Tabino Hotel lit Akita Ekimae (たびのホテルlit秋田駅前), for which Sun Frontier Hotel Management — a consolidated subsidiary of Sun Frontier Fudousan (サンフロンティア不動産) — held a groundbreaking ceremony on Wednesday, June 25, 2025, is rising in Nakadori 4-chome, about a 2-minute walk from JR Akita Station, as a 12-story steel-frame building with 233 rooms. It is scheduled to open in January 2027 (company news release, June 26, 2025). Hotel rooms within a 1km radius of Akita Station already grew from 2,577 at end-2024 to 2,907 in 2026; this project lifts the total to 3,140, a further +8.0% on existing stock. This article overlays the supply trend within 1km of the station, Akita City’s monthly estimated settled ADR and estimated occupancy by hotel type, land prices and the working population around the station, and construction demand from offshore wind projects using Akita Port as a base port, to assess supply and demand in winter 2027 when the 233 rooms come online — and the ADR required, back-calculated from total project cost.
Metric Definitions Used in This Article
- ADR (Average Daily Rate): An estimated settled room rate (tax-excluded equivalent), calculated by applying a hotel-type-specific adjustment factor to the lowest plan price each property publishes on OTAs (per room, 2 guests per room, tax-included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures. Area-level ADR is the median of the target properties (the level of a typical property in the area).
- OCC (Occupancy): The share of rooms sold relative to total rooms in the area (an estimate based on OTA sales inventory). In this article it is labeled “occupancy (OTA-listed inventory basis, estimated)”; it is an estimate based on how inventory offered on OTAs is being sold and differs from a property’s actual overall occupancy. References to listed prices mean the per-room rate for 2 guests per room (tax-included).
- Rooms within 1km of the station: Total rooms of properties open and not yet closed at each year-end within a 1km radius of the site (39.717°N, 140.127°E). This aggregates the properties tracked by MetroEngines Research and is not a complete census.
- Data sources: MetroEngines Research & Consulting (property counts, prices, inventory); MLIT Real Estate Information Library (land prices, zoning, station ridership); MLIT National Land Numerical Information (resident population); MIC/METI Economic Census (employment)
- — 233 rooms, opening scheduled for January 2027 — About a 2-minute walk from JR Akita Station, steel frame, 12 floors, 6,710㎡ gross floor area. Generous common areas: gross floor area per room is about 28.8㎡ (operator release, June 26, 2025).
- — Rooms within 1km of the station: 2,907 → 3,140 (+8.0%) — Additional supply following +329 rooms in 2025 (a 214-room station-front hotel and 2 other properties). +21.8% versus 2024.
- — Akita City estimated settled ADR ¥8,158 (September 2026, +7.5% YoY, N=30). But January, the opening month, is the trough of the year (¥6,853 in January 2026).
- — Precedent: the 214-room station-front hotel opened in February 2025 beat the city median from its first month, with a trailing 12-month average of ¥11,985 (about 1.6x the city median).
- — Required ADR (6% yield): ¥7,535–¥10,747 — Reflecting a construction cost range of ¥1.648–2.405 million per tsubo. The upper end assumes the new-build premium is sustained.
Executive Summary — With 3,140 Rooms Within 1km of the Station in 2027, the Issues Are the “Winter Launch” and the “Premium Over the City Median”
The bottom line: this project is not a question of “is station-front demand deep enough?” but of “how much premium over the city median can it command when its opening month falls in the annual rate trough?” Akita City’s estimated settled ADR averaged ¥7,600 over the trailing 12 months (+5.9% year over year). By month, August peaks at ¥10,300 while January–February bottoms out at ¥6,900–¥6,500 — a swing of more than 1.5x within the year. Meanwhile, the 214-room property that opened in front of the station in February 2025 beat the city median from its first month and reached ¥17,800 in August of its second year, a precedent showing that the combination of station-front location and new build works as a rate premium. With total project cost set across a range of construction unit costs, the required ADR at a 6% yield is ¥7,500–¥10,700. The lower end matches the city median and the upper end is close to the level the earlier opening achieved, so absorbing 233 rooms depends not on “filling at the city average” but on “filling while keeping the new-build premium.”
Project Overview — Facts Confirmed in Primary Sources
The following is the project outline stated in the news release (groundbreaking ceremony) published by Sun Frontier Fudousan and Sun Frontier Hotel Management on June 26, 2025. The release notes that “the information is at the planning stage and may change.” As of the research date (October 16, 2026), no official announcement updating the opening date has been found.

Dividing gross floor area by the number of rooms gives about 28.8㎡ per room — the guest room area (15.5–27.9㎡) plus common areas such as the large bath, restaurant and meeting room. For a limited-service hotel the design has generous common space, consistent with the company’s stated direction that it should “go beyond business lodging and become one of the purposes of the trip itself.” Several existing station-front properties already have natural hot spring baths (Dormy Inn Akita (中通温泉 こまちの湯 ドーミーイン秋田) and Route Inn Grantia Akita Spa Resort (ルートイングランティア秋田SPA RESORT)), so this project’s selling point is pairing a large bath and sauna with a location just 2 minutes from the station.
Supply Within 1km of the Station — Flat at 2,500–2,800 Rooms in 2012–2024, a Step Up in 2025, and 3,140 Rooms in 2027
Rooms within a 1km radius of Akita Station barely moved from 2013 to 2020, staying at 2,787–2,800. After falling to 2,577 in 2021, they reached 2,906 in 2025 net of existing properties, as Daiwa Roynet Hotel Akita Ekimae (ダイワロイネットホテル秋田駅前; 214 rooms, opened February 2025), EN HOTEL Akita (221 rooms, opened July 2025) and Quintessa Hotel Akita (クインテッサホテル秋田; 113 rooms, rebranded and opened October 2025) arrived in succession. The net increase over this period was +329 rooms, meaning the 1km zone grew +12.8% in a single year. When this project’s 233 rooms are added in January 2027, the total becomes 3,140 rooms: +8.0% versus 2026 and +21.8% versus 2024, roughly 1.2x the supply.
This chart is based on confirmed OTA listings. Only about 19% of properties are listed on OTAs before opening and more than half are listed after opening, so counts for recent and future months/years may increase as listings are added. We recommend referring to it together with the building-permit-based construction pipeline (MLIT “Building Starts Statistics”).
| Property | Rooms | Opening | Type |
|---|---|---|---|
| Daiwa Roynet Hotel Akita Ekimae | 214 | Feb 2025 | New build |
| EN HOTEL Akita | 221 | Jul 2025 | Kawabata area, opening |
| Quintessa Hotel Akita | 113 | Oct 2025 | Rebrand opening (operator: Core Global Management) |
| Tabino Hotel lit Akita Ekimae | 233 | Jan 2027 (planned) | New build, this project |
Across Akita Prefecture, 11 new property listings were observed in 2025, and outside the city the Oga Ekimae Hotel (161 rooms) was added in March 2026. On the other hand, the building-permit-based MLIT “Building Starts Statistics” showed no lodging projects in Akita Prefecture as of the research date, so the station-front pipeline after this project is empty. ※Permit-based counts are a floor as of the research date and may rise as new applications are filed. In terms of supply visibility, no large project is in sight after the 233 rooms of January 2027 are absorbed. The full picture of price tiers and gaps by municipality — Akita City, Oga and other areas in the prefecture — is laid out in our Akita Hotel Investment Map 2026.
Competitor Map — 19 Properties and 3,398 Rooms Within 1.5km, With 6 Clustered Within 300m of the Station
Within a 1.5km radius of the site, there are 19 properties and 3,398 rooms with 90 or more rooms and observable selling prices in the past 12 months. By distance, six properties totaling 1,271 rooms sit within 300m: Hotel Alpha-1 Akita (ホテル・アルファ-ワン秋田; 264 rooms), ANA Crowne Plaza Hotel Akita (192 rooms), Comfort Hotel Akita (159 rooms), Hotel Metropolitan Akita (247 rooms), Richmond Hotel Akita Ekimae (195 rooms) and Daiwa Roynet Hotel Akita Ekimae (214 rooms). This project enters this densest band. Beyond about 850m lie the Kawabata and Omachi nightlife districts, home to EN HOTEL Akita, Quintessa Hotel Akita, APA Hotel Akita Senshu Koen (アパホテル〈秋田千秋公園〉), Route Inn Grantia Akita Spa Resort and others.

Positioning — The Crowded Band Is ¥8,000–13,000; the Mid-Size Band Above ¥15,000 Is Empty
Plotting the 19 properties by room count and September 2026 estimated settled ADR, only three are at ¥13,000 or above — Hotel Metropolitan Akita (¥20,100), Daiwa Roynet Hotel Akita Ekimae (¥14,000) and ANA Crowne Plaza Hotel Akita (¥13,200). Six properties with 1,151 rooms sit at ¥10,000–13,000, five at ¥8,000–10,000 and five below ¥8,000. Limited-service hotels of 150–300 rooms concentrate at ¥8,000–12,000, and this project’s 233 rooms are expected to land at the upper side of that crowded band, ¥10,000–13,000. Not a single property with 100+ rooms occupies the ¥15,000–20,000 band; whether the combination of new build, large bath and 2-minute station walk can capture this band in peak periods is the key to lifting the annual average.
Crowded Occupied territory
¥8,000–13,000 × 100–300 rooms
10 properties, 1,857 rooms (9 of them limited-service). Spread across both the station front and Kawabata; price differences are explained by whether a large bath is offered and by building age.
Entry band Expected position of this project
¥10,000–13,000 × 233 rooms
The 214-room station-front hotel opened in 2025 leads at a 12-month average of ¥12,000. This project targets the same band with a new build, large bath with sauna and 2-minute station walk.
Empty ¥15,000–20,000 × 100+ rooms
No properties. The upside lies in having room types that can sell in this band (Japanese-modern family rooms, upper-tier twins) during demand spikes such as the Kanto Festival (August) and peak offshore wind construction.
Akita City Estimated Settled ADR — ¥8,200 in September (+7.5% YoY); January, the Opening Month, Is the Annual Trough
Akita City’s estimated settled ADR (N=29–31 properties) was ¥8,200 in September 2026, up +7.5% from ¥7,600 a year earlier; August, which includes the Kanto Festival, was ¥10,300 (+18.8% YoY), showing strong summer growth. The trailing 12-month average is ¥7,600, +5.9% year over year. Monthly swings are large, however: January 2026 was ¥6,900 (+11.4% YoY) and February ¥6,500 (−1.0% YoY), only around 60% of August. January, this project’s opening month, falls in this trough, so for the first two to three months after opening the hotel will be ramping up occupancy while market-wide rates are at their lowest.
For business hotels alone, September was ¥8,200, up +1.6% YoY — a gentler rise than for all types. City-hotel-type properties drove the all-type growth, and the room for station-front limited-service hotels to raise rates depends on how they capture high-demand days such as festivals, holidays and construction peaks. Estimates based on listed rates at the research date put Akita City at ¥8,400 in January 2027 (N=25), ¥9,000 in February and ¥9,200 in March — listings starting above the same period last year. But these are interim figures that will move as check-in dates approach, not final values.
Estimated Occupancy by Type and the Ramp-Up of a 2025 Opening — Business Hotels at 87.0%; the Earlier Opening Beat the City Median From Month One
Occupancy in Akita Prefecture (OTA-listed inventory basis, estimated) in September 2026 was 86.4% for all properties (88 properties / 4,473 rooms, based on major booking-site listings), 87.0% for business hotels (22 properties / 1,831 rooms) and 82.9% for ryokan (34 properties / 1,356 rooms). From July to September, business hotels rose month by month, 83.0% → 84.7% → 87.0%. Note that these are estimates based on how inventory offered on OTAs is being sold and differ from actual overall occupancy, but at a minimum the inventory put on sale is being absorbed at a high rate. For reference, the Japan Tourism Agency’s “Overnight Travel Statistics Survey” 2025 annual figures (final) put national business hotel room occupancy at 75.3% and Akita Prefecture’s total guest nights at 2.99 million (−4.9% YoY).
| Hotel type (Akita Pref.) | Sample (Sep 2026) | Jul 2026 | Aug | Sep |
|---|---|---|---|---|
| All properties | 88 properties / 4,473 rooms | 84.3% | 86.3% | 86.4% |
| Business hotels | 22 properties / 1,831 rooms | 83.0% | 84.7% | 87.0% |
| Ryokan | 34 properties / 1,356 rooms | 81.0% | 84.2% | 82.9% |
The closest precedent for absorbing demand is Daiwa Roynet Hotel Akita Ekimae (214 rooms), which opened in front of the station in February 2025. Its estimated settled ADR started at ¥10,300 in its first month, February 2025 — nearly 60% above that month’s Akita City median of ¥6,500 — then rose to ¥14,900 in August 2025 and ¥17,800 in August 2026. Its trailing 12-month average is ¥12,000, about 1.6x the city median. The case shows that the combination of new build, station front and major chain can command a rate premium from the first month even with a winter opening, and it can be referenced directly for this project’s ramp-up assumptions. For how long it takes a new hotel’s ADR to catch up with surrounding levels, measured across 182 openings, our analysis New Hotel ADR Recovery: Median 2 Months Across 182 Japan Openings goes into how to build it into a business plan.
Location Assessment — Station-Front Official Land Price ¥204,000/㎡ (+6.3%); Ridership Still Recovering at −8.4% vs 2019
According to MLIT’s 2026 (Reiwa 8) official land price survey, the benchmark point closest to the site, “Nakadori 2-8-1” (150m from the station, commercial district, 600% floor area ratio, fire prevention district), is ¥204,000/㎡, +6.3% YoY; “Nakadori 2-1-21”, 600m from the station, is ¥91,300/㎡ (+3.9%); and “Senshu Kubotamachi 5-29”, in a land readjustment area, is ¥94,700/㎡ (+7.9%). While Akita City’s residential average rose only around 1%, all three station-front commercial points increased, showing concentrated investment around the station in land prices too. Valuing this project’s 1,272.45㎡ site at the station-front benchmark price gives about ¥260 million, so construction cost dominates the total project cost.
Daily passengers at Akita Station, the transport gateway, fell from 21,466 in 2019 to 14,912 in 2020, then recovered to 15,506 in 2021, 17,762 in 2022 and 19,660 in 2023 (National Land Numerical Information, Ou Line Akita Station). As of 2023 it was −8.4% versus 2019, so rail traffic has not fully returned. Meanwhile, Akita Airport has 23 flights a day, including 9 to Haneda and 6 to Itami (as of June 25, 2025, company release), and air carries a large share of visitors from the Tokyo area. It is closer to reality to see the value of a station-front location not only in “guests arriving by Shinkansen” but in being the airport limousine bus terminal and within walking distance of the city’s dining and retail core.
Catchment — 35,000 Residents Within 1.5km With a 32.5% Senior Share; 20,000 Workers Within 1km
Looking at the surrounding population that underpins lodging demand, residents within a 1.5km radius of the site numbered 36,688 in 2020 and 35,240 in 2025, and are projected to fall to 30,575 by 2040 (−16.7% vs 2020) (MLIT National Land Numerical Information, future population estimates by 250m mesh). As of 2025, the senior share is 32.5% and the working-age share 58.3%, so demand tied to residents (visiting family, weddings and funerals, accompanying hospital visits) should be assumed to shrink over the medium to long term. Note that this is census-based resident population, not visitor or transit population.
By contrast, the base for business demand is deep. Within a 1km radius of the site there are 1,825 establishments and 20,073 workers, of whom 17.4% (3,488) are in office-type jobs (MIC/METI Economic Census for Business Activity 2021; boundaries are 2020 census small areas). As the station front of a prefectural capital, it concentrates government, finance and wholesale, and weekday business demand offsets the decline in residents. That this project offers rooms with washing machines and mini kitchens, and that the company release mentions “long stays”, can be read as a design aimed at the longer-staying segment within this weekday demand.
Offshore Wind Construction and Maintenance Demand — 315MW Using Akita Port as Base Port Under Construction Until February 2028
The company release cites offshore wind as part of the background for the opening. Summarizing the projects off Akita Prefecture as of the research date: Akita Port and Noshiro Port were designated by the Minister of Land, Infrastructure, Transport and Tourism on September 2, 2020 as base ports for offshore renewable energy facilities. Akita Offshore Wind Corporation’s projects within the port areas (20 turbines at Noshiro Port and 13 at Akita Port, about 140MW in total) began commercial operation in December 2022–January 2023, with 20 years of operation and maintenance based at Noshiro Port. Most directly relevant to this project is the 315MW (15MW × 21 turbines) project “off Oga City, Katagami City and Akita City”; according to the developer’s briefing (February 25, 2026), construction runs from April 2025 to February 2028, with operation scheduled to start on June 30, 2028, using Akita Port as its base port. In May 2026, a 2,500-ton installation crane was unveiled at a pier in Akita City.
| Sea area | Scale | Developer | Status (as of research date) | Implications for lodging demand |
|---|---|---|---|---|
| Akita Port / Noshiro Port (within port areas) | About 140MW (33 turbines) | Akita Offshore Wind Corporation | Commercial operation from Dec 2022 / Jan 2023 | 20 years of O&M, based at Noshiro Port |
| Off Oga, Katagami and Akita cities | 315MW (15MW × 21 turbines) | Consortium of JERA, J-Power, ITOCHU and Tohoku Electric Power | Construction Apr 2025–Feb 2028; operation scheduled from June 30, 2028 | Akita Port is the base port. About 13 months of construction overlap with this project’s opening (Jan 2027) |
| Off Happo Town and Noshiro City | 375MW (15MW × 25 turbines) | ENEOS Renewable Energy and others | Operation scheduled for June 2029. Onshore works planned for Jan 2026 postponed; start date under review | Noshiro side. Timing uncertain |
| Off Yurihonjo City / off Noshiro, Mitane and Oga | — | (Selected developer withdrew on August 27, 2025) | Awaiting re-tender | No near-term demand assumed |
In sum, the only construction demand certain to overlap with this project after opening is the Oga–Katagami–Akita project, for about 13 months from January 2027 to February 2028. Many installation and marine construction workers are dispersed into dormitories and apartments near the port, so what a station-front hotel can capture is the management, engineering and business-trip segment. The follow-on Happo–Noshiro project’s start date is under review, and the Yurihonjo and Noshiro–Mitane–Oga projects await re-tender, so it is too early to count “offshore wind demand” as stable year-round demand. Rather, how to reshape demand during the gap after the first wave of construction ends in February 2028 and before re-tendered projects break ground will be the issue from the second year of operation. In this respect, a station-front location that can capture both tourism (the Kanto Festival, Senshu Park) and business (weekday demand in a prefectural capital) in one building is a rational stance that does not depend on a single demand source (for a comparison measuring room stock around seven base ports, see Offshore Wind Base Ports: Noshiro Has Just 676 Business Rooms in 30km).
Required ADR Sensitivity — ¥7,500–10,700 at a 6% Yield; the Low End Is the City Median, the High End the Earlier Opening’s Level
We set total project cost from the primary-source gross floor area (approx. 2,029.77 tsubo) and a range of construction unit costs, then back-calculate the required ADR. For construction cost, the lower bound is the 2024 national average for hotels (steel frame) of ¥1.648 million per tsubo based on MLIT’s “Building Starts Statistics”, and the upper bound is ¥2.405 million per tsubo for steel frame in 2025 (archi-book 2025 edition). For land, we add a reference value of about ¥260 million: the station-front benchmark official land price of ¥204,000/㎡ × the 1,272.45㎡ site. Actual land acquisition terms and form, design and supervision fees, FF&E and pre-opening costs have not been disclosed and are not included. For GOP margin, we refer to the 38.9% actual result for 91 operating properties disclosed by Invincible Investment Corporation (fiscal period ended December 2024, including full-service hotels), and adopt 45% considering that this project is limited-service with a high share of room revenue but also has a large bath and restaurant. Occupancy is set at 75% with reference to the national business hotel figure of 75.3% in the Japan Tourism Agency statistics (2025 final), and we evaluate a simple yield of GOP divided by total investment (before property tax, FF&E reserves, etc.).
| Total project cost assumption | 5% yield | 6% yield | 7% yield |
|---|---|---|---|
| A. Construction ¥1.648M/tsubo (steel frame, 2024 national average) Total investment approx. ¥3.60bn, ¥15.47M per room | ¥6,279 | ¥7,535 | ¥8,791 |
| B. Midpoint ¥2.027M/tsubo Total investment approx. ¥4.37bn, ¥18.77M per room | ¥7,618 | ¥9,141 | ¥10,665 |

| Akita City trailing 12-month average (Oct 2025–Sep 2026) | ¥7,642 |
| Akita City Sep / Aug / Jan 2026 | ¥8,158 / ¥10,324 / ¥6,853 |
| 214-room station-front hotel opened in 2025, trailing 12-month average | ¥11,985 |
| Required ADR (6% yield), low–high | ¥7,535–¥10,747 |
The reading is clear. If construction cost can be set at the 2024 average, the ADR needed for a 6% yield is ¥7,500, in line with Akita City’s 12-month average of ¥7,600, so the project works even at city-average rates. At 2025 materials and labor levels, however, the required ADR rises to ¥10,700 — about a 40% premium over the city average, meaning an annual average close to the ¥12,000 achieved by the 214-room station-front hotel opened in 2025. Total investment per room is ¥15.5–22.1 million, which is heavy at the upper end for a limited-service hotel in a regional prefectural capital. That this project carries a brand one tier above “Tabino Hotel” and invests in a large bath with sauna and a locally sourced breakfast can be understood as a design to justify this premium. In terms of sensitivity, a 5pt drop in occupancy raises the required ADR by about 7%, and a 5pt drop in GOP margin raises it by about 13%. In a winter opening where first-year occupancy is likely to come in low, building an occupancy floor with multi-night stays from construction and business demand does more for yield than cutting rates to fill rooms. ※This is a simplified estimate based on public information; actual investment decisions require a detailed feasibility study.
Investment Implications — Three Checkpoints for Station-Front Supply in Regional Prefectural Capitals
1. Build the winter launch on a “multi-night floor”
January–February is Akita City’s annual rate trough (¥6,900–¥6,500). Selling at the city average right after opening only reaches the low end of the required ADR. A two-tier structure fits: secure a floor of multi-night stays from offshore wind construction personnel overlapping January 2027–February 2028 and weekday business demand in the prefectural capital, and take rate in August and holidays.
2. Sustaining the new-build premium determines the yield
The earlier 214-room station-front opening beat the city median from its first month and averaged ¥12,000 over 12 months in its second year. This project’s upper-end required ADR of ¥10,700 is close to that level; the turning points are whether it can settle into the ¥10,000–13,000 band while still new, and whether it can take the empty ¥15,000+ band in peak periods.
3. Watch the gap in follow-on supply and the narrowing of demand
No station-front pipeline after this project is visible as of the research date, so supply for 2027–2028 completes its cycle with this project. On the other hand, one offshore wind project finishes construction in February 2028 and follow-on projects have no set timing. The strength of a station-front location that can hold tourism, business and construction demand simultaneously should be evaluated including the demand reshuffle in the second year of operation.
| Factor | Direction | Current reading |
|---|---|---|
| Supply | +8.0% within 1km of station (3,140 rooms) | Additional supply right after the market absorbed +329 rooms in 2025. No follow-on projects confirmed for 2027 onward |
| Rates | City median trailing 12-month +5.9% | Summer-led increase. The winter trough is roughly flat year over year; any rate premium during the opening period depends on the property’s own design |
| Demand (business) | 20,000 workers within 1km; 315MW offshore wind under construction | Construction demand lasts until February 2028. Start dates for follow-on projects are uncertain |
| Demand (residents) | −16.7% within 1.5km by 2040 | Resident-driven demand assumed to shrink |
| Construction cost | Steel frame ¥1.648–2.405M/tsubo | At the upper end, required ADR is +40% over the city average. Rising costs also restrain follow-on supply |
| Land price | Station front +6.3% | Land is less than 10% of total project cost. Sensitivity to construction cost is higher than to land price |
Finally, a note on listed hotel REIT holdings. Checking our ownership master (as of October 12, 2026, N=300 properties), there are no listed hotel REIT properties in Akita City; in Akita Prefecture, the only one is Invincible Investment Corporation’s “Natural Hot Spring Tazawako Lake Resort” (天然温泉田沢湖レイクリゾート; Senboku City, 80 rooms, acquired August 2023, acquisition price ¥1,475 million). Station-front supply in Akita has been built up through in-house development by local capital, operating companies and hotel operators, and this project is likewise an integrated development-and-operation project of the Sun Frontier Group. Because this is not a market where REIT buyers participate, regional banks and co-investors should factor in that the exit depends on the operator’s portfolio strategy.
⚠ Note on ADR for future dates: The estimated settled ADR shown in this article for October 2026 onward is based on selling prices published on OTAs and elsewhere as of the research date (October 16, 2026), and will change as check-in dates approach due to new plans and price adjustments. Please note that prices currently set high may fall just before the stay date.
Frequently Asked Questions
Q. When will Tabino Hotel lit Akita Ekimae open?
A. The June 26, 2025 news release from Sun Frontier Fudousan and Sun Frontier Hotel Management gives a scheduled opening of January 2027. The release notes that the information is at the planning stage and may change, and as of this article’s research date (October 16, 2026) no official announcement updating the opening date has been found.
Q. Will hotels in front of Akita Station be oversupplied?
A. Rooms within 1km of the station rose from 2,577 in 2024 to 2,907 in 2026, and will reach 3,140 (+8.0%) with this project. Meanwhile, business hotel occupancy in Akita Prefecture (OTA-listed inventory basis, estimated) was 87.0% in September 2026 and Akita City’s estimated settled ADR was +7.5% YoY, so the 2025 supply increase has been absorbed. The points to watch for absorption are that the opening month falls in January, the rate trough, and the gap in offshore wind construction after February 2028.
Q. What are typical hotel rates in Akita City?
A. Akita City’s estimated settled ADR (2 guests per room, tax-excluded equivalent) averages about ¥7,600 over the trailing 12 months, about ¥10,300 in August 2026 and about ¥6,500–¥6,900 in January–February. Listed prices (all-plan average, tax-included) are higher, at about ¥17,800 in September 2026.

■ Data sources
The project plan is from the operator’s June 26, 2025 news release (primary source). Supply, rates and occupancy are aggregated by MetroEngines Research & Consulting (rooms within 1km of the station are year-end values based on confirmed OTA listings; estimated settled ADR is the median of N=21–31 Akita City properties per month plus individual property values; occupancy is an OTA-listed inventory basis estimate for Akita Prefecture, July–September 2026). Land prices, zoning, ridership and future population are from MLIT; employment from the Economic Census for Business Activity (2021); offshore wind from MLIT, Akita Prefecture and developer materials.
■ Estimate assumptions
Required ADR assumes 233 rooms × 365 days, occupancy (assumption) 75%, GOP margin 45%, and total investment = 2,029.77 tsubo GFA × construction unit cost (¥1.648 / 2.027 / 2.405 million per tsubo) + a land reference value of about ¥260 million, back-calculated from a simple yield (GOP ÷ total investment) of 5–7%. Design and supervision fees, FF&E, pre-opening costs, property tax and FF&E reserves are not included.
■ Limitations
Estimated settled ADR and occupancy are estimates from public OTA information and differ from each property’s actual results and accounting figures. Months from October 2026 onward are interim figures based on listing levels at the research date (October 16, 2026). Rooms within 1km of the station aggregate the properties we track and are not a complete census. The opening date and room mix are planning-stage information and may change.
