Kumamoto Business Hotel Settled ADR Up ~20% YoY in Sep–Oct at ¥8,200

Posted: 2026.11.04

Area & Property Analysis

MetroEngines Research’s estimated settled ADR (tax-exclusive equivalent) for business hotels in Kumamoto Prefecture, derived from OTA and other sales data, came in at ¥8,200 (N=126) for October 2026 — now a finalized month — 19.3% above ¥6,900 (N=115) a year earlier. Following ¥8,200 in September (+20.0% YoY), it is the second straight month in the ¥8,000 range, and these are the only two finalized months since January 2024 to exceed ¥8,000. City hotels (N=19), by contrast, slowed to +12.0% in September and +2.6% in October, after dipping below the prior year in August (−7.5%). This article first sorts out the rate movements of both categories using YoY comparisons between finalized months, then reads the November–December booking curves (from 45 days before the stay date onward) for practical yardsticks for year-end pricing decisions.

Scope: business hotels in Kumamoto Prefecture N=126 properties, city hotels N=19 properties (properties included in the October 2026 estimated settled ADR aggregation). Price metrics in this article are estimated settled ADR (the estimated transacted price level derived from OTA and other sales data, tax-exclusive equivalent); occupancy is estimated on an OTA-listed inventory basis. Definitions are given at the end of the article. Data as of November 2, 2026.

Key Takeaways
  • — Estimated settled ADR for Kumamoto business hotels reached ¥8,200 in September (+20.0% YoY) and ¥8,200 in October (+19.3%), breaking above the ¥6,500–¥7,300 band that had held since January 2024 for two consecutive months (N=122 and 126 properties).
  • — The September–October average YoY of +19.7% is the largest among business hotels in Kyushu’s seven prefectures (Fukuoka +16.4%, Oita +2.2%). Estimated OCC (OTA-listed inventory basis) held around 90%: 91.8% in September and 89.5% in October.
  • — City hotels (N=19) cooled to +2.6% in October, and their October price gap over business hotels narrowed from ¥3,500 a year earlier to ¥2,400.
  • — Heading into year-end, November 21 (first day of a three-day weekend) stands at 98.0% 20 days out, while Thursday December 10 is at 56.3% 39 days out — 14.9pt below the weekday baseline (October 15).

Business Hotels — The Rate Band Stepped Up in September

First, let’s overlay the estimated settled ADR of business hotels year by year. In both 2024 and 2025 it stayed within a narrow band of roughly ¥6,500–¥7,300 throughout the year, with month-to-month swings of only a few hundred yen. In 2026, January–July also stayed within this band, and apart from January’s +9.9% the YoY change moved sideways between −0.9% and +2.5%. Limiting the view to finalized months from January 2024 through August 2026, the lowest month was January 2025 at ¥6,500 and the highest was August 2026 at ¥7,300 — the seasons cycled within this roughly ¥900-wide range.

The change came after the summer. After touching the top of the band in August at ¥7,300 (+4.0% YoY), September came in at ¥8,200 (+20.0%) and October at ¥8,200 (+19.3%), breaking out of the band for two consecutive months. The September–October average was ¥8,200, 19.7% above ¥6,900 for the same period a year earlier. What sets this apart is that it is not a single-month spike: two consecutive months lined up at the same level. The aggregation covered 126 properties in October, versus 115 in the same month a year earlier.

Checking the demand side with estimated OCC (OTA-listed inventory basis), the monthly average for a fixed cohort of business hotels (55–61 properties, 6,885–7,398 rooms) held at a high level around 90%: 91.8% in September and 89.5% in October. By day of week, October was high on Tuesday–Thursday at 91.9–94.2% and on Saturday at 93.0%, with troughs on Sunday at 82.5% and Monday at 82.8% (including the Sports Day holiday on October 12). In September as well, Monday, Tuesday and Thursday all ran in the 94% range, with Sunday lowest at 86.8%. Weekday business-travel demand absorbs inventory heavily and only the night before the work week loosens — so the rate increase does not appear to have come at the expense of occupancy. The day-of-week structure in which Kumamoto business hotels run high occupancy on both weekdays and Saturdays is broken down by hotel type in Kumamoto Day-of-Week Occupancy Inverts by Type.

As regional context, it has been reported that main construction of the second fab of a semiconductor plant in Kikuyo Town began in October 2025, targeting operation by the end of 2027 (see References). However, construction started in October of the previous year, so it is hard to explain this year’s step-up in rates from September by this factor alone. Isolating the drivers is outside the scope of this article; here we take the level-based fact that “the band has changed” as our starting point. Rate trends around the semiconductor plant in Kikuyo, Koshi and Ozu are analyzed in detail in TSMC Fab 2 & Kumamoto’s Chip Corridor: Kikuyo–Koshi–Ozu ADR, and how Kumamoto inventory moved during the Kyushu Fukko Oen-wari (Kyushu recovery travel subsidy) period from September in Kyushu Subsidy Sold Out: Kumamoto 5.5x on Launch Day, ~20% Pace After.

Placed alongside the other Kyushu prefectures, the size of Kumamoto’s increase becomes clear. Comparing business-hotel estimated settled ADR YoY between finalized months, Kumamoto’s +19.7% September–October average is the highest of Kyushu’s seven prefectures, followed by Fukuoka at +16.4%, Nagasaki at +10.4% and Miyazaki at +9.5%. Fukuoka beat Kumamoto in October alone at +22.7%, but was only +9.9% in September. Saga and Kagoshima were in the +7% range, and Oita at +2.2%. Rates rising from September onward is seen across much of Kyushu, but only Kumamoto lined up around +20% for two consecutive months.

City Hotels — Growth Paused and the Gap with Business Hotels Narrowed

City hotel estimated settled ADR was ¥10,600 in October (N=19), 2.6% above ¥10,400 (N=18) a year earlier. September grew 12.0% to ¥10,900 from ¥9,700, while August came in at ¥10,000, 7.5% below ¥10,800 the prior year. Looking from the start of the year, after +25.6% in January, March, April, June and July all fell below the prior year, and the January–October average was ¥9,800, only +2.6% versus ¥9,600 for the same period a year earlier. Compared with business hotels’ +5.9% over the same period, city hotels sit slightly above last year’s level while repeatedly swinging up and down.

Note, however, that the city hotel aggregation covers only 19 properties, so monthly values can easily move by several hundred to a thousand yen or more depending on a single property’s pricing policy change or the presence of large banquets and event days. Looking at direction through an average built up over several finalized months is likely closer to reality than single-month YoY.

What deserves attention is the change in the price gap between the two categories. In October estimated settled ADR, city hotels were ¥3,500 above business hotels a year earlier, whereas this year the gap narrowed to ¥2,400. In September as well, the gap narrowed from ¥2,900 to ¥2,700. With business hotel rates moving into a higher band, the lower end of city hotel pricing and the upper end of business hotel pricing are converging, and the boundary at which guests choose between them may be shifting.

November–December Booking Curves — Long Weekends Lead, December Weekdays Start Slow

Next, we use booking curves of business hotels’ estimated OCC (OTA-listed inventory basis) to check how year-end reservations are building now that the rate band has moved up. November stay dates use a fixed cohort of 57 properties / 7,062 rooms and December stay dates 59 properties / 7,154 rooms; for each stay date we tracked from 45 days out up to the latest observation (November 1).

As a baseline, we use the curve for Thursday October 15, a stay date already past. It rose from 67.0% at 45 days out to 78.7% at 30 days out and 97.7% just before the stay, adding +30.7pt over 45 days. Weekday business demand in Kumamoto can be read as a “late-loading” pattern, adding about 19pt from 30 days out to the day before arrival. In contrast, the holiday of Monday October 12 stayed low throughout — 47.0% at 45 days out, 58.6% at 30 days and 72.3% just before — so the holiday night did not build like a weekday.

Against this, Thursday November 12 started at almost the same pace as the baseline — 69.0% at 45 days out and 76.5% at 30 days — and had reached 94.8% at 11 days out. At the same 11-day lead October 15 was at 88.6%, so it is running +6.2pt ahead. Saturday November 21, the first day of a three-day weekend that includes the Labor Thanksgiving Day holiday on the 23rd, was already at 89.4% at 45 days out, 95.7% at 30 days and 98.0% at 20 days — close to sold out. Saturday November 14 was also solid at 90.3% at 13 days out.

On the other hand, a slow start is visible for weekdays from late November into December. Thursday November 26 was at 77.0% at 25 days out, 2.4pt below October 15 at the same lead time (79.4%). Thursday December 10 was only at 56.3% at 39 days out, and its gap with October 15 at the same point (71.2%) widened to 14.9pt. Conversely, Saturday December 5 was at 81.4% at 34 days out, 7.4pt above October 15 at the same point (74.0%). In December, a pattern different from November is starting to emerge: Saturdays lead and weekdays lag.

City hotels run at a higher level overall: Saturday November 14 was at 99.0% at 13 days out and Saturday November 21 at 100.0% at 20 days out, leaving almost no inventory on weekends and the long weekend. However, Thursday November 26 was at 85.8% at 25 days out and Thursday December 10 at 77.2% at 39 days out — like business hotels, weekdays from late November onward still have room.

Finally, a note on estimated settled ADR for November and December. Estimates based on current sales put business hotels at ¥10,500 for November (N=123) and ¥10,000 for December (N=118), and city hotels at ¥14,100 for November (N=19) and ¥13,300 for December (N=18). These values may change with sales through month-end, and a simple comparison with finalized values must wait for month-end finalization. At the very least, current selling levels are not below the band finalized in September and October — that is how we would position them.

For Revenue Managers at Kumamoto Business and City Hotels — Implications and Action Plan

1. Check whether your property’s September–October rode the “new band.” Market estimated settled ADR for business hotels reached ¥8,200 in September and ¥8,200 in October, breaking out of the previous ¥6,500–¥7,300 range. Placing your own actual ADR YoY for the same months next to the market’s +20.0% and +19.3% shows how far you kept pace with the market’s rise. If you lagged, the reference point of your rate table may have stayed at last year’s level despite strong demand, and there may be room to revisit settings from November onward.

2. Treat weekday strength and the Sunday–Monday trough separately. October estimated OCC was in the 90% range Tuesday–Thursday and in the low 80% range on Sunday and Monday. On weekdays the issue tends to be holding rate rather than absorbing inventory itself, while on Sundays and Mondays the main levers are multi-night stays and weekend extensions to make the trough shallower. Even within “Kumamoto weekdays,” the measures that work differ by day of week — build this into your rate-change routine.

3. Use the October 15 pattern as the weekday baseline and compare it with your own pickup. Market weekdays followed a late-loading pattern: 67.0% at 45 days out, 78.7% at 30 days and 97.7% just before. November 12 is 6.2pt above this baseline at 11 days out, while December 10 is 14.9pt below at 39 days out. Lining up your own booking pace at the same lead times and identifying early the dates where the gap with the market widens keeps pricing decisions from falling behind.

4. City hotels should refine how they communicate value on the premise that “the gap has narrowed.” The October estimated settled ADR gap between the two categories narrowed from ¥3,500 a year earlier to ¥2,400. If comparisons with the upper price tier of business hotels become more frequent, one direction is to present added value — room size, restaurants and banquet facilities — as the rationale for price, clarifying why guests should choose you rather than matching rates.

Summary — Three Yardsticks for Measuring Kumamoto Rates

To sum up, the reusable yardsticks for reading Kumamoto lodging rates come down to three. The first is the “band”: business-hotel estimated settled ADR stayed within ¥6,500–¥7,300 from January 2024 through August 2026, then moved into the ¥8,000 range in September and October. Whether November’s finalized value stays in this new band will be the starting point for the next decision.

The second is the “gap.” The October price gap between city and business hotels narrowed from ¥3,500 to ¥2,400, and city hotels have entered a phase where how they justify their prices is being tested. The third is “pickup”: measure, date by date, how far your property and the market deviate from the weekday baseline of Thursday October 15 — 67.0% at 45 days out → 78.7% at 30 days → 97.7% just before. With the current pattern of long weekends leading and December weekdays lagging as the premise, it pays to plan actions date by date.

About the Data in This Article

Metric Definitions Used in This Article
Definition of estimated OCCOTA-listed inventory-based occupancy = 100 − 100 × OTA-listed remaining rooms ÷ total rooms. Covers a fixed cohort of properties listing at least 30% of their total rooms on OTAs (the same set of properties for each stay date). It is an estimate based on the absorption of inventory sold on OTAs and differs in definition from actual room occupancy (rooms not listed are counted as absorbed, so it tends to run high). Referred to in the text as “estimated OCC (OTA-listed inventory basis).” Target months are September–October 2026 (monthly actuals); booking curves cover stay dates in October–December 2026.
Booking curveBased on observations from 45 days before the stay date up to the latest. The latest is the observation of November 1, 2026.
Definition of estimated settled ADRThe estimated transacted price level (tax-exclusive equivalent) derived from OTA and other sales data (lowest-plan level × hotel-type factor, ensemble of multiple channels). Past months are finalized values; current and future months are estimates based on current sales. Median error versus published operating results is 6.6%. YoY is calculated between finalized months.
Breakdown of NEstimated settled ADR: Kumamoto business hotels October 2026 N=126 properties (same month prior year 115), September N=122 (prior year 115), August N=122 (prior year 117). City hotels August–October 2026 N=19 properties (same months prior year 19, 19, 18). Monthly estimated OCC: business 55–61 properties / 6,885–7,398 rooms, city 11–14 properties / 1,255–1,585 rooms. References and Sources

■ Data sources

Estimated settled ADR (tax-exclusive equivalent, monthly area median) estimated by MetroEngines Research from OTA and other sales data, and estimated OCC on an OTA-listed inventory basis (fixed cohort). Kumamoto Prefecture: business hotels N=110–126 properties, city hotels N=18–19 properties. The seven-prefecture Kyushu comparison uses business hotels N=49–342 properties per prefecture (September–October 2026). External materials are listed in the table below.

■ Calculation assumptions

YoY is calculated between finalized months (January–October of 2025 and 2026); November–December are estimates based on current sales, so no YoY is shown. The September–October average YoY is calculated between simple averages of the two months’ estimated settled ADR. Booking curves use a fixed cohort (the same set of properties for each stay date) and only observations from 45 days before the stay date onward. Prices in the text are rounded to the nearest ¥100; tables and charts show unrounded values.

■ Limitations and caveats

Estimated settled ADR is an estimate; its median error versus published operating results is 6.6%. The number of properties aggregated varies by month (business hotels in October: 115 properties prior year, 126 this year). City hotels number only 19, so single-month values are volatile. Estimated OCC counts rooms not listed as absorbed and therefore runs higher than actual room occupancy. From September onward the period overlaps with the Kyushu Fukko Oen-wari subsidy, but the drivers of the rate increase have not been isolated.
