By our count, 40 hotels and ryokan with 4,426 rooms within a 5km radius of Asahikawa Station showed confirmed sales in the past three months, and 35 of them with 4,293 rooms (97.0%) sit within 2km of the station. The estimated settled ADR rose to ¥10,500 in February 2026, about 1.85 times April’s ¥5,700. This article sets out how many hotels and rooms Asahikawa has, then reads why rates climb in winter, and which month draws many guests yet leaves rates short of their potential, against Asahikawa City’s accommodation statistics.
• ADR (average daily rate) = an estimated settled rate (tax-exclusive equivalent), calculated by applying a segment-specific adjustment factor to the lowest-plan level each property publishes on OTAs (per room, two adults, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures.
• Area-level ADR (prefecture or municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for two adults, tax included.
• OCC (occupancy) = the share of rooms sold against total rooms in the area (an estimate based on OTA sales inventory).

- — 40 operating properties, 4,426 rooms within 5km of the station: 35 properties and 4,293 rooms (97.0%) are within 2km. Business hotels hold 76.4% of rooms, and the 18 properties with more than 100 rooms hold 79.6% (as of October 27, 2026).
- — February 2026 estimated settled ADR of ¥10,500 was 1.85x April: there are two peaks, July (¥12,100) and January-February. Year over year, January was +32.7% and February +7.6%, while July was −10.6% and August −24.0%.
- — January (129,000 nights) and February (125,000 nights) are the top two months of the year: total guest nights in FY2025 reached a record 1,175,400, and foreign guests account for roughly 40% to just under 50% in winter (Asahikawa City data).
- — The upside lies in December and Sunday nights: December ranks fifth in guest nights yet had an ADR of ¥6,800, the second lowest of the fiscal year. Sunday LT1 occupancy (estimated, September-October 2026) was 74.5%, about 21pt below Saturday.
- — About 384 rooms are planned: FAV LUX Asahikawa with 64 rooms (February 2027) and about 320 rooms from JR Hokkaido (FY2029), equal to +8.7% on the operating rooms within 5km of the station.
How Many Hotels and Rooms Does Asahikawa Have? 40 Properties, 4,426 Rooms Within 5km of the Station
Start with the numbers. Among the properties tracked by MetroEngines Research, 51 lodging properties with 10 or more rooms and 5,242 rooms in total were listed within a 5km radius of Asahikawa Station. Narrowing to “operating” properties, those with sales prices confirmed in the past three months (August-October 2026), leaves 40 properties and 4,426 rooms. Even with the radius cut to 2km, 35 properties and 4,293 rooms remain, so Asahikawa’s rooms are concentrated almost entirely around the station and the Kaimono Koen shopping street.
Room stock in this article covers lodging properties with 10 or more rooms (excluding leisure hotels) within 5,000m of Asahikawa Station; “operating” means a sales price was confirmed on major booking sites in the past three months (August 2026 to October 2026) (as of October 27, 2026, compiled by MetroEngines Research).

On a licensing basis, public statistics show 102 ryokan and hotel businesses with 5,356 rooms in Asahikawa City at the end of FY2021 (plus 68 simple lodging businesses). The licensing count includes small properties with fewer than 10 rooms and properties that do not sell through booking sites, so it shows more properties than our listing-based count. Because the two cover different populations, the practical approach is to size the market with two yardsticks: about 5,400 rooms on a licensing basis, and about 4,400 rooms routinely sold on booking sites.

By segment, business hotels account for 76.4% of rooms (28 properties, 3,382 rooms). By size, the 18 properties with more than 100 rooms hold 3,522 rooms, or 79.6% of the total: the market is built on large, lodging-focused hotels lined up in front of the station. Ryokan number only four, with 89 rooms; capacity for hot-spring ryokan spreads instead across the towns on the Daisetsuzan side, which is the starting point for thinking about the division of roles with neighboring destinations.

When Asahikawa Hotels Are Expensive: A Summer Peak, a Winter Peak, and an April Trough
So when do rates rise? Overlaying Asahikawa City’s estimated settled ADR (N=34-38 properties) by calendar year shows two peaks. One is July: ¥12,100 in 2026 and ¥13,500 in 2025. The other is January-February: February 2026 reached ¥10,500, about 1.85 times the ¥5,700 of April that year. The troughs are April and the months either side of the winter peak, December and March.
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (Asahikawa City, estimated settled ADR, October 2024 to September 2026, N=34-38 properties)
Compared with the same month a year earlier, it reads as a year in which winter gained and summer gave ground. January 2026 rose +32.7% year over year and February +7.6%, while July 2026 was −10.6% and August −24.0%. The winter rise coincides with the growth in foreign guest nights discussed below, and the summer decline is measured against a high prior-year level.
Why Winter Is Expensive: January and February Are Also the Top Two Months for Guest Nights
Behind the rates is volume. According to Asahikawa City’s FY2025 tourist arrivals survey, published in May 2026, total guest nights in the city were 1,175,400 (113.9% of the previous year) and foreign guest nights were 398,200 (127.2%), both record highs. By month, January (129,000 nights) and February (125,000 nights) were the top two, ahead of August (125,000) and July (122,000). Foreign guests accounted for 61,000 nights in January and 56,000 in February, roughly 40% to just under 50% of winter stays.
Source: Compiled by HotelBank Editorial Team from Asahikawa City, FY2025 Tourist Arrivals (May 26, 2026) and MetroEngines Research (estimated settled ADR, N=34-38 properties)
What stands out in this chart is December. Its 111,000 guest nights rank fifth in the year, and for foreign guests alone its 54,000 nights rank third after January and February. Yet the estimated settled ADR that month was ¥6,800, the second lowest of the 12 months of FY2025. Guest-night statistics cover every lodging property in the city, while ADR is the median of the properties we can estimate, so the populations differ. Even so, as the month where rates have not risen in line with volume, December arguably offers the most room to rethink pricing.
Of the winter demand drivers, two have officially confirmed dates. Asahiyama Zoo’s official opening calendar lists November 11 to December 29, 2026 and January 2 to April 7, 2027 as its winter season, open 10:30 to 15:30. The 68th Asahikawa Winter Festival in 2027 has been reported to run six days, from Saturday, February 6 to Thursday, February 11 (a national holiday), and Hokkaido’s official tourism site lists the same dates. 2027 marks the 60th anniversary of Asahiyama Zoo’s opening, and snow sculptures for the festival were solicited on a related theme.
Compared With Neighboring Towns: Furano and Biei Peak in Summer, Asahikawa Leans More on Winter
Asahikawa is also the gateway for touring Furano and Biei. Lining up the past 12 months of estimated settled ADR, Furano City reached ¥24,500 in July and Biei Town ¥24,700, a summer peak about twice as high as Asahikawa’s, driven by the lavender season. Meanwhile the “winter multiple”, February’s rate divided by April’s, is 1.85x for Asahikawa, 1.94x for Furano and 1.06x for Biei, whose winter peak falls in January (¥17,300).

Source: Compiled by HotelBank Editorial Team from MetroEngines Research (estimated settled ADR, ¥). Higashikawa Town covers 4 properties and is shown for reference only
Biei Town (5-6 properties) and Higashikawa Town (4 properties) each cover fewer than 10 properties, so their figures should be read as indicative trends only. Asahikawa’s absolute rates are lower than those of the surrounding destinations, but with a depth of 40 properties and 4,426 rooms it is positioned to absorb touring travelers. A winter multiple on par with Furano’s suggests that Asahikawa functions as the lodging base for winter touring demand.
Supply Outlook: 64 Rooms in February 2027, About 320 Rooms Planned for FY2029
Next, the rooms still to come. Two plans have been announced. One is FAV LUX Asahikawa, an FHG HOTELS brand, announced to open on February 1, 2027 with 64 rooms at Nijo-dori 7-chome, Asahikawa. The other is the second property of a new hotel brand that JR Hokkaido announced on May 20, 2026: a 16-story hotel with about 320 rooms on company-owned land a four-minute walk from Asahikawa Station (Miyashita-dori 6-chome 1, Asahikawa), scheduled to open in FY2029. The company says it aims for a hotel that also serves as a base for travelers touring Furano and Biei. For the ownership structures and required ADR of JR Hokkaido’s station-front hotel plans, including Kitami and Sapporo, see JR Hokkaido’s 3 Station Hotels, 806 Rooms for the background.
| Project | Location | Rooms | Planned opening | Source |
|---|---|---|---|---|
| FAV LUX Asahikawa | Nijo-dori 7-chome, Asahikawa | 64 | February 1, 2027 | Operator announcement |

Source: Compiled by HotelBank Editorial Team from JR Hokkaido, “New Hotel Opening Plans” (May 20, 2026) and FHG HOTELS announcement (August 2026). The JR Hokkaido plan is under consideration and may change
Together the two add about 384 rooms, +8.7% on the 4,426 operating rooms within 5km of the station. The JR Hokkaido plan alone is +7.2%, meaning rooms would grow by just under 10% over the few years to FY2029. In the Ministry of Land, Infrastructure, Transport and Tourism’s Building Starts Survey planning data, based on building confirmation applications, no hotel project with an Asahikawa City address could be confirmed at the time of research. Nearby, a newly built hotel of about 200 rooms in Furano City (completion planned for late 2027) is on record. Note: this reflects building confirmation applications as of the research date. The count is expected to grow as further applications are filed, so treat the current figure as the lower bound of the confirmed pipeline.
Room Left on Winter Weeknights: How to Sell Sunday Nights and December
To sum up so far, winter in Asahikawa is the season when both volume and rates rise, but individual dates differ. Taking the median lowest listed price of properties within 5km of Asahikawa Station (34-38 properties) for each stay date from January 15 to February 25, 2026, the Winter Festival period (February 6-11) averaged ¥14,800, Monday-Thursday ¥12,000 and Saturday ¥13,500, while Sunday was ¥10,300, about 24% below Saturday.
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (within 5km of Asahikawa Station; median lowest listed price of 34-38 properties per day, two adults per room, tax included)
The day-of-week gap also shows up in occupancy. Averaging occupancy at one day before check-in (LT1; based on OTA-listed inventory, estimated) by day of week for stay dates in September-October 2026, Saturday was 95.4% and weekdays were in the 84-90% range, but Sunday reached only 74.5% (excluding holidays and long weekends). The scope is properties listing at least 30% of their total rooms on booking sites: 23-31 properties with 2,769-2,862 rooms (based on listings on major booking sites). Winter occupancy has not yet entered the observation window, but the clear Sunday-night dip already visible in autumn suggests the same structure may persist into winter. For how to sell the Sunday dip across business hotels in Hokkaido as a whole, see also Hokkaido Business Hotels in September: Thursday 95.7%, Sunday 88.3%.

Source: HotelBank Editorial Team estimate (RevPAR index = (1 + ADR change) × occupancy ÷ 74.5% × 100. The 74.5% base is Asahikawa City’s Sunday-night LT1 occupancy in September-October 2026, based on OTA-listed inventory, estimated. Blue figures exceed the current level). These are estimates based on assumptions, not actual results
Table 6 checks the break-even for filling the Sunday dip with price cuts. To keep room revenue (RevPAR) unchanged after a 10% ADR cut, Sunday occupancy would need to rise to 82.8% (from the September-October 2026 estimate of 74.5%); a 5% cut needs only 78.4%. If Sundays filled to a weekday-like 86%, even a 10% cut would lift the index to 103.9, above the current level, but a 15% cut would reach only 93.6 even at 82%. Rather than across-the-board discounts, a design that builds occupancy without breaking rates, for example by pairing Sunday with Saturday stays or with touring, is consistent with the findings above.
For operators, the implications come down to three points. First, Sunday nights: there is room to fill the dip by offering multi-night plans paired with a Saturday stay, or by pricing a second night combined with day trips to the zoo or the Furano area. Second, December: although it is the month with the third-most foreign guest nights of the year, rates remain on the low side, so a design that raises floor rates step by step toward the year-end would be effective. Third, the days around the Winter Festival: in 2027 it starts on Saturday, February 6 and ends on Thursday, February 11 (a national holiday), so operators should read early which surrounding weekdays will absorb overflow demand and smooth out the price steps in advance.
Projected values based on current listing levels are as follows. Listings for February 2027 started at ¥14,800 and January at ¥12,400, both above last year’s results. However, these are estimates based on sales prices published on booking sites at the time of research and will change as stay dates approach, so they are not figures to compare directly with 2026 results.

| October 2026 | 8,489 | 36 |

Summary
Within 5km of Asahikawa Station, 40 properties with 4,426 rooms are routinely sold on booking sites, 97% of them within 2km of the station. The estimated settled ADR peaks in July and in January-February, and February 2026 was about 1.85 times April. Winter rates are supported by guest-night volume, with January and February the top two months of the year, and by foreign guests, who account for roughly 40% to just under 50% of those nights. On the other hand, December, which has many guest nights but low rates, and Sunday nights, a dip in both occupancy and price, still have upside. Before supply grows with 64 rooms in February 2027 and about 320 rooms in FY2029, there is real value in putting in place a pricing design that converts the depth of winter demand into rate.
⚠ Note on ADR for future dates: ADR for October 2026 to March 2027 is an estimate (projected value) based on the level of sales prices published on OTAs at the time of research, and will change as check-in dates approach. Please note that prices currently set high may fall with last-minute discounting.

■ Data Sources
Room stock is from MetroEngines Research OTA published-rate and inventory data (within 2,000m and 5,000m of Asahikawa Station, 10 or more rooms, excluding leisure hotels, as of October 27, 2026; within 5km: 51 listed properties with 5,242 rooms / 40 operating properties with 4,426 rooms). Estimated settled ADR is the median of properties within each municipality (Asahikawa City N=34-38, Furano City N=11-13, Biei Town N=5-6, Higashikawa Town N=4 properties). Occupancy is an LT1 estimate for 23-31 properties with 2,769-2,862 rooms in Asahikawa City. Guest nights are from Asahikawa City, FY2025 Tourist Arrivals; licensed property counts from the Ministry of Health, Labour and Welfare, Report on Public Health Administration and Services; projects from JR Hokkaido and FHG HOTELS announcements.
■ Estimation Assumptions
The “winter multiple” is the February 2026 estimated settled ADR divided by April of the same year. The supply growth rate is planned rooms (64 + about 320) divided by the 4,426 operating rooms within 5km of the station. The RevPAR index in Table 6 is (1 + ADR change) × Sunday occupancy ÷ 74.5% × 100; the occupancy gains from price cuts are assumed values, not estimates of the price elasticity of demand. Projected values (Table 7) apply segment-specific factors to listed price levels as of October 2026.
■ Limitations
Listing-based room stock excludes properties with fewer than 10 rooms and properties not selling on booking sites, and differs in population and timing from the licensing-based public statistics (end of FY2021). Guest nights cover all properties in the city while ADR is the median of estimable properties, so comparisons between them indicate trends only. Biei Town and Higashikawa Town each cover fewer than 10 properties and fluctuate widely month to month. Occupancy was observed in autumn (September-October 2026); the winter day-of-week gap has not been observed. The JR Hokkaido plan is under consideration and may change.
