Utsunomiya Grand Hotel Site Now: 146 Home Lots, Hotels Up 53→68

Area & Property Analysis

The Utsunomiya Grand Hotel closed on July 31, 2021. As of September 2026, its former site is being developed into “Sakura no Oka Nishihara PARKS” (櫻の邱 西原PARKS), a residential subdivision with 146 lots, with sales scheduled to begin in early October 2026. No plan to rebuild a hotel or banquet facility on the site has been announced. This article first confirms the current state of the site from primary sources, then quantifies how Utsunomiya’s lodging market has changed in the five years since the closure, using data on property counts, room counts, category mix and estimated settled ADR.

Metric Definitions Used in This Article

  • ADR (Average Daily Rate) = an estimated settled room rate (tax-excluded equivalent), calculated by applying a segment-specific adjustment factor to the lowest-plan rate each property publishes on OTAs and similar channels (per room, based on 2 guests per room, tax-included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures. Area-level ADR is the median across the properties covered (the level of a typical property in the area).
  • Listed price (all-plan average) = the average price of all plans listed on OTAs and similar channels (per room, based on 2 guests per room, tax-included; includes room-only through meal-inclusive plans). Its level differs from the estimated settled ADR.
  • OCC (occupancy rate) = the share of rooms sold relative to total rooms in the area (an estimate based on OTA sales inventory). Because it is estimated from how inventory sold on OTAs is absorbed, it differs from each property’s actual overall occupancy.
  • Data sources: MetroEngines Research (based on confirmed OTA listings); Utsunomiya City, “Utsunomiya City Tourism Trends Survey”; Ministry of Land, Infrastructure, Transport and Tourism (MLIT), “Statistical Survey on Building Starts”

The Site Today — A 146-Lot Subdivision, “Sakura no Oka Nishihara PARKS”

The site (Nishihara-machi, Utsunomiya) was acquired by Grandy House Corporation (グランディハウス), a homebuilder headquartered in Utsunomiya, and is being developed as a residential subdivision. According to materials the company released on August 3, 2026, the development is named “Sakura no Oka Nishihara PARKS,” is located at 84-2 Ueno, Nishihara-machi, Utsunomiya, Tochigi Prefecture (and adjoining lots), covers a development area of 35,392.17 m², and comprises 146 lots in total. Sales are scheduled to begin in early October 2026 (prices had not been set at the time of writing).

A distinctive feature is that part of the hotel-era garden will live on. A park, “Nishihara Sakura no Oka Park,” will be built within the site, and trees will be transplanted into it: cherry trees propagated by cuttings from a wild mountain cherry (yamazakura) in the former hotel garden that is said to have been bestowed by Emperor Meiji, as well as Japanese white pines, Japanese red pines and wisteria. The Japanese garden itself, said to date back to the Kamakura period, will not survive, but the memory of the land will be carried forward in the form of its trees.

So the answer to the question “What has become of the Utsunomiya Grand Hotel site?” is: within the scope of information published as of September 2026, it is being developed as a residential area (a 146-lot subdivision). Neither the city’s published materials nor press reports indicate any plan to rebuild lodging on the site. The key events leading up to the closure are summarized in the timeline below.

67 Years from a 1954 Ryotei Inn — Timeline to the Closure

The Utsunomiya Grand Hotel opened in 1954 as a ryotei-style Japanese inn, “Yonanso” (陽南荘), and converted into Utsunomiya’s first Western-style hotel in 1971. At closure it had 58 guest rooms against 10 banquet rooms, and its revenue depended far more on banquets and weddings than on accommodation. In other words, the property was less “a place that sells rooms” than “a venue for banquets and receptions” — its share of the city’s room supply was small, but it performed a function that could not easily be replaced.

On price, too, the property sat in a different range from the city’s typical lodging. According to MetroEngines Research, in the period just before closure (January–June 2021) its listed price (all-plan average, 2 guests per room, tax-included) ranged from about ¥18,700 to ¥23,900 as a monthly average — roughly double the listed price for Utsunomiya as a whole over the same period (monthly average of about ¥10,100–¥10,800). In effect, one property at the very top of the city’s price range dropped out of supply.

58 Rooms Lost to the Closure — Yet Listed Properties Rose from 53 to 68

How did the market as a whole move? Tracking, month by month, the number of properties in Utsunomiya with confirmed OTA listings (within MetroEngines Research’s coverage), the city averaged 53.2 properties per month in 2021 and had risen to 68 properties as of August 2026. Against the 58 rooms lost to the closure, the city’s overall capacity to absorb demand actually grew — that is the headline of these five years.

Since August 2021, 17 properties with a combined 1,360 rooms have newly appeared on OTA listings in Utsunomiya, of which 9 properties with 20 or more rooms account for 1,327 rooms. This figure is not the same as “newly built supply,” however. It is based on confirmed listings and includes re-listings following rebrandings or operator changes. In fact, several of the larger cases were conversions of existing buildings.

As a result, Utsunomiya currently has 56 properties with 20 or more rooms and a confirmed OTA listing, totaling 6,799 rooms (MetroEngines Research, as of September 2026). Of these, the 9 properties first listed in or after August 2021 account for 1,327 rooms. What has entered the market is limited-service hotels around the station and highway interchanges, plus lifestyle-type conversions; no large banquet-oriented property is among them.

On the Map — The Site Lies Southwest of the City Center; New Supply Is at the Station and Along the Light Line

We mapped the 56 properties in Utsunomiya with 20 or more rooms and a confirmed OTA listing, together with the former Utsunomiya Grand Hotel site (Nishihara-machi) and the planned redevelopment site in Ikegami-machi. The distribution shows existing supply concentrated between the west and east exits of JR Utsunomiya Station and around Tobu Utsunomiya Station. Nishihara-machi, where the site sits, is on elevated ground southwest of the city center, about 2 km in a straight line from JR Utsunomiya Station, and not close to any rail station. It lies outside the station-area catchment that forms the core of lodging demand, so the choice of residential use is itself consistent with the current geographic skew of Utsunomiya’s lodging demand. Meanwhile, the property in the Yuinomori district first listed in August 2026 sits along the Haga-Utsunomiya LRT (Light Line), which opened in August 2023 — a sign that the axis of supply is expanding from the station area out along the line.

Estimated Settled ADR Up 35% vs. 2021 — But Late 2026 Is an Absorption Phase

What about price levels? Utsunomiya’s estimated settled ADR (monthly median) rose from an annual average of ¥5,369 in 2021 to ¥7,272 in 2025, an increase of 35.4%. The January–August 2026 average is ¥7,155. Monthly seasonality shows a stable pattern mixing business and event demand: peaks in October–November and May, troughs in January–February and June–July.

Year-on-year changes since the start of 2026 have not been uniform, however. January–March and May were positive, while April and June–August turned negative.

August¥7,200¥7,800-7.6%

This reversal coincides with a total of 545 rooms entering the market in January, July and August 2026. As listed properties grew from 58 (December 2025) to 68 (August 2026), it is reasonable to read prices as having entered a temporary adjustment phase. Occupancy indicators show that demand did not fall. MetroEngines Research estimates Utsunomiya’s occupancy rate (based on OTA-listed inventory; estimated) at 81.6% in August 2026 and 83.7% in July (both covering 22 properties / 2,382 rooms, based on listings on major booking sites). With absorption holding in the 80% range, the rate adjustment is best understood as prices settling while new supply is absorbed.

Category Mix — Two-Thirds of Listed Properties Are Business Hotels

The “content” of supply has also changed. As of August 2026, business hotels are the largest category among listed properties in Utsunomiya with 42, followed by vacation rentals (7), city hotels (6), adults-only properties (4) and resort hotels (3) (categories with three or more properties). The banquet-oriented city hotel segment to which the Utsunomiya Grand Hotel belonged before closing accounts for less than 10% of the total by property count.

Source: MetroEngines Research; compiled by HotelBank Editorial Team (listed price = all-plan average, 2 guests per room, per room, tax-included; categories with 3 or more listed properties only)

By listed price (all-plan average, tax-included), levels step up from business hotels at ¥12,036 to city hotels at ¥15,145 and resort hotels at ¥21,242, while vacation rentals sit in a separate range at ¥46,798 because they are rented as whole buildings. Utsunomiya’s lodging market today is built around limited-service hotels as its core, with the upper price tiers served by a small number of city and resort hotels and whole-building rentals.

Demand at a Record High — 1.93 Million Overnight Guests, 1.6x the Closure Year

Let us also check the official demand-side statistics. According to Utsunomiya City’s “Utsunomiya City Tourism Trends Survey,” the number of overnight guests in the city was 1,198,800 in 2021, the year of the closure, and reached a record 1,929,728 in 2025. That is up 61.0% from 2021 and 19.5% above pre-COVID 2019 (1,614,854). Foreign overnight guests also recovered from 5,869 in 2021 to 78,791 in 2025, surpassing pre-COVID 2019 (75,133). The statistical peak, however, was 84,296 in 2017, and inbound demand has not fully returned to 2016–2018 levels.

Since the Haga-Utsunomiya LRT opened in August 2023, overnight guests have grown three years in a row — 2023, 2024 and 2025. The data show that the closure did not signal a shrinking market. If anything, these were five years in which, with demand near record highs, the line-up on the supply side shifted toward limited-service hotels.

The Next Large Supply Arrives in Spring 2029 — Redevelopment in the Ikegami-machi District

Let us look further down the supply pipeline. In planning data based on MLIT’s “Statistical Survey on Building Starts,” the only hotel plan in Utsunomiya with 100 or more rooms and a confirmed building-confirmation application is at 2-2 Ikegami-machi. It is a rebuilding project with one basement floor and 14 floors above ground, a total floor area of about 13,000 m², and a hotel (300+ rooms) plus restaurants; the project entity is registered as the Ikegami-machi District Quality Building Development Project Association (members: Marui Bussan and Saito Shoten).

Kyoritsu Maintenance is slated to operate the hotel, and press reports say the plan includes a natural hot-spring large bath on the top floor. With a large lodging facility featuring a hot-spring bath moving onto a former commercial site in the central city, a central-district axis will be added to Utsunomiya’s lodging supply, which has been concentrated around the station. We examine this project’s catchment and the market’s capacity to absorb its supply in detail in Utsunomiya 300-Room Hotel Plan: LRT, Business Demand & +5% Supply.

⚠ How to read the planning data: Building plan data (based on building-confirmation applications) cover only projects for which an application had been filed as of the survey date. Because applications are generally filed one to two years before opening, counts and room numbers for future years are expected to rise as further applications are added; treat the current figures as a lower bound on the confirmed pipeline. Likewise, new-opening data are based on confirmed OTA listings, and listings appear several months before opening, so figures for the most recent and upcoming months may increase as more listings appear.

Summary — The “Reception Hall” Was Not Rebuilt, and the Market Has Consolidated Around Limited-Service Hotels

As of September 2026, the former Utsunomiya Grand Hotel site is being developed as a 146-lot residential subdivision, with sales scheduled to begin in early October 2026. No plan to rebuild it as a lodging facility has been announced. Trees from the former garden will remain in a park, and the memory of the land will carry on in the form of a residential neighborhood.

On the market side, the five years can be summarized in numbers as follows.

Demand is at a record high, supply has grown, and rates are up more than 30% from 2021. As a market, Utsunomiya is in an expansion phase. What has changed is its composition. The “reception hall” format — built on banquets and weddings as its revenue pillar, with a garden and large banquet halls — has not been replicated in an equivalent form in the city in the five years since the closure. What has come in instead are limited-service hotels around the station, the highway interchanges and along the Light Line, and the large Ikegami-machi project slated for spring 2029 is also accommodation-led. The most straightforward reading of the five years of post-closure data is that Utsunomiya’s lodging market has shifted its center of gravity from full-service properties with built-in banquet functions to a mix specialized in accommodation.
