Investment & Development

Comfort Hotel ERA Kanazawa Higashiguchi, announced by Choice Hotels Japan on October 19, 2026, is a newly built 10-story, 107-room hotel at 8-8 Konohanamachi, Kanazawa, Ishikawa, opening on January 25, 2027; reservations opened on the day of the announcement. On the same lot, Hotel Econo Kanazawa Ekimae (105 rooms), operated by Greens, closed in May 2024 when its building lease expired, so this project returns supply to an existing hotel site east of Kanazawa Station through a rebuild. This article examines, in order, the weight of 107 rooms against the room stock within 1 km of the station’s east exit (49 operating properties, 7,643 rooms), Kanazawa’s lodging demand and the seasonality of estimated settled ADR, zoning and land prices, competitive positioning, and a simple return estimate based on construction cost.

About the Data in This Article
• ADR (average daily rate) = estimated settled rate (tax-excluded equivalent), calculated by applying segment-specific adjustment factors to the lowest-plan level each property publishes on OTAs (per room, double occupancy, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• ADR at the area level (prefecture, city/ward) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for double occupancy (tax included).
• OCC (occupancy) = share of rooms sold relative to total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA published prices for about 168,000 properties in Japan, of which about 27,000 are confirmed operating)

Room stock in this article covers lodging facilities with 10 or more rooms (excluding leisure hotels) within a 1,000 m radius of Kanazawa Station’s east exit (Konohanamachi); “operating” means properties whose selling prices were confirmed on major booking sites in the last 3 months (August–October 2026) (as of October 22, 2026; compiled by MetroEngines Research).

Key Takeaways
  • — 107 rooms, opening January 25, 2027: +1.4% against 49 operating properties / 7,643 rooms within 1 km of the east exit (as of October 22, 2026). It rebuilds a 105-room hotel on the same lot that closed in May 2024, so the net addition is just 2 rooms.
  • — Overnight guests in Kanazawa reached 4.328 million in 2025, a record high. Foreign guests (1.161M, +38.2%) rose to a 26.8% share while domestic guests fell 6.7%, a shift in mix.
  • — Estimated settled ADR for Kanazawa’s business hotel segment is ¥9,000 on a 12-month average (Oct 2025–Sep 2026). Seasonal swing is 1.7x, from ¥12,200 in November 2025 to ¥7,200 in February 2026.
  • — Rates for the business hotel segment within 1 km: opened 2018 or later ¥12,400 vs. 2017 or earlier ¥8,000 (1.56x). As a new, mid-sized build with local design, this project has what it takes to join the new-build tier.
  • — On estimates of about ¥2.62 billion construction cost (¥24.5M per room), 80% occupancy (annual assumption) and a 40% GOP margin, the ADR needed for a 6% GOP yield is ¥12,600 — almost identical to the new-build tier median of ¥12,400.

Project Overview — 8-8 Konohanamachi, 10 Stories, 107 Rooms; Queen Economy Is 46% of Rooms

According to the release, the hotel stands at 8-8 Konohanamachi, about a 4-minute walk from the Kenrokuen Exit (east exit) of JR Kanazawa Station. All 107 rooms are non-smoking, in four types: 49 Queen Economy, 32 King Standard, 24 Twin Standard and 2 Universal. Every room has a sofa so that two guests do not feel cramped — presented as the distinguishing feature layered on top of the existing limited-service brand. The hotel will have a “Comfort Library Café” whose design draws on the lattices of the Higashi Chaya district and Kanazawa gold leaf, and breakfast is planned to include local dishes such as Kaga lotus root, Noto beef soboro rice and Meta-jiru pork miso soup.

“Comfort Hotel ERA” is a derivative of the Comfort Hotel brand, described as designed to capture leisure guests in addition to business use, and the release calls this project “the second new build as ERA.” The release does not name the developer or building owner, and this article does not identify them either.

History of the Same Lot — 105-Room Hotel Econo Kanazawa Ekimae Closed in May 2024; Rebuild Lease Starts January 2027

8-8 Konohanamachi is not a new location built on vacant land. In a timely disclosure on November 13, 2023, Greens (6547) announced that its “Hotel Econo Kanazawa Ekimae” (8-8 Konohanamachi, Kanazawa, Ishikawa; 105 rooms; opened May 12, 2003) would close after check-out on May 13, 2024 upon expiry of its building lease, and stated that it had signed “a memorandum agreeing to consult with the owner on rebuilding the hotel.” In a subsequent disclosure on April 12, 2024, the company resolved to sign a fixed-term building lease reservation agreement for a 10-story hotel land and building, stating it would “open a hotel through a rebuild after closing the existing property in Kanazawa, Ishikawa,” with the lease start date “January 2027 (planned).” The counterparty was not disclosed at its request.

On this block east of Kanazawa Station, then, 105 rooms left the market in May 2024 and return as 107 rooms in January 2027. The net addition to stock is effectively 2 rooms; the significance of this project lies not in “adding rooms” but in a “quality upgrade” — replacing a limited-service hotel more than 20 years old with a new build featuring a library café and local design. The demolition cost of a rebuild and its effect on per-room cost when current FAR rules reduce floor area are estimated in actual yen in Hotel Demolition ¥51k–147k/m²: 30% FAR Loss Lifts Cost/Room 12%. That perspective becomes clearer when read together with the stock trend within 1 km of the station in the next section.

Room Stock Within 1 km of Kanazawa Station East Exit — 49 Operating Properties, 7,643 Rooms; Flat Since the 2023 Peak of 8,144 Rooms

According to MetroEngines Research, 67 properties with 9,570 rooms are listed within 1 km of Kanazawa Station’s east exit (Konohanamachi), of which 49 properties with 7,643 rooms were operating, with selling prices confirmed on major booking sites in the last 3 months. Stock accumulated by opening year jumped from 37 properties / 5,283 rooms in 2017 to 55 properties / 8,014 rooms in 2021, peaked at 8,144 rooms in 2023, and has been flat at 7,819 rooms since 2024. The 325-room decline from the peak includes the closure of Hotel Econo Kanazawa Ekimae (105 rooms) ahead of its rebuild.

Adding 107 rooms to this area lifts operating stock by only 1.4%. As noted above, the project returns after 105 rooms left the same lot, so it is not large enough to move supply and demand across the area; what matters is that it adds one more property on the “new” side, alongside the cluster of new builds concentrated around 2021.

※ Note on the data
Opening years in this chart and supply from the 2027 project onward are compiled from confirmed OTA listings. Only about 19% of properties are listed on OTAs before opening and more than half are listed after opening, so counts for recent months/years may rise as new listings appear. We recommend reading this together with the building-permit-based construction pipeline (MLIT “Building Starts Statistics”).

By segment, business hotels account for 6,762 (88%) of the 7,643 operating rooms, followed by 3 city hotels with 668 rooms. By size, the 101–200-room band this project belongs to has 17 operating properties with 2,518 rooms and the 201+ band has 16 with 4,544 rooms; together they make up 92% of operating stock. The Kanazawa Station area is a market where large chain limited-service hotels line the streets en masse, and 107 rooms places this project in the mid-size range.

Lodging Demand in Kanazawa — Record 4.328 Million Guests in 2025; Foreign Guests 1.161 Million (+38.2%), a 26.8% Share

According to Kanazawa City’s “2025 (Reiwa 7) Kanazawa Tourism Survey Report,” overnight guests in the city totaled 4,328,157 in 2025, up 2.2% (+91,743) year on year and a record high above the 3,431,493 of 2019. Domestic guests numbered 3,166,920 (−6.7% YoY) versus 1,161,237 foreign guests (+38.2%), bringing the foreign share of overnight guests to 26.8%. By facility type, business hotels absorbed most of the demand at 3,611,132 (83.4% share, +2.5% YoY), while city hotels had 524,451 (−1.0%). By month, November was the highest and October second; foreign guests exceeded 100,000 in April, May, October and November.

The same report also gives supply-side figures. The city has 488 lodging facilities with 14,468 rooms and capacity for 30,533 guests — up 39 facilities and 65 rooms year on year — but most of the increase was in simple lodging (+39 facilities), and business hotel rooms rose only to 11,361 (+99 rooms). Capacity utilization was 39.4% overall (39.1% in 2024), 45.4% for business hotels and 55.7% for city hotels, peaking at 48.6% in November.Kanazawa has levied an accommodation tax since April 2019. Current rates per person per night are ¥200 for room charges of ¥5,000 to under ¥20,000 and ¥500 for ¥20,000 or more (stays under ¥5,000 have been exempt since October 2024).

Near-term supply and demand can be checked through the estimated occupancy for Kanazawa business hotels compiled by MetroEngines Research on an OTA listed-inventory basis. It rose step by step toward autumn, from 77.3% in June 2026 to 79.3% in July, 84.6% in August and 87.5% in September, consistent with the seasonality in the report, where “October and November are the peak.”

The pace of bookings also varies by season. Stays in September 2026 (55 properties, 8,032 rooms) built up to 59.1% occupancy 45 days before arrival and 87.5% the day before. November stays (56 properties, 8,208 rooms), observed as of October 21, stood at 72.0% at 45 days out and 87.1% at the most recent LT12, ahead of September at the same lead time (75.7% at LT12). November combines autumn foliage with tourism demand following the Kanazawa Marathon (late October), and the curve shows how it fills early. How far marathon eve stays themselves lift Kanazawa’s occupancy at 45 days out is compared with Yokohama and Kobe at the same lead time for the October 2026 race in our related article, “Kanazawa Marathon 2026 Eve: OCC 91% at LT45; Yokohama, Kobe Compared.”

ADR of Kanazawa Business Hotels — ¥9,000 on a 12-Month Average; 1.7x Swing Between the November Peak and the January–February Trough

Estimated settled ADR for Kanazawa’s business hotel segment averaged ¥9,000 over the 12 months from October 2025 to September 2026 (N=81–84 properties), +2.1% versus the prior 12 months (¥8,800). Across all categories it was ¥10,400 for the same period. The seasonal swing is large: from a peak of ¥12,200 in November 2025 to troughs of ¥7,300 in January 2026 and ¥7,200 in February. Year on year, May 2026 grew 8.5%, while summer came in below the prior year (June −6.1%, August −3.9%), before September turned up again at +16.1%.

Estimates based on listed rates at the time of the survey put October 2026 at ¥13,700 (+28.4% YoY) and November at ¥14,200 (+16.6%), so autumn rates are running well above last year. However, values for future months change as check-in dates approach, so they should be read as current sales posture rather than finalized figures. January, the project’s opening month, is the low point of the year, but Kanazawa’s winter combines domestic crab-season tourism with a rising foreign share (26.4% foreign in January 2025). The setup is to ramp up from the low seasonal level right after opening and then capture rate in spring (¥9,300 in April, ¥10,500 in May).

Location Assessment — Site Is in a Neighborhood Commercial District with 300% FAR; Station-Front Commercial Land Prices Up 23% in 3 Years

Checking the site (8-8 Konohanamachi) against zoning data in the MLIT Real Estate Information Library shows that it lies in a neighborhood commercial district (FAR 300%, building coverage 80%).Honmachi (east side) and Hirooka (west side), which face the station plazas of Kanazawa Station, are commercial districts, and Konohanamachi sits one layer outside the commercial district in front of the east exit.Classifying the locations of the 49 operating properties within 1 km using the same data, 42 are in commercial districts and 5 in neighborhood commercial districts, with the rest scattered across residential and quasi-industrial zones. The project can be read as taking a 4-minute-walk location with lower FAR and sizing it as a mid-sized 10-story, 107-room building.

Land prices keep rising. The official land price point “Kanazawa, Honmachi 2-chome 571-1 et al.” (commercial), about 170 m from the site, was ¥1,230,000 per m² as of January 1, 2026, +9.8% year on year and +23.0% over 3 years from ¥1,000,000 in 2023. “Hirooka 1-chome 112 et al.” (commercial), about 520 m away, was ¥830,000 (+9.9%), so station-front commercial land has risen close to double digits for two straight years. Rising land prices are a headwind for acquisition-based investment, but in a structure like this one, where an existing landowner rebuilds and leases out, a new hotel is placed on top of unrealized land gains, giving the owner a rationale in terms of renewing asset value.

Supplementing the demand base with nearby employment and residents, 2,964 establishments with 35,284 employees are concentrated within 1 km, with an office share of 20.1% (MIC/METI Economic Census 2021, boundaries per 2020 Census small areas). As the station front of a prefectural capital, the area can absorb business-trip demand; at the same time, given that more than 80% of Kanazawa’s overnight guests stay at business hotels and a quarter of them are foreign, demand at the east exit has a two-layer structure — “weekday business” overlapping with “weekend and holiday tourism” — which matches the background of ERA’s design to capture leisure guests. The resident population within 1.5 km is 44,955 (2020), projected at 39,014 in 2040 (−13.2%), a gradual decline, but lodging demand is driven mainly by visitors, and the map below is provided as reference showing the distribution of housing around the station. Note that population here is the census-based resident population, not the visiting or transit population.

Competitive Positioning — 17 Operating Properties in the 101–200-Room Band, Median ¥10,300; Post-2018 Openings Earn 1.56x the Rate of Older Stock

In the same 101–200-room band as this project, 17 operating properties had estimated settled ADR calculable for at least 6 of the last 12 months (October 2025–September 2026), with a median 12-month average of ¥10,300. At the top are SOKI KANAZAWA (130 rooms, opened 2022) at ¥22,100, Hotel Kanazawa (165 rooms), Daiwa Roynet Hotel Kanazawa MIYABI (177 rooms, 2019) and Daiwa Roynet Hotel Kanazawa Ekinishiguchi (188 rooms, 2020) — all either new builds since 2018 or properties that upgraded room quality through renovation.

Cutting by opening year makes the picture even clearer. In the business hotel segment within 1 km, the median 12-month average ADR of the 19 properties opened in 2018 or later is ¥12,400, versus ¥8,000 for the 22 opened in 2017 or earlier — the newer side earns 1.56x the rate. The Kanazawa Station lodging market has a two-layer structure: large chain limited-service hotels hold broad ground at around ¥8,000, and on top of them the post-2018 new builds form a tier at around ¥12,400. This project’s attributes — new build, 107 rooms, local design — broadly meet the conditions to enter the latter tier. The prefecture-wide municipal picture, in which few properties in Kanazawa exceed ¥15,000 estimated settled ADR and a gap remains in the upper band, is laid out in Ishikawa Hotel Investment Map 2026: Nanao +34%, Komatsu +42%.

Kanazawa Transaction Levels Seen Through REIT-Owned Properties — Acquisition Prices of Two Station-Area Assets: ¥27.6M–¥56.4M per Room

Within 1 km of Kanazawa Station’s east exit, Invincible Investment Corporation (8963) owns two properties: “Hotel MyStays Premier Kanazawa” (244 rooms, acquired June 2016 for ¥13,761 million) and “Hotel MyStays Kanazawa Castle” (206 rooms, acquired July 2019 for ¥5,682 million). Dividing the acquisition price by room count gives about ¥56.4 million and ¥27.6 million per room, respectively. In the REIT’s property-level results for August 2026, Premier Kanazawa posted 91.2% occupancy, ¥13,700 ADR and ¥12,495 RevPAR, and Kanazawa Castle 92.0% occupancy, ¥10,107 ADR and ¥9,295 RevPAR — both above the 87.3% occupancy of the REIT’s 101 domestic hotels (August 2026; 87.8% a year earlier). ADR for those 101 properties was ¥17,887 (−3.2% YoY) and RevPAR ¥15,608 (−3.8%).

Outside the 1 km radius, Japan Hotel REIT Investment Corporation (8985) owns “Uan Kanazawa” (47 rooms, acquisition price ¥2,050 million, about ¥43.6 million per room). As this REIT does not publish property-level acquisition dates in its portfolio list, acquisition years are not compared. These figures serve as a yardstick for checking the construction-cost-based estimate in the next section (about ¥24.5 million per room) against market transaction levels.

Development Scenario Estimate — Construction Cost About ¥2.6 Billion, ¥24.5M per Room; ADR Needed for a 6% Yield Is ¥12,600

Since the building’s floor area has not been disclosed, we assume a typical limited-service level of 32 m² gross floor area per room, giving about 3,424 m² (about 1,036 tsubo) for 107 rooms. Applying 2025 hotel construction costs based on MLIT Building Starts Statistics (steel frame ¥2.405M/tsubo, reinforced concrete ¥2.026M/tsubo) gives about ¥2.49 billion for steel and about ¥2.10 billion for RC (stage 1, based on 2025 actuals). Factoring in one year of Turner & Townsend’s outlook for construction inflation in Japan (+5.3% in 2026) brings the steel-frame cost to about ¥2.62 billion, or about ¥24.5 million per room (stage 2). Because the land sits within a rebuild-and-lease framework by the existing owner, only the building investment is used as the denominator here.

For operations, we assumed 80% occupancy (a conservative annual assumption, given that estimated occupancy for Kanazawa business hotels was 77–88% in June–September and Invincible’s two Kanazawa properties ran at 91–92% in August) and a 40% GOP margin(this article’s conservative assumption allowing for the first-year ramp-up). Setting ADR at three levels — ¥9,000, ¥11,000 and ¥13,000 — gives revenue of ¥281–406 million, GOP of ¥112–162 million, and a GOP yield on inflation-adjusted construction cost of 4.3–6.2%. Working backward, the ADR needed is ¥10,500 for a 5% yield, ¥12,600 for 6% and ¥14,700 for 7%; the 6% level nearly matches the ¥12,400 median for business hotel segment properties opened within 1 km in 2018 or later. If the project can earn new-build-tier rates, it stands where the building investment works, and whether it can capture rates around the ¥12,400 new-build level will determine the payback period on the building — that is the outline the estimate draws.

Two-Way Sensitivity — At ADR ¥12,400, 85% Occupancy Yields 6.3%; Rate Determines Where the Yield Lands

Table 9 extends the one-way sensitivity in Table 8 to two axes: ADR and occupancy (both annual values). The 40% GOP margin and the inflation-adjusted construction cost of about ¥2.62 billion are held fixed, and only ADR and occupancy are varied. GOP yield exceeds 6% at ADR ¥12,400 (the median for business hotel segment properties opened within 1 km in 2018 or later) with annual occupancy of 85% or more, and at ADR ¥14,000 with 75% or more. At ADR ¥11,000 it reaches only 5.9% even at 90% annual occupancy, and at ADR ¥9,000 — close to the 12-month average for Kanazawa’s business hotel segment — it is 4.8% even at 90%. Adding 5pt of occupancy lifts the yield by only about 0.2–0.5pt, so whether the 6% level is reached depends less on occupancy than on whether the project can capture new-build-tier rates.

Summary — Net Supply Gain of Just 2 Rooms; the Significance Is “One More New-Build Property” and a Chance to Reset Rates

Putting the project in numbers: on the supply side, 107 rooms are only +1.4% against the 7,643 operating rooms within 1 km of Kanazawa Station’s east exit, and since they return after 105 rooms left the same lot in May 2024, they are not large enough to move supply and demand in the area. On the demand side, Kanazawa’s overnight guests hit a record 4.328 million in 2025, with the foreign share rising to 26.8% while domestic guests fell 6.7%; estimated settled ADR for the business hotel segment averaged ¥9,000 over 12 months, in a highly seasonal market swinging from ¥12,200 in November to ¥7,200 in January–February.

Turning to the competitive structure, large chains opened in 2017 or earlier hold broad ground at around ¥8,000, and post-2018 new builds form a tier at around ¥12,400 — a two-layer structure — and this project’s attributes (new build, 107 rooms, library café and local design) meet the conditions to enter the latter tier. Comfort Hotel is a brand that has earned consistent ratings for station-front convenience, service and cleanliness, scoring 4.34 for location, 4.30 for staff and 4.22 for cleanliness (out of 5) across 157,712 guest reviews of 55 properties nationwide (last 24 months, HotelBank Editorial Team research), and actual guest comments stand out with remarks such as “the front-desk staff were also very courteous…” and “the room was spacious and the bath was clean…”. ERA layers stay value for leisure guests on top of that base, and combined with an opening schedule that builds rates from the winter trough toward the spring peak, there is ample opportunity to capture new-build-tier rates at Kanazawa Station’s east exit.

From an operations and investment perspective, autumn in Kanazawa (October–November) is when booking curves rise to high levels from 45 days out, so building up the membership base and reviews over the 9 months after opening, ahead of the first peak season in 2027, will shape how high rates can go. Rising construction costs also act to restrain new supply, so the current situation, in which this project is the only confirmed opening within 1 km of Kanazawa Station from 2027 onward (based on confirmed OTA listings; listings begin a few months before opening, so more may appear), can be read as a tailwind for the new-build tier.

⚠ Note on ADR for future dates: ADR for October 2026 onward in this article is estimated from selling prices published on OTAs at the time of the survey and will change as check-in dates approach. Please note that prices currently set high may fall through last-minute discounts.

■ Data sources

Room stock is from MetroEngines Research lodging data (1,000 m radius centered on Kanazawa Station east exit / Konohanamachi; 10+ rooms; excluding leisure hotels; 67 listed properties / 9,570 rooms, of which 49 operating properties / 7,643 rooms with selling prices confirmed in August–October 2026; as of October 22, 2026). Estimated settled ADR uses monthly values for Kanazawa’s business hotel segment (N=79–85 properties per month) and property-level 12-month averages within 1 km (October 2025–September 2026; 46 properties with at least 6 months calculable). Estimated occupancy is on an OTA listed-inventory basis (Kanazawa business hotel segment, 53–56 properties). Demand is from Kanazawa City’s “2025 (Reiwa 7) Kanazawa Tourism Survey Report”; REIT properties are from disclosures by Invincible Investment Corporation and Japan Hotel REIT Investment Corporation (August 2026 results and portfolio lists).

■ Estimate assumptions

32 m² gross floor area per room × 107 rooms = about 3,424 m² (about 1,036 tsubo); construction cost about ¥2.62 billion (about ¥24.5 million per room), applying one year of construction inflation (+5.3%, 2026) to steel frame ¥2.405M/tsubo (2025). Occupancy 80% (annual assumption), GOP margin 40%, 365 days sold. Land is excluded because of the rebuild-and-lease framework by the existing owner; only the building investment is used as the denominator. GOP yield = ADR × occupancy × 107 rooms × 365 days × GOP margin ÷ construction cost. The sensitivities in Tables 8 and 9 vary only ADR and occupancy under the same assumptions.

■ Limitations and caveats

Estimated settled ADR and estimated occupancy are estimates from public OTA information and differ from each property’s actual settled prices and occupancy. Estimated occupancy for June 2026 covers 21 days from June 10. ADR for October 2026 onward reflects listed rates at the time of the survey and is not final. The stock trend by opening year is based on confirmed OTA listings and excludes 3 properties / 464 rooms with unknown opening years. GOP yield is before deducting rent, management fees, property tax, insurance and FF&E reserves; it is not an NOI yield or an investment-decision metric. REIT acquisition prices are transaction prices including land, so their basis differs from this article’s building-only estimate (about ¥24.5 million per room).
