Area & Property Analysis

Business hotels in Nagano City ran at an estimated occupancy of 92–95% from Tuesday through Saturday during the three months of July–September 2026, slipping to 88% on Mondays and 84% on Sundays. That is the day-of-week picture MetroEngines Research draws from inventory listed on major booking sites. The estimated settled ADR for business hotels was ¥9,200 in September 2026 (N=31 properties), up 15.4% YoY; across all property types in the city it was ¥11,000 (N=78 properties), up 4.5%. This article stays within Nagano City. It works through room stock by property type, the distribution around Nagano Station and the Zenkoji temple precinct within 1 km, estimated OCC by day of week, 13 months of ADR, rail ridership as the backdrop to demand, and the spread of guest review scores by property, then considers how much room rates could rise ahead of the Zenkoji Gokaicho opening on April 4, 2027.

About the Data in This Article
• ADR (average daily rate) = estimated settled rate (tax-exclusive equivalent), calculated by applying a property-type correction factor to the lowest-plan level each property publishes on OTAs (per room, two guests in one room, tax-inclusive). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures.
• ADR at the area level (prefecture, city) is the median of the estimated settled rates of the properties covered, i.e. the level of a typical property in the area.
• References to listed prices mean the per-room rate for two guests in one room (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA public prices for about 168,000 properties in Japan, of which about 27,000 are confirmed active)
About the Demand Metrics in This Article
• LT (lead time) = days until check-in. Booking curves and estimated OCC use only observations from LT45 to LT1; points beyond 45 days and the day of stay (LT0) are not used.
• Occupancy by day of week and by date (estimated, based on OTA-listed inventory) is calculated from rooms remaining on the day before the stay (LT1) for a fixed cohort of properties that list at least 30% of their total rooms on major booking sites (13 Nagano City business hotels / 1,602 rooms). It is an estimate based on how OTA-sold inventory is consumed and differs from each property’s actual occupancy.
• Property and room counts are based on listings on major booking sites. Ryokan and small lodgings not listed on OTAs are excluded.
Key Takeaways
  • — Saturday 95.1%, Sunday 84.3% — estimated OCC (at LT1) for July–September 2026 across the fixed cohort of 13 Nagano City business hotels / 1,602 rooms. Tuesday–Saturday runs 92–95% and Monday 88.2%, so the trough is concentrated on Sunday and Monday.
  • — Estimated settled ADR ¥9,210 (September 2026) — up 15.4% YoY for business hotels, N=31 properties. The 13-month high was ¥9,546 in August and the low ¥7,758 in June.
  • — Concentrated around the station — the city has 28 business hotels with 2,883 rooms (60% of rooms). Within 1 km of Nagano Station, 25 properties / 3,173 rooms are active, against only 10 properties / 172 rooms within 1 km of Zenkoji.
  • — Booking pace differs by day of week — Saturdays are 75.8% sold 45 days out, while Wednesdays build late, from 54.6% to 98.1% by the day before (September 2026 examples).
  • — Rate headroom for Gokaicho 2027 — bringing the April–June average of ¥8,300 up to the August level of ¥9,500 adds about 15%; the January level of ¥9,100 adds about 10%.

Nagano City’s Lodging Market — Business Hotels Hold 60% of 4,788 Rooms Across 96 Properties

We start with the makeup of the city as a whole. MetroEngines Research tracks 96 lodging properties with 4,788 rooms in Nagano City, based on listings on major booking sites. By type, business hotels account for 28 properties and 2,883 rooms, or 60% of the room count, while ryokan are more numerous at 35 properties but hold only 431 rooms. City hotels follow with 5 properties and 595 rooms, resorts with 3 and 382, and deluxe hotels with 1 and 235. For a prefectural capital the pattern is clear: many small ryokan, with rooms concentrated in business hotels. For reference, neighboring Matsumoto City, the core city of the Chushin region, has 144 properties and 5,507 rooms, with a thick ryokan segment of 69 properties and 1,416 rooms and business hotels (31 properties, 3,315 rooms) slightly ahead of Nagano City. Matsumoto serves only as a reference point in this article.

Next, location. Room stock here covers lodging properties with 10 or more rooms within a 1,000 m radius of Nagano Station (excluding leisure hotels), and “active” means a selling price was confirmed on major booking sites in the most recent three months (August–October 2026) (as of October 25, 2026, compiled by MetroEngines Research). On this basis, the 1,000 m ring around Nagano Station has a listed stock of 36 properties / 4,061 rooms, of which 25 properties / 3,173 rooms are active. Active business hotels number 18 with 2,365 rooms; although the two counts are compiled separately, the picture is that most of the city’s business hotel rooms (2,883) sit within 1 km of the station. The 1,000 m ring around Zenkoji is far smaller, with 17 listed properties / 269 rooms and 10 active properties / 172 rooms, of which active ryokan total only 4 properties / 55 rooms. Temple lodgings and small ryokan line the approach to the temple, but counting properties with 10 or more rooms, lodging capacity there is roughly one-eighteenth of that around the station. The numbers show the geography: overnight demand from temple visitors is absorbed less by the temple precinct than by the business hotels around Nagano Station.

Estimated OCC by Day of Week for Business Hotels — 92–95% Tuesday to Saturday, an 84% Trough on Sunday

This is the core of the article. For the fixed cohort of 13 properties / 1,602 rooms, the Nagano City business hotels that list at least 30% of their total rooms on major booking sites, we calculated daily occupancy (estimated, based on OTA-listed inventory) from rooms remaining the day before the stay (LT1) over the three closed months of July, August and September 2026, then averaged by day of week. Monthly averages were 88.0% in July, 93.5% in August and 93.0% in September, with August and September at a high 93% level as summer holidays and autumn outings overlap (on some July dates the observed cohort falls to 11 properties).

By day of week, the three-month figure is highest on Saturday at 95.1%, followed by Thursday 94.7%, Tuesday 93.2%, Friday 92.5% and Wednesday 92.4%, with troughs on Monday at 88.2% and Sunday at 84.3%. The Saturday–Sunday gap is 10.8 points. Nagano City’s business hotels show a day-of-week pattern typical of a prefectural capital: weekdays fill with business travel and corporate demand, Saturdays build to near capacity with tourists, and only Sunday night sees both kinds of demand thin out. Monday running 5.0 points below Tuesday appears to reflect corporate demand, with business trips getting fully under way from Tuesday. The same back-to-back dip on Sunday and Monday has been observed in a Hokuriku prefectural capital, as explained in our analysis of estimated OCC by day of week for Toyama business hotels.

The monthly movements are worth adding. July had the deepest troughs, with Monday at 80.0% and Sunday at 78.2%, and the widest gap between weekdays and weekends. In August, occupancy ran at 93–99% every day from Monday, August 3 to Friday, August 14, before Obon, and the day-of-week differences nearly vanished; from Saturday, August 15 onward, Sundays fell back to 76–84%, and Sunday, August 30 (76.1%) and Monday, August 31 (75.7%) were the two lowest days of August–September (the July–September low was 63.1% on Sunday, July 5). In September the day-of-week peaks returned, with Thursday at 96.9% and Saturday at 96.0%, and the gap to Sunday’s 88.4% widened. In other words, the Sunday trough at Nagano City business hotels fills with tourism demand during the summer holidays but remains as 8–10 points of headroom in regular periods.

Comparing estimated OCC by type, business hotels and ryokan can be compared on a fixed-cohort basis: ryokan (12 properties, 121–149 rooms) were at 91.2% in July, 92.4% in August and 93.9% in September, on par with or slightly above business hotels. The all-types cohort (34–36 properties, 2,308–2,318 rooms) was at 88.2% in July, 93.2% in August and 92.5% in September.

The nature of demand also shows in booking pace. Comparing rooms remaining from LT45 to LT1 for a typical September Wednesday (September 9), Saturday (September 12) and Sunday (September 13), the Saturday was already 75.8% sold 45 days out and reached 89.7% at 14 days out. The Wednesday, by contrast, was only 54.6% sold 45 days out, about half, reached 79.7% at 14 days out, then surged to 98.1% by the day before. The Sunday climbed more gently, from 58.7% at 45 days out to 84.9% the day before. Early Saturday bookings point to tourists planning ahead and the late Wednesday build to last-minute business trip arrangements. With close to 20% of total rooms moving between LT14 and LT1 on weekdays, price control in this window can be read as what moves RevPAR.

13 Months of Estimated Settled ADR — Business Hotels +15.4% in September, Peak in August, Low in June

How did rates move? The estimated settled ADR for Nagano City business hotels (estimated, monthly median, N=29–31 properties) rose from ¥8,000 in September 2025 to ¥9,000 in November and formed a winter peak of ¥9,100 in January 2026. This is likely because the area around Nagano Station, as a gateway to ski resorts in the prefecture such as Shiga Kogen and Hakuba, takes skiers’ pre- and post-ski stays on top of business demand in winter. Rates then fell to ¥8,000 in March and ¥7,800 in June, the low point, before reaching ¥9,500 in August, the highest of the 13 months, and holding a high ¥9,200 in September. YoY change was positive in all 13 months, largest at +26.4% in January 2026 and +15.4% in September, and smallest at +2.8% in August. Because August was already high at ¥9,300 the year before, its growth rate looks modest.

The estimated settled ADR across all property types in the city (N=70–78 properties) moved from ¥10,600 in September 2025 to ¥12,100 in November, ¥12,200 in January 2026, ¥10,200 in March, ¥9,200 in June, ¥11,600 in August and ¥11,000 in September. YoY change was large at +30.7% to +35.0% from November 2025 through January 2026, returned to around the prior-year level at -1.2% in July and -3.8% in August 2026, and was +4.5% in September. The concentration of all-type growth in winter includes the effect of higher winter rates at ryokan and city hotels. Business hotels’ estimated settled ADR is about ¥1,400 below Matsumoto City’s ¥10,600 for September 2026 (N=31 properties). This reversal, with a second city out-pricing the prefectural capital, is not limited to Nagano Prefecture, as confirmed across 16 cities in our supply density comparison of the five second cities that out-price their capitals.

Incidentally, the estimated settled ADR for business hotels in October 2026, derived from listed levels at the survey date (October 24, 2026), is around ¥13,500, well above September. October combines the autumn foliage season with an autumn holiday weekend. As this is not a closed figure it is excluded from the trend comparison here, but we note it as a sign that the rate peak toward winter may be arriving earlier.

The Demand Backdrop — 20,762 Daily Passengers at Nagano Station, Weekday Government and Corporate Demand, and the Shinkansen

The foundation of roughly 92% weekday occupancy is supported by recovering rail ridership. JR East reports an average of 20,762 daily boarding passengers at Nagano Station in FY2024 (10,626 non-commuter, 10,136 commuter). Non-commuter passengers making up more than half reflects the depth of business and tourism travel by shinkansen. Tracing passengers at JR Nagano Station in the Ministry of Land, Infrastructure, Transport and Tourism’s National Land Numerical Information (passengers by station), the figure fell from 41,724 per day in 2019 to 27,662 in 2020, then recovered to 29,858 in 2021, 35,610 in 2022 and 38,572 in 2023, reaching 92% of the 2019 level by 2023. Nagano Electric Railway’s Nagano Station traced the same path, from 10,655 in 2019 to 9,480 in 2023.

The Hokuriku Shinkansen connects Tokyo and Nagano in as little as about 1 hour 20 minutes, and the March 2024 extension from Kanazawa to Tsuruga also improved access from the Hokuriku and Kansai regions. Nagano City hosts the prefectural and municipal governments, the district court, administrative and financial hubs including bank branches, and offices and branches of precision equipment and electronic component makers. The pattern of high occupancy from Tuesday through Thursday is consistent with such business visits filling rooms on weekdays. Saturday’s 95% reflects the city’s role as a gateway to nearby destinations such as Zenkoji, Togakushi, Shiga Kogen and Nozawa Onsen. This dual character, with business hotels switching to leisure demand only on weekends, is a defining feature of the Nagano Station area.

The Spread of Review Scores — A Median of 4.03 Across 33 Properties, with Breakfast the Market’s Strength

Alongside supply and demand, we look property by property at 32,765 guest reviews from the most recent 24 months (November 2024–October 2026), compiled by HotelBank Editorial Team for active properties within 1 km of Nagano Station or Zenkoji. The median overall score (out of 5) for the 33 properties with review data was 4.03, distributed as follows: 8 properties at 4.3 or above, 9 at 4.0 to under 4.3, 13 at 3.5 to under 4.0, and 3 under 3.5. Among the main station-area properties with more than 1,000 reviews, the top are Chisun Grand Nagano (チサン グランド 長野) (4.45, N=2,200 reviews), Hotel Metropolitan Nagano (ホテルメトロポリタン 長野) (4.43, N=2,208), Hotel New Nagano Next (ホテルニューナガノ ネクスト) (4.40, N=1,803), Dormy Inn Nagano (天然温泉 善光の湯 ドーミーイン長野) (4.38, N=1,729) and Sotetsu Fresa Inn Nagano Station Zenkoji Exit (相鉄フレッサイン 長野駅善光寺口) (4.32, N=2,125). In the Zenkoji precinct, Jizokan Matsuya Ryokan (地蔵館 松屋旅館) earned the highest score in either ring at 4.68 (N=850).

Source: HotelBank Editorial Team research (33 active properties within 1 km of Nagano Station or Zenkoji, 32,765 reviews from the most recent 24 months)

By category, breakfast scores are a strength of the market as a whole. Among properties with 500 or more reviews, the top breakfast scores are Hotel JAL City Nagano (ホテルJALシティ長野) 4.74, Chisun Grand Nagano 4.73, Hotel Nagano Avenue (ホテルナガノアベニュー) 4.63 and Chateraise Hotel Nagano (シャトレーゼホテル長野) 4.55, with breakfasts built on Shinshu ingredients serving as a point of differentiation for station-area business hotels. Location scores are high at properties connected to or in front of the station, such as Hotel Abest Nagano Ekimae (ホテルアベスト長野駅前) 4.78, Hotel Metropolitan Nagano 4.70 and Mori to Mizu Backpackers (森と水バックパッカーズ) 4.67. Cleanliness is highest at Hotel Metropolitan Nagano 4.59, Nagano Tokyu REI Hotel (長野東急REIホテル) 4.57 and Hotel New Nagano Next 4.56. With 17 properties, more than half, scoring 4.0 or higher overall, this level of guest satisfaction also provides a foundation that makes rate increases easier for guests to accept.

Rate Headroom Toward Zenkoji Gokaicho 2027 — April–June ADR Sits at the Annual Low

Finally, 2027. The Zenkoji Gokaicho, the public unveiling of the temple’s Maedachi Honzon (前立本尊) image, runs for 77 days from Sunday, April 4 to Saturday, June 19, 2027 (per a September 28, 2026 press release from Shinshu Zenkoji temple lodging Rengein and materials from Nagano City’s Gokaicho vitality creation executive committee), and Nagano City is advancing projects to create vitality around the 2027 event. In April–June 2026, the same months as the event period, the estimated settled ADR for Nagano City business hotels was ¥8,500, ¥8,600 and ¥7,800, which, together with February–March, forms the annual low of the 13 months. As the July–September day-of-week estimates show, weekdays are already around 92% and Saturdays 95%; the only unfilled portion is 8–10 points on Sundays and Mondays. Because Gokaicho visits tend to concentrate on weekends, we can expect overlapping demand, with visitors filling Sunday stays, the regular-period trough, while business demand remains on weekdays.

Put in numbers, the rate opportunity is this: simply bringing the April–June average of ¥8,300 up to the ¥9,500 level of August 2026, which the same market absorbed at about 93% occupancy on the fixed cohort, adds about ¥1,300, or 15%. Using January’s ¥9,100 as the reference gives 10%. Both are levels the Nagano City market has actually achieved in other seasons and can be considered a realistic range given Gokaicho, a once-in-seven-years demand event. Given that weekday bookings in Nagano City concentrate between LT14 and LT1, a design that secures weekends early through group and travel agency allotments while raising weekday rates in stages toward last-minute demand would maximize the revenue opportunity during the event. Room stock within 3 km of the temple and the ADR required for new development are covered in our earlier article, “Zenkoji Gokaicho 2027: 77 Days, 4,234 Rooms Within 3km & Required ADR”, so they are not repeated here.

Summary

Of the 96 properties and 4,788 rooms in Nagano City’s lodging market, business hotels hold 2,883 rooms, or 60%, most of them concentrated within 1 km of Nagano Station (25 active properties / 3,173 rooms). The Zenkoji precinct is small at 172 active rooms, so the geography means the station area also absorbs temple visitors’ stays. For the fixed cohort of 13 business hotels / 1,602 rooms, estimated OCC in July–September 2026 was 92–95% from Tuesday to Saturday, 88.2% on Monday and 84.3% on Sunday; Saturdays are three-quarters sold 45 days out, while on weekdays about 20% moves in the final two weeks. The estimated settled ADR was ¥9,200 in September 2026 (+15.4% YoY), with a seasonal pattern of a high January and a June low. Nagano Station’s boarding passengers stood at 20,762 per day in FY2024, and 17 of 33 properties score 4.0 or above overall, giving a solid base of guest satisfaction. For the 77-day Gokaicho from April 4, 2027, this is a market with 15% of rate headroom simply by lifting April–June, the annual low, to August levels.

⚠ Note on ADR for future dates: The estimated settled ADR cited for October 2026 is an estimate based on selling prices published on major booking sites at the survey date (October 24, 2026) and will change as check-in approaches. Note that its basis differs from the values for closed months (through September 2026).

References and Sources

■ Data Sources

Public prices and remaining-room data from major booking sites continuously tracked by MetroEngines Research (properties and rooms by type in Nagano City, room stock within a 1,000 m radius of Nagano Station and Zenkoji, remaining-room movements for the fixed cohort of 13 business hotels / 1,602 rooms, estimated settled ADR); guest reviews compiled by HotelBank Editorial Team (33 properties, 32,765 reviews); station ridership from JR East and the Ministry of Land, Infrastructure, Transport and Tourism; published Gokaicho materials from Nagano City and Rengein.

■ Calculation Assumptions

Estimated OCC uses a fixed cohort of properties listing at least 30% of total rooms on major booking sites, calculated from rooms remaining the day before the stay (LT1) and simply averaged by day of week. Estimated settled ADR is the monthly property median, on a historical basis for closed months (through September 2026); October 2026 alone is estimated from listed levels at the survey date. The Gokaicho uplift is shown as the difference between the simple average of the April–June 2026 monthly medians (¥8,271) and the levels the same market achieved in January and August.

■ Limitations

OCC is an estimate based on consumption of OTA sales inventory and does not reflect actual property-wide occupancy or group and direct sales. The cohort is small at 13 properties and falls to 11 on some July dates. Property and room counts are based on major booking site listings and exclude unlisted temple lodgings and small lodgings. The uplift compares levels of past months and is not a forecast of ADR during the 2027 event.
