JR Kyushu’s 150-Room Hakata Hotel, FY2028: +0.6% of 24,575 Rooms

Supply Pipeline

On June 27, 2025, JR Kyushu Hotels & Resorts (a wholly owned subsidiary of Kyushu Railway Company) announced plans for a new hotel in Hakata-ekimae 3-chome, Hakata Ward, Fukuoka City. The tentatively named “Hakata-ekimae 3-chome Hotel (博多駅前3丁目ホテル)” is planned at approximately 150 rooms, with opening scheduled for some time in FY2028 (both figures are plans). The land and building are owned by Yaoji Co., Ltd. (株式会社八百治), and JR Kyushu Hotels & Resorts will operate the property. The site is a 7-minute walk from the Hakata Exit of JR Hakata Station, and it will be the company’s fourth hotel in the Hakata Station area. This article places the plan against the supply time series within a 1 km radius of Hakata Station, the positioning of JR Kyushu’s three existing hotels there, and room-rate trends in Hakata Ward and Chuo Ward, to work out where these 150 rooms fit in the market.

Metric Definitions Used in This Article

  • ADR (Average Daily Rate): An estimated settled rate (tax-excluded equivalent), calculated by applying a segment-specific adjustment factor to the lowest-plan rate each property publishes on OTAs and similar channels (per room, 2 guests per room, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. It is an estimate and differs from each property’s actual settled prices and accounting figures. Area-level ADR is the median of the properties covered (the level of a typical property in the area).
  • Listed price: The average across all plans of the selling prices published on OTAs and similar channels (per room, 2 guests per room, tax included). Treated as a separate metric from ADR.
  • Supply (properties / rooms): Total of properties open and not yet closed at each year-end, within the scope tracked by MetroEngines Research. Properties not listed on OTAs are excluded.
  • Data sources: MetroEngines Research (prices, supply); JR Kyushu, “Hotel Opening Plan in Fukuoka City” (June 27, 2025); Fukuoka City, “Tourism and MICE in Fukuoka City 2026”
Key Takeaways
  • — Approx. 150 rooms, FY2028 (both planned): JR Kyushu Hotels & Resorts plans the hotel in Hakata-ekimae 3-chome, a 7-minute walk from the Hakata Exit. It will be the company’s fourth in the Hakata Station area.
  • — +0.6% of existing stock: As of October 2026, the 1 km radius around Hakata Station holds 288 properties and 24,575 rooms. Since 2019, stock has grown by about 650 rooms a year on average, so 150 rooms is not a supply shock.
  • — Hakata Ward ADR +13.1% YoY (September 2026, estimated settled ADR, N=151 properties) versus −0.6% in Chuo Ward. The November estimates widen the gap: +19.7% vs −1.3%.
  • — The ¥25,000–35,000 band: 9 hotels, 9.3% of rooms: Of 97 hotels within 1 km (April–September 2026), only one in this band has 100–200 rooms. In opening order, the three existing JR Kyushu hotels run ¥19,700 → ¥24,100 → ¥28,300.

The Plan — 7 Minutes from the Hakata Exit, Approx. 150 Rooms, FY2028 (Planned)

Start with the primary source. According to JR Kyushu’s June 27, 2025 release, “Hotel Opening Plan in Fukuoka City (福岡市におけるホテル出店計画について),” the site is in Hakata-ekimae 3-chome, Hakata Ward, Fukuoka City, with a land area of about 1,480 m². Both the room count (“approx. 150 rooms (planned)”) and the opening date (“during FY2028 (planned)”) are marked as plans. The land and building are owned by Yaoji Co., Ltd., the operator is JR Kyushu Hotels & Resorts, and the company describes the project as its “fourth hotel in the Hakata Station area.” Property details are “currently under consideration” and are expected to be announced once decided. Some secondary outlets carried reposted articles dated June 28, 2025; this article uses the JR Kyushu release above as its primary source.

About 150 rooms on a site of roughly 1,480 m² makes this a mid-sized business/city hotel by Hakata Station standards. In the same release, the company says it operates 17 properties across Kyushu, Tokyo, Kyoto, Okinawa and elsewhere, so the plan reads as an extension of its urban hotels built around the Blossom brands. However, neither the brand name nor the room specifications have been disclosed. Where this article discusses “which price band it will enter,” that is an estimate based on the three existing hotels and the surrounding market.

Supply within 1 km of Hakata Station — About 10,000 Rooms Added in 14 Years; 150 Rooms Is +0.6% of Stock

Next, consider how much supply impact these 150 rooms carry. Within the scope tracked by MetroEngines Research, the 1 km radius centered on Hakata-ekimae 3-chome held 107 properties and 14,312 rooms at the end of 2012. That grew to 143 properties and 15,585 rooms in 2017, jumped to 205 properties and 20,029 rooms in 2019, and reached 288 properties and 24,575 rooms as of October 2026. Rooms rose by 4,444 in just the two years from 2017 to 2019, which marks this as the peak of supply expansion around Hakata Station.

Source: MetroEngines Research & Consulting (based on confirmed OTA listings; 1 km radius centered on Hakata-ekimae 3-chome; 2026 as of October 17); compiled by HotelBank Editorial Team

Growth has slowed since 2020: from 20,029 rooms at the end of 2019 to 24,575 in 2026 is an increase of 4,546 rooms over seven years. That works out to roughly 650 rooms a year, less than a third of the peak-period pace. In this context, the approximately 150 rooms to be added in FY2028 equal 0.6% of 2026 stock and only about a quarter of the average annual increase over the last seven years. In other words, this plan is not a “supply shock” that moves the supply-demand balance around Hakata Station. It is better read as a placement decision: the JR Kyushu hotel group adding a fourth property on the Hakata Exit side of an already deep market. For supply headroom and demand capacity across Fukuoka City as a whole, including Hakata, Tenjin and the Fukuoka Airport area, see Fukuoka Hotel Supply 2026–2028: ~1,000 Rooms/Year in Hakata & Tenjin.

The composition of the stock needs care, though. The 288 properties within 1 km include small simple lodgings and apartment-style properties; limited to hotels with 50 or more rooms, the count is 112. The price-band analysis later in this article covers the 97 of those 112 hotels with sufficient price observations over the last six months.

JR Kyushu’s Three Existing Hotels — Two on the Hakata Exit Side, One on the Chikushi Exit Side, 575 Rooms in Total

So where are the three hotels that come before the “fourth”? Matching the JR Kyushu hotel group (11 properties in Japan) against the MetroEngines Research hotel master, three properties are registered within 1 km of Hakata Station. Each was checked against the address and access information on its official website, and names follow the official spelling.

The three hotels total 575 rooms; adding about 150 brings the group’s rooms in the Hakata Station area to around 725, a 26% increase. In terms of layout, Blossom Fukuoka (opened 1992) is on the Chikushi Exit (Shinkansen) side, while Blossom Hakata Central (2013) and THE BLOSSOM HAKATA Premier (2019) are on the Hakata Exit (city) side. The new site in Hakata-ekimae 3-chome lies further southwest from the Hakata Exit, toward Sumiyoshi-dori. It is within the same “7-minute walk” as the Premier, but in a different direction. Having two hotels within 2 minutes of the station already, the company is placing its third Hakata Exit-side property in a block a little farther from the station.

The three existing hotels also sit at different price steps. Their median estimated settled ADR for April–September 2026 is ¥19,700 at Blossom Fukuoka, ¥24,100 at Blossom Hakata Central and ¥28,300 at THE BLOSSOM HAKATA Premier, so the newer the hotel, the higher the rate. In the HotelBank Editorial Team’s tally of 49,953 guest reviews across the group’s 11 hotels (last 24 months), the average overall rating is 4.51 and the location rating is 4.66, showing that guests across the group value the drawing power of station-front sites. Whether that track record carries over to a block 7 minutes from the station is the key question for the new hotel.

Rates in Hakata Ward and Chuo Ward — Hakata Ward Up 13–20% YoY, Chuo Ward Roughly Flat

With supply growth having settled around Hakata Station, how are rates moving? Comparing estimated settled ADR year over year in Fukuoka City’s Hakata Ward and Chuo Ward (the Tenjin and Nakasu areas) using MetroEngines Research data, the two wards clearly diverge. In September 2026, the latest closed month, Hakata Ward ADR was ¥14,200 (N=151 properties), up 13.1% from ¥12,600 a year earlier, while Chuo Ward was ¥14,400 (N=84 properties), roughly flat at −0.6% YoY. In 2025, Chuo Ward ran ¥1,100–3,900 above Hakata Ward depending on the month, but the gap has narrowed since spring 2026, closing to about ¥200 in September.

The gap widens further looking ahead to November. Estimated from listings as of October 17, 2026, Hakata Ward’s November ADR is ¥18,900 (N=149 properties), +19.7% from ¥15,800 a year earlier. Chuo Ward is ¥19,400 (N=83 properties), −1.3% YoY. Listed prices (all-plan average, tax included) point the same way: Hakata Ward’s November listed price is ¥32,600 (+11.6% YoY) and Chuo Ward’s is ¥32,100 (+5.2%), with Hakata Ward growing faster. Note, however, that these November figures are pre-stay listing snapshots and will shift as check-in approaches, as explained in the note below. November also coincides with the Grand Sumo Kyushu Tournament (opening day November 8, final day November 22); for how Fukuoka’s weekday rates move during the tournament against the prior year’s results, see Sumo Kyushu Basho 2026: Fukuoka Weekday Rates +9.7% Actual, +3.3% Now.

The likely driver is the depth of demand on the Hakata Station side. According to Fukuoka City’s “Tourism and MICE in Fukuoka City 2026,” the city’s hotel and ryokan room occupancy averaged 80.6% in 2025 (2024: 80.4%), and foreign arrivals through Fukuoka Airport and Hakata Port reached 4.332 million, a record for the second straight year. Tourist visits in 2024 totaled 24.41 million. As the hub for Shinkansen and airport access, the Hakata Station area serves both business and inbound travelers. With demand returning after 2020 while supply growth slowed, room-rate headroom appears to have opened up on the Hakata Ward side.

Price-Band Whitespace — Only 9 of 97 Hotels within 1 km Sit in the ¥25,000–35,000 Band

To sum up so far: supply has settled, and Hakata Ward rates are rising. Within that, which price band would 150 rooms naturally fit into? The distribution below sorts the 97 hotels (18,517 rooms in total) with 50 or more rooms within 1 km of Hakata-ekimae 3-chome and at least three months of price observations in April–September 2026 into price bands by each property’s median estimated settled ADR.

The distribution shows 54% of rooms concentrated in the two bands below ¥16,000, while ¥25,000 and above accounts for only 11 hotels and 2,299 rooms, or 12% of the total. Moreover, the nine hotels in the ¥25,000–35,000 band are skewed toward either large properties of 220–360 rooms or small boutique-style properties of 50–89 rooms; only one mid-sized hotel of 100–200 rooms sits in this band. A 150-room property in this band is, in the current 1 km radius, close to a blank space.

Notably, hotel size and rate are only loosely related. Grouping the 97 hotels by room count, the median is ¥14,200 for 50–100 rooms, ¥14,100 for 100–150, ¥14,100 for 150–200, ¥15,300 for 200–300 and ¥17,000 for 300+, so larger hotels actually command higher rates. Around Hakata Station, “smaller means pricier” does not hold; brand and product design set the rate. Given that the group’s existing hotels have moved up a band with each opening (¥19,700 → ¥24,100 → ¥28,300), targeting the gap for a mid-sized hotel in the ¥25,000–35,000 band is a plausible option for the roughly 150-room new property, judging by the structure of the surrounding market. Of course, with room specifications and amenities such as breakfast and a large public bath not yet disclosed, this remains a reading of market structure only.

Other Pipeline around Hakata Station toward FY2028 — The “Sky City” Project Is Cancelled; Small and Mid-Sized Openings Continue

Finally, let’s list what will be added around Hakata Station before the new hotel opens in FY2028. The first point is that the “Hakata Station Sky City Project (博多駅空中都市プロジェクト),” which JR Kyushu had planned above the tracks, was announced as cancelled on September 26, 2025. According to Nikkei, the investment initially estimated at ¥43.5 billion had swollen to nearly double due to inflation, and the company judged it unprofitable. The 12-story, 1-basement complex was to house a hotel along with offices and retail, with completion targeted for the end of 2028. With this plan gone, the upper-price-band room supply that had been expected directly above Hakata Station around 2028 has disappeared for now.

Because MetroEngines Research’s building-plan data (50+ rooms) held few matching entries for Fukuoka Prefecture at the time of research, it was supplemented with published materials. Laid out this way, new supply expected around Hakata Station in 2026–2028 is mostly small and mid-sized properties of 100–150 rooms, with no sign of a return to the 2,000+ rooms a year seen in 2017–2019. As noted above, a plan list based on building-plan data is a floor for the confirmed pipeline at this point, and more projects are likely to be added. But within what can be seen today, the Hakata-ekimae 3-chome Hotel will open in FY2028 at a moment when it can “test a band above the existing hotels, in a ward where rates are rising, during a period of thin supply.”

Conclusion — What 150 Rooms Means Is “Placement and Price Band,” Not “Volume”

Judged only by its planned scale of approximately 150 rooms opening in FY2028, the Hakata-ekimae 3-chome Hotel (tentative name) is just 0.6% of the 24,575 rooms within 1 km of Hakata Station. Its supply impact is limited, and it is not large enough to directly shake the supply-demand balance for nearby hotels. Our measurement of new openings and nearby rates across four markets in summer 2026, New Supply Didn’t Cut ADR: Kure +21% Rooms, +6.5%; Shinsaibashi −36%, also found that supply impact relative to existing rooms and rate movements were not proportional. What matters more is placement. The JR Kyushu hotel group, which has one hotel at the Chikushi Exit and two on the Hakata Exit side (2 and 7 minutes’ walk), is placing a fourth in a block toward Sumiyoshi-dori, 7 minutes southwest of the Hakata Exit, in a building owned by Yaoji. This can be read as a move to expand coverage from the station front outward into the surrounding blocks.

On pricing, Hakata Ward ADR is clearly trending up — +13.1% YoY in September 2026 and +19.7% in the November estimate — compared with Chuo Ward (−0.6% and −1.3%). Combined with the near-absence of mid-sized hotels in the ¥25,000–35,000 band within 1 km, the new hotel has room to aim one band higher, extending the line of the three existing hotels. For operators of nearby hotels, now is the time to prepare, on the assumption that one competitor in that band will join the area southwest of the Hakata Exit by FY2028: sharpen product differentiation in breakfast, large public baths and room size, and set up pricing steps that follow the booking curve. Property details are said to be under consideration; if the brand or room specifications are formally announced, we will update this analysis.

⚠ Note on future-date ADR and listed prices: The October–December 2026 figures in this article are estimates based on selling prices published on OTAs and similar channels as of October 17, 2026, and they will change as check-in approaches due to new plans and price adjustments. Prices currently set high may fall close to the stay date. In addition, the room count and opening date of the Hakata-ekimae 3-chome Hotel (tentative name) are plans as of the announcement, and property details are said to be under consideration.

Frequently Asked Questions

Q. When will the Hakata-ekimae 3-chome Hotel (tentative name) open?

A. JR Kyushu’s June 27, 2025 announcement says “during FY2028 (planned).” It is planned at approximately 150 rooms, and property details are under consideration. The official name and opening date are expected to be announced once decided.

Q. Who will operate it, and how does it relate to JR Kyushu’s existing hotels?

A. The operator is JR Kyushu Hotels & Resorts Inc. (a wholly owned subsidiary of Kyushu Railway Company), and the land and building are owned by Yaoji Co., Ltd. The company operates three hotels around Hakata Station — JR Kyushu Hotel Blossom Fukuoka (90 rooms), JR Kyushu Hotel Blossom Hakata Central (247 rooms) and THE BLOSSOM HAKATA Premier (238 rooms) — making this its fourth.

Q. Will a 150-room opening push hotel rates down around Hakata Station?

A. The 1 km radius around Hakata Station had about 24,575 rooms as of 2026, so 150 rooms is 0.6% of that. The supply impact is limited; in fact, Hakata Ward ADR rose 13.1% YoY in September 2026. Any effect on rates is likely to depend less on size than on which price band the new hotel enters.

■ Calculation assumptions

Share of stock = approx. 150 rooms ÷ 24,575 rooms in 2026; group increase = 150 rooms ÷ 575 rooms at the three existing hotels. The price-band distribution groups the 97 hotels (18,517 rooms) — out of 112 hotels with 50+ rooms within 1 km — that had at least three months of price observations in April–September 2026, by their monthly median estimated settled ADR. October–December 2026 values are estimates based on listings as of October 17.

■ Limitations

The new hotel’s room count and opening date are plans as of the announcement; brand, room specifications and price band are undisclosed. Supply is based on OTA-listed properties, and figures may differ from actual counts depending on the treatment of properties not on OTAs or properties before and after conversions.
