Dog-Only Glamping Summer Demand: A New Segment Within 3 Hours of Tokyo

Since 2024, dog-only or dog-focused villa and glamping facilities have been opening one after another in areas within a three-hour drive of the Tokyo metropolitan area. In this article, we aggregated the July-August 2026 sale prices of 26 dog-friendly villa and glamping facilities tracked by MetroEngines Research within the three-hour driving range of Greater Tokyo (Ibaraki, Tochigi, Gunma, Shizuoka, Yamanashi, Nagano, Chiba, Kanagawa, and Saitama) and compared them with general villa, glamping, and cottage facilities in the same area (N=141). Facility names and locations are plotted on a Leaflet map, and price behavior during Obon week (August 11-17) is also examined.

Metric Definitions Used in This Article

  • ADR (Average Daily Rate): Average of sale prices publicly listed on OTAs and other channels. This differs from actual transaction prices. Per-room rate (tax included) for double occupancy, averaged across all plans (room-only through meal-inclusive plans).
  • Sold-Out Rate: The proportion of plans that had closed bookings on OTAs at the time of survey. This differs from overall facility occupancy rates.
  • Dog-Friendly Villa/Glamping: Vacation rentals, cottages, glamping facilities, pensions, and resort hotels opened from 2023 onward whose facility name or operating policy centers on hosting dogs (extracted only from within the three-hour driving range of Greater Tokyo).
  • Comparison Group (General Villas/Glamping): Glamping facilities, vacation rentals, and cottages within the same area that do not center on hosting dogs. N=141 facilities.

The Dog-Friendly Villa/Glamping Opening Boom (2024-2026)

Within the three-hour driving range of Greater Tokyo tracked by MetroEngines Research, new villa, glamping, and cottage openings whose facility name includes “dog,” “DOG,” “pet,” “wan,” “Perro,” and similar terms have followed this trajectory: 8 in 2023, 10 in 2024, 9 in 2025, and already 4 in 2026 (including planned openings confirmed as of April). While the year-over-year growth is moderate, what stands out is that 3 of the 4 facilities opening in 2026 fall in the resort hotel category, with mid-sized capacities of 44, 64, and 67 rooms. The segment is expanding from single-unit vacation rentals toward larger-scale dog-specialized resorts.

Notable examples of new openings include “Doggy’s Coast Oarai” (resort hotel, 31 rooms), opened in April 2025 in Oarai Town, Ibaraki Prefecture; “Yururi Okunikko withDOGS” (ryokan, 58 rooms), opened the same April in Okunikko, Tochigi Prefecture; and “Oedo Onsen Monogatari Wanwan Resort Shinshu Ueda” (ryokan, 29 rooms), opened in July 2025 in Ueda City, Nagano Prefecture. Moving into 2026, “Oedo Onsen Monogatari Wanwan Resort Nasu-Shiobara” (44 rooms) and “Oedo Onsen Monogatari Wanwan Resort Nishi-Izu” (64 rooms) launched in March, while “Wanwan Paradise Izu Kogen” (67 rooms) began operations in February in Izu Kogen. This signals that, alongside the conventional single-unit vacation rental model, major hotel operators (Oedo Onsen Monogatari, the Wanwan Paradise brand) are entering the dog-friendly segment in earnest.

In Mie Prefecture, “Iseumi Yu Con Perro – Grand Dog Ise-Kashikojima –” rebranded and reopened in February 2025, equipping every unit with a private dog run of up to 200 m² as a dog-specialized villa. “Glamping Hills Aura Terrace Ibaraki” in Tsuchiura City, Ibaraki Prefecture, offers cocoon-type dome tents and cottages for dog-accompanied guests, complete with private dog runs. “Glamping Soten Kaiho” in Joetsu City, Niigata Prefecture, opened in September 2024 with 11 ocean-view units, two of which are deployed as suite dog domes with dog runs. These are not facilities where you “can bring a dog” but rather facilities “designed from the ground up for staying with a dog,” forming a clearly distinct new category.

Greater Tokyo 3-Hour Range Map: Distribution of 26 Facilities

We plotted 26 dog-friendly villa/glamping facilities that opened from 2024 onward and for which sales data could be obtained on a Leaflet map by latitude and longitude. Marker size is proportional to room count. The most pronounced cluster is in Tochigi Prefecture (centered on the Nasu and Okunikko areas, 8 facilities), followed by Chiba Prefecture (Sotobo and Minamiboso, 5 facilities) and Shizuoka Prefecture (Izu, 3 facilities). These all sit within 2-3 hours of Greater Tokyo via the Tohoku Expressway, Keiyo Road, and Tomei Expressway.

The location bias on the map reveals the siting strategy of dog-friendly villas. First, most facilities open in areas that overlap with established vacation home and glamping clusters such as Nasu, Izu, Minamiboso, and Yatsugatake. Second, locations split clearly into two patterns: coastlines (Chiba’s Sotobo, eastern Izu) and highlands (Nasu, Yatsugatake, Kita-Karuizawa). Third, while several facilities exist within a 50 km radius of Tokyo Station (the Hakone area of Kanagawa Prefecture), they tend to be mid-sized or smaller. This is consistent with dog-accompanied guests being unwilling to compromise on long-distance travel and seeking natural environments such as private dog runs.

Daily Price Curve in Summer Demand: Premiums Emerge at Obon Peak

We plotted side by side the daily ADR for 26 dog-friendly villas and 141 general villa and glamping facilities across the 62 days from July 1 to August 31, 2026. The daily sample sizes are N=22-26 on the dog-friendly side and N=105-138 on the general side.

What this curve reveals runs counter to expectations. The simple 62-day average for dog-friendly villas is ¥57,700 ADR versus ¥62,300 for general villas and glamping, with the dog-friendly side running roughly 7% lower. The simplistic hypothesis that “dog-friendly facilities command a constant premium because they are scarce” does not hold for summer demand within the three-hour Greater Tokyo range.

However, when narrowing the lens to Obon week (August 10-16), the picture shifts. The average ADR for dog-friendly villas during this week is ¥85,900, roughly 4% higher than the general villa average of ¥82,400. Furthermore, on Friday August 14 in particular, the dog-friendly side reaches ¥98,900 against ¥86,000 on the general side – a 15% gap that is the largest spread of the summer. This data suggests that dog-friendly facilities can command relative premiums during peak demand periods.

Premium Comparison by Prefecture: Chiba and Tochigi Lead

Organizing premium rates by prefecture on a summer-average (July-August) basis, dog-friendly villas command notably higher premiums in Chiba and Tochigi. In Chiba, dog-friendly N=5 facilities average ¥94,000 ADR against ¥49,900 for general villas (N=15) – a +88.5% gap. In Tochigi, dog-friendly N=8 averages ¥59,100 versus ¥35,500 for general villas (N=14) – a +66.3% gap. By contrast, Nagano (-2.3%) and Kanagawa (+0.5%) sit at roughly parity, indicating substantial regional variation.

Behind Chiba’s outsized premium lies the impact of large facilities along the Sotobo and Minamiboso coasts. “Dear Wan Spa Garden” (10 rooms, opened October 2024) offers high-rate plans as a dog-only spa garden, while “Dog Villa SAMPO” (opened June 2025) also commands a high average ADR of ¥127,000. In Tochigi, dog-friendly facilities cluster in the Nasu area, where the experiential value of Nasu Highlands’ natural setting paired with attached dog runs gives operators latitude in setting prices.

The reasons premiums are smaller in Nagano and Kanagawa differ by region. In Nagano, the Kita-Karuizawa and Yatsugatake areas already have a high baseline ADR for general villa and glamping facilities (¥59,700), so the dog-friendly segment cannot keep pace on price. In Kanagawa, general villas and glamping in the Hakone area already sit in a high-rate band (¥74,800), structurally limiting the room for relative premium.

Year-Over-Year: Price Growth in the Dog-Friendly Segment

For 20 dog-friendly villas already operating in 2025, comparing July-August 2025 ADR with July-August 2026 ADR yielded an average year-over-year increase of +9.7%. Narrowing to the Obon peak (August 13-16 in 2025 and 2026), the gain is +8.6%. Since the accommodation CPI for the same period (national, lodging rates, e-Stat aggregation) rose by only a few percent, the dog-friendly segment has achieved price growth that outpaces general inflation.

Top 5 Summer Peak Days: Friday August 14 Tops at ¥98,900

From the 62 days of July-August 2026, we extracted the top 5 days when dog-friendly villas posted the highest daily average ADR. Prices climb most steeply from just before Obon into the holiday itself, with Friday August 14’s ¥98,900 marking the summer peak. Thursday August 13 to Friday August 14, falling mid-Obon, are typical demand days for households leaving Greater Tokyo with their dogs, when travel and stay overlap. Analysis: For Dog-Friendly Stays, “Capturing the Peak” Beats “Year-Round Premium”

The aggregation in this article reveals that dog-friendly villas and glamping within the three-hour Greater Tokyo range run slightly below general villas and glamping during weekdays and ordinary weekends, then push prices upward during peak windows such as Obon. This means that what works is not “constant premium because of dogs” but rather a pricing strategy that “reliably captures peak days when dog-accompanied demand crystallizes.”

What this suggests for new operators is the importance of location selection. While Tochigi (Nasu, Okunikko) and Chiba (Sotobo, Minamiboso) deliver clear premiums, in Kanagawa and Nagano the underlying ADR for general villas is high enough to limit premium headroom. Even within the same three-hour Greater Tokyo range, sizing up the ADR level of competing general villas and the existing density of dog-friendly facilities in the area becomes the key to investment decisions.

Dynamic pricing design heading into Obon is another important takeaway. The 62-day daily data shows dog-friendly facilities running below general villas during normal periods, then ramping in stages from Saturday August 8 into the ¥90,000 range, peaking at ¥98,900 on Friday August 14. This is a template for revenue maximization through staged price escalation, applicable to pricing strategy planning at new entrants.

Major Dog-Friendly Villa/Glamping Openings 2024-2026

We organized 23 dog-friendly villa, glamping, cottage, and resort hotel facilities that opened from January 2024 onward, were within the three-hour Greater Tokyo range, and had verifiable sales records, sorted by room count.
