When Does Grand Prince Shin Takanawa Close? Open Past 2027, 906 Rooms

Posted: 2026.09.30

Supply Pipeline

Grand Prince Hotel Shin Takanawa (グランドプリンスホテル新高輪; 3-chome Takanawa, Minato Ward, Tokyo; 906 rooms) is still operating as of September 2026. Seibu Holdings announced in July 2025 that the hotel would close “during FY2026,” but on May 14, 2026 it reversed course, stating that guest rooms, the “Hiten” banquet hall and the restaurants will keep operating beyond April 2027. No closing date has been set. Under the revised redevelopment schedule presented that June, demolition is to begin in FY2029 and new construction in FY2030, with completion and opening targeted for FY2035. This article first lays out those facts from primary sources, then uses MetroEngines Research data to examine how large a share the hotel’s 906 rooms represent within the room stock inside a 1.5 km radius of Shinagawa and Takanawa Gateway stations, how many substitute rooms exist in the same price tier, and in what order rooms leave and enter the market.

Metric Definitions Used in This Article

  • ADR (average daily rate): an estimated settled rate (tax-exclusive equivalent), calculated by applying segment-specific adjustment factors to the lowest-plan price each property publishes on OTAs (per room, two guests per room, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent three months), the median error is about 7%. It is an estimate and differs from each property’s actual transacted prices and accounting figures. Area-level ADR is the median of the properties covered (the level of a typical property in the area).
  • Listed price: the per-room price for two guests (tax included), averaged across all plans (from room-only to meal-inclusive). The “price tiers” in this article are based on each property’s 12-month average listed price (September 2025 to August 2026).
  • Room stock: the total room count of properties with selling prices observed on major booking sites in the most recent three months (late June to late September 2026; major booking site listing basis). Adults-only properties, vacation rentals and whole-house rentals are excluded.

Key Takeaways
  • — Operations continue beyond April 2027; no closing date has been set. On May 14, 2026, Seibu Holdings revised its July 2025 plan to “close during FY2026”; the revised schedule calls for demolition to start in FY2029 and completion and opening in FY2035.
  • — Of the 46 properties and 12,283 rooms within 1.5 km of Shinagawa and Takanawa Gateway stations, Shin Takanawa’s 906 rooms account for 7.4%. Within the upper tier (listed price of ¥50,000 or more, 2,997 rooms) it holds 30.2%, the largest single property.
  • — In the upper tier, JW Marriott Hotel Tokyo (about 200 rooms) opened in 2025 and ANA Holiday Inn Tokyo Bay (132 rooms) was rebranded. A gap of roughly 5-6 years may open before a hotel opens on the redeveloped site.

How Long Will Shin Takanawa Stay Open? A Timeline of Announcements and Reports

The current answer to the question “How long can you still stay at Shin Takanawa?” is “It will operate beyond April 2027; no closing date has been set.” First, here is what has been announced and reported, in date order.

Timeline of announcements and reports on the closure and redevelopment of Grand Prince Hotel Shin Takanawa
Date Source Details
April 1982 — Opened as “Shin Takanawa Prince Hotel.” Designed by architect Togo Murano. 3 basement floors, 15 above-ground floors and a 3-level penthouse; total floor area about 74,710 m²; 906 guest rooms
July 2025 Seibu Holdings announcement / Nikkei, Kensetsu Tsushin Shimbun Plan to end hotel and banquet operations during FY2026 and begin demolition afterward. A mixed-use complex (offices, retail, hotel, residences, MICE) with 4 basement floors, 31 above-ground floors and 268,000 m² of floor area was planned for the site, with construction starting in FY2028 and completion in FY2032
May 14, 2026 Seibu Holdings “Progress on the Medium-Term Management Plan” / Nikkei Operations to continue beyond April 2027. Guest rooms, the “Hiten” banquet hall and restaurants stay open; closing date undecided. The redevelopment plan itself is maintained, but will be re-examined in light of soaring construction costs and other factors
June 2026 Seibu Holdings supplementary materials (June 15) / Kentsu Shimbun, Nikkei Schedule for the Takanawa B-1 District development revised: project approval in FY2028, demolition to begin in FY2029, new construction to begin in FY2030, and completion and opening in FY2035 (completion pushed back three years from the original plan)

Seibu Holdings explains that the schedule was revised to ensure cost appropriateness amid soaring construction costs and tight general-contractor capacity. In other words, the original “closure during FY2026” is no longer a valid date; on the published schedule, the start of demolition in FY2029 is the practical guide to how long the building can keep operating as a hotel. Nikkei reported in June 2026 that the hotel is expected to close by FY2029 at the latest. Seibu Holdings itself, however, has not announced a specific closing date.

Actual sales activity also supports the “continued operation” message. In listings on major booking sites observed by MetroEngines Research as of September 25, 2026, the hotel was publishing selling prices for stays through August 31, 2027. Note that the booking window depends on each site’s sales calendar, so this does not indicate a closing date.

Although the new complex on the site will include a hotel use, its room count, brand and grade have not been disclosed. It is therefore not possible to confirm “when, and in what form, Shin Takanawa will reopen,” and this article makes no such claim.

Room Stock Within 1.5 km of Shinagawa and Takanawa Gateway: 46 Properties, 12,283 Rooms

So how large are Shin Takanawa’s 906 rooms relative to the surrounding market? We tallied lodging properties with selling prices observed in the most recent three months within a 1.5 km radius of Shinagawa Station and of Takanawa Gateway Station (the union of the two circles). The result is 46 properties and 12,283 rooms (major booking site listing basis).

Source: MetroEngines Research & Consulting (N=46 properties, 12,283 rooms, major booking site listing basis). Shin Takanawa counted at its published 906 rooms

The key point here is that about half the rooms in the area are in city hotels. Large city hotels are concentrated in front of Shinagawa Station, and among them Shin Takanawa has served as a large-scale property that also carries banquet and MICE functions. By room count alone it is in the 7% range of the total, but narrowing the view to its own price tier changes that weight considerably.

By Price Tier, Shin Takanawa Holds 30.2% of 2,997 Upper-Tier Rooms

Next, we divided the 46 properties into five price tiers based on their 12-month average listed price (September 2025 to August 2026, two guests per room, tax included). Shin Takanawa’s 12-month average listed price is about ¥63,500, placing it in the “¥50,000-99,999” tier.

Source: MetroEngines Research & Consulting (N=46 properties, 12,283 rooms). Price tiers are based on each property’s 12-month average listed price (two guests per room, tax included, all-plan average)

Defining listed prices of ¥50,000 or more as the “upper tier,” the area’s upper tier comprises 10 properties and 2,997 rooms, and Shin Takanawa alone holds 30.2% of it, the largest single property. Compared with its 7.4% share of the overall market, its weight within its own price tier is about four times greater. Put differently, when Shin Takanawa closes, upper-tier rooms fall from 2,997 to 2,091, a reduction of roughly 30%.

On the other hand, the upper tier already has substantial substitute supply. The nine upper-tier properties other than Shin Takanawa, with 2,091 rooms, are listed below.

Nine substitute properties in the upper tier (listed price ¥50,000+), excluding Shin Takanawa

Notably, two changes reshaped the upper tier in 2025. One is JW Marriott Hotel Tokyo (about 200 rooms), which opened on floors 23-30 of “THE LINKPILLAR 1 SOUTH” in front of Takanawa Gateway Station, adding a net increase of about 200 rooms to the upper tier. The other is Dai-ichi Hotel Tokyo Seafort in Tennozu, which reopened in April 2025 as ANA Holiday Inn Tokyo Bay (132 rooms); its room count did not change, but it restarted as an upper-tier hotel under an international brand. This suggests the upper tier’s capacity to absorb demand has already begun to shift before Shin Takanawa leaves the market.

In addition, within the same Seibu/Prince Hotels group, Grand Prince Hotel Takanawa (376 rooms) and The Prince Sakura Tower Tokyo (288 rooms) continue to operate on adjacent sites. Together they have 664 rooms, so a meaningful volume of upper-tier rooms will remain in the Takanawa cluster of Prince hotels even after Shin Takanawa closes.

Minato Ward ADR Up 7.1% YoY Over the Past 12 Months

As a baseline for considering how this reshuffling of rooms might affect prices, we first check price levels across Minato Ward. According to MetroEngines Research, Minato Ward’s estimated settled ADR (area median) averaged about ¥17,700 over the 12 months from September 2025 to August 2026, +7.1% versus the prior-year period (about ¥16,500). By month, after strong year-on-year growth of +14% to +19% in autumn 2025, June-August 2026 came in below the prior year at -4.0%, -5.3% and -8.4%, respectively.

Source: MetroEngines Research & Consulting (Minato Ward, all categories, area median of estimated settled ADR, N=114-133 properties/month). September 2026 onward are estimates based on listed prices at the time of research

Estimates based on listed prices at the time of research (late September 2026) put October 2026 at about ¥23,800 (+21.2% YoY), November at about ¥22,300 (+11.7%) and December at about ¥20,800 (+8.4%), meaning prices are again tracking above the prior year from autumn through year-end. In listed prices (all-plan average, tax included), October 2026 is also about ¥40,800, above the roughly ¥34,900 of the same month a year earlier.

ADR is the area median of estimated settled ADR (tax-exclusive equivalent); listed price is the area median of the all-plan average (two guests per room, tax included). * Estimates based on listed prices at the time of research (late September 2026); subject to change

Limited to Minato Ward city hotels, estimated settled ADR averaged about ¥36,000 over the 12 months from September 2025 to August 2026, roughly flat versus the prior-year period (-0.3%). Shin Takanawa’s own estimated settled ADR averaged about ¥33,500 over the same 12 months, about 1.9 times the Minato Ward median (about ¥17,700) and in almost the same price band as the Minato city hotel median. In other words, Shin Takanawa has been a large-scale property that anchored the “typical level” of Minato Ward’s city hotel market.

What it means for a block of rooms at this price level to turn over can be considered from two directions. One is the possibility that the pool of demand widens for existing properties in the same price band and for the upper-tier hotels that opened in 2025. The other is that, for the roughly six years between the start of demolition in FY2029 and completion in FY2035, the area will have one fewer large-scale property able to take large group and banquet-linked bookings at once, which could create opportunities for nearby properties to capture banquet and MICE-related demand. Neither is a causal relationship that current data can confirm; we list them as issues to watch going forward.

906 Rooms Out, New Rooms In: The Supply Turnover Timeline for Takanawa and Shinagawa

So how many rooms will enter the area before Shin Takanawa’s rooms leave? We lined up, in chronological order, MetroEngines Research’s new-opening data (OTA listing confirmation basis), building plans from the Ministry of Land, Infrastructure, Transport and Tourism’s (MLIT) “Statistical Survey on Building Construction Starts,” and each company’s published information.

The number of projects and rooms is expected to rise as further applications are filed; treat these figures as a lower bound for the confirmed pipeline

Since 2024, 2 properties with 270 rooms of new supply have already entered the area, and another 132 rooms were reborn as an upper-tier international-brand hotel through a rebrand. Against this, Shin Takanawa’s 906 rooms will leave at some point before FY2029. Netting only new supply gives a net decrease of about 640 rooms, but within the upper tier, JW Marriott Hotel Tokyo’s roughly 200 rooms are already taking on part of the absorption role in advance.

Further out, Shinagawa Station West Exit District A (the former Shinagawa Goos site; a Keikyu Corporation and Toyota Motor project with 29 above-ground floors and about 310,000 m² of floor area) is targeting opening in FY2029, and its uses include a hotel. It is worth noting that the timing of Shin Takanawa’s closure and the opening of District A could overlap around FY2029, when thinking about supply turnover in front of Shinagawa Station. However, because the room count and brand of the District A hotel have not been disclosed, this article does not count its rooms.

The Takanawa B-1 District on the former site is targeting completion and opening in FY2035. That means, if the published schedule holds, a gap of at least roughly 5-6 years may open between Shin Takanawa’s closure and the opening of a hotel on the site. During that period, upper-tier demand is likely to be spread across the existing city hotels and deluxe hotels and new supply including District A. How new supply compares with existing stock across Tokyo’s 23 wards is laid out ward by ward in Tokyo 23 Wards Supply Pressure 2026.

Takanawa Land Prices Up About 2.1x in 10 Years — Three Scenarios for the Site

Finally, we look at the economics of the site’s reuse from the land price side. Official land price point “Minato 5-4” (3-chome Takanawa, Minato Ward; commercial zone; 600% floor area ratio), about 200 m from the Takanawa exit of Shinagawa Station, was ¥7.75 million per m² as of January 1, 2026, up 18.3% year on year. That is about 2.1 times (+108.9%) the ¥3.71 million recorded in 2016.

Source: Compiled by MetroEngines Research & Consulting from MLIT “Land Price Publication” (standard site Minato 5-4, 3-chome Takanawa, Minato Ward)

This point is a commercial site in front of Shinagawa Station and does not represent the valuation of the Shin Takanawa site itself. Even so, it shows that land prices in the Takanawa area have been rising at a faster pace in the 2020s. Other official land price points in the Takanawa area also show 2026 year-on-year increases in the +14.8% to +21.5% range for both residential and commercial land.

The scale of the building will also change significantly. The current Shin Takanawa has about 74,710 m² of total floor area, while the plan for the site calls for about 268,000 m² (covering the roughly 3.0 ha western part of the Takanawa B-1 District where Shin Takanawa stands; the roughly 0.9 ha eastern part, home to the National Consumer Affairs Center and the Shinagawa Tax Office, will become a park), about 3.6 times the floor area. Demolition costs and floor-area treatment when rebuilding existing hotels are an important part of the equation. Combining rising land prices with the expansion in floor area, several possibilities can be considered for how the site might be used.

Scenario A: Mixed-use anchored by hotel + MICE

Since the planned uses explicitly include a hotel and MICE, one possibility is a configuration integrating the hotel and MICE facilities, carrying over the banquet and conference functions. This fits Shinagawa Station’s character as a major regional transport hub.

Scenario B: Upper-tier hotel with fewer rooms

Much of the floor area could go to offices and residences, with the hotel configured as an upper-tier property with a limited room count. Like the upper-tier hotel that opened nearby in 2025, a high-floor, small-inventory format is also an option.

Scenario C: Phased development and further schedule adjustment

Reflecting construction cost trends, the schedule has already been revised twice. It remains possible that the use mix or construction period will be adjusted again at the project approval stage (FY2028).

All of these scenarios are “possibilities” inferred from published information and land price trends, not decisions made by Seibu Holdings. The room count and grade of the hotel component are expected to take shape through basic design and the project approval process.

Frequently Asked Questions

Q. How long will Grand Prince Hotel Shin Takanawa stay open?
A. On May 14, 2026, Seibu Holdings announced that the hotel will continue operating beyond April 2027, and no closing date has been set. Under the published redevelopment schedule, demolition is to begin in FY2029, and press reports say the hotel is expected to close before then.

Q. How long can the “Hiten” banquet hall be used?
A. The May 2026 announcement stated that banquet halls including “Hiten” and the restaurants will continue operating along with the guest rooms. For specific bookings, it is best to confirm directly with the hotel.

Q. Will Shin Takanawa reopen after redevelopment?
A. The mixed-use complex on the site (targeted for completion and opening in FY2035) includes a hotel use, but its room count, brand and name have not been disclosed. There is currently no information confirming a reopening as “Shin Takanawa.”

Q. How much will the number of rooms in the area decrease?
A. Within 1.5 km of Shinagawa and Takanawa Gateway stations, Shin Takanawa accounts for 7.4% of the 12,283-room stock. Limited to the upper tier (listed price of ¥50,000 or more), it holds 30.2% of 2,997 rooms.

Summary

Grand Prince Hotel Shin Takanawa’s original plan to “close during FY2026” has been revised, and the hotel continues to operate beyond April 2027. The published schedule calls for demolition to begin in FY2029 and the mixed-use complex on the site to be completed and opened in FY2035; no closing date has yet been announced.

Within 1.5 km of Shinagawa and Takanawa Gateway stations, Shin Takanawa’s 906 rooms are 7.4% of the total, but in the upper tier it is the largest property with a 30.2% share. Meanwhile, the upper tier’s line-up changed in 2025 with the opening of JW Marriott Hotel Tokyo (about 200 rooms) and the rebrand to ANA Holiday Inn Tokyo Bay (132 rooms), and the Shinagawa Station West Exit District A is scheduled to open in FY2029. Shin Takanawa’s closure can be seen as one step in a process, within the ongoing redevelopment of the Takanawa and Shinagawa area, by which rooms shift from a large-scale city hotel to new mixed-use developments. Given that Minato Ward’s ADR is again tracking above the prior year from autumn onward, the next points to watch will be the announcement of a closing date and the room plans for the hotel components of Districts A and B-1.

Note on forward-date ADR: ADR and listed prices for September 2026 onward in this article are estimates based on selling prices published on OTAs and other channels at the time of research (late September 2026), and will change as check-in dates approach. Please note that current prices may move up or down with last-minute price adjustments. The year-on-year changes for months marked * compare an estimate based on listed prices at the time of research with the finalized estimated settled ADR for the same month of the prior year, so the calculation bases differ. On a like-for-like basis using listed prices, October 2026 is about +17% year on year.

Methodology

Room stock covers the 46 lodging properties within a 1.5 km radius of Shinagawa Station (35.6285°N, 139.7388°E) and of Takanawa Gateway Station (35.6355°N, 139.7407°E) for which selling prices were observed on major booking sites for stay dates from June 25 to September 25, 2026 (properties that changed brand within the same building are counted as one property under the current brand) (a subset of the roughly 27,000 properties tracked by MetroEngines Research whose operation can be confirmed). Properties with no selling prices observed on major booking sites are not included, so the actual total room count may be higher. Price tiers are based on each property’s average listed price (two guests per room, tax included, all-plan average) from September 2025 to August 2026. Minato Ward ADR is the area median of estimated settled ADR, and the number of properties covered each month (N) is shown in the table.
