    Investment & Development

    Posted: 2026.11.04

A new-build hotel at 1-7-1 Honmachi, Chuo Ward, Osaka (13 floors above ground, 117 rooms), with Kasumigaseki Capital Co., Ltd. (霞ヶ関キャピタル) as the building owner, broke ground in December 2025 and, per its building plan, is scheduled for completion on August 31, 2028. In the list of planned development projects that the company published on August 25, 2026, it appears as the "Osaka Honmachi Hotel Project" with an opening in summer 2028, a gross floor area of 5,615㎡ and 117 rooms; neither the brand nor the operator has been disclosed. This article examines, in turn, the room stock in the trade area that will have to absorb these 117 rooms (102 operating properties with 17,584 rooms within a 1km radius of the site), Chuo Ward's estimated transacted ADR, which has returned to its 2024 level now that the Expo period is over (¥10,578 in September 2026), and the demand base of a business district with 300,000 workers. It then estimates the benchmark rate against which the 2028 opening should be evaluated, and the required ADR.

Comparing the estimated settled ADR (tax-excluded equivalent) of hotels and ryokan in Shizuoka Prefecture year on year, using finalized months only, shows that business hotels and city hotels — both below last year in August 2026 — moved back above last year together in September. Business hotels (N=221 properties) went from ¥7,854 in August (−0.4% YoY) to ¥7,372 in September (+7.9%), and city hotels (N=31) from ¥13,522 in August (−22.0%) to ¥14,565 in September (+7.8%). October, finalized in early November, widened the gap further: business ¥7,538 (+9.2%) and city ¥14,627 (+25.5%). Leisure-oriented segments, by contrast, stayed between flat and slightly negative: ryokan (N=460) were +2.7% in September and −2.9% in October, and resort hotels (N=148) −0.3% and −1.7%. This article separates the segments that recovered from the August dip in September and October from those that did not, reads the source of that difference from the monthly shape, and sets out the order in which to revisit the autumn–winter rate ladder. Coverage: Shizuoka Prefecture business hotels N=221, city hotels N=31, ryokan N=460, resort hotels N=148 (number of properties in the estimated settled ADR calculation as of September 2026). • Hotel Room Odor Reviews 11x More Negative: ¥50k–¥480k per Room to Fix

    Investment & Development

    Posted: 2026.11.04

When guests notice an odor in a hotel room, they write about it in their reviews. HotelBank Editorial Team ran NLP analysis on guest reviews from the past 24 months and extracted the 100 properties with the most review mentions of room odor in a negative context, and the 100 with the most in a positive context. The negative 100 drew 12,395 mentions (out of 294,646 reviews analyzed); the positive 100 drew 1,091 (out of 168,277). Negative mentions outnumber positive ones 11.4 to 1: among all room specifications, odor is one that guests readily complain about and rarely praise. This article breaks that imbalance down by hotel type, opening era and room-count band, then sets out per-room renovation cost ranges for ventilation, drainage, interior finishes and deodorizing equipment, and the rate upside that better ratings could unlock, from the perspective of asset managers and facility managers who acquire and renovate existing hotels.

On Wednesday, October 14, 2026, Oriental Land and Oriental Land Cruise announced that Japan's first Disney cruise ship will be named the "Disney Imagination." Its main home port will be the Tokyo International Cruise Terminal (Aomi 2-chome, Koto Ward), and the ship is scheduled to enter service in the second half of fiscal 2028 (spring 2029). On days when a ship turns around at its home port, two kinds of lodging demand appear around the berth: "pre-cruise" stays the night before embarkation and "post-cruise" stays after disembarkation. This article counts the room stock within 2km and 5km of the terminal by hotel type, checks the estimated settled ADR in Koto Ward in spring (March–April), and then sizes pre- and post-cruise demand as a sensitivity analysis, given that embarkation and disembarkation times have not yet been announced.

    Area & Property Analysis

    Posted: 2026.11.04

MetroEngines Research's estimated settled ADR (tax-exclusive equivalent) for business hotels in Kumamoto Prefecture, derived from OTA and other sales data, came in at ¥8,200 (N=126) for October 2026 — now a finalized month — 19.3% above ¥6,900 (N=115) a year earlier. This article first sorts out the rate movements of both categories using YoY comparisons between finalized months, then reads the November–December booking curves (from 45 days before the stay date onward) for practical yardsticks for year-end pricing decisions. Scope: business hotels in Kumamoto Prefecture N=126 properties, city hotels N=19 properties (properties included in the October 2026 estimated settled ADR aggregation). Travel Styles

    Posted: 2026.11.04

For a domestic business trip of one to three nights in Japan, you can cut your packing list a long way with one simple rule: don't pack anything the hotel already has. The things you always bring fall into five groups: work gear, ID, chargers, regular medication and a change of clothes. Toothbrushes, nightwear and hair dryers can usually be left to the hotel. Then make sure every must-bring item is in your bag. — Toyoko Inn (東横INN) officially lists toothbrushes, nightwear, hair dryers and electric kettles as standard at every property, and puts a humidifier in every room during winter. — Regular medication is...

  • Lobbies Praised at 99 Hotels: ADR 1.54x Local, Renovation Cost/Room

    Investment & Development

    Posted: 2026.11.03

Count the hotels whose lobbies are praised in guest reviews, and the top 99 properties alone account for 16,382 such mentions. HotelBank Editorial Team ran NLP analysis on reviews from the most recent 24 months (November 2024 to October 2026) and ranked properties by the number of positive lobby mentions; the median mention rate (share of all reviews) was 6.4%. The estimated settled ADR of these 99 hotels sits, at the median, 1.54 times the median of the municipality in which each is located. This article sorts out what guests actually talk about when they talk about a lobby and which property types and opening vintages these hotels fall into, then presents a guideline for the share of gross floor area allocated to the lobby and a model estimate of lobby renovation cost converted to a per-room figure. It is intended as material for developers and architects deciding common-area floor space in new builds, and for asset managers and operators considering a lobby renovation as part of a rebrand.
