Hotel Associa Takayama Resort, operated by JR Tokai Hotels, relaunched as Hilton Takayama Resort on Monday, September 14, 2026. It opened with 91 rooms in service; rooms will be brought back as renovation progresses, with full operation of all 283 rooms expected in spring 2027 (Hilton opening release, September 14, 2026). It is the first Hilton Hotels & Resorts property in Gifu Prefecture, and Hilton’s corporate profile (updated August 25, 2026) listed it first among its 13 pipeline hotels as “2026 opening, Gifu, 283 rooms.” This article quantifies how much weight the phased opening carries in Takayama’s room stock, using operating room counts within 3km and 5km radii; examines the seasonal pattern of Takayama City’s estimated settled ADR and the hotel’s price position; and reads demand in Gifu Prefecture through winter into spring, when the hotel reaches full operation, using estimated occupancy.
• ADR (average daily rate) = estimated settled rate (tax-excluded equivalent), calculated by applying segment-specific adjustment factors to the lowest plan each property publishes on OTAs (per-room rate for 2 guests, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• ADR for an area (prefecture or municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for 2 guests (tax included).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA published prices for about 168,000 properties in Japan, of which about 27,000 are confirmed operating)
- — Scale of the phased opening / Against 4,025 operating rooms within 3km, the 91 rooms at opening equal 2.3% and the full 283 rooms equal 7.0%. The 192 rooms added by spring 2027 expand capacity by 4.8%
- — Takayama City rates / Estimated settled ADR was ¥16,700 in September 2026 (+2.7% YoY, N=140). The city follows an “October-peak” pattern, topping out at ¥20,900 in October 2025. In winter it fell to ¥15,800-¥15,900 in February-March 2026, and the two-year low was ¥14,000 in June 2026
- — The hotel’s position / Its estimated settled ADR in September 2026 was about ¥26,000-¥27,000 (17 days observed), roughly 1.6x the Takayama City median. Under the former Associa name, October 2025 was ¥29,200 (1.39x the median)
- — Winter demand / Estimated occupancy in Gifu Prefecture was 91.2% in October 2026 (N=283 properties / 11,192 rooms). November is still building, from 67.2% at 45 days out to 80.0% at 14 days out, and the second Saturday of December starts more slowly than autumn, at 65.3% at 45 days out
- — Timing of full operation / Spring 2027, when all 283 rooms come online, coincides with demand climbing out of the winter trough toward the Spring Takayama Festival (April 14-15, 2027). The key is a phased pricing design that uses the rooms returning over winter to build an occupancy base
The Facts: Opened With 91 Rooms, All 283 by Spring 2027; the Predecessor Operated Until Mid-May
Start with the primary sources. In June 2025, three companies, JR Central (Central Japan Railway), JR Central Building and JR Tokai Hotels, announced a partnership with Hilton and a plan to rebrand Hotel Associa Takayama Resort. That announcement said the existing hotel would operate until mid-May 2026 and gave the new hotel’s room count as “283 rooms (planned)” (some media reports gave “238 rooms”). The September 14, 2026 opening release also states 283 rooms in total, with a footnote that “the hotel opens with 91 rooms and will increase the number of available rooms as renovation progresses; full operation of all 283 rooms is scheduled for spring 2027.” The planned room count has not changed since the start; the operator has chosen to bring rooms back in stages as renovation progresses.
The hotel is about 8 minutes from JR Takayama Station by free shuttle bus and has free parking for 200 cars on site. Rooms come in 10 types, centered on 35 sq m Guest Rooms and 46 sq m Deluxe Rooms and including 5 suites. A new Executive Lounge has been added on the 4th floor, along with the natural hot-spring “Tenbo no Yu Onsen Terrace” overlooking the Northern Alps, four restaurants and bars, and a 24-hour fitness center. JR Tokai Hotels continues to operate the property, and Hilton Japan, Korea & Micronesia describes it as “a rebrand opening in collaboration with the JR Central Group.”

Takayama Room Stock: 7.0% of 4,025 Rooms Within 3km, 2.3% at Opening
So how much weight do 283 rooms carry in the Takayama market? Takayama is the largest city in Japan by area, and its city limits include lodging areas such as the Okuhida Onsen villages, an hour’s drive from the town center. This article therefore counts room stock not for the whole city but for two trade areas centered on Hilton Takayama Resort: a 3km radius (the town center, including Takayama Station and the old town) and a 5km radius.
Room stock in this article covers lodging facilities with 10 or more rooms (excluding leisure hotels) within 3,000m of Hilton Takayama Resort. “Operating” means a selling price was observed on major booking sites in the most recent 3 months (August-October 2026) (as of October 31, 2026, compiled by MetroEngines Research).
Within 3km, 57 properties with 4,025 rooms are operating. Adding 283 rooms equals 7.0% of that, and the 91 rooms at opening equal 2.3%. In other words, the 192 rooms returning in stages by spring 2027 expand the trade area’s operating capacity by 4.8%. Widening to 5km gives 67 properties and 4,385 rooms; the 283-room share thins to 6.5%, and 2.1% for the 91 rooms, but the hotel remains a large presence for a single property.
| Stage | Rooms | Share of 3km radius (4,025 rooms) | Share of 5km radius (4,385 rooms) |
|---|---|---|---|
| At opening (from September 14, 2026) | 91 | 2.3% | 2.1% |

By segment, 25 business hotels account for 2,387 rooms, or 59% of rooms in the trade area, while the 19 ryokan are small, with 385 rooms in total. The resort hotel segment has 2 properties and 451 rooms, most of them at Hilton Takayama Resort. Put differently, central Takayama is thick with station-area business hotels and small ryokan, and full-service upper-tier properties with more than 100 rooms can be counted on one hand. The 192 returning rooms work to widen this thin layer.

Over 10 years, rooms in the trade area grew 49%, from 2,737 in 2017 to 4,086 in 2026. Properties opened in the 2020s number 13 with 1,413 rooms (Hilton Takayama Resort, a rebrand opening, is counted as a 2026 opening), a period when 100-200-room hotels opened one after another around the station. Four properties (54 rooms) whose opening year could not be confirmed are excluded from the trend.

Takayama City Estimated Settled ADR: ¥16,700 in September 2026, Peaking in October With Troughs in Winter and the Rainy Season
Next, rates. Takayama City’s estimated settled ADR (all segments, median, N=140 properties) was ¥16,700 in September 2026, up 2.7% from ¥16,200 a year earlier. The two-year high was ¥20,900 in October 2025, during the autumn foliage season; the low was ¥14,000 in June 2026, during the rainy season. Winter also stayed low, at ¥15,900 in February and ¥15,800 in March 2026. January runs higher than February thanks to demand for snowy Shirakawa-go, and January 2026 rose 11.0% YoY to ¥17,400. April, which includes the Spring Takayama Festival (Sanno Festival, held every year on April 14 and 15), came in at ¥17,700 in 2026, 11% above February.
In the listing snapshot taken at the survey date (October 31, 2026), October 2026 stands at ¥22,400, November ¥20,700, December ¥18,600, January 2027 ¥18,000, February ¥16,600 and March ¥19,300. These levels are estimated from selling prices currently published and will move as stay dates approach, so this article does not compare them YoY on the same footing as settled historical months. In shape, though, February 2027 appears to be the winter bottom with a recovery in March, and “spring 2027,” when all 283 rooms are ready, coincides with rates climbing out of the trough.

The Hotel’s Price Position: About 1.6x the Takayama City Median in September; 1.39x in the Associa Era
Hilton Takayama Resort’s prices appear on major booking sites under two listings, the old name and the new name, so this article merges them and treats them as one property. The old-name listing has sales through early May 2026 and the new-name listing from September 14, 2026; neither has price data for June-August, when the hotel was closed. Both listings have 17 days of observations in September 2026, with estimated settled ADRs of ¥26,300 and ¥27,000, not far apart. That is about 1.6x the Takayama City median of ¥16,700 for the same month.
Compared with the Associa era, the estimated settled ADR in October 2025 was ¥29,200, 1.39x the city median. September 2025, comparable on the same listing, was ¥18,800, so September 2026’s ¥26,300 is 40% higher. The post-rebrand rate range can be read as starting near the predecessor’s foliage-season peak (¥29,200 in October 2025). In the listing snapshot at the survey date, autumn runs at 1.3-1.6x the city median, with October 2026 at ¥30,000-¥35,400 and November at ¥28,700-¥31,900; winter approaches the city median, at ¥17,600-¥18,000 in January 2027 and ¥15,700-¥16,100 in February; and March returns to ¥23,000-¥23,200. This reads as a pricing design that holds winter listings down to build occupancy first, then raises rates with full operation and spring demand, but all these figures will move with future sales.

Winter Demand Ahead of Full Operation: Gifu Estimated Occupancy 91.2% in October 2026; November Building From 67.2% at 45 Days Out
Finally, we check demand from winter into spring, when the 192 rooms return, using estimated occupancy for Gifu Prefecture. The scope is all segments in Gifu; the resort and city hotel segments each have fewer than 10 properties covered and are excluded, so figures are shown for all segments, ryokan and business hotels. Estimated occupancy was 88.1% in September 2026 (N=225 properties / 10,493 rooms) and 91.2% in October 2026 (N=283 properties / 11,192 rooms), with ryokan reaching 93.5% in October 2026 (N=126 properties / 3,387 rooms). During the September Silver Week (September 19-23), occupancy topped 99% for three straight days on the 19th-21st, and Saturday, October 10, the first day of a three-day weekend, hit 98.6%, so holiday nights are close to fully booked.
| Month | Segment | Properties | Rooms | Occupancy (est.) |
|---|---|---|---|---|
| Sep 2026 | All segments | 225 | 10,493 | 88.1% |
| Sep 2026 | Ryokan | 114 | 3,129 | 89.7% |
| Sep 2026 | Business hotel | 59 | 5,851 | 88.3% |
| Oct 2026 | All segments | 283 | 11,192 | 91.2% |

Source: Compiled by HotelBank Editorial Team from MetroEngines Research (estimates based on how inventory sold on OTAs is taken up; they differ from the actual occupancy of each property as a whole)
On the booking curve, Gifu Prefecture (all segments) for October 2026 built from 71.3% estimated occupancy at 45 days before the stay date to 82.3% at 14 days and 91.2% the day before (N=avg. 288 properties / 11,018 rooms). November 2026, still in progress, is at 67.2% at 45 days, 73.4% at 30 days (28 days observed) and 80.0% at 14 days (12 days observed), running 2-4pt below the October curve but filling at the same slope. Saturday, November 21, late in the foliage season, was at 84.7% at 45 days out and reached 92.1% at 23 days out (N=314 properties / 11,359 rooms). By contrast, Saturday, December 12 starts from 65.3% at 45 days out (N=320 properties / 11,457 rooms), nearly 20pt below autumn Saturdays. Winter fills close to the stay date, and this article does not cover dates beyond 45 days out, since those observations include periods before inventory is fully loaded.

Inbound travel underpins winter demand. According to the Takayama City Tourism Division, foreign overnight guests in the city numbered 978,312 in 2025, up 27.1% from the previous year (769,743). By month, October was the highest at 112,775, but January also reached 93,801, up 83.2% YoY, consistent with demand for snowy Shirakawa-go and the Hida winter lifting January rates above February. December was 72,495, flat on the prior year. The Shirakawa-go light-up is held several times on Sundays and holidays in January-February each year, by reservation only (four times in 2026: January 12, 18 and 25, and February 1), and the Spring Takayama Festival is scheduled for Wednesday, April 14 and Thursday, April 15, 2027. The first thing the 192 rooms returning through the phased opening will face, then, is demand climbing from this winter trough toward April festival demand.
How Gifu ryokan fill up during the foliage season is examined weekend by weekend in “Gifu Ryokan Foliage Weekends: Oct 17 Rose From 84.8% at T-45 to 96.2%.”
Summary: Timing 192 Rooms of New Capacity to the Climb From Trough to Peak
In numbers, Hilton Takayama Resort’s phased opening means 91 rooms at opening equal 2.3% of the 4,025 operating rooms within 3km, and the 283 rooms ready in spring 2027 equal 7.0%. Central Takayama is thick with business hotels and small ryokan and thin in full-service upper-tier properties with more than 100 rooms, so the 192 returning rooms are likely to widen capacity for guest segments the market could not fully serve before, rather than displace the existing mix.
On rates, Takayama City’s estimated settled ADR follows an October-peak pattern topping out at ¥20,900 in October 2025, falling to ¥15,800-¥15,900 in February-March 2026 in winter. As of September 2026, the hotel sits at about 1.6x the city median. Estimated occupancy in Gifu Prefecture was high at 91.2% in October 2026 (N=283 properties / 11,192 rooms), and November is building along the October curve, but December Saturdays stood at 65.3% at 45 days out; winter fills late. Setting full operation for “spring 2027” reads as a plan to have all rooms ready as demand rises with January inbound travel and the April Takayama Festival. For the operator, a phased pricing design looks effective: use the rooms returning over winter to build an occupancy base, then bring rates back up toward the festival and foliage seasons.
⚠ Note on ADR for future dates: ADR for October 2026 onward in this article is estimated from selling prices published on OTAs at the survey date (October 31, 2026) and will change as check-in dates approach. Prices currently set high may fall through last-minute discounting.

■ Calculation assumptions
- Shares of room stock are Hilton Takayama Resort’s official room counts (91 at opening, 283 at full operation) divided by the total rooms of operating properties within the 3km and 5km radii. The totals include the hotel’s own rooms
- ADR YoY is calculated only between settled (historical) months; no YoY is shown for listing-snapshot months from October 2026 onward
- The hotel’s estimated settled ADR links the old-name listing (through early May 2026) and the new-name listing (from September 14, 2026) as one property. Both listings have 17 days of observations in September 2026
■ Limitations
- Estimated occupancy is based on how inventory sold on OTAs is taken up and differs from the actual occupancy of each property as a whole. Segment-level values are not shown for Gifu’s resort and city hotel segments because fewer than 10 properties are covered
- Booking curves use only observations from 45 days before the stay date onward. Earlier observations include periods before inventory is loaded and may not reflect booking progress
- MetroEngines Research tracks about 168,000 properties in Japan and analyzes about 27,000 properties (about 1.26 million rooms) confirmed operating on OTAs. Ryokan, minshuku and simple lodgings not listed on OTAs are not included
