  • Kagawa Hotel Openings 2026: Only 316 of 686 Rooms Are Net New

    Investment & Development

    Posted: 2026.10.25

In 2026, five hotels with 80 or more rooms opened in Kagawa Prefecture, adding 686 rooms. Checking each one against the operators' own announcements, however, only two can be confirmed as new builds: the HOTEL AZ properties in Kanonji City and Miki Town, with 316 rooms between them. The two Takamatsu openings (JR Clement Inn Takamatsu Hyogomachi, 191 rooms, and HOTEL RAH, 88 rooms) and Smile Hotel Kanonji (91 rooms) are conversions or rebrands of existing buildings. In other words, the net new supply of 2026 landed outside the prefectural capital: on the roadside of western Kagawa (Seisan) and along the Gakuen-dori corridor in eastern Kagawa (Tosan). This article traces how rooms within 2 km of Kanonji Station grew from 267 in 2017 to 786, combines that with employment, land prices, estimated settled ADR and Japan Tourism Agency occupancy data, assesses how much of the new supply outside Takamatsu the market can absorb, and estimates the ADR a newly built 100-160 room roadside hotel would need.

  • Balcony Rooms Price +4.3% Higher: FAR-Exempt Space and Payback Years

    Investment & Development

    Posted: 2026.10.25

When we tally hotels nationwide whose guest reviews speak favorably about balconies and terraces, 28 of the top 100 are in Okinawa, and by segment 59 are resort hotels. Over 24 months these hotels received 178,922 reviews, of which 8,273 mentioned the balcony positively; the median per-hotel mention rate is 4.5% (HotelBank Editorial Team research, review NLP analysis, as of October 17, 2026). This article first maps the geography and segments of these 100 hotels, then measures how much more balcony rooms sell for than non-balcony rooms within the same hotel, and finally combines that price gap with the Building Standards Act treatment under which balconies open to the outside air are excluded from floor area, to estimate how many years the additional construction cost per room takes to recover. It is written for development managers and designers of resort and urban hotels, and for owners considering renovation.

  • Saga Balloon Fiesta 2026: Nov 2 at 97.6% OCC, Rooms Left Nov 1 and 3

    Seasonal Events

    Posted: 2026.10.25

With one week to go before the opening of the 2026 Saga International Balloon Fiesta (Friday, October 30 – Tuesday, November 3, 2026, a national holiday; Kase River riverbank, Saga City), we tracked estimated OCC (based on OTA-listed inventory) by stay date for 35 lodging facilities with 1,517 rooms in Saga City (listed on major booking sites, all property types). Monday, November 2 — the night before the holiday — stood at 97.2% at T-45 and 97.6% at the latest observation (October 23, T-10), barely moving. In between, Sunday, November 1 rose from 84.8% to 92.0%, and the final night, Tuesday, November 3, from 77.1% to 82.7% — both heading into fiesta week with rooms still unsold. In a city where an ordinary Saturday (October 17) built up roughly 40 points, from 58.8% at T-45 to 98.4% the day before, every fiesta night was already full by T-45, and the remaining headroom is concentrated on the Sunday and the final night. This article sets the booking curves for the five fiesta nights against ordinary weekends and reads, on the pace axis alone, which nights still hold inventory and how much. Scope: Saga City, all property types, N=35 facilities (1,517 rooms,...

  • Nagano Sept 2026 ADR: Business +11.6%, Resort +8.8%, All 4 Segments Up

    Area & Property Analysis

    Posted: 2026.10.25

September 2026 settled ADR estimates (tax-excluded equivalent) are now closed for Nagano Prefecture’s four lodging segments. Business hotels came in at ¥8,622, up 11.6% year over year (N=168 properties); resort hotels at ¥16,759, up 8.8% (N=123); ryokan at ¥12,970, up 4.7% (N=510); and city hotels at ¥11,638, up 5.0% (N=16). Comparing closed months with closed months, all four segments finished above the prior year. City hotels, ryokan and resort hotels all fell below the prior year in June and July, and city hotels were still down in August, so the September result reads as a turnaround after a stalled summer. This article sets the closed figures for January–September 2026 against the same months of the prior year, identifies which segment slipped in which month and where it recovered, and then summarizes the pricing questions operators face from the autumn foliage season into the ski season. Coverage: Nagano Prefecture city hotels N=16, business hotels N=168, ryokan N=510, resort hotels N=123 (all are the number of properties in the September 2026 aggregation). The price metric in this article is the settled ADR estimate (the transacted price level estimated from OTA and other sales data, tax-excluded equivalent); definitions are given at the end...

  • Lola by KAYAK Founders: Up to 15% Off 4-5 Star, 881 Hotels in Japan

    Posted: 2026.10.25

Lola, an AI travel assistant built by KAYAK co-founders Steve Hafner and Paul English and backed by Booking Holdings, launched in the United States on September 29, 2026, according to overseas reports; in Japan, Travel Voice covered it on October 5. Membership comes in three tiers: Free, Plus ($5 a month) and VIP ($25 a month). Paying members can book hotels at preferential rates through partner booking sites, and VIP members are said to receive up to 15% off at 4- and 5-star hotels worldwide. The no-ads, no-paid-placement policy also drew attention as the new venture of the very people who created the comparison-site category. Whether the service will be offered in Japan has not been announced. This article lays out how Lola works based on public information, sets it against existing OTA member discounts and metasearch, and then, assuming Japanese properties were included in its bookable inventory, counts by prefecture where and how much "4-5 star equivalent" capacity exists, using the MetroEngines Research property classification. Finally, it narrows down three areas where hotels can prepare to treat this as an opportunity.

  • Chip-Fab Hotel Markets 2026: Chitose ADR ¥13,700, Weekday OCC 90%+

    Investment & Development

    Posted: 2026.10.25

Ever since Rapidus in Chitose, JASM (TSMC) in Kikuyo, Kumamoto, and Kioxia in Kitakami and Yokkaichi each announced investments running into trillions of yen, the hotel markets around these sites have been described as "towns where construction and ramp-up crews stay." Lining up the four areas using MetroEngines Research data for September 2026 (the latest settled month), Chitose stands clearly ahead with an estimated settled ADR of ¥13,700, followed by Yokkaichi at ¥8,900, the three TSMC host towns in Kumamoto at ¥8,600 and Kitakami at ¥6,200. The day-of-week structure shows estimated Monday-Thursday occupancy pinned at around 90% in all four areas, with the trough no longer on weekdays but on Sundays. Using only the published fab schedules as a premise, this article reads the remaining headroom and the unserved price bands in each area from three angles: rates, day-of-week structure and supply pressure.

  • Hotel Elevator Renewal: ¥102k–¥170k per Room for 50–250-Room Hotels

    Investment & Development

    Posted: 2026.10.25

Renewing a hotel elevator with a "partial-removal renewal" — replacing the equipment while keeping some existing components — typically costs about ¥7M–¥10M per car. Using the ¥8.5M midpoint, that works out to ¥170k per room for a 50-room ryokan served by one car, ¥142k for a 120-room business hotel with two cars, and ¥102k for a 250-room city hotel with three cars. Including the revenue from rooms taken off sale during the works, the effective burden is ¥132k–¥228k per room. Spread over a typical 25-year service life, the annual reserve comes to just 0.14–0.43% of rooms revenue.

  • Daiwa Resort Hotels Are Now Grand Mercure & Mercure: 23 Names & Rates

    Travel Styles

    Posted: 2026.10.25

The hotels you knew as "Daiwa Resort" now operate under the names "Grand Mercure" or "Mercure." All 23 former Daiwa Royal Hotels were rebranded at once in April 2024, and both booking sites and official websites now list them only under their current names. That is why searching by the old name turns up nothing. This article first gives a lookup table linking each old "... Royal Hotel" name, the label used from 2018, and the current name, then summarizes, for 22 hotels, the median of the cheapest bookable plan for November 2026 stays (per room, 2 guests, tax included). Key Takeaways— Since April 2024, the former Daiwa Royal Hotels have operated as 12 "Grand Mercure" and 10 "Mercure" properties (Mercure Noto, which was part of the rebrand, has had its opening plan terminated). Searching by the old names will not bring them up on booking screens— Daiwa House Industry announced the sale of all shares in Daiwa Resort on December 8, 2022, and completed it on July 19, 2023. Daiwa Roynet Hotels were not part of the deal and still operate under the same name— The median of the cheapest bookable plan for November 2026 is ¥25,400 (22 hotels,...

  • Snow Country Hotel ADR Jan 2027: Kutchan ¥49k, Hakuba ¥29k, 5 Tiers

    Area & Property Analysis

    Posted: 2026.10.24

Laying out MetroEngines Research's estimated settled ADR (average daily rate) by municipality for January 2027 — calculated from listings as of October 11, 2026 — across five prefectures (Hokkaido, Nagano, Niigata, Yamagata and Gifu), the top of the table belongs to snow-country towns with ski resorts: Kutchan Town ¥49,400, Niseko Town ¥37,000, Shinano Town ¥29,700, Hakuba Village ¥28,700 and Yuzawa Town ¥28,200. The same five prefectures also include cities such as Niigata's Chuo Ward, where the winter rate sinks to ¥7,100, so the gap between municipalities reaches 7x. This article splits the 98 municipalities with 5 or more properties in the sample into five price tiers and examines, from an investor and operator perspective, how much room stock sits in each tier, how large the winter premium is compared with August, and which price bands new openings since 2025 have entered.
