In this analysis, we extract the top 30 properties with high outdoor pool ratings from NLP analysis of 2.5 million guest reviews by MetroEngines Research (メトロエンジンリサーチ), and quantify on a per-room basis—using remaining inventory data—how much peak-period (July 15-August 15) ADR diverges from other resort hotels, and how supply-demand structures differ between beach-opening-linked areas (Okinawa, Chiba, Kanagawa) and urban areas (Tokyo, Osaka).
Metric Definitions Used in This Article
- ADR (Average Daily Rate): Average of advertised prices on OTAs. Differs from actual transacted prices (cross-checks against REIT disclosures show advertised ADR runs +25-30% higher than transacted ADR). Per-room rate for 2 guests/room (tax included), averaged across all plans (room-only through meal-included).
- OCC (Occupancy Rate): Ratio of sold rooms to total room inventory in the area (estimated from OTA inventory). Only used in macro aggregates.
- LT (Lead Time): Days until check-in. LT0 = same day.
- Early Sellout LT: The lead time at which remaining inventory first reached zero (larger value = earlier sellout).

Top 30 Outdoor Pool-Rated Properties — Okinawa Accounts for 11 (a Majority)
Aggregating positive sentiment mentions under the review tag “facility_pool,” Okinawa Prefecture accounts for 11 of the top 30 properties (nearly 40%). Next come Chiba (4 properties), Hokkaido (3), and Tochigi and Nagano (2 each). Properties where the outdoor pool sits at the core of the guest experience fall broadly into three types: coastal resort, hot-spring resort, and theme-park-adjacent.
The highest mention rate is Fusaki Beach Resort (Ishigaki Island) at 42.5% (N=374/881). Next are Chateraise Gateau Kingdom Sapporo at 36.2%, The Moon Beach at 32.4%, and Laguna Garden at 32.1%. Properties with N=300+ mentions imply that 3-4 in every 10 guests reference the pool — functioning as a value driver on par with rooms and breakfast. A comparative review-quality analysis of 419 pool-equipped hotels — covering not only outdoor pools but cleanliness, service, and breakfast — was conducted separately for the Tokyo metropolitan area, Kansai, and Okinawa.

July 15-August 15 ADR — Outdoor Pool-Strong Properties at 2.4x the Prefecture Average
We aggregated ADR during the summer peak period (July 15-August 15, 32 days) for the top 30 properties. Calculated as each property’s all-plan average (tax included, 2 guests/room).
The simple average for Okinawa’s 11 outdoor-pool-strong properties was ¥124,400. Same-period ADR for all Okinawa Prefecture (1,655 properties, including resorts, city hotels, and business hotels) was ¥33,400 — putting pool-strong properties at roughly 3.7x the prefecture average. In particular, Hyatt Regency Seragaki Island Okinawa at ¥244,800 and ANA InterContinental Ishigaki Resort at ¥117,500 occupy the top spots, with high-brand resorts dominating the list (Source: Hyatt Hotels Japan “Press Release April 2026” notes that Seragaki Island Okinawa is a 343-room resort that opened in 2018).
Hokkaido’s 3 properties (Jozankei View Hotel, Chateraise Gateau Kingdom, Daiichi Takimotokan) average ¥80,600 — 2.1x Hokkaido’s August ADR of ¥37,600. Tochigi’s 2 properties (Nikko Kinugawa Hotel Mikazuki, Hotel Epinard Nasu) reach ¥131,900, showing how family demand pushes per-room rates high. By contrast, Chiba at ¥57,800 is relatively restrained — likely because its proximity to Tokyo draws “1-night-2-day short-stay” demand, where price premiums don’t materialize as sharply as in other regions. Monthly ADR Trajectory — Coastal Resorts Spike Only in July-August vs. Year-Round-High Urban Hotels
Overlaying monthly ADR (January 2025-November 2026) for Okinawa, Hokkaido, Tokyo, Kyoto, and Osaka reveals distinct seasonality patterns for summer demand.
Okinawa’s ADR climbs from ¥27,800 in June to ¥33,400 in July and ¥36,600 in August — a roughly 32% spike in just two months. August’s peak is the annual high, with family demand from beach opening through Obon strongly pulling unit prices up. YoY growth is also in double digits — +9.6% for July and +10.5% for August.
Tokyo, by contrast, sits stably in a ¥30,000-¥45,000 range year-round, with no notable summer surge. In fact, July-August ADR runs lower than the inbound autumn season (¥44,500-¥45,000) from October onward. Viewed solely as a feature, the outdoor pool opening at Tokyo urban hotels is positioned not as “a driver that lifts the entire market” but rather as “a summer-vacation showcase product.”
Kyoto reaches ¥47,400 in August, showing robust summer demand. Hokkaido peaks in winter (¥36,100 in January) but maintains a high level even in summer (¥37,600). Beyond pool demand, the total appeal of hot springs, summer-cool retreats, and tourism resources underpins this.

Okinawa Resort Obon Supply-Demand — 76% Occupancy at LT90, 84% at LT30
We compared the booking curves for Okinawa Prefecture’s 228 resort properties / 24,829 total rooms across three check-in dates: July 1, 2026 (assumed pool-opening day), August 13, and August 15 (Obon peak). Remaining-inventory trends are estimates based on OTA distribution inventory.
For July 1 check-in, estimated OCC had already reached 76.2% by LT90 (early April). It rose stepwise to 78.2% at LT60 and 83.7% at LT30, exceeding 80% in the month before the peak. Average advertised price climbed from ¥42,600 at LT90 to ¥47,300 at LT30 (+11.0%).
Bookings progressed even earlier for the Obon peak of Thursday, August 13. By LT90, OCC had already reached 76.5% (2026 Obon estimate) (5,872 rooms remaining), with average advertised price at ¥63,400 — a high level. Compared to July 1 at the same LT90 (¥42,600), Obon’s advertised price was +48.8% higher. This indicates Obon demand locks in bookings earlier than July 1 opening-day demand. That said, since check-in is still 60+ days away, the final OCC will fluctuate based on subsequent sales, cancellations, and additional inventory release — so we should not yet conclude that bookings are “sold out.”

Beach-Opening Areas vs. Urban — Three Supply-Demand Archetypes
We classified the supply-demand structure of areas where outdoor pools function as a value driver into three archetypes.
Type A: Coastal Resort Concentration (Okinawa, Chiba Boso). Single-month ADR for August rises +10% YoY or more, with extremely high peak concentration. In Okinawa, 120 of 473 resort properties show early-sellout LT of 60+. Notably, small villa-type properties (Petit Resort Kouri-jima 3 rooms, One Suite THE TERRACE 9 rooms) reach zero remaining inventory at LT90 in some cases. Chiba’s Boso Shirahama Umisato Hotel (73 rooms) recorded sellout-observed days for 8 of 9 Obon days.
Type B: Hot-Spring Resort + Pool Combination (Hokkaido, Oita, Tochigi, Fukushima). The pool functions as a summer supplementary value driver alongside winter hot springs. Representative examples include Beppu Onsen Suginoi Hotel (490 mentions, N=3,199) and Jozankei View Hotel (345 mentions, N=1,178) — large hot-spring inns/hotels with year-round high occupancy. Summer ADR is positioned not as the annual peak but as part of a year-round high baseline.
Type C: Urban / Airport Resort (Tokyo, Chiba Maihama, Narita). Sheraton Grande Tokyo Bay (195 mentions, N=3,141), Hotel MyStays Premier Narita (266 mentions, N=3,271), and Hilton Odawara Resort (248 mentions, N=777). Pool mention rates relative to total reviews are relatively low at 8-13%, but absolute volumes are substantial. They function as a “Tokyo-accessible resort option” for families.

Obon Peak Price Progression — Okinawa Resorts at +49% Premium Already by LT90
Even within the same Okinawa resort category, average advertised prices by lead time diverge substantially across the Obon peak (Aug 13), a regular weekend (July 20), and immediately after pool opening (July 1). At LT90, the Obon price level is already 1.48x the early-July level and 1.26x the late-July level.
This means that among “summer-vacation travelers,” the segment concentrated on the Obon peak books at an earlier stage. Conversely, travelers in early-to-mid July can still book 2-3 weeks out at suppressed prices — making the immediately-post-opening window a relatively favorable supply-demand environment for family travelers targeting that specific period. ⚠ Note on Future-Dated ADR: ADR values in this article reflect the average advertised price on OTAs at the time of observation (June 10, 2026). They will shift as check-in approaches due to new plan additions and price adjustments. Both possibilities should be kept in mind: currently high prices may drop with last-minute discounts, and properties with current remaining inventory may sell out if demand strengthens. In particular, “sold-out” forecasts made 60+ days before check-in may be reversed by hotel-side inventory release.

Properties built around outdoor pools as a guest-experience pillar show strong differentiation, with review mention rates of 20-42%, achieving ADR at 2-4x prefecture averages. The July 1 pool opening functions as a symbolic date for urban resorts, but the substantive peak in pricing and supply-demand concentrates on Obon (August 13-15). In Okinawa’s resort market, Obon advertised prices reach a +49% premium versus opening-day prices already at LT90 (mid-May), quantitatively confirming how early-stage family-demand decisions are made.
For travelers targeting opening day (July 1), there is relatively more flexibility in booking timing — but for Obon, you must move on the premise of competing for rooms with travelers who have already made decisions by April. The three archetypes — coastal resorts (Okinawa, Boso), hot-spring resorts (Hokkaido, Tochigi, Oita), and urban/airport resorts (Tokyo metro, Narita, Maihama) — each have different supply-demand structures, offering a wide range of options across family composition, length of stay, and budget. July 1, the outdoor pool opening, serves as both the “starting gun” for summer demand and the last accessible window to relatively affordable price tiers.
