Bouncee by RIHGA Fukuoka Hakata (バウンシー・バイ・リーガ 福岡博多) — the first property of “Bouncee by RIHGA,” a new brand that Royal Hotel Ltd. (RIHGA Royal Hotels) launched for guests in their 20s and 30s — opened on September 1, 2026 at 5-1 Gion-machi, Hakata Ward, Fukuoka (11 floors above ground, 117 rooms), and its first full month of settled figures is now in. MetroEngines Research estimates the property’s settled ADR for September 2026 at ¥25,400 (30 observed days), 1.78 times the Hakata Ward median of ¥14,200 (N=151 properties). Which price band did a full-service operator land in with a limited-service building built around a large public bath, a sauna and a bar? This article takes a 1 km radius around the property’s coordinates (258 properties and 23,772 rooms with price observations in the last three months), splits it by estimated settled ADR band, and works through four questions in turn: how deep the new brand’s band is, what it takes to recover the food-and-beverage and bath floor through room rates, how the new brand separates its guests from the existing brand’s, and how much new supply is coming around Hakata Station through fiscal 2028.

Metric Definitions Used in This Article

  • ADR (average daily rate): An estimated settled rate (tax-excluded equivalent) calculated by applying a segment-specific adjustment factor to the lowest-plan rate each property publishes on OTAs (two adults in one room, per-room rate, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures. Area-level ADR is the median of the target properties (the level of a typical property in the area).
  • OCC (occupancy): The share of rooms sold out of total rooms in the area (an estimate based on OTA sales inventory; consistency checks against monthly REIT disclosures confirm accuracy within roughly a few points). It is an estimate based on how OTA inventory is absorbed and differs from a property’s actual overall occupancy.
  • Room stock within 1 km: Properties within a 1 km radius of the property’s coordinates (33.5907°N, 130.4130°E) that had price observations in the last three months (July 15 to October 15, 2026). Properties are counted by the presence of price observations, not by registered openings or closures, and each property is counted once. The price-band breakdown covers the 138 properties and 22,305 rooms in segments for which an estimated settled ADR can be calculated (business, city, ryokan, capsule).
  • Feasible ADR / required ADR: A simplified estimate made for this article — the average room rate needed to achieve a target net operating income (NOI) yield on land and construction costs. It does not represent the actual business terms of this project.

Key Takeaways
  • — First-month ADR of ¥25,398 is 1.78x Hakata Ward: The September 2026 estimated settled ADR far exceeded Hakata Ward’s ¥14,241 (N=151 properties, YoY +13.1%) and ranked 15th of 138 properties within 1 km.
  • — ¥20,000-30,000 band: 31 properties, 5,496 rooms: 24.6% of rooms within 1 km. Five of the eight city hotels in the radius sit in this band, so a limited-service building landed in the same price band as full-service city hotels.
  • — The main battleground is ¥10,000-20,000, with 61.2% of rooms: The ¥10,000-15,000 and ¥15,000-20,000 bands hold about 60% of rooms in the radius. The ¥30,000+ band is thin at 7 properties and 1,276 rooms (5.7%).
  • — The 2nd-floor F&B and bath = about 13 rooms: Recovering it through rates requires ADR +11.1%; through F&B, about ¥280,000 per day. Against a required ADR of ¥15,191-19,237 including land, the first month runs +32-67% above.
  • — New supply of about +530 rooms (+2.2%): Five mostly mid-sized properties in Gion and Hakata Ekimae in FY2026-2028. October onward are estimates, so December 2026, when three months of settled figures are in, is the next checkpoint.

Checking the Primary Sources — 117 Rooms for 262 Guests, a Large Bath and Sauna on the 2nd Floor, and a 62-Seat Bar

First, the facts from the operator’s own releases. On July 19, 2024, Royal Hotel Ltd. announced the “opening of a new-concept hotel in Hakata, Fukuoka,” an 11-story, 117-room (planned) hotel at 5-1 Gion-machi, Hakata Ward, to open in autumn 2026. The brand name had not been disclosed at that point, but the hotel was themed around a “HOTEL BAR” and was described as the company’s second property in Fukuoka Prefecture after RIHGA Royal Hotel Kokura. A follow-up release on January 14, 2026 confirmed the name “Bouncee by RIHGA Fukuoka Hakata” and the opening date of Tuesday, September 1, 2026, and reservations opened at 10:00 the next day, January 15.

The room mix is 90 twins of 18㎡, 3 twins of 27㎡, 22 doubles of 18㎡ and 2 universal rooms of 27㎡ — 117 rooms in total with capacity for 262 guests — and some rooms sleep up to four. With under-bed storage that fits a suitcase and shower-booth-only bathrooms, the design carves out living space within 18㎡. The 2nd floor houses a large public bath (with sauna and cold plunge) and one restaurant & bar (62 seats across tables, a terrace and a counter), serving breakfast with local ingredients in the morning and operating as a bar at night. The “pairing of Japanese-spirit cocktails supervised by a master bartender with Hakata cuisine” reported by Travel Voice (August 27, 2026) describes this 2nd-floor outlet. None of the primary sources state who owns the building or whether it is leased, and this article does not speculate.

As for the brand’s positioning, the company reportedly created a new “X Category” in May 2025 aimed at guests in their 20s and 30s, with two brands: a sister brand written アンカード・バイ・リーガ in Japanese (first property in Osaka Namba, scheduled to open in April 2026) and “Bouncee by RIHGA” (TRAICY, May 31, 2025). The former offers “recovery” through a large bath, sauna and a pub-style restaurant, while the latter promises to “play, feel and connect” through music and food entertainment. It is a clearly separate category from the full-service RIHGA Royal Hotel brand, and this first property can be read as the company transplanting its full-service F&B and bartending know-how into a limited-service floor plan.

Hakata Ward’s Settled ADR and the First Month’s Position — Entering a ¥14,200 Ward at ¥25,400

So at what level did the first property sell in its opening month? MetroEngines Research puts its estimated settled ADR for September 2026 (30 observed days) at ¥25,400. Hakata Ward stood at ¥14,200 in the same month (N=151 properties), up 13.1% from ¥12,600 a year earlier. The ward’s level follows a seasonal pattern, rising to ¥14,000-15,800 in October-December 2025 and dipping to ¥12,800-13,500 in June-August 2026, which makes September a mid-range month for the year. The first month’s position, then, is 1.78 times the ward in a mid-range month. How Fukuoka’s ADR growth has diverged between city and business hotels in 2026 is laid out on a settled basis in Fukuoka ADR Splits: City +6.2%, Business +2.2%.

That said, an opening month’s rate can swing with launch promotions and changes in exposure. The company has been selling an opening commemorative plan, “BOUNCEE First Stay” (stay period September 1, 2026 to January 31, 2027), since January, and the first month’s figure includes its effect. Rather than draw conclusions from a single month, the settled figure is limited to September, and October onward are shown separately as current estimates.

The demand side is worth checking too. Hakata Ward’s September 2026 occupancy (estimated, OTA-listed inventory basis) was 91.8% across 141 properties and 13,035 rooms (listed on major booking sites), and 92.6% among the 75 business hotels with 11,589 rooms. In other words, the property started selling 117 rooms at 1.8 times the ward median in a month when more than 90% of the ward’s inventory was being absorbed. This was not an opening that held prices down to chase occupancy; it was an opening that declared its price band from day one.

Months from October onward are estimates based on listed rate levels at the time of research (aggregated October 11, 2026). The property is estimated at ¥30,700 in October, ¥34,900 in November and ¥29,200 in December — 1.6-1.9 times the ward during the autumn travel season — and ¥22,800-26,300, or 1.4-1.6 times, in January-March. The fact that the multiple moves month to month is itself a sign that the rate level has not yet settled.

Price-Band Map of 23,772 Rooms Within 1 km — The New Brand Entered the ¥20,000-30,000 Band of 31 Properties and 5,496 Rooms

Next, we count where in the surrounding price bands it landed, by both properties and rooms. Within 1 km of the property’s coordinates (including Nakasu, Canal City and the Hakata exit side of Hakata Station) there are 258 properties and 23,772 rooms with price observations in the last three months; 117 rooms is 0.5% of that. Of these, the 138 properties and 22,305 rooms in segments with a calculable estimated settled ADR were split into five bands by their September 2026 estimated settled ADR.

Figure 2: Properties and Rooms by Estimated Settled ADR Band Within 1 km (September 2026)
Source: MetroEngines Research & Consulting (N=138 properties, 22,305 rooms)

The deepest band in the radius is ¥10,000-15,000 (50 properties, 7,068 rooms, 31.7% room share), followed by ¥15,000-20,000 (35 properties, 6,576 rooms, 29.5%). These two bands account for 60% of rooms, which shows that this is where limited-service hotels around Hakata Station compete. The ¥20,000-30,000 band the new brand entered holds 31 properties and 5,496 rooms, a 24.6% room share, with a band median of ¥23,000. Looking inside the band, it includes five city hotels in addition to 26 business hotels — five of the eight city hotels in the radius are here. So the first month’s position is that of a limited-service building sitting, on price, in the same band as full-service city hotels.

Picking out properties of similar size within the same band yields seven business hotels with 100-160 rooms, including this one. The band mixes properties with large public baths, properties right by the station and properties repositioned as premium after renovation, and a spec of “117 rooms, mainly 18㎡ twins, with a large bath, sauna and bar” has ample room to differentiate within it. The band above, ¥30,000+, is thin at 7 properties and 1,276 rooms (5.7% room share), and only a limited number of properties in the radius command rates of ¥30,000 or more.

Source: MetroEngines Research & Consulting (N=138 properties. Grand Hyatt Fukuoka’s room count uses the 378 rooms in Hyatt Japan’s April 2026 press materials.)

The scatter plot shows properties of similar size and price clustered around this one (117 rooms, ¥25,400), with almost nothing in the upper right (300+ rooms and above ¥30,000). The scarcity of large, high-rate properties in the radius reflects how supply around Hakata Station has been built up through 200-500-room business hotels. Placing a mid-sized property in the ¥20,000-30,000 band avoids the crowded bands below without stepping into the thin band above.

Recovering the F&B and Bath Floor — Is One 2nd-Floor Level Worth “13 Rooms” or “¥280,000 a Day”?

When a full-service operator builds a limited-service hotel, the design call that matters most is how much guestroom floor to give up for F&B and bathing. This property has 11 floors and devotes the 2nd floor to the large bath and the restaurant & bar. Because the gross floor area and site area have not been disclosed, we assume the 117 rooms are spread evenly over nine guestroom floors (3rd-11th), giving 13 rooms per floor, and that each floor is about 330㎡ including corridors and service space around thirteen 18㎡ rooms. On that assumption, the 2nd-floor F&B and bath accounts for about 9% of gross floor area, equivalent to about 13 rooms.

Recovering those 13 rooms through rates means generating the same room revenue from 117 rooms as from 130, which requires an ADR uplift of +11.1%. Applied to the first month’s ¥25,400, that is ¥28,200. Recovering it instead through F&B and bath revenue requires about ¥100 million a year, or about ¥280,000 a day, at an ADR of ¥25,400 and 85% occupancy. A 62-seat bar gets close to that at 1.5 turns and ¥3,000 per head — which is why designing the Japanese-spirit cocktail and Hakata cuisine pairing as “a 2nd floor that also draws non-staying guests” makes sense.

Room revenue difference if the 2nd-floor F&B and bath were replaced with 13 guestrooms (simplified estimate)
Assumed ADRAnnual room revenue, 117 roomsWith 130 roomsDifference (13 rooms)Per dayADR to recover via rates

Estimate: MetroEngines Research & Consulting (85% occupancy, 365 days, compared with replacing the 2nd floor with 13 guestrooms. Gross floor area and site area are undisclosed, so these are this article’s assumptions.)

Next, the required ADR relative to construction cost. As shown in our earlier analysis, Hotel Construction Cost ¥8.7M-71.4M per Room, 2024 reinforced-concrete unit costs from MLIT’s Building Construction Statistics put the construction cost of a limited-service hotel at about ¥8.7 million per room (16.5㎡ gross area per room, building only, excluding land). Converted back to a per-㎡ figure, that is about ¥527,000/㎡. A layout like this one — mainly 18㎡ twins plus an F&B and bath floor — has a gross area per room of about 31㎡ (about 3,630㎡ gross ÷ 117 rooms under the assumptions above), larger than the limited-service norm, implying a building cost of about ¥16.3 million per room. The main driver of the higher per-room area is that the 18㎡ rooms themselves are larger than the 13㎡-class singles typical of the segment; the F&B and bath floor contributes only about ¥1.5 million per room.

Adding land: building 3,630㎡ of gross floor area at a 600% floor-area ratio requires a site of about 605㎡. Valued at the nearest official land price point (¥4,920,000/㎡), that is about ¥2.98 billion, or about ¥25.4 million per room; at the radius median (¥3,220,000/㎡), about ¥1.95 billion, or about ¥16.7 million per room. Assuming a 5% NOI yield, 85% occupancy and a 35% NOI margin (a conservative figure after deducting FF&E reserves and the like from the 40-50% GOP margin typical of limited-service hotels), the required ADR works out to about ¥7,500 for the building alone and ¥15,200-19,200 including land. The first month’s ¥25,400 exceeds this range by 32-67%, so if the property keeps selling in the ¥20,000-30,000 band, the math says the F&B and bath floor can be comfortably recovered through room rates.

Estimate: MetroEngines Research & Consulting (building ¥16.34M per room = ¥527,000/㎡ × 31㎡; 35% NOI margin. Does not represent the actual business terms of this project or the building owner’s investment.)

To repeat, this is a simplified estimate made without disclosed gross floor area, site area or ownership structure, and an actual investment decision would require a detailed feasibility study. Still, with limited-service supply around Hakata Station stacked heavily in the ¥10,000-20,000 bands, the analysis suggests that a mid-sized property in the ¥20,000-30,000 band with F&B and a bath is a format that keeps a comfortable margin over its required ADR even as construction costs rise.

Separating Guests from the Existing Brand — Main RIHGA Royal Properties Are “70-90% Leisure, Families”; the New Brand Targets “Friends and Couples in Their 20s and 30s”

The point of a full-service operator creating a separate brand is to capture demand that does not overlap with its existing brand’s guests. Looking at the guest mix of existing RIHGA Royal Hotel properties through guest reviews compiled by the HotelBank Editorial Team (last 24 months), using the share of reviews that state a trip purpose, business travel accounts for 31.3% in Kokura, 19.5% in Hiroshima, 9.7% in Kyoto and 9.5% in Okinawa — leisure makes up 70-90% everywhere. Among reviews in the same data that state a traveler type, family trips outnumber solo trips at many properties; at RIHGA Royal Hotel Kyoto there were 56 family reviews against 13 solo and 7 from groups of friends.

The share of reviews mentioning a stay purpose in the text (NLP analysis) tells a similar story: at RIHGA Royal Hotel Kokura, business is 3.8%, long stays 3.1% and family 3.0% (N=1,750 reviews), with business and family side by side. Where the existing brand’s core is “families, special occasions and high-value business travelers,” Bouncee — mainly 18㎡ twins, some rooms for up to four, a bar on the 2nd floor — goes after “stays for enjoying the night” by friends and couples in their 20s and 30s. Rather than selling room size, it puts value on the 2nd-floor experience and the bath and sauna, a design that avoids cannibalizing the existing properties’ guests.

A month and a half after opening, the property has only 33 reviews (26 in Japanese), but in order of mention frequency, cleanliness was 21.2% and station proximity/transport access 18.2%, with room size, newness/renovated feel, staff service and food at 15.2% each. Apart from room size (5 mentions), which were negative comments that rooms are “small,” all mentions were positive (HotelBank Editorial Team research, NLP analysis). Early ratings building from cleanliness and location is a pattern common to newly built limited-service hotels; whether the 2nd-floor F&B and bar climb into the top mentions will be the indicator of whether the brand’s core is coming across.

New Supply Around Hakata Station — About +530 Rooms in Gion and Hakata Ekimae in FY2026-2028

Finally, we check from the supply side how the depth of the property’s band will change. MetroEngines Research, on a listing-confirmed basis, counts 14 new openings (30+ rooms) in Fukuoka Prefecture in 2026; in Hakata Ward these include, besides this property, KOKO HOTEL Premier Hakata (120 rooms) and Smart Place Inn Hakata Gion (47 rooms). Adding plans from company releases, Gion and Hakata Ekimae will see &Here FUKUOKA HAKATA (98 rooms), scheduled for February 2027, and the (tentatively named) Hakata Ekimae 3-chome Hotel (JR Kyushu group, about 150 rooms), scheduled for FY2028. In addition, Sky Heart Hotel Hakata (159 rooms), a 3-minute walk from Gion Station, is scheduled to rebrand as Hiyori Hotel Flex Hakata (157 rooms) on October 29, 2026; it is not a net addition of rooms, but it is listed in the table as a competitor in the same catchment. Fukuoka City’s overall supply plans for 2026-2028, including Hakata and Tenjin, are summarized from the perspective of absorbing post-Tenjin Big Bang demand in Fukuoka Hotel Supply 2026-2028.

Hiyori Hotel Flex Hakata is a rebrand of the existing Sky Heart Hotel Hakata and adds no net rooms, so excluding it, the remaining five properties total about 530 rooms, +2.2% against the 23,772 rooms within 1 km — and they are mostly mid-sized (47-150 rooms) limited-service hotels. Hiyori Hotel Flex Hakata, an entertainment-oriented 157-room hotel billing itself as a “fun hotel,” appears to target the guest profile closest to this property’s. If more properties enter the ¥20,000-30,000 band, it will thicken, and the question for this property will be whether its 2nd-floor F&B and bath experience can defend its price band. On the other hand, more competition in this band is itself evidence that demand exists “above the ¥10,000-20,000 bands” around Hakata Station — useful market confirmation for a company considering second and later properties.

Investment and Development Takeaways — Sensitivity and Opportunity

Applying sensitivities to this article’s simplified estimate: even with ADR down 10% (¥22,900), the property stays at the bottom of the ¥20,000-30,000 band with a +19% margin over the upper-end required ADR of ¥19,200. If occupancy falls from 85% to 80%, the required ADR rises to ¥20,400, but the first month’s level still exceeds it by 24%. If both happen at once, the margin is +12%, which serves as the benchmark in this simplified estimate. Of course, the first month’s ¥25,400 is a one-month figure that includes opening promotions, and there is no guarantee that the current autumn-season estimates (¥29,200-34,900 for October-December) will hold as settled figures. The sensible next step is to recheck whether the property remains in the same band in the December 2026 aggregation, when three months of settled figures are available.

Two-Way ADR × Occupancy Sensitivity — The Margin Turns Negative Only When ADR −20% Coincides with Occupancy of 80% or Below

We extended the four cases above into a two-way grid of ADR (±20% around the first month’s ¥25,398) and assumed occupancy (75-90%). Each cell shows the margin over the required ADR in the land-included, nearest-point land price case. Only 2 of the 25 cells turn negative: ADR −20% (¥20,318) with assumed occupancy of 80% or lower. At ADR −10% (¥22,858), the rate still clears the required ADR of ¥21,802 even at 75% occupancy. A combination of rates falling 20% from the opening-month level together with lower occupancy is the warning line in this simplified estimate.

For readers on the development side, the opportunities fall into three points. First, within 1 km of Hakata Station, 60% of rooms are concentrated in the ¥10,000-20,000 bands, while mid-sized properties in the ¥20,000-30,000 band with F&B and a bath are relatively scarce. Second, although a layout built around 18㎡ twins has a larger gross area per room than the limited-service norm, if rates are earned on double occupancy, the estimated required ADR per room stays below ¥20,000 even including land. Third, a full-service operator’s bartending and culinary know-how can differentiate the guest profile even when condensed into a single 2nd floor of a limited-service hotel. When three months of settled figures are in for December 2026, it will be worth revisiting the property’s position within the band and how its F&B ratings are developing.

Summary

In its opening month of September 2026, Bouncee by RIHGA Fukuoka Hakata posted an estimated settled ADR of ¥25,400 — 1.78 times Hakata Ward’s ¥14,200 — ranking 15th of 138 properties within 1 km. It sits in the ¥20,000-30,000 band (31 properties, 5,496 rooms, 24.6% room share), meaning a limited-service building has taken a seat in the same band as five of the eight city hotels in the radius. The 2nd-floor F&B and bath floor is equivalent to 13 rooms; recovering it requires +11% on rates or about ¥280,000 a day in F&B, and the first month’s level carries a 32-67% margin over the land-included required ADR of ¥15,200-19,200. While the main RIHGA Royal properties are 70-90% leisure and family-centered, the new brand targets nighttime stays by friends and couples in their 20s and 30s, so guest overlap is small. With about 530 rooms of mid-sized supply coming to Gion and Hakata Ekimae in FY2026-2028, December, when three months of settled figures are in, is the next checkpoint.

⚠ Note on ADR for future dates: The estimated settled ADRs for October 2026 onward in this article are estimates based on sale prices published on OTAs at the time of research (aggregated October 11, 2026) and will change as check-in dates approach. Prices currently set high may fall with last-minute price adjustments. Settled figures are available through September 2026.

■ Data Sources

Estimated settled ADR (a tax-excluded-equivalent estimate applying segment-specific adjustments to the lowest-plan rate published on OTAs), aggregated by property and month. Hakata Ward is the median of N=142-151 properties per month in the ward; the 1 km radius covers the 138 properties and 22,305 rooms with a calculable estimated settled ADR out of 258 properties and 23,772 rooms with price observations in the last three months (July 15 to October 15, 2026). Occupancy is an estimate based on absorption of OTA-listed inventory (September 2026, Hakata Ward N=141 properties). Land prices are from 13 commercial points within 1 km in MLIT’s 2026 official land prices; room mix and opening date are from operator releases; guest mix is from guest reviews (last 24 months).

■ Estimate Assumptions

Because gross floor area and site area are undisclosed, we assume 9 guestroom floors × 13 rooms at about 330㎡ per floor (gross floor area about 3,630㎡; about 31㎡ gross area per room). Building cost is ¥527,000/㎡ × 31㎡ = about ¥16.34 million per room; the site is about 605㎡ at a 600% floor-area ratio; land is valued in two cases, the nearest point (¥4,920,000/㎡) and the radius median (¥3,220,000/㎡). NOI yield 5% (6% sensitivity), NOI margin 35%, assumed occupancy 85% (75-90% sensitivity), 365 operating days.

■ Limitations

The first-month figure is a single month of observations and includes the effect of the “BOUNCEE First Stay” opening plan. Figures for October 2026 onward are estimates based on listed rate levels as of October 11 and are not settled figures. Required ADR and margins are simplified estimates and do not represent the actual business terms of this project or the building owner’s investment. Occupancy is an estimate based on OTA-listed inventory and differs from a property’s actual overall occupancy. New-opening counts are on a listing-confirmed basis and may increase as more listings appear.
