Research

Ahead of the ski season, we tallied the properties that guests praise in their reviews for being “close to the ski resort” or having “the slopes right outside.” Counting, property by property, the reviews extracted by HotelBank Editorial Team NLP analysis that speak favorably about proximity to the slopes or a ski resort, the top spot goes to Naeba Prince Hotel (苗場プリンスホテル, Yuzawa, Niigata) with 382 mentions, and Hokkaido accounts for 13 of the top 30 properties. This article lays out who made the top 30 and how they are distributed by prefecture, and identifies two distinct patterns: properties where over 40% of reviews mention the slopes, and properties that rank high on sheer mention volume. We also line up the winter (December 2025–February 2026) estimated settled ADR of the municipalities where these properties are located, to see what winter room rates look like in towns that cluster ski-in/ski-out style lodging.

About the Data in This Article
• ADR (Average Daily Rate) = estimated settled rate (tax-exclusive equivalent), calculated by applying a segment-specific adjustment factor to the lowest-plan price level each property publishes on OTAs (per room, 2 guests per room, tax-inclusive). Cross-checked against property-level actuals disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• ADR at the area level (prefecture / municipality) is the median of the estimated settled rates of the properties covered (i.e., the level of a typical property in the area).
• Where listed prices are referenced, they are per-room rates for 2 guests per room (tax-inclusive).
• OCC (occupancy) = rooms sold as a share of total rooms in the area (estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuous tracking of OTA published prices for about 168,000 properties in Japan, of which about 27,000 are confirmed active)
How to Read the Review Metrics
• Mentions = number of guest reviews posted in the past 24 months (November 2024–October 2026) that speak favorably about proximity to the slopes or a ski resort.
• Mention rate = mentions ÷ total reviews over the same period. It shows how often the topic comes up, not a rating score (★).
• Covers properties with at least 20 total reviews and at least 10 mentions. The 30 properties with the most mentions are listed.

Top 30 Hotels Praised for Slope Proximity — Naeba Prince Hotel Leads with 382 Mentions

Looking at the top of the ranking, Naeba Prince Hotel leads with 382 mentions, well ahead of the rest. A long-established ski resort hotel that opened in 1962, its reviews include comments such as “we could even see the fireworks over the slopes from our window,” highlighting the ability to enjoy the snowy mountains from the guest rooms. In second place, NASPA New Otani (NASPAニューオータニ, Yuzawa) has 237 mentions; praise centers on how easy it is for families to get around, with comments like “the ski resort is attached, which is very convenient with kids” and “we left our gear in the free ski lockers.”

Hilton Niseko Village (ヒルトンニセコビレッジ, Niseko, Hokkaido) ranks third with 226 mentions and Hotel Green Plaza Hakuba (ホテルグリーンプラザ白馬, Otari, Nagano) fourth with 222, so each of the top four exceeds 200. They are followed by Club Med Kiroro Grand in Hokkaido (177), Hotel Tangram Madarao Tokyu Resort in Nagano (160) and Niseko Northern Resort An’nupuri (153). Even Yumoto Niseko Prince Hotel Hirafutei, in 30th place, has 90 mentions. The top 30 properties total 4,084 mentions, out of a base of 25,760 reviews.

Where the 30 Properties Are — Clustered in Niseko/Kutchan and the Joetsu Border Area

Plotting the 30 properties on a map shows clusters in the Niseko/Kutchan area of Hokkaido and in Yuzawa, Minamiuonuma and Minakami along the Niigata–Gunma border. Of Hokkaido’s 13 properties, 8 are in Kutchan (5) and Niseko (3), forming a dense band of lodging facing the ski slopes at the foot of Mt. Yotei. For the scale of room stock around ski resorts, see our detailed analysis, 40,000 Rooms Within 3km of Japan’s Ski Resorts, 39% at the Top 3. On Honshu, Niigata ranks second after Hokkaido with 6 properties, and Yuzawa alone contributes three: Naeba Prince Hotel, NASPA New Otani and Angel Grandia Echigo-Nakazato Onsen.

By Prefecture — Hokkaido (13) and Niigata (6) Make Up Over 60%

By prefecture, Hokkaido has 13 properties and 1,640 mentions, and Niigata 6 properties and 1,115 mentions; these two alone account for 19 of the 30 properties and 67% of all mentions. Nagano has 4 properties (572 mentions), notable for being spread across different ski areas in the prefecture: Hotel Green Plaza Hakuba in the Hakuba area, Hotel Tangram in Madarao, Shiga Kogen Prince Hotel and Karuizawa Prince Hotel West.

Fukushima contributes three properties — EN RESORT Grandeco Hotel (Kitashiobara), Hotel Listel Inawashiro Wing Tower (Inawashiro) and Hoshino Resorts Bandaisan Onsen Hotel (Bandai) — clustered around Mt. Bandai in the Urabandai/Inawashiro area. In addition, Gunma contributes two (Minakami Kogen Hotel 200 and Palcall Tsumagoi Resort Hotel), Fukui one (JAM Fukui Katsuyama Tokyu Hotels & Resorts) and Yamagata one (Takamiya Village Hotel Jurin in Zao). The picture is one in which “right by the slopes” praise in reviews is split between Joetsu/Shinetsu properties that are easy to reach by car or shinkansen from the Tokyo area, and Niseko-area properties that also draw many overseas skiers.

40% Mention Rates vs. 200+ Mentions — Two Patterns of Praise

Setting mentions against mention rates reveals two patterns in how slope proximity is praised. The first is the “high mention rate” type, where around 40% of reviews refer to proximity to the ski resort. Five properties exceed 30% — Club Med Hokkaido Sahoro (41.9%), The Maples Niseko (41.0%), The Vale Niseko (40.4%), Shiga Kogen Prince Hotel (36.0%) and Palcall Tsumagoi Resort Hotel (35.0%) — and all of them have only 225–310 total reviews. The more a property’s reviews are dominated by winter stays, the more likely distance to the slopes becomes the main subject of praise. The Green Leaf Niseko Village, Tapestry Collection by Hilton, also a winter-season hotel, has a similarly high mention rate of 29.2%.

The second is the “volume” type: properties with over 1,000 total reviews that rank high on mention count. Naeba Prince Hotel (1,564 reviews, 24.4% mention rate), NASPA New Otani (1,738 reviews, 13.6%), Hilton Niseko Village (1,515 reviews, 14.9%) and Hotel Green Plaza Hakuba (1,083 reviews, 20.5%) fall into this group. Because they host a wide variety of guests year-round — summer highland resort stays, hot springs, conferences and banquets — their reviews cover many topics besides skiing, and mention rates settle in the 10–20% range. Karuizawa Prince Hotel West has the most reviews of the 30 (2,118) and a mention rate of just 4.5%, which reflects the flip side of attracting guests for a broad range of purposes throughout the year.

Note that because this ranking is sorted by number of mentions, large properties with a big review base tend to rank higher. Generalizing the relationship between property size and mention rate would require a separate comparison across all properties, not just those with the most mentions.

Mentions Shift with the Seasons — The Off-Season 3 Months Run at About a Quarter of the Annual Rate

Across all guest reviews nationwide, there were 12,845 reviews mentioning proximity to the slopes or a ski resort in the 12 months from August 9, 2025 to August 4, 2026 (0.31% of all reviews). In contrast, the most recent three months with little snow, August 4 to November 2, 2026, produced only 588 (0.07%). Ski resort proximity is almost exclusively a winter topic, and the mention rate varies by a factor of about four depending on the season. Such reviews are expected to pile up again from December when winter stays begin, and for properties near the slopes, this winter’s reviews will become marketing material for next season.

Winter Rates in Towns with Slope-Side Lodging — Kutchan ¥62,000 in January, Yuzawa ¥23,000

So what level are winter room rates in the towns where slope-side lodging clusters? For the municipalities of the 30 properties, we lined up estimated settled ADR (final figures) for December 2025–February 2026. Note that these figures are the median across all covered properties in each municipality, not the rates of the ranked properties themselves. Municipalities with any month covering fewer than 5 properties were excluded.

Kutchan is the highest, at about ¥62,000 in January 2026 and ¥64,000 in February. January was up a strong +28.4% from the same month a year earlier (¥48,000), pointing to robust winter demand around Niseko/Hirafu. Neighboring Niseko also reached ¥42,000 in January (+16.4% YoY), making these two Hokkaido towns the only ones above ¥40,000. Yuzawa, the highest on Honshu, was ¥23,000 in January (+11.6% YoY), just under 40% of Kutchan’s level.

Yamanouchi (¥15,000 in January) and Otari (¥14,000) in Nagano, Myoko in Niigata (¥13,000) and Inawashiro in Fukushima (¥11,000) remain in the ¥10,000 range, showing that ski areas within easy reach of the Tokyo area have a thick layer of reasonably priced lodging. On a YoY basis, however, Minamiuonuma rose +39.3%, Kitashiobara +45.4% and Tsumagoi +25.6%, so towns and villages on Honshu also saw increases of 20–40%. The value placed on a slope-side location may be working as room to raise rates.

Yamagata City, Karuizawa and Minamiuonuma are municipality-wide figures that include properties outside the ski resort areas.

Source: Compiled by HotelBank Editorial Team from MetroEngines Research (January 2026, municipal medians of estimated settled ADR and listed price)

For reference, compared with listed prices (all-plan average, tax-inclusive), Kutchan’s January 2026 listed price was ¥78,000 versus an estimated settled ADR of ¥62,000. Because listed prices include plans with meals and higher room categories, they come out higher than the level at which bookings actually settle. When comparing winter rates, make sure the figures are on the same basis (for details on the gap between listed and estimated settled prices, see Snow Country Winter Hotel Rates: Estimated Settled ADR Is About 40–50% of Listed Price).

For this winter (the 2026-27 season), January 2027 estimates based on listed levels at the time of the survey are ¥46,000 for Kutchan, ¥26,000 for Yuzawa and ¥23,000 for Yamagata City. These are calculated on a different basis from the final figures and will change as check-in dates approach, so they should be read as a guide to current selling levels rather than as year-on-year growth. For this winter’s price ranges by municipality across snow country, see also Snow Country Hotel Winter Rates, January 2027.

Implications for Operators — Communicate “Distance to the Slopes” in Words and Photos

The tallies so far show that proximity to the slopes has become a key way guests express satisfaction. Reviews describe concrete experiences such as “convenient with the ski resort right in front,” “having the slopes right outside is really convenient” and “the flow to the ski area and lockers was great” — what is valued is less the distance itself than the ease of getting from the room to the lifts.

For operators, communicating this flow before the booking stage is an opportunity to win more guests. Clearly stating in plan names and property descriptions photos of slope views from the rooms, the location of ski lockers and drying rooms, and the walking time to the lift station lets a property promote, at the time of booking, the strengths praised in reviews. For high-mention-rate properties, winter feedback dominates the reviews and off-season reviews are few, so featuring winter guest comments on the booking page is an effective approach. For large volume-type properties, one option is to put information targeted at ski guests — such as family gear storage and kids’ lessons — front and center only during the winter season.

On rates, while some towns such as Kutchan and Niseko have winter estimated settled ADR above ¥40,000, many ski areas on Honshu sit in the ¥10,000 range. Some towns and villages grew 20–40% YoY, and properties with a reputation for being close to the slopes can expect further revenue opportunities by combining tiered pricing for weekends and holidays when demand concentrates.

Summary

The top 30 properties praised in guest reviews for being close to the slopes are concentrated in Hokkaido (13) and Niigata (6), with first-place Naeba Prince Hotel at 382 mentions. Praise comes in two patterns: the high-mention-rate type, where around 40% of reviews mention ski resort proximity, and the volume type, which ranks high on mention count while drawing a broad range of guests year-round. Winter estimated settled ADR in the host municipalities ranges from about ¥62,000 in Kutchan in January to about ¥11,000 in Inawashiro, and some towns and villages on Honshu grew 20–40% YoY. Ahead of the main season, how well properties build their slope-access strengths into pre-booking information is likely to shape this winter’s results.

⚠ Note on ADR for future dates: The January 2027 ADR in this article is an estimate based on selling prices published on OTAs at the time of the survey and will change as check-in dates approach. Please note that prices currently set high may fall with last-minute discounts.
