Daiwa Resort Hotels Are Now Grand Mercure & Mercure: 23 Names & Rates
Posted: 2026.10.25The hotels you knew as "Daiwa Resort" now operate under the names "Grand Mercure" or "Mercure." All 23 former Daiwa Royal Hotels were rebranded at once in April 2024, and both booking sites and official websites now list them only under their current names. That is why searching by the old name turns up nothing. This article first gives a lookup table linking each old "... Royal Hotel" name, the label used from 2018, and the current name, then summarizes, for 22 hotels, the median of the cheapest bookable plan for November 2026 stays (per room, 2 guests, tax included). Key Takeaways— Since April 2024, the former Daiwa Royal Hotels have operated as 12 "Grand Mercure" and 10 "Mercure" properties (Mercure Noto, which was part of the rebrand, has had its opening plan terminated). Searching by the old names will not bring them up on booking screens— Daiwa House Industry announced the sale of all shares in Daiwa Resort on December 8, 2022, and completed it on July 19, 2023. Daiwa Roynet Hotels were not part of the deal and still operate under the same name— The median of the cheapest bookable plan for November 2026 is ¥25,400 (22 hotels,...

Posted: 2026.10.25Sapporo Park Hotel will stay open until Sunday, February 28, 2027, and stays can be booked right up to the closing date. The operator, Granvista Hotels & Resorts, announced this on its official website on June 11, 2025, giving the advancement of a rebuilding plan as the reason for the closure. Many people search to find out whether the rebuild has been cancelled — it has not. The hotel side plans to proceed with the rebuild separately from the City of Sapporo's new MICE facility planned next door, and an opening date for the new hotel has not yet been set. This article sets out, from a guest's point of view, the rate calendar through closing (November 2026 to February 2027), where the rebuild stands, and where to stay around Nakajima Park after the hotel closes. Key Takeaways — Sunday, February 28, 2027 is the last day of operation. Stays up to the closing date can be booked on the official website and on OTAs (in OTA public data, nights through February 27 are on sale, as of October 2026). — The rebuild has not been cancelled. It will proceed separately from Sapporo's new MICE facility, and no opening date...

Snow Country Hotel ADR Jan 2027: Kutchan ¥49k, Hakuba ¥29k, 5 Tiers
Posted: 2026.10.24Laying out MetroEngines Research's estimated settled ADR (average daily rate) by municipality for January 2027 — calculated from listings as of October 11, 2026 — across five prefectures (Hokkaido, Nagano, Niigata, Yamagata and Gifu), the top of the table belongs to snow-country towns with ski resorts: Kutchan Town ¥49,400, Niseko Town ¥37,000, Shinano Town ¥29,700, Hakuba Village ¥28,700 and Yuzawa Town ¥28,200. The same five prefectures also include cities such as Niigata's Chuo Ward, where the winter rate sinks to ¥7,100, so the gap between municipalities reaches 7x. This article splits the 98 municipalities with 5 or more properties in the sample into five price tiers and examines, from an investor and operator perspective, how much room stock sits in each tier, how large the winter premium is compared with August, and which price bands new openings since 2025 have entered.

Kyoto Nov 21-23 Long Weekend: Business Hotels 98.3%, 75.1% Sold Out
Posted: 2026.10.24The three-day weekend starting Saturday, November 21 and including Labor Thanksgiving Day (Monday, November 23) sits at the core of the autumn foliage season for Kyoto's lodging market. Checking the booking curves as of October 22, 2026, Kyoto Prefecture business hotels for the first night, Saturday 11/21, had reached an estimated OCC at 31 days before the stay date (observed 10/21) (OTA listed-inventory basis) of 98.3% with a sold-out property rate of 75.1%, while city hotels stood at 97.0% and ryokan at 96.6% — remaining inventory is thin in all three segments. Within the same long weekend, however, there is a clear step-down: the middle day, Sunday 11/22, is at 93.8% for business hotels and the final day, Monday 11/23, at 81.7%, while the preceding regular Saturday, 11/14, is at 93.0% at 24 days out — 5.3pt below the first night of the long weekend. This article lines up four dates — the first day, middle day and final day of the long weekend plus the preceding Saturday — on the same yardstick. Referring to how October's Sports Day three-day weekend (10/10–12) filled over its last 30 days, it then lays out, in the form of a back-calculated calendar, how...

JR Kyushu’s 150-Room Hakata Hotel, FY2028: +0.6% of 24,575 Rooms
Posted: 2026.10.24On June 27, 2025, JR Kyushu Hotels & Resorts (a wholly owned subsidiary of Kyushu Railway Company) announced plans for a new hotel in Hakata-ekimae 3-chome, Hakata Ward, Fukuoka City. The tentatively named "Hakata-ekimae 3-chome Hotel (博多駅前3丁目ホテル)" is planned at approximately 150 rooms, with opening scheduled for some time in FY2028 (both figures are plans). The land and building are owned by Yaoji Co., Ltd. (株式会社八百治), and JR Kyushu Hotels & Resorts will operate the property. The site is a 7-minute walk from the Hakata Exit of JR Hakata Station, and it will be the company's fourth hotel in the Hakata Station area. This article places the plan against the supply time series within a 1 km radius of Hakata Station, the positioning of JR Kyushu's three existing hotels there, and room-rate trends in Hakata Ward and Chuo Ward, to work out where these 150 rooms fit in the market.

Japan Q4 2026 Openings: 32 Hotels, 4,755 Rooms, Only 2,730 Truly New
Posted: 2026.10.24Among hotels with 50 or more rooms whose openings MetroEngines Research has confirmed through listings on major booking sites, 32 properties with 4,755 rooms have opening dates set between October and December 2026, as of October 18. Reading that figure as "new supply in Q4", however, overstates reality. Official announcements show that the 381-room Courtyard by Marriott Kobe is a renaming of an existing hotel on Port Island, and the 333-room The Grand Castle Naha Shurijo is an operator change — neither adds a single room to the market. This article sorts the 32 properties into new builds, rebrands and reopenings of existing buildings based on official announcements, expresses only the net additions as an increase rate against the existing operating rooms within a 1km radius of each property, and reads them alongside municipal estimated ADR (September 2026) and recent booking pace in the markets where the December openings will land.

Rinku Town 70,000 m² Site: A Hotel Needs ¥19K–20K ADR vs ¥7,300 Today
Posted: 2026.10.24Rinku Pleasure Town SEACLE, a large shopping complex operated by Daiwa House Industry (3 Rinku Orai Minami, Izumisano, Osaka), will close on October 31, 2026, as its land lease expires. The company announced the closure in a July 24 news release, and the same month the Nikkei reported a plan to redevelop roughly 70,000 m² in front of the station as a commercial facility. For a station plaza facing Kansai International Airport across the bay and served by two rail lines, a contiguous site of about 70,000 m² has not changed hands at this scale since the 2000s. This article estimates how much of the land cost a hotel could carry if the site were put to hotel use. The backcast draws on the existing supply within 2 km of the station (23 properties, 3,794 rooms), Izumisano’s estimated settled ADR (¥7,300 in September 2026, −30.6% YoY), estimated occupancy, official land prices, and Osaka Prefecture’s tender price for prefectural land.

Citadines North Shinjuku: Ex-Hundred Stay to 179 Units in ¥30bn+ Deal
Posted: 2026.10.24On August 4, 2026, The Ascott Japan announced that Citadines North Shinjuku Tokyo (シタディーンノース新宿東京) in Hyakunincho, Shinjuku Ward, will open on October 28, 2026. The property has 179 units in total, 106 hotel rooms and 73 serviced residences, about a 3-minute walk from Okubo Station and a 7-minute walk from Shin-Okubo Station. According to a news release issued on June 9, 2025 by parent company CapitaLand Investment (CLI), its private fund CLARA II, together with co-investors, acquired a 22-storey mixed-use building in Shinjuku for more than ¥30 billion and planned to refurbish the hotel and residential floors into 179 serviced-residence units. In the hotel master database tracked by MetroEngines Research, the 106-room Hundred Stay Tokyo Shinjuku (ハンドレッドステイ東京新宿), which opened at the same address in July 2010, ceased operations on August 31, 2025. This opening is therefore a conversion of an existing building, not a new build. This article reads the deal along two axes, "an overseas fund acquiring an existing building" and "mixed hotel and long-stay floors", and tests three things: the 10-year supply trend within a 1km radius of Okubo Station, the seasonal amplitude of the estimated settled ADR in Shinjuku Ward, and, through a simulation, how much the...

Bedding Reviews: Sleep Comfort Moves Ratings 0.2 Pts, Pillows Don’t
Posted: 2026.10.24Pillows and bedding are the core product of a hotel, a place people go to sleep, yet nobody has put numbers on how often guests mention them in reviews or how much they move ratings. This article covers 4,121,275 guest reviews compiled by the HotelBank Editorial Team (4,687 properties, the 24 months from October 2024 to October 2026). We extracted four semantic tags (“pillow,” “bedding cleanliness,” “sleep comfort” and “renovated”) and looked in turn at how mention rates are spread across Japan, how they relate to review scores and estimated settled ADR, and how they overlap with renovation. We also collected market prices and useful lives for mattresses and pillows, and converted per-room replacement Capex into a cost per room-night. In short: pillows come up in only 0.4 of every 100 reviews, and their mention rate has almost no correlation with review scores. The share of negative “sleep comfort” mentions, however, goes with a gap of about 0.2 points in overall rating at every price tier.

Tokyo Hotels Sep 2026 OCC: Business Peaks Wed 93.8%, City Wed & Sat
Posted: 2026.10.24Averaging the estimated daily occupancy of Tokyo business hotels (N=538–561 properties) for September 2026 by day of week — estimated from OTA-listed inventory — shows that, excluding the five-day holiday period of September 19–23, Wednesday was the highest at 93.8% and Sunday the lowest at 85.7%, a gap of 8.1 points. City hotels (N=52–54 properties), by contrast, traced a double-peak pattern, with Wednesday at 92.5% and Saturday at 92.1% almost level, in sharp contrast to the weekday-driven shape of business hotels, which peak midweek and dip on Fridays and Sundays. Two categories that look almost identical on a monthly average — 90.3% for business hotels and 90.0% for city hotels — turn out to have quite different demand shapes when cut by day of week. This article examines the day-of-week averages and the booking curves behind them, and sets out how to structure inventory allocation, length-of-stay conditions and channel mix by day of week. Scope: Tokyo business hotels, N=538–561 properties (approx. 78,000–81,000 rooms), and city hotels, N=52–54 properties (approx. 16,000–17,000 rooms), both based on listings on major booking sites. Occupancy in this article is an estimate based on OTA-listed inventory; price metrics are not covered. Definitions are at the end...
