Supply Pipeline

Central Japan Railway Company (JR Central), JR Central Hotels and Shin-Yokohama Station Development are converting Hotel Associa Shin-Yokohama (ホテルアソシア新横浜, 203 rooms), which sits directly above Shin-Yokohama Station, into Courtyard by Marriott Shin-Yokohama Station. On February 5, 2026 the three companies moved the opening from August to December 2026. The full closure was also extended, from “early May to August” to “mid-July to December”. The stated reason was that coordination with the design and construction contractors for the renovation took longer than planned. On October 21 the opening date was fixed at Friday, December 18, and reservations opened the same day. This article measures how much weight these 203 rooms carry in the local market, now that they have been missing from the Shin-Yokohama Station area for almost six months. We compare them with room stock within a 1km radius, with Kohoku Ward’s monthly settled ADR estimates, and with the December calendars of Yokohama Arena and Nissan Stadium.

About the data in this article
• ADR (average daily rate) = an estimated settled rate (tax-excluded equivalent). It is calculated from the lowest plan each property publishes on OTAs (per room, 2 guests per room, tax included), adjusted by a segment-specific correction factor. Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures.
• Area-level ADR (prefecture or municipality) is the median of the estimated settled rates of the properties covered, i.e. the level of a typical property in the area.
• Where listed prices are mentioned, they are per-room rates for 2 guests per room, tax included.
• OCC (occupancy) = rooms sold as a share of total rooms in the area (an estimate based on OTA inventory).
• Source: MetroEngines Research (continuously tracks OTA public prices for about 168,000 properties in Japan, of which about 27,000 are confirmed as operating)
Key Takeaways
  • — Opening on Friday, December 18 was confirmed on October 21. The February 5 announcement had already pushed the opening back about four months (August → December), and the full closure, which began at noon on July 16, now lasts about five months
  • — The 203 closed rooms are 6.2% of stock within 1km of the station (2025 stock: 15 hotels, 3,273 rooms). Operating stock is 14 hotels with 3,070 rooms, split almost evenly between 5 city hotels (1,505 rooms) and 9 business hotels (1,565 rooms)
  • — Kohoku Ward’s estimated settled ADR (N=15 properties) moved +13.7% in July, −13.3% in August and +19.6% in September. Nishi and Naka wards also swung by more than ±10% over the same period, so no causal link to the closure can be isolated
  • — December has 12 weekday performance dates. The median listed price at 13 hotels within 1km is around ¥14,600 on weekdays without events, but above ¥20,000 on the weekday dates of Mr.Children and Touken Ranbu, and ¥48,800 on New Year’s Eve
  • — No rooms had a September 2026 settled ADR of ¥20,000 or more. If the 203 rooms return at ¥22,000, the area’s room-weighted ADR would rise from ¥12,407 to ¥13,002 (+4.8%) in our estimate

Rebrand Background and Timeline — August Opening Moves to December 18, Closure From Noon on July 16

We start with the timeline. The first announcement came on August 28, 2025, issued jointly by four companies: JR Central, Shin-Yokohama Station Development, JR Central Hotels and Marriott International. The plan was to use the hotel’s location directly above the Tokaido Shinkansen’s Shin-Yokohama Station and turn it into a hotel that works for domestic business and leisure guests as well as inbound visitors. It would reopen in August 2026 under the Courtyard by Marriott brand, the brand’s first property in Kanagawa Prefecture. The renovation had four main parts: a refit of every guest room, two new pairs of connecting rooms joined by an inner door, an enlarged 10th-floor lobby, and a redesigned 12th-floor lounge. Associa was to keep operating until early May 2026.

On February 5, 2026, however, the three companies published a “Notice of Change to Opening Date, etc.” that moved the rebrand opening to December 2026 and the full closure to mid-July through December 2026 (with some floors closed from June). The only reason given was that “coordination with the design and construction contractors took time”. Associa had stopped taking reservations for stays from May 7 onward, and it reopened bookings for stays up to mid-July. According to the official website, the hotel actually closed at 12:00 on Thursday, July 16, and renovation work began after that. Then on October 21, JR Central Hotels announced the opening date as Friday, December 18, and started taking reservations on the Marriott Bonvoy website the same day. Counting from the first announcement, the opening slipped by about four months, while the closure grew from about four months in the original plan to about five months.

The October 21 announcement also set out the room mix after opening. The 203 rooms come in seven types. Guest rooms of about 23㎡ (96 twins and 84 kings) make up about 89% of the total. There are also 14 Larger Guest Rooms of about 28–31㎡, 7 Premium Guest Rooms of about 51㎡ and 2 Accessible Rooms of about 25㎡. Guest rooms occupy floors 13–19. The 10th floor holds reception, a fitness room and the breakfast venue, Royal Host (breakfast buffet ¥3,500 for adults, tax included). The 12th floor has two meeting rooms and the lounge “THE CROSS HUB” (8:00–22:00). The interior uses the curves of traditional Japanese boats to recall Shin-Yokohama’s history as a river-transport hub on the Tsurumi River, and the design is by The Doyle Collection.

It is also worth noting the reputation Associa built before it closed. In 2,912 guest reviews from the 24 months before closure, compiled by the HotelBank Editorial Team, Location scored 4.76, Staff 4.76 and Cleanliness 4.74 (all out of 5). The convenience of a hotel directly above the station and the ratings for service and housekeeping stood out. The sign on the building will change, but JR Central Hotels stays on as operator, so this base of guest ratings can reasonably be expected to carry over to the new brand.

Room Stock Within 1km of Shin-Yokohama Station — 14 Operating Hotels With 3,070 Rooms; the 203 Closed Rooms Are 6.2%

So how large is the 203-room closure for the local market? MetroEngines Research counts 17 listed lodging properties with 10 or more rooms (excluding leisure hotels) and 3,507 rooms within a 1,000m radius of Hotel Associa Shin-Yokohama. Of these, 14 hotels with 3,070 rooms are “operating”, meaning selling prices were confirmed in the most recent 3 months (August–October 2026). By year, stock was 15 hotels and 3,273 rooms in 2025, falling to 14 hotels and 3,070 rooms in 2026. The 203-room difference is exactly the Associa closure, equal to 6.2% of the whole market. By segment, business hotels account for 9 properties and 1,565 rooms and city hotels for 5 properties and 1,505 rooms. City hotels, led by the 875-room Shin-Yokohama Prince Hotel, supply about half of all rooms.

Room stock in this article covers lodging properties with 10 or more rooms (excluding leisure hotels) within a 1,000m radius of Hotel Associa Shin-Yokohama. “Operating” means properties whose selling prices were confirmed on major booking sites in the most recent 3 months (August 2026 – October 2026) (as of October 30, 2026, compiled by MetroEngines Research).

As the map shows, all 14 operating hotels sit within 400m of the station, competing in the same market for Shinkansen travelers and visitors to Yokohama Arena and Nissan Stadium. The list below adds each property’s September 2026 settled ADR estimate (closed month). Even around the same station entrance, rates range from under ¥10,000 to the ¥16,000s, and room count does not reliably track price.

Kohoku Ward’s Monthly Settled ADR — September +19.6% YoY, August −13.3%: Swings From Month to Month

Next, rates. Kohoku Ward’s estimated settled ADR (median of covered properties, N=15) was about ¥11,500 in September 2026, +19.6% from about ¥9,600 a year earlier. August, by contrast, came in at about ¥10,700, −13.3% below the prior year’s ¥12,300, and July was about ¥13,000 (+13.7%). Across the three months that overlap the closure, the sign of the YoY change flips from month to month. Kanagawa Prefecture as a whole (N=579 properties) moved −7.9% in July, −7.5% in August and +5.6% in September. Kohoku Ward far outpaced the prefecture’s YoY in July and September and fell further than the prefecture only in August. Yokohama Arena’s event lineup and Shinkansen demand also shifted during this period, so the data in this article cannot establish how the Associa closure (from July 16) affected these swings. What we can confirm is that the median did not move in one direction in a market that lost 203 rooms. For the reasons behind Kanagawa’s turn to positive YoY in September (a five-day holiday run and a weak prior-year base), see Kanagawa Sept 2026 Settled ADR: City +15.8%, Business +6.5% Rebound, which breaks the change down into day-of-week mix, holidays and prior-year levels.

Comparing Kohoku with other urban wards in the same prefecture shows whether its swings are unique to Shin-Yokohama. Looking at YoY for the same three months in the main wards of Yokohama and Kawasaki, where closed-month settled ADR can be compared, Nishi Ward (including Yokohama Station and Minato Mirai) was up in all three months: +12.3% in July, +10.7% in August and +33.4% in September. Naka Ward (Kannai and Yamashita-cho) went from −18.5% in July and −16.0% in August to +11.2% in September. Some wards had the opposite July and August signs to Kohoku, and several posted double-digit gains together in September. Monthly swings of more than ±10% are not unusual in Yokohama. This comparison cannot isolate which way the Associa closure moved Kohoku’s median, but it does confirm that the +19.6% in September was not a Kohoku-only spike.

There are no closed-month figures for December yet. Estimated from listed prices at the time of the survey, Kohoku Ward is about ¥14,100 for December and ¥13,900 for November. The closed December 2025 figure of ¥10,700 uses a different calculation basis, so we avoid reading a YoY change from it. Listing snapshots are usually adjusted as check-in approaches and tend to drift away from the closed-month values. The shape of December demand is easier to see by overlaying daily listed prices on the event calendar.

December at Yokohama Arena and Nissan Stadium — Opening Day, December 18, Is the Last of Three Straight Performance Days

Any discussion of lodging demand in Shin-Yokohama has to include Yokohama Arena (capacity about 17,000) and Nissan Stadium (about 72,000 seats). Based on December schedules published by the venues and organizers as of October 29, Yokohama Arena has Mr.Children on December 2–3, Ryokuoushoku Shakai on December 5–6, the musical “Touken Ranbu” on December 16–18, UVERworld on December 20–21 and Keisuke Kuwata on December 28, 30 and 31. Including weekdays, nearly half the month is booked with performances. Nissan Stadium hosts the J1 match Yokohama F. Marinos vs. V-Varen Nagasaki on Sunday, December 13, the Japan Rugby League One match Yokohama Canon Eagles vs. Tokyo Suntory Sungoliath on Sunday, December 20, and a 5-hour endurance relay marathon on Saturday, December 26. The Courtyard’s opening day, Friday, December 18, falls on the final day of the three-day Touken Ranbu run.

Overlay this calendar on the median listed price (2 guests per room, tax included, snapshot from late October) at the 13 operating hotels within 1km that had December prices listed at the time of the survey, and the demand peaks stand out clearly. On weekdays without events the median is around ¥14,600. For Mr.Children it is ¥21,800 on Wednesday the 2nd and ¥20,300 on Thursday the 3rd, roughly 50% above the ¥14,500 of Tuesday the 1st. Touken Ranbu’s run on Wednesday 16th to Friday 18th shows ¥23,600, ¥21,900 and ¥24,400, a clear step up from ¥14,600 on Tuesday the 15th. Saturdays are high whether or not there is an event: ¥34,900 on the 5th, ¥27,900 on the 12th, ¥31,500 on the 19th and ¥32,100 on the 26th. At year-end, prices reach ¥26,200 on the 28th, ¥32,300 on the 30th and ¥48,800 on New Year’s Eve, the 31st.

Source: Compiled by the HotelBank Editorial Team from MetroEngines Research (13 operating properties within 1km of Shin-Yokohama Station; median daily listed price for December 2026, 2 guests per room, tax included; listing snapshot from late October 2026)

The Nissan Stadium match days are telling. The Marinos match on Sunday the 13th shows ¥14,400, while Sunday the 20th, when the rugby match overlaps with UVERworld, shows ¥21,600. The first is at weekday level; the second sits a step higher thanks to the concert. A 13:00 football kickoff draws many day-trip fans, so the spillover into lodging demand is weaker than for evening concerts, in line with the usual rule of thumb. Put the other way, weekday evening performances are when Shin-Yokohama hotels can command higher rates, and December has 12 such weekday dates: the 2nd, 3rd, 7th, 11th, 16th–18th, 21st, 24th, 28th, 30th and 31st. Opening on the 18th, the Courtyard is positioned to capture six of them in its first month. Where the Courtyard Fits on Price — None of the 14 Operating Hotels Is at ¥20,000 or Above

Finally, where will the Courtyard fit among the price bands? Stacking the 14 operating hotels by their September 2026 settled ADR estimates gives 4 hotels and 763 rooms under ¥10,000, 7 hotels and 1,244 rooms at ¥10,000–13,000, 2 hotels and 983 rooms at ¥13,000–16,000, and 1 hotel with 80 rooms at ¥16,000–20,000. There are zero rooms at ¥20,000 or above. Before closing, Associa’s settled ADR estimates ran between ¥26,200 and ¥27,700 from September 2025 to February 2026, making it the only property within 1km in the high-¥20,000s band. In other words, since July 16 the band at ¥20,000 and above has been empty in this market. We applied the same approach (stacking room stock within 1km of a station by price band and finding the band new supply will enter) to the Kyoto Station area in Courtyard Kyoto Station Opens Nov 16: 270 Rooms Join 17,400 Within 1km.

Source: Compiled by the HotelBank Editorial Team from MetroEngines Research (14 operating properties within 1km of Shin-Yokohama Station; rooms by September 2026 settled ADR band. Hotel Associa Shin-Yokohama shown for reference at its September 2025 – February 2026 level)

Courtyard by Marriott is an upper-midscale brand with properties in several Japanese cities, backed by the Marriott Bonvoy membership base. Given its location directly above Shin-Yokohama Station and a room mix that is mostly about 23㎡ but includes 51㎡ Premium rooms and connecting rooms, there appears to be room to start from the band Associa held before closure and push above it. Nearby, Shin-Yokohama Prince Hotel (875 rooms) and Shin-Yokohama Grace Hotel (80 rooms) sit in the ¥15,000–16,000s and post high listed prices on Saturdays and event days. If 203 branded rooms can steadily fill the band at ¥20,000 and above, the price structure around the station would return from a single tier (“under ¥10,000 to ¥16,000”) to two tiers. Associa should have had a similar effect of lifting the market median, and December’s dense event calendar is a tailwind for the relaunch.

There are caveats. Only two weeks separate the December 18 opening from year-end, and the launch overlaps with high-demand dates: the final day of Touken Ranbu, UVERworld and Keisuke Kuwata’s year-end shows. First-month listed prices are launch-period settings, and the hotel’s stable position within the 1km market will probably only become clear in 2027. The band structure shown here can serve as the baseline for that comparison.

Estimate — How Far Courtyard’s Rate and Sales Volume Could Move Room-Weighted ADR Within 1km

To see how much of the price-band gap might be filled, we put numbers on a range. Weighting the September 2026 settled ADR estimates of the 14 operating hotels by room count gives ¥12,407 (a room-weighted mean, not a median). We then added the Courtyard’s 203 rooms and varied two inputs: (1) the Courtyard’s settled ADR, and (2) its rooms sold per room as a multiple of the area average (the sales-volume ratio), to see how the area’s weighted average changes. Tables 7 and 8 show the results. In the middle case (ADR ¥22,000, sales-volume ratio 1.0x), the weighted average is ¥13,002 (+4.8%). In the optimistic case, where the rate returns to Associa’s pre-closure level (¥26,000) and sales volume reaches 1.1x the area average, it is ¥13,329 (+7.4%). Even in the pessimistic case, where the launch period holds at ¥18,000 and 0.8x, it is +2.3%. In every case, the return of the 203 rooms pushes the area’s average rate up.

Reading down, the difference between a ¥16,000 and a ¥26,000 ADR (roughly ¥500–680) has the bigger effect. What sets the area’s rate level is less how many of the 203 rooms sell than which band they sell in. Note that this is a static calculation that adds 203 rooms to September rate levels. It does not account for how the Courtyard’s opening might change nearby hotels’ pricing or the split of demand among them. If neighbors cut rates to compete, the rise in the weighted average would be smaller than shown; if the brand draws new demand into the whole market, it would be larger.

Summary — Will the Return of 203 Rooms Restore a Two-Tier Price Structure in Shin-Yokohama?

For the Hotel Associa Shin-Yokohama rebrand, the February 5, 2026 announcement moved the opening from August to December and the closure from early May–August to mid-July–December, and on October 21 the opening date was fixed at Friday, December 18. The 203 closed rooms equal 6.2% of the 3,273 rooms of 2025 stock within 1km of Shin-Yokohama Station; operating stock is 14 hotels with 3,070 rooms. Kohoku Ward’s settled ADR estimate swung month to month (+13.7% in July, −13.3% in August, +19.6% in September), and no causal link to the closure can be isolated. December has 12 weekday performance dates at Yokohama Arena, and the median listed price rises from around ¥14,600 on weekdays without events to above ¥20,000 on performance days. None of the 14 operating hotels has a settled ADR estimate of ¥20,000 or more. The band Associa held in the high ¥20,000s before closing remains empty, and the Courtyard is the closest candidate to fill it again.

References and Sources

■ Data sources

OTA public price and inventory data continuously tracked by MetroEngines Research. Room stock covers lodging properties with 10 or more rooms (excluding leisure hotels) within a 1,000m radius of Hotel Associa Shin-Yokohama (35.50779°N, 139.61728°E); “operating” means properties whose selling prices were confirmed in the most recent 3 months (August–October 2026) (as of October 30, 2026). Monthly settled ADR estimates for Kohoku Ward, Kanagawa Prefecture and the wards of Yokohama and Kawasaki are medians of covered properties (closed months; Kohoku Ward N=15–16 properties, Kanagawa Prefecture N=564–589 properties). December daily listed prices are the median of the 13 properties within 1km with confirmed listings (2 guests per room, tax included, late-October 2026 snapshot). Performance and match schedules are from the official calendars of Yokohama Arena and Nissan Stadium and organizers’ announcements (as of October 29, 2026).

■ Estimate assumptions

The room-weighted ADR in Tables 7 and 8 is a static estimate. It takes the sum of rooms × September 2026 settled ADR estimate for the 14 operating properties (room-weighted mean ¥12,407) and adds the Courtyard’s 203 rooms weighted by a “sales-volume ratio” (rooms sold per room as a multiple of the area average, 0.8–1.1x). The Courtyard ADR is an assumed value of ¥16,000–26,000; the upper end references Associa’s pre-closure settled ADR estimate (¥26,200–27,700 from September 2025 to February 2026).

■ Limitations

Settled ADR estimates apply segment-specific correction factors to OTA public prices (tax-excluded equivalent) and differ from each property’s actual transaction prices and accounting figures. December listed prices and monthly values for October–December 2026 reflect listings at the time of the survey and use a different basis from closed-month values, so no YoY change is calculated for them. Kohoku Ward covers only 15–16 properties, so one property entering or leaving can move the median. The estimates do not account for nearby hotels’ pricing responses or shifts in demand after the Courtyard opens, and occupancy estimates for Kohoku Ward are not used because data for the target months are incomplete.
