On November 10, 2026, Mori Trust Hotels & Resorts (森トラスト・ホテルズ&リゾーツ) will open two properties on the same day, directly in front of Naka-Gora Station on the Hakone Tozan Cable Car. One is WAKAN Hakone Gora by Laforet (WAKAN箱根強羅 by ラフォーレ), a 34-room property whose room rate includes dinner, breakfast and a private open-air onsen bath. The other is APARTHOTEL Rilt Hakone Gora (APARTHOTEL リルト 箱根強羅), where all 18 rooms have a kitchen and sleep four to six guests. It is unusual for a single operator to place two opposite ways of selling — a meal-inclusive onsen ryokan format and a room-only, large-group apartment format — in front of the same station on the same day. In this article we confirm both properties' published details against primary sources, then overlay the room stock and price tiers within a 1km and 2km radius of Naka-Gora Station and the seasonality of Hakone Town's monthly estimated settled ADR, to see where this two-format pairing fits in the local market. Because neither property has opened yet, we do not discuss occupancy or actual achieved rates.

Hakuba Alps Hotel, which sits directly on the Hakuba Norikura Onsen Ski Area in Otari Village, Nagano, will reopen in December 2026 as "THE ALPS HOTEL HAKUBA" (159 rooms) after a change of operator and a renovation. Plan・Do・See Inc. takes over operations under a lease agreement, while the building and the ski area stay with the existing owner. Because this is the reopening of an existing hotel rather than a new build, room supply in the Hakuba area does not increase. MetroEngines Research data show, however, that the hotel's estimated settled ADR in winter 2025/26 (December–February), before the renovation, was about ¥22,500, while for winter 2026/27, after the renovation, it is being marketed at about ¥47,000 on a listed-price basis — a move of more than twofold up the price ladder. This article tallies the winter price-band distribution of 54 Hakuba-area properties to show which band the reopened hotel enters and how it shifts the area's price structure.

GENSEN HOLDINGS Co., Ltd. (the Ooedo Onsen Monogatari Group) has announced that it will reopen "Ooedo Onsen Monogatari Kinoyu (大江戸温泉物語 輝乃湯)", which it operates in Yubara Onsen, Maniwa City, Okayama Prefecture, as the dog-exclusive "Ooedo Onsen Monogatari Wanwan Resort Okayama Yubara (大江戸温泉物語わんわんリゾート 岡山湯原)" on Saturday, December 5, 2026, and has been taking reservations since October 1. It is the sixth Wanwan Resort and the brand's first property in Okayama. Published rates start at ¥13,900 per adult per night with dinner and breakfast (based on two adults sharing a room), plus ¥3,200 per dog per night (excluding bathing tax and accommodation tax). This article quantifies the Maniwa lodging market that will host the property from three angles — estimated settled ADR, estimated occupancy and booking pace — to assess how deep the pool of pet-friendly lodging in the Chugoku region actually is, and where the published rate sits within the local price range.

On June 27, 2025, JR Kyushu Hotels & Resorts (a wholly owned subsidiary of Kyushu Railway Company) announced plans for a new hotel in Hakata-ekimae 3-chome, Hakata Ward, Fukuoka City. The tentatively named "Hakata-ekimae 3-chome Hotel (博多駅前3丁目ホテル)" is planned at approximately 150 rooms, with opening scheduled for some time in FY2028 (both figures are plans). The land and building are owned by Yaoji Co., Ltd. (株式会社八百治), and JR Kyushu Hotels & Resorts will operate the property. The site is a 7-minute walk from the Hakata Exit of JR Hakata Station, and it will be the company's fourth hotel in the Hakata Station area. This article places the plan against the supply time series within a 1 km radius of Hakata Station, the positioning of JR Kyushu's three existing hotels there, and room-rate trends in Hakata Ward and Chuo Ward, to work out where these 150 rooms fit in the market.

  • Japan Q4 2026 Openings: 32 Hotels, 4,755 Rooms, Only 2,730 Truly New

Among hotels with 50 or more rooms whose openings MetroEngines Research has confirmed through listings on major booking sites, 32 properties with 4,755 rooms have opening dates set between October and December 2026, as of October 18. Reading that figure as "new supply in Q4", however, overstates reality. Official announcements show that the 381-room Courtyard by Marriott Kobe is a renaming of an existing hotel on Port Island, and the 333-room The Grand Castle Naha Shurijo is an operator change — neither adds a single room to the market. This article sorts the 32 properties into new builds, rebrands and reopenings of existing buildings based on official announcements, expresses only the net additions as an increase rate against the existing operating rooms within a 1km radius of each property, and reads them alongside municipal estimated ADR (September 2026) and recent booking pace in the markets where the December openings will land.

  • Fuji Area: 142 New Lodgings, 984 Rooms Since 2023; Gotemba ADR +6.8%

Within the scope tracked by MetroEngines Research, 1,760 lodging facilities were confirmed to have opened in Japan in 2026 (1,749 with known room counts, totaling 42,088 rooms). By property count, nearly half are vacation rentals; by room count, half are business hotels — the leading segment flips depending on the measure. Nowhere is this "property-count vs. room-count divergence" more concentrated than in the Mt. Fuji area. Treating Fujikawaguchiko Town, Yamanakako Village and Narusawa Village in Yamanashi Prefecture, plus Gotemba City, Fujinomiya City and Susono City in Shizuoka Prefecture, as a single market, we count 142 new openings with 984 rooms since 2023, including 35 properties and 266 rooms added in 2026 alone. This article zooms from the national picture into the Mt. Fuji area and examines, from an investor's perspective, how supply with extremely small room counts per property coexists with estimated settled ADR at the municipal level.

  • 81% of Japan’s 2023 Lodging Openings Still on OTAs: 75% to 96% by Size

How many of the lodging facilities that opened in 2023 are still on OTAs and similar channels three years later? Tracking the 2,026 facilities that MetroEngines Research records as 2023 openings, listed prices for September 2026 stays could be confirmed for 1,644, an OTA listing retention rate of 81.1%. On a room basis the figure rises to 93.7%. The gap comes down to size: single-unit properties retain only 75.0%, while those with 100 or more rooms reach 95.6%. This article breaks down the 2023 cohort’s composition and retention by property type, size and prefecture, and sets it alongside the 2021 and 2022 cohorts and public statistics to identify the conditions under which small, dispersed supply takes hold.

  • Capsule Hotels Lead Japan at 96% Sell-Through; 237 Sites, 30k Beds

Capsule hotels have become the lodging type whose inventory fills most easily. In MetroEngines Research data for August 2026, the occupancy rate (OTA-listed-inventory basis, estimated; hereafter the “inventory sell-through rate”) of 27 capsule hotels in Tokyo was 96.3%, the highest of eight property types, ahead of business hotels (91.1%, N=872), city hotels (90.7%, N=100) and deluxe hotels (93.1%, N=40). In all 11 prefectures with three or more capsule hotels, capsules beat the all-property average. However, this figure measures how fully the inventory placed on OTAs sold, and many capsule hotels list only a small fraction of their total beds on OTAs. This article first plots sell-through and price for the eight property types on the same axes, then corrects this surface reading using the OTA listing ratio, and finally uses the geographic distribution of 237 capsule hotels (about 30,000 beds) nationwide and the opening pipeline to identify which cities and price bands still have room to grow.

According to "Hotel Opening Plan in Fukuoka City," released on June 27, 2025 by JR Kyushu Hotels and Resorts Co., Ltd., the company plans to open the roughly 150-room (planned) "Hakata Ekimae 3-chome Hotel (tentative name)" on a site of about 1,480㎡ at 141 and other lots, Hakata Ekimae 3-chome, Hakata Ward, Fukuoka, sometime in FY2028 (planned). The land and building will be owned by Yaoji Co., Ltd. (株式会社八百治), and JR Kyushu Hotels and Resorts will operate the hotel. It will be the company's fourth new opening in the Hakata Station area, but the release says facility details are "currently under consideration" and will be announced once decided, so neither the room count nor the opening date is final. This article positions the plan from three angles: (1) the room stock within 1km of Hakata Station over time, (2) listed prices and estimated settled ADR in Hakata Ward, and (3) the price band of Yaoji Hakata Hotel (207 rooms), an existing hotel operated by the same owner. From there it asks what 150 rooms actually means for the trade area.

A "stay-in botanical garden" refers to THE BOTANICAL RESORT Rinne (林音), a destination complex that reopened on Saturday, November 29, 2025, after the private sector redeveloped the Ibaraki Prefectural Botanical Garden and Ibaraki Prefectural Citizens' Forest, prefecture-owned facilities in Naka City, Ibaraki. The grounds now hold 45 lodging units — 18 cottages and 27 glamping units — the previously paid admission has been made free, and a bathhouse, "Ofuro Cafe Rinne no Yu," sits alongside food, beverage and activity facilities. It is operated by Botalasian Resort Co., Ltd. (株式会社ボタラシアンリゾート), a special purpose company (SPC) established in May 2024. This is not a guide for guests; from an investor's and operator's perspective, we break down the business model of converting a prefectural botanical garden into lodging along four lines: the deal structure, listed prices, the surrounding room stock, and the conditions for replicating it in other prefectures. Readers considering Rinne for a family trip or a personal stay may prefer HotelPicks' feature on villa-style glamping in the Kanto region (Japanese) or KazokuStay (Japanese), which covers family-friendly stays.
