In-room refrigerators and electric kettles are the fixtures guests touch most often, yet they tend to be pushed to the back of renovation budgets. The HotelBank Editorial Team ran natural-language processing over guest reviews and tallied hotels nationwide where refrigerators, kettles and hot-water pots are mentioned most (as of October 30, 2026; last 24 months; properties with 20+ reviews and 10+ mentions). The top 100 properties where these items are discussed positively drew 4,318 mentions, and the top 100 where they are discussed negatively drew 2,943. The positive side is led by Tokyo (19), Okinawa (13) and Osaka (10), dominated by long-stay business hotels with washer-dryers and Okinawa resorts built for multi-night stays. This article counts what types of property these 100 are, how they overlap with long-stay, family and inbound demand, and how far their estimated settled ADR sits above the median of their city or ward. It then converts the replacement cost of a refrigerator, kettle and microwave into a per-night figure and estimates what to install in which kind of location.
• ADR (average daily rate) = estimated settled rate (tax-excluded equivalent), calculated by applying a segment-specific adjustment factor to the lowest plan each property publishes on OTAs (2 guests per room, per-room rate, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• ADR at the area level (prefecture, city/ward) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for 2 guests per room (tax included).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (estimate based on OTA inventory).

* Review metric definitions: “Mention rate” = share of a property’s reviews over the last 24 months that refer to in-room fixtures such as refrigerators and kettles. “Positive / negative side” = mentions whose context was classified as positive / negative. “Co-occurrence within a review” = a single review that refers both to in-room fixtures and to a long stay (or a family trip). The negative-side ranking is reported as aggregates only; property names are not published. All review figures are sourced to “HotelBank Editorial Team research (NLP analysis)”.
- — 4,318 positive vs 2,943 negative mentions Median mention rates for each top 100 are 3.65% and 1.48%. The positive side is concentrated in Tokyo (19), Okinawa (13) and Osaka (10) (as of October 30, 2026, last 24 months).
- — 50 properties with long-stay mentions of 5%+ Of the positive 100, 31 have washing-machine mentions of 10%+, and 34 each have family mentions of 5%+ and foreign-language reviews of 30%+. The fixtures are praised as part of a full long-stay kit.
- — Est. settled ADR is 1.28x the city median Median of the 91 properties where it can be calculated (Jul–Sep 2026). The 1.66x for family-oriented properties includes a segment effect, as about 70% are ryokan or resorts, and does not show causation.
- — Replacement costs ¥28k–¥216k per room, ¥17–¥133 per night With 6-year depreciation and 74.2% occupancy (the July 2026 figure applied to the full year), that is 0.10–0.79% of median ADR. Installation and electricity are not included.
- — Even in the downside case, Package B costs ¥110 per night With replacement every 3 years and 56.9% occupancy, that is 0.66% of ADR. The biggest swing factor is whether a commercial microwave is installed: Package C reaches ¥347 in the downside case.
4,318 positive vs 2,943 negative mentions — Tokyo and Okinawa lean positive, Osaka and Chiba negative
Start with the counts. The positive top 100 drew 4,318 mentions in total, with a median mention rate of 3.65%. The negative top 100 drew 2,943, with a median mention rate of just 1.48%. The negative side includes many large properties with big review bases (214,003 reviews across the 100, 1.6 times the positive side); mentions per property are 43 on the positive side and 29 on the negative side, so relative to total reviews the positive side is 2.5 times as dense. This compares the top 100 on each side rather than all properties, but it suggests that among the leading properties, refrigerators and kettles are more often described as a plus than as a complaint. Bedding is a different story: there, negative mentions move review scores, a structure we examine in our analysis of pillow and bedding reviews and replacement capex.
The prefecture mix points in different directions on each side. The positive side runs Tokyo 19, Okinawa 13, Osaka 10, Hokkaido 7, Kanagawa 7 and Fukuoka 6; Okinawa taking second place is the distinctive feature. The negative side runs Osaka 17, Tokyo 12, Chiba 10, Fukuoka 8 and Kyoto 8, with Osaka, Chiba and Kyoto near the top. Okinawa has only 2 properties on the negative side, suggesting that in Okinawa, with its many resorts built for multi-night stays, in-room fixtures tend to be discussed favorably. Chiba reflects family demand around Maihama, while Kyoto and Osaka are areas with fast tourist turnover, where fixture capacity and condition are more likely to surface as complaints.
| Prefecture | Positive side, top 100 | Negative side, top 100 |
|---|---|---|
| Tokyo | 19 | 12 |
| Osaka | 10 | 17 |
| Okinawa | 13 | 2 |
| Chiba | 5 | 10 |
| Fukuoka | 6 | 8 |
| Kyoto | 1 | 8 |
| Hokkaido | 7 | 6 |
| Kanagawa | 7 | 5 |
Property types on the positive side — long-stay hotels with washer-dryers and Okinawa resorts; 50 with long-stay mentions of 5%+
By type, the positive 100 comprise 51 business hotels, 15 city hotels, 13 ryokan, 12 resort hotels and 7 hostels (plus 1 deluxe hotel and 1 vacation rental), with 17,284 rooms in total and a median of 139 rooms. More telling than the type labels, though, is the equipment mix: 31 of the 100 have more than 10% of reviews mentioning washing machines or laundry. Long-stay business hotels with a washer-dryer and kitchenette in every room, apartment-style properties with kitchens and Okinawa condominium resorts cluster here, and the refrigerator and kettle are discussed as part of “a kit that lets you eat in your room.” How these long-stay hotels in Japan divide into types, and which price bands and supply areas they skew toward, is laid out in Japan long-stay hotels: 4 brand types and price bands.
We also counted the overlap with demand segments. Of the 100, 50 have 5%+ of reviews mentioning long stays, 34 have 5%+ mentioning family trips, 34 have 30%+ foreign-language reviews, and only 15 have 5%+ mentioning business travel. Taking the national top 50 by the number of reviews that mention both “fixtures” and “long stay” in the same review, 34 overlap with the positive 100. For co-occurrence with family trips, 13 of the top 50 overlap, and the remaining 37 are mostly apartment-style properties with kitchens in Tokyo, Osaka and Kyoto. Fridge and kettle ratings do not stand on their own; they are an indicator voiced in the context of long stays and families.
| Type | Properties | Long-stay mention rate (median) | Family mention rate (median) | Washing machine mention rate (median) | Foreign-language review share (median) |
|---|---|---|---|---|---|
| Business hotel | 51 | 5.8% | 2.2% | 9.0% | 30.0% |
| City hotel | 15 | 4.2% | 2.6% | 0.0% | 14.6% |
| Ryokan | 13 | 4.5% | 8.0% | 0.0% | 1.6% |
| Resort hotel | 12 | 6.0% | 10.8% | 1.8% | 12.6% |
| Hostel | 7 | 3.3% | 5.9% | 10.9% | 70.3% |
The map makes the pattern clear. In Tokyo, the properties are long-stay business hotels in Chiyoda, Chuo and Koto wards plus large city hotels in the Bay Area; in Okinawa, resorts in Naha, Onna Village and Miyakojima; in Chiba, around Maihama in Urayasu; and in Osaka, in Konohana Ward and around Namba. All are locations with deep demand from guests who either “stay 3+ nights in the same room” or “travel as a family of four.”
Est. settled ADR is 1.28x the city median — 1.66x for family-oriented, 1.44x for inbound-oriented properties
Are properties praised for their fixtures also rewarded on rate? For the 91 of the positive 100 for which estimated settled ADR can be calculated, we compared their Jul–Sep 2026 estimated settled ADR with the median of their city or ward (all property types). The 91 have a median of ¥16,800 against a city median of ¥13,100, for a median ratio of 1.28x. 66 are above their city median and 31 exceed 1.5x. On the other hand, 10 fall below 0.8x, including properties marketing weekly stays as well as budget business hotels and ryokan. A high fixture rating does not guarantee a rate above the local level.
Splitting by segment reveals differences. The 29 properties with family-trip mention rates of 5%+ have a median ratio of 1.66x and a median estimated settled ADR of ¥24,100, clearly above the overall figure. The 28 with 30%+ foreign-language reviews come in at 1.44x and ¥20,200. However, ryokan (11) and resort hotels (9) make up about 70% of the 29 family properties, so this ratio includes a segment effect (such as the prevalence of rates including meals). By contrast, the 47 properties with long-stay mention rates of 5%+ are relatively modest at 1.12x. This analysis does not measure property-level occupancy, so it cannot be conclusive, but for long-stay properties these fixtures are better evaluated on length of stay and occupancy than on rate. By type, ryokan came in at 1.75x, city hotels 1.29x, resort hotels 1.26x and business hotels 1.21x.
The table below lists, in order of mention count, the 15 properties at or above their city median (ratio of 1.00x or more). They span a wide range of types: an ocean resort in Onna Village, long-stay properties in Ginza/Tsukiji and Yokohama Minato Mirai, a small family-oriented hotel in Maihama, and ryokan in Iwaki and Gamagori. What they share is that they capture guests who “spend a lot of time in the room.” Note that these rate gaps also reflect differences in location, type and room size; they do not isolate the contribution of the fixtures.

Fixture replacement costs ¥28k–¥216k per room — ¥17–¥133 per night over 6 years, 0.1–0.8% of ADR
So what do these fixtures cost? As a rule we used retail prices and suggested retail prices published as of October 2026 (only the single-function microwave uses a listed price from May 2023); sources are listed at the end. A hotel-spec 27L refrigerator (slim, quiet, made to order) costs ¥64,580 (tax included) at a retailer; a household 1-door 40L model starts at ¥19,500, and an 80L model at ¥42,801. A 0.8L electric kettle has a suggested retail price of ¥8,000, a single-function 22L microwave was ¥17,980 (as of May 2023), and a commercial 18L microwave on 200V power is ¥143,500 (tax included). The National Tax Agency’s “Table of Useful Lives of Major Depreciable Assets” sets 6 years for “electric refrigerators, electric washing machines and other similar electric and gas appliances,” which we use as the statutory baseline. For occupancy, we applied the July 2026 business hotel figure of 74.2% from the Japan Tourism Agency’s Overnight Travel Statistics Survey to the full year (the 2025 full-year business hotel figure was 75.3%), equivalent to 1,625 room-nights per room over 6 years.
| Fixture | Price per room | Price type | Per night (6-year depreciation) | Per night (replaced every 3 years) |
|---|---|---|---|---|
| Refrigerator (hotel spec, 27L, made to order) | ¥64,580 | Retail price, tax incl. | ¥40 | ¥79 |
| Refrigerator (1-door, 40L) | ¥19,500 | Lowest retail price | ¥12 | ¥24 |
| Refrigerator (1-door, 80L) | ¥42,801 | Lowest retail price | ¥26 | ¥53 |
| Electric kettle (0.8L) | ¥8,000 | Manufacturer’s suggested retail price | ¥5 | ¥10 |
| Microwave (single-function, 22L) | ¥17,980 | Listed price (as of May 2023) | ¥11 | ¥22 |
| Microwave (commercial, 18L, 200V) | ¥143,500 | Retail price, tax incl. | ¥88 | ¥177 |
Combining these into three packages: a minimal refresh (A) of a 40L refrigerator and kettle costs ¥27,500 per room, or ¥17 per night; a long-stay/family package (B) of an 80L refrigerator, kettle and single-function microwave costs ¥68,781, or ¥42 per night; and a hotel-spec package (C) with the hotel refrigerator and a commercial microwave costs ¥216,080, or ¥133 per night. Against the positive 91’s median estimated settled ADR of ¥16,800, B is 0.25% and even C is 0.79%. Even if replaced every 3 years, B stays at ¥85 per night. Long-stay guests eating breakfast in the room, families chilling drinks and baby food, inbound guests reheating deli food bought at a market — if equipment that serves these uses can be put in place for around 0.25% of ADR, it is an investment opportunity that is easy to consider. Set alongside our per-night estimate for the smallest unit of guest-room renovation, mattress replacement at ¥13–¥89 per room-night, Packages A and B (¥17–¥42 per night) fall within the mattress-replacement range, and only the hotel-spec Package C (¥133 per night) exceeds its upper end.
| Package | Upfront cost per room | Per night (6-year depreciation) | Share of median est. settled ADR |
|---|---|---|---|
| A Minimal refresh | ¥27,500 | ¥17 | 0.10% |
| B Long-stay / family | ¥68,781 | ¥42 | 0.25% |
| C Hotel spec | ¥216,080 | ¥133 | 0.79% |
Varying the depreciation period and occupancy — Package B tops out at ¥164 per night even in the worst combination
The baseline assumptions drive the per-night cost: 6 years is the tax useful life rather than the actual lifespan, and 74.2% occupancy (the July 2026 figure) varies widely by property type. So we set a downside case with earlier replacement and lower occupancy, and an upside case with longer use and higher occupancy. In the downside case, Package B rises to ¥110 per night (0.66% of median estimated settled ADR), still short of 1% of ADR. Package C, by contrast, reaches ¥347 in the downside case, about 2.1% of median ADR. Whether to install a commercial microwave in every room is the decision that moves the cost most in this estimate.
| Scenario | Replacement cycle | Occupancy (full year) | A | B | C | B as % of ADR |
|---|---|---|---|---|---|---|
| Downside (early replacement, low occupancy) | 3 yrs | 56.9% | ¥44 | ¥110 | ¥347 | 0.66% |
| Base (this article’s baseline) | 6 yrs | 74.2% | ¥17 | ¥42 | ¥133 | 0.25% |
| Upside (long use, high occupancy) | 8 yrs | 80.0% | ¥12 | ¥29 | ¥92 | 0.18% |
| Replacement cycle | 38.2% Ryokan | 56.9% Resort | 61.6% All | 74.2% Business | 80.0% Assumed |
|---|---|---|---|---|---|
| 3 yrs | ¥164 | ¥110 | ¥102 | ¥85 | ¥79 |
| 4 yrs | ¥123 | ¥83 | ¥76 | ¥63 | ¥59 |
| 5 yrs | ¥99 | ¥66 | ¥61 | ¥51 | ¥47 |
| 6 yrs | ¥82 | ¥55 | ¥51 | ¥42 | ¥39 |
| 8 yrs | ¥62 | ¥41 | ¥38 | ¥32 | ¥29 |
In total terms, at 139 rooms (the median room count of the positive 100), the upfront cost is about ¥3.82M for Package A, about ¥9.56M for B and about ¥30.04M for C. Spread over 6 years, B comes to about ¥1.59M a year, and rolling it out in stages to match the renovation cycle or failures, rather than replacing everything at once, spreads the annual burden further.
What to install where long stays are common — capacity, microwaves and multilingual signage
Working back from the makeup of the positive 100, the right fixtures depend on the demand segments of the location. What follows is an editorial proposal based on demand mix, not a ranking derived directly from the review aggregates. For long-stay business hotels with heavy long-stay mentions and Okinawa condominium-style properties, refrigerator capacity is the practical issue. Around 80L, enough to stand a 1L carton and a 2L PET bottle upright, ideally with a small freezer compartment, is desirable, and adding a single-function microwave next to the kettle completes the “eat in your room” kit. For family-oriented properties around Maihama and Universal City, the refrigerator is expected to chill drinks and children’s food, so beyond capacity, quietness and kettles with tip-over protection and automatic shut-off are also selection criteria.
In locations with a high inbound share, such as the 34 properties with 30%+ foreign-language reviews, guests may struggle to tell whether refrigerator contents are paid or free, or how to operate the kettle. Skipping the minibar model in favor of an empty refrigerator, and labeling kettle operation and microwave wattage in English, Chinese and Korean, is a candidate to test at the cost of signage rather than fixtures (this analysis did not measure its effect). For long-stay properties, a layout that puts the washer-dryer, microwave and refrigerator along the same circulation path is also worth considering when wiring and water supply are reviewed together during a renovation.
Long-stay (long-stay business hotels, condo-style resorts)
Refrigerator of around 80L + kettle + single-function microwave (Package B, ¥42 per night). A freezer compartment supports meal prep. Place along the same path as the washer-dryer.
Family (around theme parks, onsen ryokan)
Quiet 40–80L model + kettle with safety features (Packages A–B, ¥17–¥42 per night). Properties with many family mentions have est. settled ADR at 1.66x the city median (includes a segment effect, as about 70% are ryokan or resorts).
Inbound (city centers, tourist destinations)
Empty refrigerator + multilingual instructions. A measure that can be tested with signage costs before spending on fixtures. Properties with 30%+ foreign-language reviews have a median ratio of 1.44x.
Summary
The top 100 properties where refrigerators and kettles are discussed positively in reviews are concentrated in Tokyo (19), Okinawa (13) and Osaka (10); 50 have long-stay mentions of 5%+ and 31 have washing-machine mentions of 10%+, showing that the fixtures are valued as part of a full long-stay kit. Estimated settled ADR is 1.28x the city median, 1.66x for family-oriented and 1.44x for inbound-oriented properties, but these are correlations that include differences in location and type and do not show that the fixtures raised rates. Replacement costs ¥28k–¥216k per room, or ¥17–¥133 per night over 6 years, less than 1% of ADR. Ahead of long-stay demand over the year-end holidays and Lunar New Year, reviewing capacity, microwaves and multilingual signage is well worth the effort.
* Estimated settled ADR in this article is the average of finalized months, July–September 2026, and does not include estimates for future months. Review aggregates are analysis results as of October 30, 2026 and will change as reviews are added. Prices are, as a rule, public information as of October 2026 (only the single-function microwave is as of May 2023) and do not include corporate street prices, volume discounts or installation costs.

In-room fixture tag aggregation from guest reviews (last 24 months, 20+ reviews and 10+ mentions, as of October 30, 2026); MetroEngines Research & Consulting estimated settled ADR (by property and by city/ward, Jul–Sep 2026 average) and property master; Japan Tourism Agency, Overnight Travel Statistics Survey; National Tax Agency, Table of Useful Lives of Major Depreciable Assets; published prices from manufacturers and retailers.
■ Estimation assumptions
Replacement cost per night = price / (years × 365 days × occupancy). Baseline is 6 years (statutory useful life) and 74.2% occupancy (the July 2026 business hotel figure applied to the full year). Scenarios: downside 3 years at 56.9% (2025 full-year resort hotels), upside 8 years at 80.0% (this article’s assumption). ADR shares are relative to the positive 91’s median estimated settled ADR of ¥16,800; fixture prices include tax while ADR is a tax-excluded equivalent, so the shares are slightly conservative. Demand-segment thresholds (long stay, family, business 5%; washing machine 10%; foreign-language reviews 30%) were set for this article.
■ Limitations and caveats
The top 100 by mentions were selected by mention-count rank and are not an average of all properties. Around 100th place there are ties, so 1–2 properties may change depending on when the data is aggregated. ADR ratios do not control for location, type, room size or building age, and do not show that the fixtures raised rates. Groups that include ryokan are affected by rates including meals. Installation, delivery, disposal, electricity and volume discounts are not included, and actual replacement costs vary by property. Only the single-function microwave price is as of May 2023. The location-specific recommendations are editorial proposals, not rankings derived directly from the aggregates.
