The men’s professional golf tournament “Mitsui Sumitomo VISA Taiheiyo Masters (三井住友VISA太平洋マスターズ)” will be held from Thursday, November 12 to Sunday, November 15, 2026 at Taiheiyo Club Gotemba Course (太平洋クラブ御殿場コース) in Gotemba City (御殿場市), Shizuoka (dates confirmed on the official tournament website). Tracking booking pace at hotels and ryokan in Gotemba from 45 days before each stay date shows that, as of October 29, Saturday, November 14 — the night of Round 3 — stands at an estimated OCC (OTA-listed inventory basis) of 98.2%, with only 24 of 1,366 rooms left. Thursday, November 12 — the opening night — is at 87.0%, roughly 20 points above the same weekday a week earlier (Thursday, November 5), which stood at 67.5% at the same 14-days-out point. Saturday, however, averaged 92.9% in October even without a tournament; the real tournament effect shows up on Thursday, Friday, the Wednesday pre-night, and Sunday — the night of the final day. This article lines up the booking curves for the tournament week, the prior week and the following week (a three-day weekend) at identical lead times, and sets out where there is still room to adjust inventory, minimum length of stay and rates over the remaining two weeks.
Scope: lodging facilities in Gotemba City, Shizuoka (all categories). Estimated OCC uses a fixed cohort per stay date: N=20–23 properties, 1,366–1,418 rooms (based on listings on major booking sites). Estimated settled ADR covers N=23–29 properties in the city. The price metric used in this article is the estimated settled ADR (the settled price level estimated from OTA and other sales data, tax-excluded equivalent); occupancy is an estimate based on OTA-listed inventory. Definitions for both are at the end of the article. Data as of: October 30, 2026 (booking curves through observations on October 29).
• ADR (average daily rate) = an estimated settled rate (tax-excluded equivalent), calculated by applying a category-specific adjustment factor to the lowest-plan level each property publishes on OTAs (per-room rate for two guests sharing one room, tax-included). Benchmarked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level ADR (prefecture / municipality) is the median of the estimated settled rates of the covered properties (the level of a typical property in the area).
• References to listed prices mean the per-room rate for two guests sharing one room (tax-included).
• OCC (occupancy rate) = the share of rooms sold out of the total rooms in the area (an estimate based on OTA sales inventory).

- — Sat 11/14 is at 98.2% with 16 days to go, with 24 rooms left and a sold-out property rate of 75.0% (N=20 properties, 1,366 rooms). But October Saturdays also averaged 92.9%, so the tournament effect shows less in the level than in how early it reached 93.0% — already at 45 days out.
- — Opening day, Thu 11/12, is +19.5 points vs. the same weekday a week earlier: 87.0% vs. 67.5% (11/5) at the same 14 days out. The tournament-specific uplift is concentrated on the Wednesday pre-night, Thursday, and Sunday night after the final round.
- — Over 600 rooms remain across Wed, Thu and Sun (11/11: 273 rooms, 11/12: 179, 11/15: 239). Fill them with multi-night conditions tied to Friday and Saturday, and benchmark rates against the September actual of ¥9,846 (+6.3% YoY) and the current November estimate of ¥11,818.
Tournament-Week Booking Curves — Saturday at 98% by 30 Days Out; Thursday +29.5 Points vs. the Prior Week Already at 45 Days Out
First, we trace the curves for the four tournament nights and the pre-night from 45 days before the stay date to the latest observation (October 29). Saturday, November 14 — the night of Round 3 — had already reached 93.0% at 45 days out (N=20 properties, 1,366 rooms), hit 98.2% at 30 days and 99.0% at 21 days, effectively pinning to the ceiling, and was at 98.2% at the latest point, 16 days out. Only 24 rooms remain, and the share of properties with no listed inventory visible on OTAs and other channels (sold-out property rate, estimated) is 75.0%. Friday, November 13 — the night of Round 2 — has also tightened, from 87.6% at 45 days to 90.5% at 30 days and 94.5% at the latest point, 15 days out (N=20 properties, 1,366 rooms), with 75 rooms left and a sold-out property rate of 45.0%.
By contrast, Thursday, November 12 — the opening night — went from 78.7% at 45 days to 82.6% at 30 days and 87.0% at the latest point, 14 days out (N=21 properties, 1,376 rooms). That is a gain of just +8.3 points over 45 days, leaving the weekday-like headroom of 179 rooms and a sold-out property rate of 19.0%. Sunday, November 15 — the night of the final day — grew the most of the four nights, +16.3 points from 66.8% at 45 days to 83.1% at 17 days out (N=22 properties, 1,417 rooms), with 239 rooms left and a sold-out property rate of 27.3%. The pre-night, Wednesday, November 11, went from 65.3% at 45 days to 80.2% at 13 days out (N=21 properties, 1,376 rooms); with 273 rooms left and a sold-out property rate of 19.0%, it is high for a Wednesday but still has room.

In summary, the tournament-week curves take the shape of “Saturday hits the ceiling first, Friday follows, and Thursday, Sunday and the Wednesday pre-night still have rooms.” Gotemba, however, is an area with structurally strong weekends, so it is premature to read Saturday’s high level directly as a tournament effect. Next, therefore, we line up the same weekdays in the prior and following weeks at identical lead times.
Same-Lead-Time Comparison with the Prior and Following Weeks — The Tournament Effect Shows on Thursday, Friday and the Wednesday Pre-Night
The same weekday in the prior week, Thursday, November 5, stood at 49.2% at 45 days, 54.8% at 30 days and 67.5% at 14 days (N=22 properties, 1,417 rooms). Thursday, November 12, the opening day, was 87.0% at the same 14 days out — a gap of +19.5 points. Since the gap was +29.5 points at 45 days out (78.7% vs. 49.2%), this suggests that spectator and staff demand for the tournament-week Thursday came in early, and the gap narrowed only as the prior-week Thursday filled up closer to the date. Friday is similar: Friday, November 13 was at 93.3% at 21 days out, while Friday, November 6 was at 78.6% at the same point, a gap of +14.7 points. Comparing event weeks with normal weeks on the same weekday and the same days remaining is the same approach we used in our verification for Toyama, comparing the three days of the Owara Kaze-no-Bon festival (おわら風の盆) with the same weekdays in the following week, where a 21.8-point gap was essentially settled by 45 days out.
Saturday, on the other hand, shows a smaller gap. Saturday, November 14 was at 99.0% at 21 days out, versus 84.3% for Saturday, November 7 at the same point — indeed +14.7 points higher. But the following Saturday, November 21, is the first day of a three-day weekend including Labor Thanksgiving Day, and at 23 days out it had already reached 93.9% (N=22 properties, 1,377 rooms) with a sold-out property rate of 45.5%. October actuals also show Saturdays averaging 92.9% (N=17–22 properties, 1,066–1,412 rooms, including a three-day weekend), 12.4 points above the monthly average of 80.5%; in other words, Saturdays in Gotemba fill to around 90% even without a tournament. What makes the tournament-week Saturday special is not its “level” but “the speed at which it reached 93.0% by 45 days out.” The approach of building a sales calendar backward from the prior week, the middle day and the final day, anchored on the same Saturday, November 21, is also laid out in our booking curve analysis of Kyoto’s Labor Thanksgiving three-day weekend.

Sunday needs careful reading. Sunday, November 15 is at 83.1% at 17 days out, +10.8 points above the prior Sunday, November 8, which was at 72.3% at the same 17 days out. October actuals put the Sunday average at 76.6%, or just 69.6% excluding three-day weekends (N=17–22 properties), so it is natural to attribute occupancy above 80% on the night of the final day to guests who stay after watching the final round and to staff demand tied to teardown. That said, the following Sunday, November 22 — the middle day of a three-day weekend — has also reached 82.1% at 24 days out, so whether Sunday’s strength is specific to the tournament is best judged by “how much earlier” it filled compared with normal Sundays in the same period.
Estimated OCC for each weekday at 45 days out and at the latest point (observed October 29). Tournament week = 11/11–15; prior week = 11/4–8. N=20–23 properties, 1,366–1,418 rooms. Source: MetroEngines Research; compiled by HotelBank Editorial Team
Together, these two comparisons reveal the outline of tournament demand in Gotemba. Behind it is a structure in which normal weekend demand — the outlets and leisure trips to the foothills of Mt. Fuji — is concentrated on Saturday, so the tournament has little room to add on top of Saturday to begin with. Conversely, weekdays in a normal week sit around 50% at 45 days out, and when spectator, operations, media and exhibitor demand is layered on top, a gap of about +20 points opens on Thursday, and even the Wednesday pre-night shows +12.1 points in the 14-days-out comparison (November 11 at 79.2% vs. November 4 at 67.1%). If the tournament is treated as a revenue opportunity, focusing on “under what conditions to fill the remaining rooms on Wednesday, Thursday and Sunday” rather than “what price to charge for Saturday” is the more realistic play for the remaining two weeks. Estimated Settled ADR Levels — September Actual +6.3% YoY; November Currently Estimated at ¥11,818
We check rates using the estimated settled ADR (tax-excluded equivalent, monthly). For all categories in Gotemba City (N=23–29 properties), September 2026 — the most recent month comparable on an actual basis — came in at ¥9,846 (N=28), +6.3% versus ¥9,262 (N=23) in the same month of the prior year. August was also up +5.3%, at ¥11,382 (N=28) vs. ¥10,813 (N=23), so rates have been running 5–6% above the prior year from summer into autumn. For November, the tournament month, last year’s actual was ¥9,633 (N=25), and this year’s estimate based on current sales is ¥11,818 (N=29). Since an actual and a current estimate cannot be compared directly, the year-over-year difference should be assessed once the month-end actual is finalized.

By category, the picture diverges. Business hotels in the city (N=13–15 properties) posted a September 2026 actual of ¥10,554, a large +13.9% rise from ¥9,262 a year earlier, whereas resort hotels (N=5–7 properties) moved the opposite way, at ¥17,243, −10.3% from ¥19,213 a year earlier. With such small samples, a single property can swing the median, which must be taken into account, but one reasonable reading is that business hotels are converting weekday demand into rate, while resorts are seeing a pullback from last year’s high level. Current November estimates are ¥11,818 for business hotels (N=15) and ¥22,731 for resort hotels (N=7), both selling above last November’s actuals (business ¥8,677, resort ¥16,474) — but these figures, too, await finalization.

For Revenue Managers of Hotels and Ryokan in Gotemba — Implications and Action Plan
Operational Insights
First, when benchmarking your property’s curve against the market, the right comparison is “the same weekday at the same days remaining.” In the market, Thursday, November 12 was at 87.0% at 14 days out, Friday, November 13 at 94.5% at 15 days out, and Saturday, November 14 at 98.2% at 16 days out. If your own booking pace for those dates is well below these levels, it is worth first suspecting that exposure conditions (restrictions on rate plans or minimum length of stay) — not price — are holding you back. Conversely, if you are at or above market, you have entered the phase where the remaining rooms should be sold with a tilt toward rate.
Second, Saturday’s strength is normal for Gotemba. October Saturdays averaged 92.9%, and the first day of the following three-day weekend, Saturday, November 21, has already reached 93.9% at 23 days out. Treating only the tournament-week Saturday as special and pricing too aggressively would make it inconsistent with the following weeks. For Saturday, it is more natural to factor in that it “fills early” and hold back the few remaining rooms until the end.
Third, the tournament-specific uplift lies on Wednesday, Thursday and Sunday. The pre-night, Wednesday, November 11, is at 80.2% with 273 rooms left; opening day, Thursday, November 12, is at 87.0% with 179 rooms left; and the final day, Sunday, November 15, is at 83.1% with 239 rooms left — over 600 rooms in total still available in the market across these three nights. Whether these can be sold not as “Thursday alone” but tied to Friday and Saturday — as “Wed–Thu,” “Thu–Fri” or “Sat–Sun” — will determine the revenue upside of tournament week.
Fourth, keep your rate benchmark on the monthly estimated settled ADR. Given that the September actual for all categories in the city was ¥9,846 (+6.3% YoY) and the current November estimate is ¥11,818, letting tournament-week inventory go at normal November rates could, in hindsight, become a factor dragging down the rate for the whole month. Daily price differences are outside the scope of this article, but deciding up front where you want to land at the monthly level makes decisions over the remaining two weeks less likely to waver.
| Timeframe | Action | Decision trigger (figures from this article) | Aim |
|---|---|---|---|
| Today–this week (13–16 days out) | Hold back remaining rooms for Sat 11/14 and stop discounting single-night stays | Market at 98.2% at 16 days out, 24 rooms left, sold-out property rate 75.0% | Allocate the last few rooms to last-minute demand at high rates |
| Today–this week | Put Thu 11/12 and Wed 11/11 front and center with multi-night conditions tied to Friday | Thursday 87.0% (179 rooms left) and Wednesday 80.2% (273 rooms left) vs. Friday 94.5% (75 rooms left) | Pull easy-to-fill Friday demand toward the weekdays |
| Within two weeks (up to 7 days out) | Sell Sun 11/15 as part of a Sat–Sun two-night package and avoid discounting Sunday on its own | Sunday at 83.1% at 17 days out, +10.8 points above the prior week’s same weekday (72.3%) at the same point | Capture overnight demand after the final round |
| Within two weeks | Check your Thu/Fri booking pace against the market at the same days remaining twice a week | Market curves are gentle: Thursday moved only +8.3 points and Friday +6.9 points over 45 days | Spot lags early and decide between loosening conditions and holding rate |
| Last minute (3 days out to the day) | Resell rooms returned through same-day cancellations at tournament levels, not normal Wed/Thu levels | Even the prior-week Thursday kept rising close-in from 72.5% at 7 days out, confirming last-minute demand | Prevent price erosion on returned inventory |
| Next week onward (11/21–23 three-day weekend) | Apply the Saturday selling approach set for tournament week to the first day of the three-day weekend as well | Sat 11/21 at 93.9% at 23 days out, sold-out property rate 45.5% | Roll tournament-week decisions over to the following week’s high-demand day |

Summary — Three Yardsticks for Measuring Tournament Week
We close our look at Gotemba during Taiheiyo Masters week with three reusable yardsticks. The first is to “compare with the prior week on the same weekday at the same days remaining”: only by viewing Thursday, November 12’s 87.0% against the prior Thursday’s 67.5% at the same 14 days out does the size of the tournament effect, +19.5 points, become clear. The second is to “read the effect only after subtracting the normal weekday pattern”: with October Saturdays averaging 92.9%, what matters about Saturday, November 14’s 98.2% is not the level but how early it reached 93.0% — at 45 days out. The third is to “set your monthly landing point on the estimated settled ADR before selling the remaining rooms”: against the market yardsticks of a ¥9,846 September actual (+6.3% YoY) and a current November estimate of ¥11,818, decide under what conditions to fill the 600-plus rooms still open on Wednesday, Thursday and Sunday. The event may come only once a year, but these three perspectives carry over directly to three-day weekends and the autumn-foliage season.
About the Data
| Estimated OCC (OTA-listed inventory basis) | OTA-listed inventory-based occupancy = 100 − 100 × OTA-listed rooms remaining ÷ total rooms. Covers a fixed cohort of properties that list at least 30% of their total rooms on OTAs (the same set of properties for each stay date; the number of properties is shown as N in the article). This is an estimate based on how OTA-sold inventory is being absorbed and differs in definition from actual room occupancy (it tends to run high, since rooms not listed are counted as sold). Target months are November 2026 (tournament week, prior week and following week), with September and October 2026 used as actual references. |
| Booking curve | Based on observations from 45 days before the stay date to the latest point. Checkpoints are 45 days, 30 days and 21 days out, plus the latest point (observed October 29). |
| Estimated settled ADR | The settled price level (tax-excluded equivalent) estimated from OTA and other sales data (lowest-plan level × category factor, ensembled across multiple channels). Past months are actuals; current and future months are estimates based on current sales. Median error of 6.6% when benchmarked against publicly disclosed operating results. This is a monthly city-wide median and does not cover daily or day-of-week prices. |
| Sample N | Estimated OCC: Gotemba City, all categories, 20–23 properties and 1,366–1,418 rooms per stay date (October actuals: 17–22 properties, 1,066–1,412 rooms; September actuals: 12–18 properties, 815–1,086 rooms). Estimated settled ADR: all categories 23–29 properties, business hotels 13–15 properties, resort hotels 5–7 properties. Sold-out property rate is the share of properties with no listed inventory visible on OTAs and other channels (estimated). |
| Data as of | Data as of: October 30, 2026 (booking curves through observations on October 29). Sales status and inventory change daily, so the figures in this article are a snapshot as of the time of retrieval. |
