Katsunuma Fairfield by Marriott: 88 Rooms in 2028, Required ADR ¥16.2k

Investment & Development

A Marriott International hotel is under construction on the grounds of the Chateau Katsunuma (シャトー勝沼) winery in Katsunuma, Koshu City, Yamanashi, where a groundbreaking ceremony was held on February 5, 2026. Marriott’s official openings list (accessed October 27, 2026) shows it as “Fairfield by Marriott Yamanashi Koshu Katsunuma,” opening in Q1 2028 with 88 rooms. This article looks at what it means for a foreign select-service brand to open in Katsunuma, often called the birthplace of Japanese wine, without stopping at “there aren’t many places to stay.” We examine four layers: room stock within 3km and 5km, the estimated settled ADR in Koshu City and neighboring Fuefuki City, zoning and farmland conversion, and land prices together with resident and worker population. We then use a sensitivity table to estimate the ADR an 88-room project needs to work. The intended readers are developers and local governments seeking to attract foreign brands to regional Japan, regional banks, and private funds.

About the Data in This Article
• ADR (average daily rate) = an estimated settled rate (tax-excluded equivalent), calculated by applying segment-specific adjustment factors to the lowest-plan level each property publishes on OTAs (per room, two guests per room, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level ADR (prefecture or municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for two guests per room (tax included).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuous tracking of OTA public prices for approx. 168,000 properties, of which approx. 27,000 are confirmed operating)

Room stock in this article covers lodging facilities with one or more rooms (excluding leisure/love hotels) within a 3,000m radius of Chateau Katsunuma. “Active” means a sale price was observed on major booking sites in the last 3 months (August–October 2026) (as of October 28, 2026; MetroEngines Research). The conditions for the 5km radius and the Isawa-Onsen Station area are given in the footnote to each table.

Key Takeaways
  • — Q1 2028, 88 rooms: listed on Marriott’s official openings list as “Fairfield by Marriott Yamanashi Koshu Katsunuma” (85 rooms in press reports at groundbreaking). The operator and investment amount have not been disclosed.
  • — Only 8 active properties with 25 rooms within 3km: all 14 listed properties (72 rooms) are small, and the 88-room opening would multiply active rooms by about 4.5. Even within 5km, active stock is 12 properties with 125 rooms (as of October 28, 2026).
  • — Estimated settled ADR (September 2026): Fujikawaguchiko Town ¥16,800 (N=73), Koshu City ¥14,600 (N=5, indicative), Fuefuki City ¥13,300 (N=52), Yamanashi Prefecture overall ¥11,700 (N=306).
  • — Required ADR of about ¥16,200: base case of approx. ¥2.91 billion total investment, 70% occupancy, 40% GOP margin and a 5% NOI yield. The sensitivity range is ¥14,000–¥19,000; Fuefuki levels fall short and a Lake Kawaguchiko-level rate is needed.
  • — Construction cost matters more than land: the site is a former vineyard on land with no zoning designation in a non-delineated planning area, so the development permit and farmland conversion come first. Land is around ¥20,000/m², less than 3% of total investment.

The conclusion first. Within a 3km radius of Chateau Katsunuma, only 8 lodging properties with 25 rooms had a sale price observed on major booking sites in the last three months, and they are minshuku (family-run guesthouses), a youth hostel and whole-house rentals. Widening the radius to 5km gives only 12 active properties with 125 rooms, and 85 of those rooms belong to a single business hotel in Yamanashi City. In other words, once an 88-room hotel opens, active rooms within 3km will rise 4.5-fold from 25 to 113, and the new property itself will become the area’s “standard hotel.” The more accurate framing is that this is not a project to be judged by competitive density, but one that builds capacity for overnight demand from scratch.

The price benchmarks are neighboring Fuefuki City (Isawa Onsen) and the northern foothills of Mt. Fuji. In September 2026, the estimated settled ADR was ¥13,300 in Fuefuki City (N=52), ¥16,800 in Fujikawaguchiko Town (N=73) and ¥14,600 in Koshu City (N=5, indicative); both the eastern Kofu Basin (Kyōtō, 峡東) and the Fuji foothills are above the prefecture-wide ¥11,700 (N=306). Our estimate, meanwhile, puts the required ADR at about ¥16,200, assuming a building of approx. 3,600m² gross floor area with 88 rooms built at the 2025 actual hotel construction cost (approx. ¥2.18 million per tsubo) plus cost escalation during construction, and a 5% NOI yield, 70% occupancy and 40% GOP margin. That is out of reach at Isawa Onsen levels and close to Fujikawaguchiko levels. How the experiential value of a winery stay can close that gap is the key question for this project and for similar regional wine-region projects.

Where the Project Stands — Public Information From Primary Sources

We first lay out, in chronological order, only the facts published by the companies and public bodies involved. On May 28, 2025, the Nikkei online edition reported a plan to build a Marriott International hotel on the grounds of the Chateau Katsunuma winery in Koshu City, and two days later, on May 30, Chateau Katsunuma itself announced on its official website that “it has been formally decided that the hotel will open in spring 2028.” Tetsudo Channel (June 5, 2025) reported that the site is a former vineyard of about 4,200m² and that Sekisui House would handle project management. At that point the hotel name, brand, room count and operator were all “to be announced.”

Follow-up news came in 2026. On February 5, 2026, YBS Yamanashi Broadcasting reported that a groundbreaking ceremony had been held on site and construction had begun; according to Sekisui House, the contractor, the plan calls for one basement level and five floors above ground, a gross floor area of about 3,600m² and 85 rooms, with construction completing in autumn 2027 and opening in spring 2028. Marriott International’s official openings list (accessed October 27, 2026, the time of our research) shows “Fairfield by Marriott Yamanashi Koshu Katsunuma” as “Opening Q1, 2028” with “88 Guestrooms.” The room count differs by three between press reports (85) and the official list (88), and the operator and investment amount have still not been disclosed.

For the brand’s positioning we cite only Marriott’s official information. Marriott’s official brand portfolio places Fairfield by Marriott in the “Select” tier and describes it as hotels that are “modern, consistent and recognizable” for every stay. The official brand description in Sekisui House Hotel Management’s March 12, 2026 release says the brand is founded on “trusted service and warm, friendly hospitality,” with rooms that have “separate, high-quality living, working and sleeping areas,” and more than “1,300 properties in 20 countries and territories.” According to the same release, the Michi-no-Eki (roadside station) Project that Sekisui House and Marriott began in October 2020 has reached 29 properties in 14 prefectures, so a model in which a foreign brand bundles regional select-service hotels is already operating in Japan. Whether the Katsunuma plan is part of the Michi-no-Eki Project has not been disclosed, so we treat it as a separate project. The brand’s first property in Japan, the 254-room hotel in Sapporo, is a rebrand, and six years on it can serve as a reference point for how the brand prices in Japan.

The region is also preparing to receive visitors. On June 16, 2026, Koshu City, JR East’s Hachioji Branch, Yamanashi Chuo Bank, Ensen Marugoto and Yamanashi Chiiki Design signed a “partnership agreement on promoting tourism revitalization based in the Katsunuma district of Koshu City” at Katsunuma-budokyo Station. The agreement has four pillars: sending visitors from the Tokyo area and creating experience tours; using the Katsunuma-budokyo Station building and idle assets around the station (turning it into a tourism hub); studying better secondary transport to the wineries; and building a framework for new financing, including studying the formation of a regional revitalization fund. The release describes Katsunuma as a wine region with “more than 30 wineries” and says a coffee stand and winery information service will be added to the station waiting room during fiscal 2026. Ahead of the hotel opening, the municipality, the railway and the regional bank appear to be preparing the route from the station to the wineries and a vehicle for funding.

Foreign Brands Spreading to the Regions — Katsunuma, Karuizawa, Matsumoto and Hakone on the Official Pipeline

Whether the Katsunuma project is seen as a one-off or as part of a trend changes how much weight it carries in investment decisions. Lining up the 14 Japanese projects on Marriott’s official openings list (accessed October 27, 2026), besides Courtyard hotels in metropolitan areas such as Kyoto, Kobe and Shin-Yokohama, there are four tourist or wine-region destinations outside the three major metropolitan areas: Hakone (Luxury Collection, 126 rooms), Karuizawa (Autograph Collection, 51 rooms), Matsumoto (Moxy, 203 rooms) and Katsunuma (88 rooms). Add three in Okinawa and three in Kitakyushu, Kokura and Hiroshima, and more than half of the official pipeline is in regional Japan.

Viewed as a wine region, Yamanashi’s depth can be confirmed in numbers. According to the National Tax Agency’s “Overview of the Liquor Manufacturing and Wholesale Industries (FY2025 survey),” 519 production sites (wineries) in Japan produced or shipped wine in 2024, and by prefecture the top three are Yamanashi (85), Nagano (81) and Hokkaido (69). The Yamanashi Tourism Organization says the prefecture’s wineries account for about 30% of Japan’s production, and JR East’s release says the Katsunuma district alone has more than 30 wineries. In other words, one district of one city holds roughly 6% of Japan’s wineries, and few places in Japan can let a foreign brand build its concept around staying in a wine region. Emerging wine areas such as Tomi City in Nagano and Yoichi Town in Hokkaido could be next, but Katsunuma is within about two hours of Shinjuku on the Chuo Line by limited express plus a local train, and that proximity to Tokyo sets it apart from other wine regions. Our analysis of Japan’s wine regions in autumn 2026 compares harvest-season room rates and lodging capacity across four areas: Koshu, Shinshu, Sorachi–Yoichi and Okitama.

Supply Structure — 14 Properties / 72 Rooms Within 3km, 8 / 25 Active, All Small

We look at supply by radius, separating listed stock from active stock. Within 3km of Chateau Katsunuma, 14 lodging properties with 72 rooms are listed on major booking sites. They break down into one ryokan with 21 rooms (a publicly owned facility near Katsunuma-budokyo Station), six minshuku with 40 rooms, one youth hostel with 5 rooms and six whole-house rentals (vacation homes and cottages) with 6 rooms; only two properties with 31 rooms have 10 or more rooms. Moreover, just 8 properties with 25 rooms are “active,” with a sale price observed in the last three months, and neither of the two properties with 10+ rooms had any sales observed during that period.

Widening to 5km gives 20 listed properties with 186 rooms and 12 active properties with 125 rooms, but most of the added rooms belong to a single business hotel in Yamanashi City that opened in 1997 (85 rooms). Excluding it, only 11 properties with 40 rooms are active within 5km. Over the past ten years, listed stock within 3km went from 8 properties / 66 rooms in 2017 to 12 / 70 in 2026, and within 5km from 12 / 177 to 18 / 184; the only additions were 1–2-room properties such as whole-house rentals and farm stays, and the total room count barely moved (the annual series counts listed stock in each year and uses a different basis from the October 28, 2026 snapshot above, so property and room counts differ slightly). By decade of opening, about 90% of rooms within 5km are in buildings from the 1990s or earlier. On the supply side, the reality of this project is 88 rooms entering a market where no meaningful new room supply has arrived for more than 20 years.

Source: MetroEngines Research & Consulting (room stock count. “10+ rooms” = properties with 10 or more rooms excluding leisure/love hotels; “all sizes” = 1 or more rooms. Active = properties with a sale price observed on major booking sites in the last 3 months)

For comparison, counting the 3km radius around Isawa-Onsen Station, another lodging hub in the eastern Kofu Basin, under the same conditions (10+ rooms) gives 55 listed properties with 2,646 rooms and 45 active properties with 2,228 rooms. Ryokan (38 properties, 1,542 rooms) form the core, followed by business hotels (11 properties, 743 rooms) and resort hotels (2 properties, 222 rooms). Comfort Inn Kofu Isawa (91 rooms) opened in July 2024 and HOTEL LiVEMAX Resort Isawa Onsen (136 rooms) in June 2026, so Isawa keeps receiving new supply of around 100 rooms a year. Katsunuma is about 10km from Isawa-Onsen Station in a straight line, and so far, overnight stays by visitors touring the wineries have been absorbed by Isawa’s ryokan district and hotels in Kofu City. The Katsunuma hotel will, for the first time, add an in-region option to this pattern of “play in the wine region, sleep in the next town.”

Price Levels — Fuefuki ¥13,300, Kawaguchiko ¥16,800, Koshu Indicative at N=5

We compare municipalities using the estimated settled ADR (median of covered properties). In September 2026, among the seven main municipalities compared here, Fujikawaguchiko Town was highest at ¥16,800 (N=73), followed by Koshu City ¥14,600 (N=5), Yamanashi City ¥13,900 (N=5), Fuefuki City ¥13,300 (N=52), Hokuto City ¥12,500 (N=22), Fujiyoshida City ¥12,100 (N=19) and Kofu City ¥8,300 (N=36); Yamanashi Prefecture overall was ¥11,700 (N=306) (see the chart for exact values). Koshu City and Yamanashi City each have only five covered properties, and the median moves when a single property changes, so we use them only as a rough guide to level and do not draw year-on-year conclusions from them. Koshu City was ¥10,600 (N=6) in September 2025, and the mix of covered properties has changed over the year.

Yamanashi estimated settled ADR by municipality (September 2026, median)
Source: MetroEngines Research & Consulting (estimated settled ADR, 2 guests per room, tax-excluded equivalent, median of verified categories. N in parentheses = number of properties)

Overlaying seasonality for the two municipalities with large samples against the previous year shows how the eastern Kofu Basin and the Fuji foothills differ. Fuefuki City peaked in summer holidays and in the autumn-foliage and year-end periods, at ¥16,600 in August 2025, ¥16,200 in November and ¥17,300 in December; in 2026 it was ¥15,200 in August before returning to ¥13,300 in September, up 5.2% year on year. Fujikawaguchiko Town has a higher summer peak, at ¥21,400 in August 2025 and ¥19,400 in August 2026, and was ¥16,800 in September, up 2.2% YoY. Yamanashi Prefecture overall was ¥11,700 in September, up 7.4% YoY, so the prefectural average grew faster. That no rate peak yet appears in Fuefuki’s figures for September–November, the grape harvest and wine tourism season, can be read as a sign that pricing for wine-region stays is still being formed.

Monthly estimated settled ADR, Fuefuki City and Fujikawaguchiko Town (2025 vs 2026, settled months only)
Source: MetroEngines Research & Consulting (median estimated settled ADR. Fuefuki City N=47–54, Fujikawaguchiko Town N=65–73. 2026 covers settled months January–September)

Note that the listed prices (all-plan average, 2 guests per room, tax included) of the 18 properties in Koshu City with prices on major booking sites averaged ¥32,600 in September 2026, more than twice the estimated settled ADR. This is because whole-house rentals and minshuku with two meals included push up the average listed price, showing that the Katsunuma lodging market is split between “a few high-priced whole-house rentals” and “small, mostly room-only inns.” An 88-room select-service hotel will put a sizable block of rooms between these two ends for the first time.

Land-Use Issues — No Zoning, Former Farmland, Land at ¥20,000/m²

We use data from MLIT’s Real Estate Information Library to check what issues arise when “turning a vineyard into a hotel site.” The parcel containing the site’s coordinates is inside a city planning area, but no zoning district is designated. According to Yamanashi Prefecture’s city planning materials, the only planning area in the prefecture with area classification (the line drawn between urbanization promotion areas and urbanization control areas) is the Kofu City Planning Area; the Kyōtō City Planning Area spanning Koshu City and Yamanashi City is non-delineated. The site is therefore not in an “urbanization control area” but on unzoned land in a non-delineated area (so-called “white land”). With no zoning district, the Building Standards Act’s use restrictions do not apply, and building coverage and floor area ratios follow the values the designated administrative agency sets for each area. The development permit threshold in non-delineated areas is in principle 3,000m² or more, and the site of about 4,200m² exceeds it, so the first step is to confirm whether a development permit under the City Planning Act is required.

Next is farmland. If the site was a vineyard, as reported, a conversion permit under the Agricultural Land Act is needed (Article 4 when the owner converts it, Article 5 when rights are transferred), and whether it can be granted depends in principle on the farmland classification. Farmland designated as an agricultural promotion area (so-called “green land”) in the municipality’s agricultural promotion area development plan is in principle not permitted, and a conversion application cannot proceed until it is first removed from that area. Class 1 farmland in contiguous blocks is also in principle not permitted; Class 2 farmland, where urbanization is expected, is permitted when no other suitable land is available; and Class 3 farmland in urban areas is in principle permitted. Conversions above 4 hectares also require consultation with the Minister of Agriculture, Forestry and Fisheries, but this site of about 4,200m² is well below that threshold. The classification of the Katsunuma site has not been disclosed, so we make no judgment, but for developers looking for hotel sites in regional wine areas, choosing a site “on a winery’s grounds” means gaining the vineyard landscape while building the farmland classification and removal procedures into the start of the business plan. Our analysis showing that 61% of 2026 hotel openings fall outside urbanization promotion areas sets out, using openings nationwide, how the permit route and time to opening change by city planning classification.

Land is a small share of the investment. The prefectural land price survey benchmark about 0.7km from the site (Koshu-7, Katsunuma, residential) was ¥20,200/m² in 2026, down 1.0% year on year; the official land price point Koshu-5 (Shimoiwasaki, Katsunuma) was ¥15,800/m², down 1.3%; and the Hishiyama benchmark (Koshu-9) was ¥11,500/m², down 1.7%. All points in Katsunuma are in the ¥10,000–¥20,000/m² range and continue to fall by a little over 1% a year. Even the commercial point near Enzan Station (Koshu 5-1) is ¥43,700/m². Valuing the 4,200m² site at ¥20,000/m² gives about ¥80 million, less than 3% of total investment. In hotel development in regional wine areas, it is construction cost, not land, that determines the investment amount.

Demand Structure — Drawing Visitors Into a Market of 8,135 Residents and 2,618 Workers

Thin local demand is not a weakness of this project but its nature. According to MLIT’s 250m-mesh future population estimates (National Land Numerical Information), the resident population within 3km of the site was 8,870 in 2020 and 8,135 in 2025, and is projected to fall 29.9% to 6,217 by 2040. The share aged 65 and over is 39.5%. Looking at employment within the same 3km radius in the Economic Census for Business Activity (2021) by the Ministry of Internal Affairs and Communications and METI, there are 348 establishments and 2,618 workers, of whom only 59 (2.3%) are office workers. This is not a location that captures weekday business travel from local companies, and the yardsticks used to evaluate business hotel sites do not apply here.

So where will demand come from? First, visitors from the Tokyo area. Average daily passengers at Katsunuma-budokyo Station, per MLIT’s station passenger data, were 886 in FY2019, 458 in FY2020 and 616 in FY2023 (FY2021–2022 not included), and the station mainly serves day-trippers within two hours of Shinjuku. Turning these day trips into overnight stays matches the direction the partnership agreement calls “year-round wine tourism.” Second, inbound visitors. Yamanashi recorded 2.681 million foreign guest nights in 2025 (up 4.9% YoY), 27.7% of the prefectural total. Most of them, however, stay in the Fuji foothills, and the eastern Kofu Basin still has little capacity for inbound visitors within the prefecture. The significance of a foreign brand’s booking network and loyalty base connecting to this gap lies in demand from outside the region, not local demand.

Third, the wineries themselves are destinations for a stay. The four active whole-house rentals within 3km all opened in 2021 or later, under names such as “Wine Inn” and “Inn with a View of the Orchards.” The fact that 1–2-room properties have been capturing harvest-season demand is evidence that guests willing to pay for staying in a wine region already exist. The 88-room hotel’s role is to scale this demand from individual whole-house rentals to branded rooms.

Required ADR Estimate — 88 Rooms, 3,600m² Gross Floor Area, a ¥14,000–¥19,000 Range

What rate does a foreign-branded select-service hotel need to work in a regional wine area? Taking the published gross floor area of about 3,600m² (about 1,089 tsubo) and the official 88 rooms as given, we show a sensitivity table varying construction cost and occupancy. The base construction cost is about ¥2.18 million per tsubo (2025 actual, all structures), calculated from the planned construction cost and floor area of “hotels or ryokan” nationwide in MLIT’s Building Construction Starts Statistics for calendar 2025, with ¥2.0 million and ¥2.4 million as sensitivities. For cost escalation during construction, we used Turner & Townsend’s construction cost inflation forecast for Japan published in March 2026 (+5.3% in 2026, +5.0% in 2027), compounding the 2026 figure and half of 2027 toward completion in autumn 2027 (about +7.9%, our calculation). FF&E and pre-opening costs are ¥3 million per room, and land is added for reference at 4,200m² × ¥20,200/m², or about ¥80 million. We use a 40% GOP margin as a guide for select-service hotels. Invincible Investment Corporation discloses a GOP of 38.9% for the 91 MHM-operated properties (fiscal period ended December 2024), so 40% is a reasonable range for a newly opened hotel once stabilized.

Required ADR = total investment × target NOI yield 5% ÷ (88 rooms × 365 days × occupancy × GOP margin 40%). At a 6% target yield, multiply each value by 1.2 (about ¥19,400 in the base case). With 85 rooms, the base case is about ¥16,700. Estimate by MetroEngines Research & Consulting

The base case (¥2.18M/tsubo, 70% occupancy, 5% yield) requires an ADR of about ¥16,200, with a sensitivity range of ¥14,000–¥19,000; at a 6% target yield the range widens to ¥16,800–¥22,800. Set against current rates, Fuefuki City’s ¥13,300 (N=52) falls short, and roughly Fujikawaguchiko Town’s ¥16,800 (N=73) is needed. Koshu City’s ¥14,600 (N=5) is indicative only, but it suggests a 10–20% premium over the median of today’s small inns. In other words, this project must be designed not as “a hotel sold at the same rate as Isawa Onsen ryokan,” but as “a hotel that earns the same rate as Lake Kawaguchiko’s lakeside resorts through winery stays.” Whether it can build rate peaks in the September–November harvest season and the fresh-green Golden Week period, and fill the winter with multi-night stays by Tokyo-area wine enthusiasts and the foreign brand’s loyalty-member demand, will decide whether 70% occupancy and a ¥16,000 rate can be achieved together.

Implications — What the Host Side Should Prepare Before Welcoming a Foreign Brand to a Regional Wine Area

Generalizing from Katsunuma, the key to success when a foreign brand enters a regional wine area is less the brand’s appetite than the groundwork on the receiving side. The first is land. Securing the wine-region landscape means choosing farmland-side land, and the time from removal from the agricultural promotion area to the conversion permit sets the project timeline. If municipalities can show in advance the review cycle for their agricultural promotion area development plans and the contact point for development permits, developers can reach decisions faster. Non-delineated, unzoned sites have no use restrictions but often have low designated floor area ratios, which is where the upper limit on room count is set.

The second is access and funding. In Katsunuma, the municipality, railway and regional bank signed an agreement before the hotel broke ground, lining up a station tourism hub, secondary transport and a study of a regional revitalization fund. A regional fund formed by a regional bank could become a financing vehicle for domestic owners bringing in a foreign brand to operate the hotel, and the railway’s visitor flow helps support an occupancy floor. For private funds, projects in which public bodies have already committed to demand-side improvements make it easier to ground occupancy assumptions.

The third is rate design. As our estimate shows, in regional hotel development driven by construction cost, the required ADR typically exceeds the median of existing local inns. Rather than competing on price on the same ground as existing inns, the design must create a rate tier one level higher through the value of the stay: winery visits, harvest experiences and local food. The fact that nearby whole-house rentals already capture harvest-season demand at high listed prices proves that guests willing to pay for that tier exist, and the brand’s loyalty base is a way to extend it year-round. When Katsunuma’s 88 rooms open in spring 2028, how far the eastern Kofu Basin’s estimated settled ADR moves will become a benchmark for the next regions aiming at wine-region development.

Frequently Asked Questions

Frequently Asked Questions
Are the room count and brand of the Marriott hotel in Katsunuma confirmed?Marriott International’s official openings list (accessed October 27, 2026) shows it as “Fairfield by Marriott Yamanashi Koshu Katsunuma,” opening in Q1 2028 with 88 rooms. Press reports at groundbreaking (YBS Yamanashi Broadcasting, February 5, 2026) gave 85 rooms, and the operator and investment amount have not been disclosed. Please check the companies’ official announcements for the final specifications.
How many hotels are nearby?Within 3km of Chateau Katsunuma, 14 lodging properties with 72 rooms are listed on major booking sites, of which 8 properties with 25 rooms had sales observed in the last three months (as of October 28, 2026). Even within 5km, active stock is only 12 properties with 125 rooms, and 85 of those rooms belong to a single business hotel in Yamanashi City.
What assumptions are behind the required ADR estimate? It is our estimate applying, to the published approx. 3,600m² gross floor area and 88 rooms, a construction cost of about ¥2.18 million per tsubo based on the 2025 Building Construction Starts Statistics, cost escalation during construction (Turner & Townsend forecast), FF&E of ¥3 million per room, a 40% GOP margin and a 5% target NOI yield. The base-case required ADR is about ¥16,200 and differs from the actual project terms.

About data handling: Room stock in this article is based on listings on major booking sites as of October 28, 2026, and properties without listings are not included. Estimated settled ADR uses settled months through September 2026; future months are not used. Estimated settled ADRs for Koshu City and Yamanashi City cover only five properties each and should be treated as a rough guide to level. The required ADR estimate applies general assumptions to published information, and investment decisions require an individual feasibility study.

References and Sources

■ Data sources

Room stock was counted as of October 28, 2026 from OTA-listed properties tracked continuously by MetroEngines Research, covering properties within 3km and 5km of Chateau Katsunuma (and, for comparison, within 3km of Isawa-Onsen Station with 10+ rooms). Estimated settled ADR is the median of covered properties in each municipality, using settled months through September 2026. Land use, land prices, population and employment come from MLIT’s Real Estate Information Library and National Land Numerical Information and the Economic Census for Business Activity; the project overview comes from official information from the companies and Marriott, and from press reports.

■ Estimate assumptions

Taking the published approx. 3,600m² gross floor area and 88 rooms as given, construction cost is about ¥2.18 million per tsubo for “hotels or ryokan” nationwide in the Building Construction Starts Statistics for calendar 2025 (with ¥2.0 million and ¥2.4 million as sensitivities); cost escalation during construction is about +7.9% (our compounding of Turner & Townsend’s 2026 and 2027 forecasts); FF&E and pre-opening are ¥3 million per room; and land is included for reference at about ¥80 million. GOP margin is 40%, target NOI yield 5% (6% also shown), and occupancy 65%, 70% and 75% (all full-year assumptions), with required ADR = total investment × target NOI yield ÷ (rooms × 365 days × occupancy × GOP margin).

■ Limitations

Room stock is limited to properties listed on major booking sites and excludes unlisted properties. Estimated settled ADRs for Koshu City and Yamanashi City are medians of five properties and move when one property changes, so they are treated as a rough guide. Estimated settled ADR is derived from OTA public prices and differs from each property’s actual settled prices. The required ADR is our estimate applying general assumptions to published information and will vary with the management contract, financing terms and actual construction cost.
