The completion ceremony for the restored Seiden (main hall) of Shuri Castle (首里城), which burned down in an October 2019 fire, will be held at Shuri Castle Park on Sunday, November 22, 2026. Chief Cabinet Secretary Minoru Kihara announced the date at a June 2 press conference, and Shuri Castle Park has said that public viewing of the Seiden interior will begin the next day, Monday, November 23 (Labor Thanksgiving Day). The ceremony falls on the middle day of the three-day weekend from Saturday, November 21 to Monday, November 23, which makes the question of where Naha’s lodging demand will pile up during the holiday the hardest call of November for Okinawa operators. This article compares the booking curves of 179 properties and 15,218 rooms in Naha City (listed on major booking sites, fixed cohort) against the surrounding weekends at identical lead times, maps the room stock within 1 km and 2 km of Shuri Castle, and combines this with last November’s estimated settled ADR to work out how to sell the first, middle and final nights of the holiday weekend.
• ADR (average daily rate) = estimated settled rate (tax-excluded equivalent), calculated by applying segment-specific adjustment factors to the lowest-plan level each property publishes on OTAs (per-room price for 2 guests per room, tax included). Cross-checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures.
• ADR at the area level (prefecture, city/ward) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they refer to the per-room price for 2 guests per room (tax included).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA public prices for about 168,000 properties in Japan, of which about 27,000 are confirmed operating)
- — The first night, Nov 21, is at 86.7% estimated OCC (observed October 21, 2026, LT31). At the same LT38 it led the Saturdays before and after by 3.5–3.6pt, and was already ahead at 80.4% at LT45.
- — Ceremony day, Nov 22, is at 77.2% (LT32). That is 9.5pt below the first night, but 2.2–2.5pt above an ordinary Sunday (Nov 15) at the same LT.
- — The night of public opening day, Nov 23, is at 67.6% (LT33), the thinnest of the six dates. Selling out by the day of stay would take about 150 rooms a day, 2.2 times the actual pace so far.
- — Operating room stock within 1 km of Shuri Castle is 333 rooms, about 1/38 of the 1 km area around Kokusai-dori (12,561 rooms). Demand from the opening will be absorbed by rooms in central Naha.
- — Naha City’s estimated settled ADR was ¥9,618 in November 2025 (N=136 properties, +17.0% YoY). November 2026 is at ¥10,547 on current listing levels, roughly 10% higher.
The Seiden Opening Schedule — Ceremony on Nov 22, Public Viewing from Nov 23, on the Middle and Final Days of the Holiday
First, the schedule. According to a Kyodo News report carried by the Kumamoto Nichinichi Shimbun, Chief Cabinet Secretary Kihara said at his June 2 press conference that “Shuri Castle is an extremely important structure that can be called a source of pride not only for the people of Okinawa but for our entire nation,” and announced that the restoration completion ceremony would be held at Shuri Castle Park on November 22. On public access, a Ryukyu Shimpo editorial (June 5) reported that “the completion ceremony has been set for November 22 and public opening for the 23rd.” Later, Shuri Castle Park’s August announcement stated that tours of the Seiden interior will require advance reservations for designated 30-minute time slots, and that the adult admission fee will be revised from the current ¥400 to ¥1,000. On October 8, the Okinawa Churashima Foundation again explained the public opening from November 23 and the reservation procedure. The opening date is still at the “scheduled for November 23” stage in press reports, and as of this writing (October 23) the official Shuri Castle Park website was temporarily under maintenance, so readers should check the latest official notices for final times and operations.
What matters for the lodging market is where these two days fall on the calendar. Saturday November 21, Sunday November 22 and Monday November 23 (a national holiday) form an autumn three-day weekend: the ceremony is on the middle day, Sunday, and public opening is on the final day, Monday. On a typical three-day weekend, demand concentrates on Saturday night, the middle night follows, and the final night forms a trough as many travelers head home. How far the Seiden opening changes this pattern — in other words, “are the middle and final nights fuller than an ordinary Sunday or holiday?” — is the question to ask when reading Naha’s curves.
Naha’s Booking Curves — First Night Nov 21 at 86.7% 31 Days Out, 3.5pt Above the Surrounding Saturdays at the Same LT
The chart below overlays the curves for six stay dates on the same axis, based on the listed inventory of 179 properties and 15,218 rooms in Naha City compiled by MetroEngines Research. The latest observation is 31–39 days before check-in (as of October 21). Saturday November 21 stood at 86.7% estimated OCC (LT31, 2,019 rooms remaining), Sunday November 22 at 77.2% (LT32, 3,472 rooms remaining) and Monday November 23 (holiday) at 67.6% (LT33, 4,938 rooms remaining). The previous Saturday, November 14, is further along at 87.2% at LT24, and the following Saturday, November 28, is at 79.6% at LT38.
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (179 properties, 15,218 rooms in Naha City, all segments, LT45 to latest observation, observations through October 21, 2026)
Because curves observed on different dates are at different stages, comparisons must be made at the same lead time. Lined up at LT38, where all six dates have observations, November 21 was at 83.2% versus 79.7% for November 14 and 79.6% for November 28 — the first night of the holiday led the surrounding Saturdays by 3.5–3.6pt. At LT32 the gap did not narrow either: 86.4% for November 21 against 82.7% for November 14, a 3.7pt difference. Given that November 21 was already 4.1–4.5pt ahead at 80.4% 45 days out, a substantial part of first-night demand was booked before LT45, and absorption has since continued at the same speed as the surrounding Saturdays. November 21 sold 962 rooms over the 14 days from LT45 to LT31, a pace of about 70 rooms per day. The October three-day weekend of the Naha Great Tug-of-War Festival, seen in Okinawa business hotels, followed the same first-night-fills-first pattern; its final outcome is examined in Naha Tug-of-War Weekend 2026: Okinawa business hotels hit 97.7% on the first night (Oct 10) just before arrival.
Ceremony day, Sunday November 22, on the other hand, is at 77.2%, 9.5pt below the first night. But the right comparison is a Sunday, not a Saturday: the previous Sunday, November 15, was at 74.7% at LT32 and 72.1% at LT38. November 22 is at 77.2% at LT32 and 74.3% at LT38, 2.2–2.5pt above an ordinary Sunday. The reality of middle-night demand is “not as strong as the first night, but thicker than a usual Sunday,” and it is natural to read the gap as the sum of the usual middle-day effect of a three-day weekend and guests staying the night before to be there for the next day’s public opening.
The weakest night is that of public opening day, Monday November 23 (holiday). It is at 65.1% at LT38 and 67.6% at LT33, 7.0pt below an ordinary Sunday (November 15 at LT38: 72.1%). The last night of a holiday weekend is a travel-home day, and in Okinawa many itineraries return to the mainland on evening flights, so most visitors who see the Seiden on opening day will not stay in Naha that night. Even if the Seiden opening creates demand, the structure is such that it shows up earlier, on the nights of the 21st and 22nd, rather than on the night of the 23rd.

The first night’s strength also shows in prices. The average listed price of remaining inventory for November 21 is ¥23,800, higher than ¥21,300 for November 14 and ¥19,000 for November 28, and ¥5,900–¥11,200 above November 22 (¥17,900) and November 23 (¥12,700). For Okinawa Prefecture as a whole (907 properties, 36,723 rooms), estimated OCC at the same lead time is 80.7% for November 21 and 73.9% for November 22; Naha is 3–6pt above the prefecture, confirming that holiday-weekend demand is skewed toward Naha.
Progress by Segment — Resorts Also at 85% on Nov 28; Business Hotels Concentrated on the First Night
Splitting Naha by segment shows that the same holiday weekend sells in different shapes. Comparing estimated OCC at LT38 for business hotels (80 properties, 9,410 rooms) and resort hotels (18 properties, 2,555 rooms), the first night, November 21, is close at 82.3% for business and 84.0% for resorts. On the middle night, November 22, a 7.2pt gap opens (business 72.6% vs. resort 79.8%), and on the final night, November 23, it widens to 12.3pt (business 62.3%, resort 74.6%).
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (Naha City, estimated OCC at LT38. Business: 80 properties, 9,410 rooms; Resort: 18 properties, 2,555 rooms; All segments: 179 properties, 15,218 rooms)
The gap reflects differences in guest mix. Naha’s resort hotels mainly serve multi-night leisure travelers, many of whom stay across the whole three-day weekend, so the middle and final nights do not fall far below the first. Business hotels, by contrast, rely mainly on single-night demand, which concentrates on Saturday night and reverts to normal from Sunday onward. Interestingly, on the following Saturday, November 28, resorts are at 85.1% — above the holiday’s first night (84.0%) and the highest of the six dates — while business hotels are at 79.2%, 3.1pt below the first night. It is worth noting that Naha’s resort demand stays solid every weekend into late November, and the Seiden opening weekend is not the only standout. The same segment-dependent drop-off appeared on the October three-day weekend; how to sell the final night’s inventory is covered in Okinawa’s October 3-day weekend: final night at 82.8% for resorts and 75.9% for business hotels.

Shuri’s Room Map — 333 Operating Rooms Within 1 km of Shuri Castle, About 1/38 of the Kokusai-dori 1 km Area
Even if the Seiden opening brings more visitors, there is no guarantee Shuri itself can accommodate them. Taking stock of rooms centered on Shuri Castle (around 26.217°N, 127.719°E), “operating” rooms — counted after de-duplicating listings and including only properties in business — come to 1 property and 333 rooms within a 1 km radius, and only 5 properties and 798 rooms even when widened to 2 km. Measured the same way in central Naha, the 1 km area around Omoromachi Station has 36 properties and 4,138 rooms, and the 1 km area around Kokusai-dori (Makishi) has 134 properties and 12,561 rooms. Operating rooms within 1 km of Shuri Castle are about 1/38 of the Kokusai-dori 1 km area, confirming in numbers that Shuri has extremely few “hotels within walking distance of the Seiden.”
The room stock in this article covers lodging properties with 10 or more rooms (excluding leisure hotels) within 1,000 m of Shuri Castle; “operating” refers to properties whose selling prices were confirmed on major booking sites in the most recent 3 months (August–October 2026) (as of October 23, 2026, compiled by MetroEngines Research).

Among the 5 operating properties within 2 km of Shuri Castle, most rooms are concentrated in two large hotels. The large hotel closest to Shuri Castle is DoubleTree by Hilton Naha Shuri Castle (ダブルツリーbyヒルトン那覇首里城; 333 rooms per Hilton’s “Company Overview”; opened through a rebrand in 2016). According to an announcement by Core Global Management (distributed via PR TIMES on Ryukyu Shimpo, June 22), the hotel is scheduled to begin operating as “The Grand Castle Naha Shuri Castle by Hewitt Resort” (ザ グランドキャッスル 那覇 首里城 by ヒューイットリゾート) from Friday, January 1, 2027. The other is the former Novotel Okinawa Naha, which, as stated in the same company’s announcement (July 31), began operating on July 31, 2026 as “Infinisys Naha Shuri Castle by Hewitt Resort” (インフィニシス 那覇 首里城 by ヒューイットリゾート; 328 rooms, about a 15-minute walk to Shuri Castle). In other words, by the time the Seiden opens, Shuri’s 661 large-hotel rooms are converging under two brands of a single operator; the facts of the brand transitions are as stated in each company’s announcements.

Shuri’s price band also differs from central Naha. The estimated settled ADR in November 2025 of the large hotel closest to Shuri Castle was about ¥20,100 (N=1 property, estimate), more than twice Naha City’s median (¥9,600, discussed below). Shuri not only has few rooms, but the rooms it does have sell at a higher price band than a typical property in the city, so demand from people who “want to stay in Shuri” for the Seiden opening is structurally inclined to flow to central Naha on both volume and price.
Last November’s Rates — Naha City Estimated Settled ADR ¥9,600, +17.0% YoY
As a rate baseline, we overlaid Naha City’s monthly estimated settled ADR (median of covered properties) from 2024 to 2026 on a month axis. November 2025 was ¥9,600 (N=136 properties), +17.0% YoY against ¥8,200 in November 2024 (N=142 properties). The adjacent months were ¥9,500 in October 2025 and ¥9,700 in December, so November sits within a nearly flat band running from autumn to year-end. Okinawa Prefecture as a whole was ¥10,600 in November 2025 (N=484 properties); Naha is about 10% below the prefecture because of its heavier weighting of business hotels. Differences in rate levels and seasonal shape by segment are analyzed in detail in our comparison of Okinawa’s resort, city and business hotel segments.
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (Naha City, estimated settled ADR, median of covered properties, N=136–144 properties. October–December 2026 are estimates based on listing levels at the time of research)
Since the start of 2026, Naha City has peaked at ¥14,200 in February and hovered around ¥10,000 from spring onward; the most recent settled month, September, was ¥9,700 (N=144 properties), +8.6% YoY. Estimates based on listing levels at the time of research put October at ¥11,000 (+15.1% YoY) and November at ¥10,500 (N=143 properties, +9.7% YoY), so the month of the Seiden opening is starting about 10% above the prior year. Note, however, that future-month values are snapshots based on current listed prices and will change as check-in dates approach, as noted below.
Sensitivity of Absorption Pace — Filling the Final Night Needs About 150 Rooms a Day, 2.2x the Actual Pace
The differences among the three nights are easiest to see by comparing the pace needed to sell out the remaining rooms by the day of stay. Dividing the rooms remaining as observed on October 21, 2026 by the days left, the first night, November 21, needs about 65 rooms a day — slightly below the actual pace since LT45 (about 69 rooms/day). The middle night, November 22, needs about 109 rooms/day (1.8x the actual ~61 rooms/day), and the final night, November 23, about 150 rooms/day (2.2x the actual ~67 rooms/day).
| Stay date | Rooms remaining | Days to stay date | Actual pace (LT45 → latest) | Pace needed to sell out | Needed ÷ actual |
|---|---|---|---|---|---|
| Nov 21 (Sat, holiday day 1) | 2,019 | 31 | ~69 rooms/day | ~65 rooms/day | 0.9x |
| Nov 22 (Sun, ceremony) | 3,472 | 32 | ~61 rooms/day | ~109 rooms/day | 1.8x |
| Nov 23 (Mon holiday, opening day) | 4,938 | 33 | ~67 rooms/day | ~150 rooms/day | 2.2x |
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (actual pace = decrease in remaining rooms from LT45 to the latest observation ÷ days; pace needed = remaining rooms at the latest observation ÷ days to the stay date)
Table 6 shows estimated OCC on the day of stay under six sales-pace scenarios from 30 to 150 rooms a day. The first night runs out of rooms at 70 a day, whereas the final night only reaches 91.4% even at 110 a day, and would land at 82.7% at 70 a day, in line with the actual pace. For the middle night, around 110 rooms a day is the sell-out threshold. The later recommendation — fill the final night’s remaining rooms by building up the middle night and capturing post-holiday stay demand — is based on these differences.
| Stay date \ Rooms sold per day | 30 | 50 | 70 | 90 | 110 | 150 |
|---|---|---|---|---|---|---|
| Nov 21 (Sat, holiday day 1) | 92.8% | 96.9% | Sold out | Sold out | Sold out | Sold out |

Implications for Operators — Protect the First Night, Build Up the Middle Night, Fill the Final Night with Different Demand
To sum up, holiday-weekend demand follows a pattern of “a strong first night, a middle night slightly stronger than an ordinary Sunday, and a final night weaker than an ordinary Sunday.” Shuri itself has almost no capacity to absorb it, so demand will be absorbed by rooms in central Naha. On this basis, it makes sense to change the selling approach night by night.
The first night, Saturday November 21, is moving fastest, at 86.7% at LT31 with 2,019 rooms remaining. The remaining rooms are in the phase of selling out at upper price tiers toward arrival, and there is little reason to cut rates with early-booking or multi-night discounts. What is worth considering instead is upper-tier plans with 2- or 3-night length-of-stay conditions that include the 21st, letting first-night demand pull through inventory on the 22nd and 23rd. At resort hotels, multi-night guests already support the middle and final nights, and business hotels have room to deliberately build the same structure.
The middle night, Sunday November 22, is at 77.2%, 2.2–2.5pt thicker than an ordinary Sunday, but still has 3,472 rooms remaining. An itinerary of arriving in Naha on the night of the ceremony and heading home after an afternoon viewing slot on the 23rd (afternoon reservation slots were reported to still have availability as of October 9) is the most natural demand for this night, and pre-stay messaging combined with Seiden viewing reservations is likely to work. Because opening-day entry is divided into advance-reservation time slots, making the reason to “stay in Naha the night before” explicit to visitors who have secured a viewing time will help build up the middle night.
The final night, Monday November 23 (holiday), is at 67.6% with 4,938 rooms remaining, the most slack of the six dates. On this night, the base of demand will be less the Seiden visitors than those who continue staying in Okinawa from Tuesday the 24th onward — travelers extending their vacation past the holiday — and business travelers arriving the night before as business demand returns on Tuesday. For multi-night plans spanning the last night of the holiday into weekdays, and room-only or light-breakfast price tiers geared to early-morning flights, prioritizing occupancy over rate on this particular night would be the rational design.
As for spillover beyond the Shuri area, with only 333 operating rooms within 1 km of Shuri Castle, lodging demand from the opening will structurally flow to central Naha. On the Yui Rail monorail, Shuri Station is about 10 minutes from Omoromachi Station and about 15 minutes from Kenchomae Station, so hotels around Kokusai-dori and Omoromachi have good reason to put “X minutes to Shuri Castle by train” front and center during the Seiden opening period. As the two hotels nearest Shuri Castle Park align their brands under a single operator, the price gap with Shuri’s high-rate tier itself becomes a selling point for central hotels.

Frequently Asked Questions
Q. When does public viewing of the Shuri Castle Seiden begin?
According to Shuri Castle Park, it begins on Monday, November 23, 2026 (a national holiday), and tours of the Seiden interior require reservations for designated 30-minute time slots. The completion ceremony will be held at Shuri Castle Park the day before, on the 22nd. Please check Shuri Castle Park’s official notices for the latest operating details.
Q. Which night of the Naha three-day weekend is the most booked?
Based on listed inventory as of October 21, 2026, the first night, Saturday November 21, is highest at 86.7% estimated OCC (LT31), followed by 77.2% for the middle night (the 22nd) and 67.6% for the final night (the 23rd). All are estimates based on OTA-listed inventory and differ from properties’ actual overall occupancy.
Q. How many hotels are there near Shuri Castle?
Within a 1 km radius of Shuri Castle there is 1 operating lodging property with 333 rooms, and even within 2 km only 5 properties with 798 rooms (properties with 10+ rooms, as of October 23, 2026). Compared with 12,561 rooms within 1 km of Kokusai-dori, Shuri’s room supply is extremely limited.
Q. What pace is needed to sell out the final night (November 23) by the day of stay?
Dividing the 4,938 rooms remaining as observed on October 21, 2026 by the 33 days left gives about 150 rooms a day, roughly 2.2 times the actual pace since LT45 (about 67 rooms/day). If the actual-pace level of 70 rooms a day continues, the simulated estimated OCC on the day of stay is 82.7% (Table 6).
Q. What were Naha City hotel rates last November?
Naha City’s estimated settled ADR (median of covered properties, tax-excluded equivalent) was ¥9,618 in November 2025 (N=136 properties), +17.0% YoY from ¥8,222 in November 2024. November 2026 is estimated at ¥10,547 based on listing levels at the time of research.
⚠ Note on ADR and estimated OCC for future dates: ADR from October 2026 onward in this article is an estimate based on selling prices published on OTAs at the time of research, and the booking curves and estimated OCC are interim figures based on observations through October 21, 2026. They will change as check-in dates approach due to new plans, price adjustments and cancellations, and prices currently set high may fall just before arrival.
Summary
For the three-day weekend that coincides with the Shuri Castle Seiden completion ceremony (November 22) and public opening (scheduled for November 23), the listed inventory of 179 properties and 15,218 rooms in Naha City showed a clear pattern: the first night (the 21st) was at 86.7% estimated OCC 31 days out (observed October 21, 2026), 3.5pt above the surrounding Saturdays at the same LT; the middle night (the 22nd) was at 77.2%, 2.2–2.5pt thicker than an ordinary Sunday; and the final night (the 23rd) was at 67.6%, 7pt below an ordinary Sunday. Operating rooms within 1 km of Shuri Castle total 333, about 1/38 of the Kokusai-dori 1 km area, so lodging demand from the opening will be absorbed in central Naha. Naha City’s estimated settled ADR last November was ¥9,600 (+17.0% YoY), and November 2026 is starting about 10% higher based on listing levels at the time of research. The opportunity for operators lies in protecting the first night while using multi-night stays to pull through the middle and final nights, and filling the final night with post-holiday stay demand.

■ Data sources
Booking curves and estimated OCC are based on listed inventory observed daily by MetroEngines Research on major booking sites: 179 properties and 15,218 rooms in Naha City (all segments, fixed cohort), 80 business hotels with 9,410 rooms, 18 resort hotels with 2,555 rooms, and 907 properties with 36,723 rooms in Okinawa Prefecture (observations through October 21, 2026, within LT45). Estimated settled ADR is the monthly median for Naha City and Okinawa Prefecture (N=136–144 properties / 484 properties). Room stock covers properties with 10+ rooms (excluding leisure hotels) within 1 km and 2 km radii centered on Shuri Castle, Kokusai-dori (Makishi) and Omoromachi Station (as of October 23, 2026). The Seiden opening schedule and operations are based on press reports and Shuri Castle Park notices; hotel room counts and operating start dates are based on each company’s announcements and Hilton’s “Company Overview.”
■ Simulation assumptions
Stay dates were compared at identical lead times (LT45, LT38, LT32). The actual pace in Table 5 is the decrease in remaining rooms from LT45 to the latest observation divided by the number of days; the pace needed to sell out is the remaining rooms at the latest observation divided by the days to the stay date. Table 6 is a simple calculation assuming a constant number of rooms sold per day from the latest observed remaining rooms, with estimated OCC = (15,218 rooms − rooms remaining on the day of stay) ÷ 15,218 rooms.
■ Limitations and caveats
Estimated OCC is an estimate based on the absorption of OTA-listed inventory and differs from a property’s actual overall occupancy. The curves are interim figures through October 21, 2026 and will change with last-minute allotment additions, cancellations and price adjustments. Table 6 is a simulation that does not factor these in and is not a forecast of the final outcome. Estimated settled ADR from October 2026 onward is an estimate based on listed prices at the time of research. The ADR of the large hotel closest to Shuri Castle is an estimate for N=1 property. “Operating” room stock is limited to properties whose selling prices were confirmed in the most recent 3 months.
