
• Room stock within a 1,000m radius of each property covers lodging facilities with 10+ rooms (excluding love hotels); “operating” means a selling price was observed on major booking sites in the last three months (August–October 2026) (as of October 19, 2026; compiled by MetroEngines Research). Increase rate = the property’s rooms ÷ existing operating rooms within 1km (excluding the property itself).
• Municipal ADR is the median estimated settled rate; municipalities with fewer than 10 covered properties are not shown.
Key Takeaways
  • — 32 hotels, 4,755 rooms: hotels with 50+ rooms with opening dates set in October–December 2026 (as of October 18, based on major booking-site listings).
  • — Rooms actually added: 2,730 confirmed, up to 3,378: 9 properties with 1,377 rooms are renamings, renovations or operator changes that leave the market’s room count unchanged.
  • — December has 4 rebrands/reopenings totaling 613 rooms, the most of any month this year, as the switchovers of Naha Shurijo (333 rooms) and Hakuba Norikura (159 rooms) coincide.
  • — 1km-radius increase rates are polarized: Nagaokakyo +1144%, Toyokawa +53.3% and Ofuna +27.2%, versus Kyoto Station +1.5%, Osaka Hommachi +1.2% and Sapporo +1.0%.
  • — Osaka’s Chuo Ward ADR fell 34.0% YoY against a September 2025 base at the close of the Expo. Nagoya’s Naka Ward rose 79.0%, a month that includes the Asian Games (September 2026; median estimated settled rate).

Of 32 hotels and 4,755 rooms, only 17 hotels and 2,730 rooms add capacity

Start with the big picture. Classifying the 32 properties by official announcements, those confirmed as new builds number 17 with 2,730 rooms — just 57.4% of the total. Meanwhile, 9 properties with 1,377 rooms (29.0%) are renamings, renovations or operator changes of existing hotels, and the remaining 6 properties with 648 rooms (13.6%) could not be confirmed from public materials as either new builds or reuse of existing buildings. In other words, the rooms newly entering the market in Q4 total 3,378 (71.0%) at most, or 2,730 if limited to confirmed new builds.

By month, the mix is even more uneven. In October, 9 of 15 properties (1,243 of 2,107 rooms) are new builds; in November, 3 of 6 (597 of 914 rooms). In December, only 5 of 11 properties (890 of 1,734 rooms) are new builds, while rebrands and reopenings total 4 properties and 613 rooms — the most of any month this year. December’s figure looks large because the switchovers of two existing properties, Naha’s 333 rooms and Hakuba’s 159 rooms, fall in the same month.

Our article on the entry ADR of 17 hotels opening between October 2026 and January 2027, which covers the same quarter, focused on rate levels at entry. This article instead focuses on whether rooms are actually added and on the increase rate at each location, so the two are complementary.

The 9 rebrands and reopenings — locations where room counts don’t change

In descending order of size, the 9 properties that add no rooms are Courtyard by Marriott Kobe (381 rooms), The Grand Castle Naha Shurijo (333), THE ALPS HOTEL HAKUBA (159), Kame no Yu by HATAGO INN (134), Smile Hotel Kagoshima Chuo Ekimae (101), La Vista Minamiaso (90), BASE LAYER HOTEL Roppongi (64), Business Hotel Marina (58) and Ooedo Onsen Monogatari Wanwan Resort Okayama Yubara (57). As the Kobe Shimbun reported on October 2, the Kobe property is Hotel Pearl City Kobe, extensively renovated and renamed on October 1 — one of seven existing hotels in Japan slated to move to Marriott brands under a partnership between Marriott and HMI Hotel Group. In Naha, the existing DoubleTree by Hilton Naha Shuri Castle (333 rooms, as listed in Hilton’s “Company Overview” updated August 25, 2026) ends its current contract at the end of December; the operator reportedly changes on January 1, 2027, with a relaunch under the “Hewitt” brand planned for May of that year. Major booking sites list its opening date as December 31, but the market’s room count does not change by a single room.

The other seven are similar in character. In Hakuba, the Hakuba Alps Hotel, under renovation since April, reopens on December 15, retaining its ski-in/ski-out location, hot springs and outdoor pool. La Vista Minamiaso renovates the former Greenpia Minamiaso into a main building, annex and cottages, and is positioned to attract Western guests with views of the Aso outer caldera rim — a meaningful addition of Kyoritsu Maintenance’s resort brand to Aso. Okayama Yubara converts Ooedo Onsen Monogatari Kinoyu into an inn exclusively for guests traveling with dogs, the group’s sixth Wanwan Resort and its first in Okayama Prefecture. Because these three are returning from renovation closures, rooms temporarily come back on an operating basis, but total room counts at these locations do not increase.

At these locations, new supply will not alter the competitive landscape. What deserves attention instead is the rate upside from renovation investment and brand conversion. A Kobe Port Island hotel switching to a brand with a global reservation network is an opportunity to capture inbound demand growing with international conferences and the internationalization of Kobe Airport, and the operator change at Naha Shurijo is a fresh start at a time when Okinawa lodging rates are trending upward (Naha’s estimated ADR was ¥9,700 in September 2026, +8.6% YoY, N=144).

Increase rates for the 17 new builds by location — Nagaokakyo, Toyokawa and Ofuna lead; major city centers under 2%

So where are rooms actually being added? For the 17 new builds, we calculated the increase rate against existing operating rooms within a 1km radius of each property (excluding the property itself). The results are polarized. Within 1km of Toyoko Inn Kyoto Nagaokakyo (183 rooms), only one lodging facility with 16 rooms is operating, so the hotel’s opening effectively multiplies the location’s room count twelvefold. Tabino Hotel lit Toyokawa (112 rooms) adds +53.3% against 2 existing properties with 210 rooms; Toyoko Inn Ofuna Station West Exit (122 rooms) adds +27.2% against 5 properties with 448 rooms; HOTEL THE MITSUI HAKONE (126 rooms) adds +13.9% against 20 properties with 904 rooms around Kowakudani; and Toyoko Inn Toyohashi Ekimae Odori (215 rooms) adds +12.2% against 14 properties with 1,765 rooms.

In major city centers, by contrast, increase rates are small. Within 1km of Kyoto Station, where Courtyard by Marriott Kyoto Station (270 rooms) is joining, 141 properties with 17,786 rooms are already operating, for an increase of +1.5%. Solaria Nishitetsu Hotel Osaka Hommachi (202 rooms) adds +1.2% against 89 properties with 17,064 rooms; Hyatt Centric Sapporo (216 rooms; listed as 216 rooms scheduled to open in Hyatt Japan’s April 2026 press materials) adds +1.0% against 110 properties with 21,358 rooms; and MIMARU Osaka Namba STATION ANNEX (68 rooms) adds just +0.4% against 149 properties with 16,575 rooms. The three properties at Kyoto Station, Osaka Hommachi and Sapporo total 688 rooms, 25% of all new-build rooms, yet relative to each location’s existing stock they are close to a rounding error. Price-tier gaps around Kyoto Station and November peak demand are analyzed separately in Courtyard Kyoto Station Opens Nov 16: 270 Rooms Join 17,400 Within 1km.

There are also four locations with no existing operating properties at all within 1km: Tabino Hotel Aomori Rokkasho (210 rooms), HOTEL AZ Okayama Bizen (157 rooms), Super Hotel Higashihiroshima Hachihonmatsu Natural Hot Spring (148 rooms; 1km radius centered on Hachihonmatsu Station) and HOTEL R9 The Yard Kamiamakusa (54 rooms). All are sited to serve industrial and long-stay demand from nuclear fuel cycle facilities, industrial parks or arterial roads. Since an increase rate cannot measure them, they are marked “effectively new” in the table.

Alongside municipal ADR (September 2026) — Aichi reflects a Games effect, Osaka is measured against last year’s Expo

Looking at rate levels in high-increase locations, Nagaokakyo has too few covered properties to be shown, but neighboring Minami Ward in Kyoto City has an estimated ADR of ¥11,300 (−12.6% YoY, N=54). The picture is one of a lower price-tier option arriving just as rates within Kyoto City are leveling off. Toyohashi rose sharply to ¥12,400 (+69.5%, N=19) and Nagoya’s Naka Ward to ¥16,900 (+79.0%, N=87), but September 2026 includes the Asian Games held in Aichi and Nagoya from September 19 to October 4, so these levels should not be taken as a full-year baseline. Rather, the November opening of a combined 327 rooms in Toyohashi and Toyokawa comes at a moment when the locations’ absorptive capacity will be tested under normal post-Games demand (for details on supply growth in Higashi-Mikawa and the price bands left open, see Toyohashi & Toyokawa Add 327 Rooms in Nov 2026: +6.0% Supply).

Conversely, for locations with negative YoY changes, it is worth checking for special factors in the base month. Osaka’s Chuo Ward fell to ¥10,600 (−34.0%, N=193) and Naniwa Ward to ¥10,200 (−34.7%, N=56), but September 2025 was the closing period of Expo 2025 Osaka, Kansai — the month with the highest rates. In central Osaka, where 202 rooms join Hommachi in December and 68 rooms joined Namba in October, new builds are entering a market that has returned to post-Expo normal levels. Tokyo’s Minato Ward at ¥16,100 (−6.6%, N=133) and Kamakura at ¥18,600 (−5.1%, N=18) are likewise municipalities where last year’s levels were high; they will receive Roppongi’s 64 rooms (a reopening) and Ofuna’s 122 rooms, respectively.

Locations with both positive YoY rates and high increase rates are Hachinohe (¥8,600, +16.2%, N=31, increase rate +6.1%), Hachioji (¥8,500, +8.0%, N=12, +7.1%) and Hakone (¥25,900, +4.7%, N=186, +13.9%). Hakone’s 126 rooms, all with private hot-spring baths, sit in an upper price tier distinct from Hakone’s median, so competition with existing properties is likely to be limited. Which price tier these 126 rooms enter within Hakone’s high-rate segment is examined in depth in Hakone’s 126-Room Luxury Supply: Listed +30.9%, Settled ADR +5.7%. In Hachinohe, the 126 rooms occupy the commercial-hotel building of the “Hachi no Square” redevelopment project — the first Richmond Hotel with a large public bath — and open into a market where rates are rising.

Recent booking pace in the markets receiving the 11 December openings

The 11 properties opening or reopening in December are spread across Tokyo (Shibuya and Minato wards), Kanagawa (Hakone), Osaka (Chuo Ward), Kyoto (Nagaokakyo), Nagano (Otari / Hakuba Norikura), Hiroshima (Higashihiroshima and Minami Ward, Hiroshima), Okayama (Maniwa) and Okinawa (Naha). At the time of writing, year-end and New Year stay dates are beyond a 45-day lead time, so no observations yet reflect booking progress. Instead, we show each market’s booking curve (lead time within 45 days) for Saturday, October 10, 2026 — the first day of the most recent three-day weekend — and the weekday of Wednesday, October 7, along with estimated OCC for September 2026.

Source: Compiled by MetroEngines Research and HotelBank Editorial Team (stays on October 10, 2026, lead time within 45 days. On the curve for the first day of the three-day weekend, Hakone was 83.8% filled at a 45-day lead time, 94.3% at 14 days and 98.7% the day before, while Naha also tracked high from early on, rising from 77.2% at 45 days to 98.2% the day before. Hakuba Village, adjacent to the Hakuba Norikura area of Otari where THE ALPS HOTEL HAKUBA stands, progressed from 79.4% at 45 days to 88.8% at 14 days and reached 99.6% the day before — weekend inventory is thin even before ski season. Shibuya, by contrast, showed a large last-minute surge: 64.0% at 45 days, 77.1% at 14 days and 96.4% the day before. Minato Ward also traced a late-booking curve, from 68.4% at 45 days to 97.7% the day before. The 231 rooms joining Shibuya and the 64 and 74 rooms returning to Minato in December will enter markets where last-minute bookings carry significant weight.

The gap with the weekday (October 7) also varies by location. Hakone’s weekday ran from 74.0% at 45 days to 89.5% the day before, about 9 points below the weekend as of the day before, whereas Minato Ward reached 96.3% the day before even on a weekday — almost the same as the weekend — as business demand fills weekdays. Hakuba Village’s weekday was nearly flat up to 14 days out, then jumped to 95.3% the day before, a pattern concentrated at the last minute.

Map of the 32 hotels

The map shows the 31 properties whose coordinates could be confirmed. Circle size represents room count and color represents type: dark blue for new builds, light blue for type unconfirmed, and gray for rebrands/reopenings. The large gray circles at Kobe Port Island and Naha Shuri, and the large dark-blue circles at Kyoto Station, Osaka Hommachi, Sapporo Odori and Rokkasho Village, illustrate this article’s theme directly.

Operations and investment perspective — different opportunities at rebrand locations and net-addition locations

To sum up, Q4 supply is most accurately read in three layers: “4,755 rooms on paper, up to 3,378 actually added, and 2,730 among confirmed new builds.” On that basis, opportunities for existing operators diverge by location type.

At rebrand locations (Kobe Port Island, Naha Shuri, Hakuba Norikura, Minamiaso, Yubara, Roppongi, Kagoshima Chuo Station, Tatebayashi and Higashi Ward, Kumamoto), since room counts do not increase, the competitive environment will be determined by post-renovation product strength and the brand’s distribution network. For nearby existing properties, these are easier competitors to prepare for than new builds, as there is time to revisit their own renovations and plan design before the renovated competitor enters. Kobe and Naha in particular involve properties of over 300 rooms either joining an international brand network or returning to a regional brand, and can be expected to lift rate levels across their locations.

At net-addition locations, the size of the increase rate directly indicates how much demand needs to be created. Openings near stations with small existing stock, such as Nagaokakyo, Toyokawa, Ofuna and Toyohashi, depend on their ability to attract new demand — travelers avoiding the high rates of central Kyoto or Nagoya, and business travel to nearby factories and offices. Openings by Toyoko Inn and Tabino Hotel, which are strong in such locations, have the potential to generate new demand at station areas that have not previously been chosen as places to stay, rather than competing for existing demand. On the other hand, at locations where existing stock exceeds 10,000 rooms, such as Shibuya, Kyoto Station, Osaka Hommachi and Sapporo, increase rates are below 2%, and new openings have limited impact on overall market supply and demand. The addition of APA Hotel Shibuya Ekimae’s 231 rooms to Shibuya Ward’s market, with an estimated ADR of ¥23,700 (+10.0%), can be viewed positively as expanding the options for capturing high-rate central Tokyo demand within the ward’s operating stock of 30 properties and 4,112 rooms.

Finally, for the December openings, it is not yet possible to discuss year-end and New Year booking progress. The next step for reading their post-opening ramp-up is to recheck the curves in the Hakone, Hakuba, Naha and Shibuya markets from mid-November onward, once those stay dates fall within a 45-day lead time.

Frequently Asked Questions

Q. Why do the 32 properties include one that actually opened in September?
A. The count is based on the opening dates shown in major booking-site listings. Hotel Amanek Kumamoto’s officially announced opening date is September 17, 2026, but its listings show October 1, so it was included in this analysis. The table also shows the officially announced date.

Q. Can the 6 “type unconfirmed” properties be counted as new builds?
A. These are properties for which public materials did not confirm whether they are new builds or reuse existing buildings. This article includes them in the upper bound of net additions (3,378 rooms) and shows them separately from confirmed new builds (2,730 rooms). The figures will change if future official announcements clarify their type.

Q. Why aren’t year-end and New Year booking curves shown?
A. Observations earlier than a 45-day lead time can include states before properties have loaded their sales inventory and may not represent booking progress, so we do not use them. They can be checked from mid-November onward, when late-December stay dates fall within 45 days.

Methodology and Sources

Opening properties were extracted from the roughly 168,000 properties in Japan tracked by MetroEngines Research (of which about 27,000 properties and about 1.26 million rooms are confirmed operating on major booking sites): the 32 properties with 50+ rooms whose listed opening dates fall in October–December 2026 were retrieved by prefecture and re-aggregated. Types were determined from each company’s official announcements and press materials, and relationships with properties that ceased operating at the same site were checked against lists of properties within a 1km radius. Room stock within a 1km radius covers lodging facilities with 10+ rooms (excluding love hotels), treating properties with selling prices observed in the last three months as operating. Estimated ADR is the median estimated settled rate (tax-exclusive equivalent) at the municipal level; estimated OCC and booking curves are estimates based on OTA sales inventory, and the number of covered properties and rooms is shown in the text and charts. For Hyatt and Hilton properties, room counts and brands were checked against Hyatt Japan Co., Ltd.’s “Press Materials, April 2026” and Hilton’s “Company Overview” (updated August 25, 2026) as primary sources.

⚠ Note on forward-dated data: Estimated ADR in this article covers finalized months through September 2026. The 1km-radius room stock and opening dates were observed on October 18–19, 2026; opening dates and room counts for properties not yet open may change based on company announcements.

■ Data Sources

Of the roughly 168,000 properties in Japan tracked by MetroEngines Research, the 32 properties with 50+ rooms whose listed opening dates on major booking sites fall between October 1 and December 31, 2026 (as of October 18, 2026). Types were confirmed against company announcements and press materials. Room stock within a 1km radius is as of October 19, 2026; municipal ADR is the median estimated settled rate for September 2026 (tax-exclusive equivalent); estimated OCC and booking curves are estimates based on sales inventory on major booking sites.

■ Calculation Assumptions

Increase rate = the property’s rooms ÷ rooms at existing properties within a 1km radius whose selling prices were confirmed in the last three months (August–October 2026) (10+ rooms, excluding love hotels and the property itself). The upper bound of net additions (3,378 rooms) is the sum of new builds and type-unconfirmed properties; confirmed net additions (2,730 rooms) are new builds only. Rebrands, operator changes and reopenings of existing buildings are treated as zero net addition.

■ Limitations and Caveats

Listings appear progressively from several months before opening, so Q4 property and room counts may increase as listings are added. The 6 type-unconfirmed properties will be confirmed as either new builds or reuse of existing buildings through future official announcements, which will move the net-addition figures. Opening dates and room counts of properties not yet open may change based on company announcements. Estimated ADR and estimated OCC are estimates indicating market levels and differ from each property’s actual settled prices and occupancy.
