On Thursday, October 1, 2026, Hilton Fukuoka Sea Hawk (ヒルトン福岡シーホーク; Jigyohama, Chuo Ward, Fukuoka City) reopened its 62 Executive Rooms on the 30th and 31st floors and its Executive Lounge on the 5th floor after renovation. According to a release Hilton issued on July 15, this is the hotel’s first major renovation in 14 years, since April 2012. Published rates start at ¥31,000 per room for the Executive King and Twin, and at ¥50,000 for the two-bedroom, four-bed Executive Deluxe Family. The renovation covers 62 of the hotel’s 1,052 rooms (5.9%), but 22 of those 62 rooms accommodate three to four guests, which signals an intent to draw family and group demand onto the upper floors. This article examines where these published rates sit relative to the estimated settled ADR of Fukuoka’s Chuo Ward (¥14,444 in September 2026, N=84), and compares room counts and guest reviews across the 2km radius around Jigyohama/Momochi and the upper-grade hotels of Tenjin and Hakata to gauge how deep the club-lounge price tier really is.
• ADR (Average Daily Rate) = estimated settled rate (tax-excluded equivalent), calculated by applying segment-specific adjustment factors to each property’s lowest publicly listed OTA plan (per room, based on double occupancy, tax-included). Cross-checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is approximately 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level (prefecture/municipality) ADR is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• References to listed prices mean the per-room rate for double occupancy (tax-included).
• OCC (Occupancy) = share of rooms sold out of the total rooms in the area (an estimate based on OTA sales inventory).

- — From ¥31,000: The published floor rate for the 62 renovated rooms (5.9% of all 1,052 rooms) is about 2.1x Fukuoka Chuo Ward’s estimated settled ADR of ¥14,444 (September 2026, N=84) and about 1.4x the Chuo Ward city-hotel figure of ¥22,229 (N=12)
- — 22 rooms for 3–4 guests: 35% of the 62 rooms sleep three to four. Divided by maximum occupancy, the per-person rate is ¥11,500–12,500, lower than the two-person King/Twin (¥15,500)
- — 2.3–2.8x: Across the eight months shown (September–December 2025 and June–September 2026), the hotel-wide estimated settled ADR ran at 2.3–2.8x the Chuo Ward all-segment figure; September 2026 was ¥35,680 (+8.8% YoY)
- — 50% of 2,100 rooms within 2km: The 2km radius around Jigyohama has 14 listed properties with 2,100 rooms, half of them in a single building. It is a destination-type catchment with far thinner supply than the 1km radii of Tenjin and Hakata (16,000–18,000 operating rooms each)
- — Five properties above ¥30,000: Of 12 upper-grade hotels, five had an estimated settled ADR above ¥30,000 in September 2026, and only two of those have 300+ rooms: Grand Hyatt Fukuoka and Hilton Fukuoka Sea Hawk
What Was Renovated — 62 Rooms in Five Types and a 243㎡ Lounge
First, the scope of the renovation. According to Hilton’s “Company Overview” (updated August 25, 2026), Hilton Fukuoka Sea Hawk has 1,052 guest rooms, 30 banquet rooms and five food-and-beverage outlets, and opened under the Hilton brand through a rebranding in 2010, making it one of the largest full-service hotels in Kyushu. The renovation covers five room types on the 30th and 31st floors: 19 Executive King, 21 Executive Twin, 13 Executive Deluxe Twin, 3 Executive Deluxe Triple and 6 Executive Deluxe Family rooms, for a total of 62. The release lists 21 Executive King rooms, but two of them are on the 32nd and 33rd floors and are outside the scope of this renovation, so the renovated total reconciles to 62.
Alongside the rooms, the 5th-floor Executive Lounge was expanded to 243㎡ with 88 seats plus one private room. Breakfast is served 6:30–10:00 on weekdays and until 10:30 on weekends and holidays; during cocktail hour (17:00–19:00), alcohol and canapés are served against the sunset over Hakata Bay, and the breakfast buffet features Fukuoka ingredients such as mentaiko. The design concept is “harmony between the nature of Hakata Bay and the international city of Fukuoka,” with the guest rooms drawing on the sparkle of the bay and the pine groves along the coastline, and the lounge on motifs of sea voyages and the texture of sand.
| Room type | Renovated rooms | Size | Max. occupancy | Published rate (per room) | Per person at max. occupancy |
|---|---|---|---|---|---|
| Executive King | 19 | 24–31㎡ | 2 | From ¥31,000 | ¥15,500 |
| Executive Twin | 21 | 23.9–26.6㎡ | 2 | From ¥31,000 | ¥15,500 |
| Executive Deluxe Twin | 13 | 35–37㎡ | 3 (child bed) | From ¥37,000 | approx. ¥12,300 |
| Executive Deluxe Triple | 3 | 41.7–56㎡ | 4 (child bed) | From ¥46,000 | ¥11,500 |
| Executive Deluxe Family | 6 | 71.2–78.7㎡ | 4 (2 bedrooms, 4 beds) | From ¥50,000 | ¥12,500 |
| Total | 62 | — | 22 rooms for 3–4 guests | — | — |

What stands out in this table is that 22 of the 62 rooms (35%) sleep three to four guests. Executive floors with club-lounge access have traditionally been designed for two-person business travelers and couples, and hotels that place as many as six two-bedroom units of 71㎡+ on such a floor are a minority nationwide. Using the Deluxe Family at its four-person capacity works out to ¥12,500 per person, and the Deluxe Triple to ¥11,500 — both below the two-person King/Twin (¥15,500). The pricing structure therefore opens a door, on price as well, to the use case of “three generations sharing the lounge.”
Where Does ¥31,000 Sit in Chuo Ward? — The Gap to Estimated Settled ADR
So where do these published rates sit within the Chuo Ward market? According to MetroEngines Research data, the estimated settled ADR for Chuo Ward (all segments) rose toward autumn — from ¥14,535 in September 2025 (N=79) to ¥16,431 in October (N=81), ¥19,645 in November (N=80) and ¥18,232 in December (N=79) — and landed at ¥14,444 in September 2026 (N=84), essentially flat at −0.6% YoY. By segment, in September 2026 business hotels were ¥14,168 (N=71) and city hotels ¥22,229 (N=12), while city hotels in neighboring Hakata Ward were ¥24,144 (N=10).
Source: Compiled by MetroEngines Research and HotelBank Editorial Team (Fukuoka City Chuo Ward, all segments, median estimated settled ADR, tax-excluded equivalent, N=76–84 properties per month, finalized months only)
The ¥31,000 floor rate for the Executive King/Twin is about 2.1x the Chuo Ward all-segment estimated settled ADR of ¥14,444, about 1.4x the Chuo Ward city-hotel figure of ¥22,229, and about 1.3x the Hakata Ward city-hotel figure of ¥24,144. Note, however, that estimated settled ADR is a tax-excluded estimate of settled prices while the published rate is a selling floor price, so the bases differ and the multiples should be read only as an indication of positioning. Meanwhile, Hilton Fukuoka Sea Hawk’s own estimated settled ADR was ¥35,680 in September 2026 — about 2.5x the Chuo Ward all-segment figure — and the very fact that a 1,052-room property holds this level is the foundation on which the executive floor can stack a higher price tier.
Source: Compiled by HotelBank Editorial Team from MetroEngines Research (estimated settled ADR, September 2026, tax-excluded equivalent) and the Hilton Fukuoka Sea Hawk release (published rates, per-room floor price). Multiples are indicative because the bases differ
Looking month by month also clarifies why the reopening was set for October 1. Hilton Fukuoka Sea Hawk’s estimated settled ADR was ¥32,795 in September 2025, then ¥45,268 in October, ¥47,398 in November and ¥44,133 in December — 35–45% higher across the three autumn months — while its multiple over the Chuo Ward all-segment figure (¥16,431 → ¥19,645 → ¥18,232 over the same period) widened to 2.4–2.8x. In 2026 it has recovered step by step from summer: ¥32,015 in June, ¥33,393 in July, ¥34,795 in August and ¥35,680 in September. The timeline reads as a design to upgrade the executive floor’s product just as rates seasonally reach their thickest.
| Month | Hilton Fukuoka Sea Hawk est. settled ADR | Chuo Ward all segments est. settled ADR (N) | Multiple |

| Sep 2025 | ¥32,795 | ¥14,535 (79) | 2.26x |

The 2km Radius Around Jigyohama and Momochi — One Building Holds Half of 2,100 Rooms
Next, supply around the site. Within a 2,000m radius of Hilton Fukuoka Sea Hawk, room stock totals 14 listed properties with 2,100 rooms, of which 11 properties with 1,935 rooms are operating (sale prices confirmed in the most recent three months). By segment, there are two city hotels with 1,282 rooms, ten business hotels with 782 rooms (seven operating, 617 rooms) and two hostels with 36 rooms; Hilton Fukuoka Sea Hawk alone (1,053 rooms in our count) accounts for 50.1% of rooms in the radius. Compared with Fukuoka’s two major clusters — 129 operating properties with 15,743 rooms within 1km of Tenjin Station and 130 with 18,152 rooms within 1km of Hakata Station — Jigyohama/Momochi has thin supply, a catchment where a single building absorbs destination demand driven by the Dome and the waterfront. For the upcoming supply pipeline on the Tenjin/Hakata side, Fukuoka Hotel Supply 2026-2028 lays out the capacity being added after the Tenjin Big Bang redevelopment.
Worth highlighting here is Fukuoka Prince Hotel Momochihama (福岡プリンスホテル ももち浜), which opened in 2026 (229 rooms, about 0.9km from the Hilton). Its estimated settled ADR was ¥28,865 in September 2026, launching above the Chuo Ward city-hotel median (¥22,229), and creating a catchment within 2km that now has “two upper-grade options.” With the Hilton’s 62 upper-floor rooms with club-lounge access standing alongside a brand-new 229-room property, guests choosing Momochi as a destination get a well-formed staircase of price tiers, which is likely to work toward deepening rates across the area as a whole.
| Catchment | Listed properties / rooms | Operating properties / rooms | Composition |
|---|---|---|---|
| Jigyohama (Hilton) 2km radius | 14 / 2,100 | 11 / 1,935 | 2 city hotels with 1,282 rooms (61%); one building holds 50% |
| Tenjin Station 1km radius | 180 / 19,522 | 129 / 15,743 | Mainly business hotels, with scattered upper-grade city hotels |
| Hakata Station 1km radius | 178 / 22,037 | 130 / 18,152 | High density of city and business hotels around the station |

Lined Up Against Upper-Grade Hotels in Tenjin and Hakata — How Deep Is the ¥30,000 Tier?
How deep, then, is the ¥30,000-range price tier among Fukuoka City’s upper-grade hotels? We extracted 12 upper-grade properties classified as city hotels from the Jigyohama 2km radius and the Tenjin/Hakata 1km radii, and compared room counts, estimated settled ADR (September 2026 and the same month a year earlier) and overall review scores. Five properties had an estimated settled ADR above ¥30,000 in September 2026: The Ritz-Carlton, Fukuoka (¥124,847), Grand Hyatt Fukuoka (¥43,652), The Gate Hotel Fukuoka by HULIC (¥37,038), Hilton Fukuoka Sea Hawk (¥35,680) and Hotel Il Palazzo (¥34,749). They are followed in the high-¥20,000s by Fukuoka Prince Hotel Momochihama (¥28,865) and Hotel Nikko Fukuoka (¥28,391).
What this distribution shows is that large city hotels with settled rates in the ¥30,000 range are very few in Fukuoka City. Of the five properties above ¥30,000, only two have 300 or more rooms — Grand Hyatt Fukuoka (378 rooms) and Hilton Fukuoka Sea Hawk (1,052 rooms) — while the other three are small to mid-sized at 77–171 rooms. For the Hilton, which sits in this rate band at a scale of 1,052 rooms, attaching lounge access to 62 upper-floor rooms and making a ¥31,000–50,000 price tier explicit can be framed as a product design that gives one building both “volume” and “rate.” Its overall review score is 4.14 (N=39,157 reviews), the largest review count among the 12 properties.

Source: Compiled by MetroEngines Research and HotelBank Editorial Team (estimated settled ADR is a tax-excluded property-level estimate for finalized months. Reviews researched by HotelBank Editorial Team: overall score out of 5 and cumulative count). Room counts: Hilton Fukuoka Sea Hawk from Hilton’s “Company Overview” (updated August 25, 2026), Grand Hyatt Fukuoka from Hyatt Japan’s “Press Materials, April 2026,” others from our master data
Year over year, 7 of the 12 properties posted a higher estimated settled ADR in September 2026 than in September 2025. Hilton Fukuoka Sea Hawk also rose from ¥32,795 to ¥35,680 (+8.8%), outpacing the Chuo Ward all-segment figure (−0.6%) heading into its renovation month. The mix of upper-grade properties whose rates stepped up and those that adjusted from high prior-year levels is consistent with the trend of Fukuoka’s lodging market diverging in 2026 into “city-hotel rates rising, business hotels flat” (Fukuoka ADR Splits: City +6.2%, Business +2.2%).
22 Rooms for 3–4 Guests — The Demand Revealed by Reviews
The decision to place 22 rooms for three to four guests on the upper floors also fits the hotel’s guest profile. In a mention analysis compiled by HotelBank Editorial Team of 2,102 reviews from the most recent 24 months (October 2024–September 2026), “access to event venues” was mentioned in 19.2% (404 reviews, 330 positive), “view from the room” in 15.5% (325, 297 positive), “proximity to the sea/beach” in 6.6% (139, 128 positive) and “lounge” in 5.1% (107). Location and building features — the Dome, the waterfront and the high floors — sit at the center of the guest experience. By travel purpose, 1,106 reviews in the period were for leisure and 190 for business, an exceptionally high leisure share.
In addition, by language, Korean-language reviews accounted for 233 of the 2,102 (11.1%), far above English (40) and Traditional Chinese (15). This mix reflects Fukuoka’s proximity to Korea, and the two-bedroom, four-bed Deluxe Family and the Deluxe Twin with child bed have room to serve as capacity for short-haul inbound travelers visiting as families. In category scores across the cumulative 39,157 reviews, cleanliness scored 4.38 (N=10,241), bed comfort 4.34 (N=2,072), room 4.27 (N=13,259) and breakfast 4.15 (N=4,284) — items directly tied to the renovated rooms and lounge breakfast all exceed the overall 4.14 (service is 4.12) — so investment in polishing the upper-floor product overlaps with the hotel’s existing strengths.
Among properties in Fukuoka Prefecture where “with children” is mentioned positively (most recent 24 months, 10+ mentions), the top ranks are filled with resort-type and onsen properties. For a large urban city hotel, grouping rooms for three to four guests on the upper floors and creating a flow in which families can use the lounge for breakfast and cocktail hour is one of the few options for drawing this segment into the city center. We have separately documented the premium for club-lounge rooms at about ¥19,000 per night (+43%) in a same-property comparison of 40 hotels nationwide (Club Lounge Rooms Earn ¥18,700 (+43%) More). Given the relationship between the ¥31,000 floor for the two-person King/Twin and the hotel-wide estimated settled ADR of ¥35,680, the premium on the 62 lounge-access rooms can be read as having room to expand substantially depending on the date.
Dome Event Days and the Kyushu Basho — Demand Peaks Covered Separately
Any discussion of Jigyohama’s demand calendar must include professional baseball and concerts at the adjacent Dome, and the Grand Sumo Kyushu Basho at Fukuoka Kokusai Center from Sunday, November 8 to Sunday, November 22. Since this article focuses on the renovation and price tiers, we will not go deep here. For inventory depletion patterns on Fukuoka event dates, see Fukuoka Oct 24: 48.9% Sold Out at 14 Days Out, Median 1.1% Left; for booking curves by segment, see Fukuoka Saturday Booking Curves by Segment; and postseason demand in host cities is a further factor to watch. How far weekday rates can be pushed during the Kyushu Basho is examined in Sumo Kyushu Basho 2026: Fukuoka Weekday Rates, which compares last year’s actuals with current listed levels. The 19.2% mention rate for “access to event venues” in reviews serves as a supporting indicator that executive-floor demand thickens on these dates.
Ownership and Operation — Its Position as a JHR-Owned Asset
Hilton Fukuoka Sea Hawk is owned by Japan Hotel REIT Investment Corporation (ジャパン・ホテル・リート投資法人; 8985) (acquisition price ¥64,350 million, 1,052 rooms). For August 2026, the REIT reported occupancy of 84.1%, ADR of ¥23,337 and RevPAR of ¥19,616 (ADR −8.8% YoY) across its 29 hotels with variable rent and similar arrangements. The REIT acquired the hotel in February 2025, and it was added to the scope of monthly disclosures from 2026. A renovation is realized when the owner’s capital expenditure and the operator’s product design mesh; concentrating investment on the upper floors and lounge, limited to 62 of 1,052 rooms, can be understood as a way to raise the rate ceiling without shutting down the whole hotel.
Implications for Operators — Three Opportunities to Build “Depth” at the Top of a Large Hotel
To sum up, the opportunities for operators come down to three. First, at large properties whose hotel-wide estimated settled ADR runs at 2.3–2.8x the catchment median, carving out part of the upper floors as a lounge-access product lets “floors that sell volume” and “floors that capture rate” coexist in the same building. Second, placing rooms for three to four guests on the upper floors enables pricing that lowers the per-person rate below two-person rooms while raising the per-room rate, steering families, three-generation groups and short-haul inbound travelers to the floors with the highest spend per guest. Third, timing a renovation’s reopening to October–December, when rates are seasonally thickest, overlaps the first few months — when the market forms its memory of the new product’s price tier — with the high-demand period. None of these are definitive conclusions; we offer them as directions that can be read from the relationship between published rates and estimated settled ADR.
Frequently Asked Questions
Q. How much does an Executive Room at Hilton Fukuoka Sea Hawk cost?
A. According to Hilton’s release (July 15, 2026), published rates start at ¥31,000 per room for the Executive King and Executive Twin, ¥37,000 for the Executive Deluxe Twin, ¥46,000 for the Deluxe Triple and ¥50,000 for the Deluxe Family. All are floor prices and vary by date and demand.
Q. What share of the hotel’s rooms were renovated?
A. The renovation covers 62 rooms on the 30th and 31st floors, equivalent to 5.9% of the 1,052 rooms listed in Hilton’s “Company Overview” (updated August 25, 2026). Of these, 22 rooms accommodate three to four guests.
Q. How do the rates compare with the hotel market in Fukuoka’s Chuo Ward?
A. MetroEngines Research’s estimated settled ADR (tax-excluded equivalent) for September 2026 was ¥14,444 for Chuo Ward across all segments (N=84 properties) and ¥22,229 for city hotels (N=12 properties). The ¥31,000 published floor sits at about 2.1x and 1.4x those figures, respectively. Because estimates and published rates use different bases, please treat the multiples as indicative.
Summary
The renovation of Hilton Fukuoka Sea Hawk’s 62 rooms and 243㎡ lounge covers a limited 5.9% of its 1,052 rooms, yet it makes explicit a published price tier of ¥31,000–50,000, positioned at 2.1–3.5x Fukuoka Chuo Ward’s estimated settled ADR (¥14,444). A large hotel holding half the rooms within Jigyohama’s 2km radius, while maintaining hotel-wide rates at 2.3–2.8x the catchment median, has fitted out a club floor that includes 22 rooms for three to four guests. As one of the few large city hotels in Fukuoka City with settled rates in the ¥30,000 range, this is a product design that holds both “volume” and “rate” at once, and it meshes with the review themes of events, views and the waterfront, as well as a guest mix in which Korean-language reviews exceed 10%. Together with the opening of Fukuoka Prince Hotel Momochihama, a staircase of upper-grade price tiers is taking shape in Momochi, and we will keep tracking it as a fixed reference point for rate depth from autumn 2026 onward.
Note: ADRs in this article use only finalized months (through September 2026) of the estimated settled ADR retrieved at the time of research on October 20, 2026. Months from October 2026 onward are estimates based on current listed levels and are not covered in the body. Published rates are the per-room floor prices stated in Hilton’s release; selling prices for future dates fluctuate as the check-in date approaches.

■ Calculation Assumptions
Estimated settled ADR is a tax-excluded estimate derived by applying segment-specific adjustment factors to the lowest-plan level (double occupancy, per room, tax-included); area figures are the median of the properties covered. Multiples in the body are ratios of estimated settled ADR to published rates (per-room floor prices) and are positioning indicators that include the difference in bases. Per-person rates are published floors mechanically divided by maximum occupancy. Room stock covers properties with 10+ rooms excluding leisure hotels; “operating” means sale prices were confirmed in the most recent three months (August–October 2026).
■ Limitations
Estimated settled ADR differs from each property’s actual settled prices and accounting figures. Published rates are floor prices and vary by date and demand. Because the settled rate of the executive floor alone cannot be observed, the hotel-wide estimated settled ADR is used as a proxy. The review mention analysis covers 2,102 reviews from the most recent 24 months and may not represent all guests.
