Supply Pipeline

Accor’s boutique brand MGallery is coming to the Myoko area on the border of Niigata and Nagano with two properties. Through a partnership with investment firm Patience Capital Group, Lime Resort Myoko (ライムリゾート妙高) in Myoko City, Niigata (approx. 38 rooms, slated for winter 2026) and Madarao Kogen Hotel (斑尾高原ホテル) in Iiyama City, Nagano (approx. 80 rooms, slated for late 2027) are both planned to open as part of the MGallery Collection after renovating existing properties. This article layers the room stock and opening-year distribution within 5km of each property, the seasonality of estimated settled ADR in Myoko City and Iiyama City, and the strengths of existing accommodations as reflected in guest reviews, to read which price tier the two properties will enter.

About the Data in This Article
• ADR (Average Daily Rate) = estimated settled rate (tax-excluded equivalent), calculated by applying a property-type correction factor to the lowest-plan price level each property publishes on OTAs (per room, 2 guests, tax included). Cross-checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled rates and accounting figures.
• Area-level ADR (prefecture / municipality) is the median of the estimated settled rates of the covered properties (the level of a typical property in the area).
• Where listed prices are mentioned, they are per-room rates for 2 guests (tax included).
• OCC (Occupancy) = share of rooms sold out of total rooms in the area (estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA public prices for approx. 168,000 properties in Japan, of which approx. 27,000 are confirmed operating)

The room stock in this article covers accommodations with 10 or more rooms (excluding leisure hotels) within a 5,000m radius of Lime Resort Myoko; “operating” refers to properties with sales prices confirmed on major booking sites in the most recent 3 months (September–November 2026) (as of November 3, 2026, compiled by MetroEngines Research).
The room stock in this article covers accommodations with 10 or more rooms (excluding leisure hotels) within a 5,000m radius of Madarao Kogen Hotel; “operating” refers to properties with sales prices confirmed on major booking sites in the most recent 3 months (September–November 2026) (as of November 3, 2026, compiled by MetroEngines Research).

Key Takeaways
  • — Two properties of approx. 38 and 80 rooms: Lime Resort Myoko (slated for winter 2026) and Madarao Kogen Hotel (slated for late 2027) are both conversions of existing properties into the MGallery Collection — not new-build supply.
  • — 1,123 and 656 operating rooms within 5km: the Myoko side is a cluster of small inns with ryokan accounting for 42%, while the Madarao side is centered on large hotels, with resort hotels supplying 84% (as of November 3, 2026).
  • — Room count nearly flat for 10 years: from 2017 to 2026, the Myoko side went from 1,637 to 1,618 rooms and the Madarao side from 1,042 to 961. What the two conversions change is not volume but the price-tier mix.
  • — Myoko City winter rates up around 20% YoY: estimated settled ADR was ¥13,200 in January 2026 (+22.6%) and ¥13,200 in February (+27.4%), rising from ¥8,400 in autumn toward winter.
  • — The ¥40,000+ upper tier has only 2 properties / 124 rooms, all on the Myoko side: the Madarao side has none yet, leaving room to add upper-tier stay offerings on top of existing properties’ strength of slope-side access.

Overview of the Two Properties — Both Renovating Existing Properties into MGallery

On October 23, 2025, Accor announced that MGallery Collection and Patience Capital Group had agreed on contracts for two properties. Neither is a new build; both are “conversion” projects in which existing accommodations will be fully renovated before carrying the brand. Lime Resort Myoko sits at the foot of Mount Myoko within Myoko-Togakushi Renzan National Park and will be reborn as a wellness-oriented resort with hot springs, a restaurant, a lounge café & bar, fitness facilities and a kids club. Madarao Kogen Hotel faces the slopes of Mount Madarao and is scheduled to reopen in late 2027 as a mountain resort of about 80 rooms with a ski diner, pool bar, hot springs and meeting facilities.

It is also worth checking the current status of the opening date. As of November 2, 2026, no official announcement giving Lime Resort Myoko’s opening date as an MGallery could be found; “slated for winter 2026,” as stated in Accor’s announcement, remains the latest public information. According to data compiled as of November 1, 2026, the current Lime Resort Myoko is still selling stays for January–February 2027 on major booking sites. The specific schedule for the renovation and brand switchover will have to await future notices from the operator. For MGallery, this follows Hôtel Sosei Sapporo, which opened in Sapporo in 2024, as its next project in Japan. Converting existing properties to bring luxury brands to regional Japan is a distinct scheme from new development, with different trade-offs in cost and timing.

Locations and 5km Catchments — About 10km Apart, Two Ski Areas Straddling a Prefectural Border

The two properties are about 10km apart in a straight line, and the “approx. 30 minutes by shuttle” in the announcement assumes a link between them. Lime Resort Myoko’s 5km catchment includes Akakura Onsen to the north and Kurohime and Lake Nojiri in Shinano Town to the south, while Madarao Kogen Hotel’s 5km catchment has accommodations clustered around the Madarao Kogen slopes. The map below plots “operating” properties with sales prices confirmed in the most recent 3 months, sized by room count.

Room Stock within 5km — Ryokan-Heavy Myoko vs Large Resort Hotels in Madarao

First, let us look at how many rooms surround each property. Within 5km of Lime Resort Myoko there are 158 listed properties with 2,930 rooms, of which 47 properties with 1,123 rooms are operating. Within 5km of Madarao Kogen Hotel there are 67 listed properties with 2,199 rooms, of which 11 properties with 656 rooms are operating. The Myoko side has the deeper room base, but the composition differs greatly.

On the Myoko side, ryokan account for 42% of operating rooms, and the area is characterized by a cluster of small inns, with 42 properties / 750 rooms at 50 rooms or fewer. On the Madarao side, by contrast, resort hotels supply 84% of operating rooms, and just the two properties with 101+ rooms hold 354 rooms — more than half the total. It is a classic highland ski-resort structure, with large hotels and pensions lined up around the slopes.

By opening year, most operating rooms in both areas belong to properties that opened between the 1970s and 1990s. Reflecting the long history of Akakura Onsen, the Myoko side still counts 292 rooms in properties opened in the 1960s or earlier, while openings from the 2010s onward amount to only 12 properties / 176 rooms. On the Madarao side, 9 properties from the 1970s–1990s hold 628 rooms, or 96% of operating rooms.

Room Count Nearly Flat for 10 Years — Conversions Shift Price Tiers, Not Volume

Tracing the room count by year for properties with a known opening year, the Myoko side moved from 80 properties / 1,637 rooms in 2017 to 80 properties / 1,618 rooms in 2026, and the Madarao side from 30 properties / 1,042 rooms to 28 properties / 961 rooms — essentially flat over the decade. This is a market that has seen almost no large-scale new supply.

Both new properties are conversions of existing facilities, not projects that significantly expand the room count in the area. Lime Resort Myoko’s approx. 38 rooms equal 3.4% of the Myoko side’s 1,123 operating rooms, and Madarao Kogen Hotel’s approx. 80 rooms equal 12.2% of the Madarao side’s 656. While the volume impact is limited, the addition of an international brand’s upper tier could change the area’s price-tier mix itself. How cheaply a foreign-brand conversion of an existing hotel can reach the upper tier compared with a new build is examined with actual Sapporo data in Hotel Brand Conversion Costs 1/7 of New Build: 15 Sapporo Hotels. Next, we verify this point through rates.

Myoko City Estimated Settled ADR — From ¥8,400 in Autumn to ¥13,000+ in Winter

Myoko City’s estimated settled ADR (median of covered properties) rose toward winter from ¥8,400 in October 2025 to ¥9,900 in November and ¥12,500 in December, peaking for the year at ¥13,200 in both January and February 2026. Year over year, December 2025 was +17.7%, January 2026 +22.6% and February +27.4% — winter rates uniformly grew by around 20%. Coverage is the 36–41 properties for which an estimated settled ADR could be calculated.

Source: MetroEngines Research; compiled by HotelBank Editorial Team (Myoko City, estimated settled ADR, area median; November 2026 onward is an estimate based on listed price levels at the time of survey)

Comparing with summer levels shows just how high the winter peak is. August 2026 was ¥9,600 (−12.6% YoY) and October ¥8,600 (+2.6% YoY), meaning winter drives the full-year rate growth. The two MGallery properties’ emphasis on year-round features such as hot springs, wellness and kids clubs also aligns with an aim to spread winter-skewed demand into spring through autumn.

Iiyama City, where Madarao Kogen Hotel is located, shows the same trend. Although coverage is small at 11–14 properties, December 2025 was ¥14,300 (+17.6% YoY), January 2026 ¥13,200 (+13.4%) and February ¥13,000 (+20.1%).

Listed Levels for Winter 2026-27 — January–February Estimated at ¥16,000+

Estimates based on listings at the time of survey (November 1, 2026) put Myoko City at ¥13,000 for December 2026 (N=35), ¥16,200 for January 2027 and ¥16,100 for February (both N=25). Iiyama City stands at ¥13,300 for December, ¥14,600 for January and ¥14,300 for February (all N=9). Future months are estimated from the price levels of listed plans and are on a different basis from confirmed results, so we refrain from direct year-over-year comparison; still, the seasonal shape with a January–February peak appears unchanged this winter. From March onward, few properties are listed and the estimation range is wide, so those months are not covered in this article.

Price Tiers within 5km — The ¥40,000+ Upper Tier Has Only 2 Properties / 124 Rooms, on the Myoko Side

To gauge the price tier MGallery will enter, we tallied the average estimated settled ADR for January–February 2026 by price band for resort hotels and ryokan within 5km of each property (excluding the two properties themselves). Coverage is 22 properties / 726 rooms on the Myoko side and 5 properties / 484 rooms on the Madarao side.

Source: MetroEngines Research; compiled by HotelBank Editorial Team (resort hotels and ryokan; average estimated settled ADR for January–February 2026; room-count basis)

On the Myoko side, the ¥40,000+ band has 2 properties / 124 rooms, or 17% of covered rooms. The median is ¥13,800, with 12 properties / 245 rooms in the under-¥15,000 band. On the Madarao side, the top of the 5 covered properties falls in the ¥25,000–40,000 band, and there is not yet any property in the ¥40,000+ band. The median is ¥15,600. The current Lime Resort Myoko already sits in the area’s upper tier with an estimated settled ADR of ¥55,000 for January–February 2026, so the renovation and added brand will further thicken this band. On the Madarao side, the ¥40,000+ band itself is likely to be newly created. Strengths of Existing Properties in Reviews — The Power of Slope-Side Location

We checked how guests rate existing nearby properties using the location tag “close to the slopes (ski-resort access)” in guest reviews. Over the most recent 24 months, properties with 3 or more positive mentions on this point numbered 19 within 5km on the Myoko side, with 340 mentions (13.9% of 2,451 covered reviews), and 11 within 5km on the Madarao side, with 347 mentions (23.1% of 1,499 reviews). On the Madarao side, more than 20% of reviews mention proximity to the slopes — the ski-in/ski-out location itself is a reason guests choose these properties.

The strength of slope proximity is an asset the two MGallery properties will share as well. If upper-tier stay offerings built around hot springs, wellness and dining are added on top of the reputation existing properties have built as hosts for skiers, the range of reasons for choosing the area as a whole will widen. On the Madarao side in particular, where there is not yet a ¥40,000+ band, there is ample room to attract a new guest segment different from that of existing resort hotels and pensions.

Room for MGallery — Rising Winter Rates and Upper-Tier Headroom

To summarize, both areas share three features: (1) a stable stock with almost no new supply over 10 years, (2) winter rates rising by around 20%, and (3) a location strength — slope proximity — backed by reviews. On top of this, the upper tier with an estimated settled ADR of ¥40,000+ amounts to 124 rooms on the Myoko side and does not yet exist on the Madarao side. The two conversions can be read as a move to thicken this upper tier without significantly changing room volume.

On the other hand, rate peaks are concentrated in January–February, and summer through autumn stays at 60–70% of winter levels. Year-round facilities such as wellness and kids clubs should work to smooth this seasonal gap. How far green-season demand can be cultivated, anchored by the national-park location and hot springs, looks set to determine the two properties’ revenue upside. For existing properties, too, greater awareness of the area driven by an international brand’s distribution power may be an opportunity to promote their own strengths.

Frequently Asked Questions

Q. When will Lime Resort Myoko open as an MGallery?
A. Accor’s announcement states “slated for winter 2026.” As of November 2, 2026, no official announcement of a specific opening date could be found.

Q. Where is Madarao Kogen Hotel, and when will it reopen?
A. It is located in Madarao Kogen, Iiyama City, Nagano, and is scheduled to reopen in late 2027 as an MGallery Collection property of about 80 rooms after a full renovation.

Q. How much will the two openings increase the surrounding room count?
A. Both are conversions of existing properties and will not significantly increase the room count in the area. The bigger change is in the composition of the upper tier with an estimated settled ADR of ¥40,000+.

Q. How high do hotel rates in the Myoko area rise in winter?
A. Myoko City’s estimated settled ADR (area median) rose from ¥8,400 in October 2025 to ¥13,200 in both January and February 2026. Estimates based on listed price levels at the time of survey (November 1, 2026) put January–February 2027 at ¥16,100–16,200 (N=25 properties).

Q. What are existing nearby properties praised for?
A. Over the most recent 24 months, positive mentions of the guest-review location tag “close to the slopes” accounted for 23.1% of covered reviews within 5km on the Madarao side and 13.9% within 5km on the Myoko side. Easy access to the ski slopes is a reason guests choose these properties, and the two MGallery properties share this location strength.

Summary

The two MGallery properties are projects that convert existing facilities into an international brand’s upper tier in Myoko and Madarao, two ski areas on either side of a prefectural border. Operating rooms within 5km total 1,123 on the Myoko side and 656 on the Madarao side, and have been nearly flat for the past decade. Myoko City’s estimated settled ADR reached ¥13,200 in January–February 2026, up 20%+ YoY, and Iiyama City likewise saw winter rates rise. With stay-oriented products centered on hot springs and wellness entering an area with limited upper-tier supply, it is the breadth of price tiers — not volume — that will expand. Alongside updates on the opening schedule, we will be watching rate movements in winter 2026-27.

⚠ Note on ADR for future dates: ADR figures in this article for November 2026 onward are estimates based on the level of sales prices listed on major booking sites at the time of survey (November 1, 2026), and will change as check-in dates approach. Please note that prices currently set high may be revised close to the date. Opening timings are based on the announcements (slated for winter 2026 and late 2027) and are not confirmed opening dates.

■ Data Sources

Room stock and opening years are MetroEngines Research tallies (as of November 3, 2026) covering accommodations with 10 or more rooms (excluding leisure hotels) within a 5,000m radius of Lime Resort Myoko and Madarao Kogen Hotel respectively. Rates are the estimated settled ADR of Myoko City and Iiyama City (area median, November 2024–February 2027); reviews are from NLP analysis of guest reviews (most recent 24 months). Plan details for the two properties are based on Accor’s announcement and industry media reports.

■ Assumptions

“Operating” means properties with sales prices confirmed on major booking sites in the most recent 3 months (September–November 2026). Estimated settled ADR is a tax-excluded-equivalent estimate obtained by multiplying each property’s lowest public OTA plan level (2 guests per room, tax included) by a property-type correction factor; area values are the median of covered properties. Price-tier tallies use January–February 2026 averages for resort hotels and ryokan within 5km, excluding the two properties themselves. Room counts and opening timings for the two properties use the planned figures in the announcement as-is (approx. 38 rooms / slated for winter 2026; approx. 80 rooms / slated for late 2027).

■ Limitations

Rates from November 2026 onward are estimates based on listed levels at the time of survey and are on a different basis from confirmed results. Iiyama City has a small sample of 8–15 properties, so price changes at a single property can easily move the median. Review mention rates are not rating scores but the share of a property’s covered reviews containing the mention. Opening timings are not confirmed dates, and renovation schedules and brand switchover timing may change with future notices from the operator.
