SEMICON Japan 2026, the international exhibition for semiconductor manufacturing equipment and materials, will be held at Tokyo Big Sight from Wednesday, December 9 to Friday, December 11, 2026. First held in 1977, this is the milestone 50th edition; the previous show in 2025 (December 17–19) drew a cumulative 121,267 attendees over three days. This article takes stock of the room supply within a 2km radius of the venue, compares hotel by hotel how far listed prices for the three show-eve nights of the last edition (nights of December 16–18) moved against the same weekdays one week earlier, and sets out baselines that hotels can use to price the 2026 show, which falls one week earlier.
• ADR (average daily rate) = estimated settled rate (tax-exclusive equivalent), calculated by applying segment-specific adjustment factors to each property’s lowest-plan level published on OTAs (per-room rate for 2 adults sharing, tax-inclusive). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual settled prices and accounting figures.
• Area-level ADR (prefecture / municipality) is the median of the estimated settled rates of the properties covered (the level of a typical property in the area).
• Wherever listed prices are mentioned, they are per-room rates for 2 adults sharing (tax-inclusive).
• OCC (occupancy) = share of rooms sold out of total rooms in the area (an estimate based on OTA sales inventory).
• Source: MetroEngines Research (continuously tracks OTA published prices for approx. 168,000 properties, of which approx. 27,000 are confirmed as operating)
- — The show runs Wednesday, December 9 to Friday, December 11, 2026. Peak lodging demand falls on the nights of December 8–10, from the eve of opening day through the second night; the 2025 edition drew a cumulative 121,267 attendees over three days.
- — 11 operating properties with 4,738 rooms within 2km of the venue (as of October 30, 2026). Eight large properties with 201+ rooms account for 90% — a market built on big-box hotels.
- — Listed prices on the show eves last year rose a median +2.7% week over week (N=10 properties). The Shinjuku 1km zone (N=32 properties) fell −2.1% in the same week, implying an exhibition premium of +4.8pt. In 2024 it was +11.9% vs −0.4%, or +12.3pt.
- — For 2026, the week-over-week median stands at +20.9% as of the survey date (October 29). The gap to Shinjuku’s −3.7% is +24.6pt — a peak already far higher than in the past two editions.
- — Koto Ward’s December estimated settled ADR is ¥15,000 (N=41 properties, +9.3% YoY). Assuming a landing between last year’s level and holding current listings, the Washington’s show-eve price comes to ¥32,300–¥38,000 (estimate holding the prior-week level fixed).
SEMICON Japan 2026 Dates and Past Results — Dec 9–11; Last Edition Drew 121,267 Attendees
On October 7, 2026, organizer SEMI Japan announced the outline of the 50th SEMICON Japan 2026 and the launch of a new area, the “TechLeaders Arena.” The show runs for three days from Wednesday, December 9 to Friday, December 11, 2026, at Tokyo Big Sight (Ariake, Koto Ward, Tokyo). The previous 2025 edition (December 17–19) used East Halls 4–6, the West Hall, the South Hall and the Conference Tower, with 1,216 exhibitors/organizations (1,107 the year before), 2,900 booths, and 35 countries and regions represented. According to the Event Flash on the official SEMICON Japan website, attendance was 39,429 on December 17, 44,044 on the 18th and 37,794 on the 19th, for a three-day cumulative total of 121,267 (103,165 in 2024). Note that the cumulative figure is a total of daily counts that includes both visitors and exhibitors.
From a lodging-demand perspective, what matters is that this show is fixed to three weekdays — Wednesday, Thursday and Friday. Exhibitors set up on the Monday and Tuesday before, and many visitors stay in Tokyo from the night before. Peak lodging demand therefore falls on Tuesday, Wednesday and Thursday nights — from the eve of opening day through the second night. The show week shifts by one week from year to year — December 11–13 in 2024, December 17–19 in 2025 and December 9–11 in 2026 — so applying the previous year’s weekday pattern as-is would put the pricing peak in the wrong place.

Room Supply Within 2km of Tokyo Big Sight — 11 Operating Properties, 4,738 Rooms
First, let us check the size of the market. The room stock in this article covers lodging properties with 10 or more rooms (excluding leisure/love hotels) within a 2,000m radius of Tokyo Bay Ariake Washington Hotel; “operating” means properties whose selling prices were confirmed on major booking sites in the last three months (August–October 2026) (as of October 30, 2026; compiled by MetroEngines Research). On this basis, there are 13 properties with 5,398 rooms on a listing basis, of which 11 properties with 4,738 rooms are operating. The breakdown is 4 city hotels (2,272 rooms), 4 business hotels (1,681 rooms), 1 resort hotel (582 rooms), 1 capsule hotel (146 rooms) and 1 bathhouse facility (57 rooms); 8 large properties with 201+ rooms account for 4,335 rooms, or 90% of the total. Ariake is a market lined with big-box hotels. For how this capacity compares with other exhibition venues, see 6 Japan Exhibition Venues: Hotel Supply Compared.
Tokyo Bay Ariake Washington Hotel (東京ベイ有明ワシントンホテル), placed at the center of the radius, has 830 rooms (opened 1999), and the adjacent Sotetsu Grand Fresa Tokyo-Bay Ariake (相鉄グランドフレッサ 東京ベイ有明) has 912 rooms (opened 2009) — 1,742 rooms between just the two. In 2024, DoubleTree by Hilton Tokyo Ariake (ダブルツリーbyヒルトン東京有明, 363 rooms) opened as a rebrand; according to Hilton’s “Company Overview” (updated August 25, 2026), it is a DoubleTree by Hilton in the Kanto area, one of 37 Hilton-branded hotels in Japan, with two restaurants.Properties that opened in the 2020s number 5 with 2,057 rooms; even excluding DoubleTree by Hilton Tokyo Ariake, a rebrand of a hotel opened in 2018, that is 4 properties with 1,694 rooms — meaning just over 30% of operating rooms were newly added in the past six years.

Last Edition’s Three Show-Eve Nights: Listed Prices Rose at 6 of 10 Properties Week over Week — Median +2.7%
This is the core of the analysis. The 2025 show opened on Wednesday, December 17, so peak lodging fell on the three nights of Tuesday 16, Wednesday 17 and Thursday 18. We compared listed prices for these three nights (per-room rate for 2 adults sharing, tax-inclusive, average of plans on sale) with the same weekdays one week earlier, the nights of Tuesday, December 9 to Thursday, December 11. The comparison covers 10 hotels operating within 2km (excluding the bathhouse facility); the table below shows 8 of them.
Of the 10 properties, 6 rose by 1% or more, and the median was +2.7%. The largest increase was at Tokyo Bay Ariake Washington Hotel, from ¥29,700 to ¥33,200 (+11.9%) — a double-digit premium achieved by an 830-room big box. Hotel MONday Toyosu followed at +9.9% (¥34,900 to ¥38,400), Tokyo Ariake BAY HOTEL at +9.6%, Sotetsu Grand Fresa Tokyo-Bay Ariake at +7.4% (¥23,600 to ¥25,300) and DoubleTree by Hilton Tokyo Ariake at +4.2%. By contrast, Far East Village Hotel Tokyo Ariake and Hotel JAL City Tokyo Toyosu sold at the same level as the week before, and Hotel Trusty Tokyo Bayside was nearly flat at +1.2%. The market split between properties that priced show demand into their rates and those that took it at ordinary weekday levels.

Note, however, that this “prior week” was not a quiet one. According to the Ministry of Economy, Trade and Industry’s event calendar, the environmental exhibition “Eco-Products 2025” was held at Tokyo Big Sight from Wednesday, December 10 to Friday, December 12, so the baseline nights of December 9–11 also carried exhibition demand. Compared with weekdays without an exhibition, SEMICON Japan’s premium was very likely larger than the figures shown here.
One more point: the average listed price moves with the mix of plans on sale. At Tokyo Bay Ariake Washington Hotel, the lowest-plan level was roughly the same — around ¥13,700 — in both the prior week and on the show eves; the +11.9% move in the average reflects lower-priced plans selling out first, leaving higher-tier plans. This is a sign of strong demand, and in the hotel’s guest reviews (3,000 reviews compiled by the HotelBank Editorial Team, November 2024–October 2026), mentions of venue access such as “close to the exhibition grounds…” and “convenient for getting to Tokyo Big Sight” make up 14.9% (448 reviews, of which 419 were positive). The strength of a location that reliably captures exhibition visitors shows up in pricing as well.
In 2024 All 9 Properties Rose, Median +11.9% — The Height of the Peak Varies by Year
Applying the same method to 2024 (show dates December 11–13, 103,165 attendees), listed prices for the three show-eve nights (nights of December 10–12) rose at all 9 properties against the same weekdays a week earlier, with a median of +11.9%. Tokyo Bay Ariake Washington Hotel rose from ¥27,000 to ¥30,100 (+11.3%), Sotetsu Grand Fresa Tokyo-Bay Ariake +16.3% and Hotel JAL City Tokyo Toyosu +22.6%. The show eves were also higher than the following week (nights of December 17–19); in 2024 the show peak stood out clearly across the whole market.
Possible reasons why the 2025 premium was concentrated in a subset of properties include: the Eco-Products show in the prior week raised the comparison baseline; the third week of December overlaps with year-end party (bonenkai) season, so ordinary weekday demand is also strong; and in December 2024 the former Daiwa Roynet Hotel Tokyo Ariake was rebranded as DoubleTree by Hilton Tokyo Ariake (363 rooms), changing the price band of one property right next to the venue.Either way, the picture is not one where “rates rise across the board because it is show week”; rather, it is a phase in which each property’s pricing policy creates differences. For how strong early-December weekday demand — the comparison baseline — is, our article Bonenkai Season: Early-Dec Friday Hotel Rates +4–26% vs Wednesday compares daily rates in four cities.

Koto Ward’s December ADR Is ¥15,000 — 4th-Highest Month of 2025, +9.3% YoY
Translating the property-level moves into an area level, Koto Ward’s estimated settled ADR (N=41 properties) was ¥15,000 in December 2025, up +9.3% YoY from ¥13,700 in December 2024. Among the 12 months of 2025, it ranked fourth after April (¥16,500), November (¥16,500) and October (¥15,800), about 40% above the off-season January (¥10,600) and 20% above June (¥12,100). In December, exhibitions overlap with year-end party and pre-holiday demand, making it one of the months in which Koto Ward can command higher rates.
Into 2026, rates have continued to run above the prior year in 6 of the 9 confirmed months — ¥12,100 in January, ¥18,100 in April and ¥14,300 in September. While Tokyo Bay Ariake Washington Hotel was listing in the ¥33,000 range on the show eves, the area’s estimated settled ADR stays around ¥15,000 because the two measures differ in nature: listed prices are tax-inclusive averages of plans on sale, whereas estimated settled ADR is a tax-exclusive equivalent derived by applying segment factors to the lowest-plan level. Comparisons should be made like for like.

Pricing for 2026 — Show-Eve Nights of 12/8–10 Already Up +20.9% WoW as of the Survey Date
So what about 2026? With the show opening one week earlier on Wednesday, December 9, peak lodging falls on the three nights of Tuesday 8, Wednesday 9 and Thursday 10. Comparing listed prices as of the survey date (October 29, 2026, about 40 days before the stay dates) with the prior-week nights of Tuesday, December 1 to Thursday, December 3 and the following-week nights of Tuesday, December 15 to Thursday, December 17, 8 of 10 properties were up more than +4% week over week, with a median of +20.9%. A peak far above the last edition’s result (median +2.7%) has already formed 40 days out. For another example of tracking exhibition demand at a fixed point about a month and a half before the stay dates, see Tokyo Game Show 2026: 4,532 Rooms in 3km, Occupancy +41.8pt at T-45.
By property, Sotetsu Grand Fresa Tokyo-Bay Ariake rose from ¥28,900 to ¥40,200 (+38.9%), Tokyo Bay Ariake Washington Hotel from ¥31,500 to ¥40,600 (+29.1%), DoubleTree by Hilton Tokyo Ariake +23.0% and Hotel Trusty Tokyo Bayside +23.8% — the premium has spread to include properties that were nearly flat last time. Far East Village Hotel Tokyo Ariake, which sold at the prior-week level last time, is up +18.8%, and Hotel JAL City Tokyo Toyosu +12.4%, both now placing a clear peak on the show eves. Hotel MONday Toyosu went from ¥40,800 to ¥41,200 (+1.0%), selling at its usual weekday level for the month as of the survey date. Having achieved +9.9% last time, its show-eve pricing appears yet to move.

Looking day by day, more properties are priced higher on the nights of Wednesday 9 and Thursday 10 than on Tuesday, December 8, the eve of opening day. Tokyo Bay Ariake Washington Hotel lists ¥35,400 for the 8th, ¥43,500 for the 9th and ¥43,000 for the 10th, placing its peak on the eves of days two and three. The night of Friday, December 11 — the final day — drops back to ¥28,200, below the prior Friday (night of December 4, ¥31,100); once the show is over, pricing switches to something close to a normal Friday. Rather than treating the three show days uniformly, splitting them into four segments — “eve of day 1, eve of day 2, eve of day 3, night of the final day” — shows that last year’s results and this year’s listings share the same shape.
Compared with the Shinjuku 1km Zone — Central Tokyo Without an Exhibition Fell WoW in the Same Week in All Three Years
A week-over-week rise may include not only the exhibition effect but also a seasonal factor: demand from year-end parties and holidays builds week by week once December begins. We therefore compared the same stay dates for hotels with 100+ rooms (business, city and deluxe; 31–32 operating properties) within a 1,000m radius of Shinjuku Station, a central-Tokyo lodging cluster away from the exhibition venue. Listed prices for the three show-eve nights in the Shinjuku 1km zone had week-over-week medians of −0.4% in 2024, −2.1% in 2025 and −3.7% in 2026 (as of the survey date) — below the prior week in all three years. There is no sign across central Tokyo of rates rising naturally just because it is a weekday in the second or third week of December.
Taking the difference from the Ariake 2km zone, the exhibition premium was +12.3pt in 2024, +4.8pt in 2025 and +24.6pt in 2026 as of the survey date. The 2025 median of +2.7% looks small at first glance, but given that central Tokyo was at −2.1% the same week, the market still secured a premium of nearly 5pt. The 2026 figure of +24.6pt is more than double the past two editions, showing that Ariake properties are pricing in strong show demand at an early stage, about 40 days before the stay dates.
| Year | Stay dates compared (prior week → show eves) | Ariake 2km median | Shinjuku 1km median | Difference |
|---|---|---|---|---|
| 2024 (show 12/11–13) | Nights of 12/3–5 → 12/10–12 | +11.9% (N=9) | −0.4% (N=32) | +12.3pt |
| 2025 (show 12/17–19) | Nights of 12/9–11 → 12/16–18 | +2.7% (N=10) | −2.1% (N=32) | +4.8pt |

How Will the Show Eves Land? — Three Scenarios and Sensitivity to Area Growth × Exhibition Premium
The +20.9% as of the survey date reflects listings about 40 days before the stay dates and will move between now and the last minute. To frame a range for the landing, we held the prior-week (nights of December 1–3) listing level constant and applied three show-eve premiums: the past two editions’ results and the survey-date value. At the 2025 level (+2.7%), Tokyo Bay Ariake Washington Hotel comes to about ¥32,300; at the 2024 level (+11.9%), ¥35,200; and if the survey-date premium holds, ¥38,000. The survey-date listing of ¥40,632 is even above the optimistic scenario, and the hotel’s +29.1% week-over-week is a notch above the market median.
| Scenario (show eves vs prior week) | Premium | Washington (830 rooms) | Sotetsu Grand Fresa (912 rooms) | DoubleTree (363 rooms) |
|---|---|---|---|---|
| Pessimistic: same as 2025 | +2.7% | ¥32,300 | ¥29,700 | ¥50,400 |
| Base: same as 2024 | +11.9% | ¥35,200 | ¥32,400 | ¥55,000 |
| Optimistic: survey-date listings hold | +20.9% | ¥38,000 | ¥35,000 | ¥59,400 |
| Reference: show-eve listings as of survey date | — | ¥40,632 | ¥40,157 | ¥60,427 |
Source: HotelBank Editorial Team estimates based on MetroEngines Research listed prices as of October 29, 2026 (three-night average for the prior-week nights of 12/1–3). Premium = week-over-week median for 10 properties in the Ariake 2km zone (2025 and 2024 results, 2026 as of survey date). Rounded to ¥100
Another approach is to stack “area-wide growth” and the “exhibition premium” separately; putting numbers on it gives the table below. Starting from Tokyo Bay Ariake Washington Hotel’s 2025 prior-week level of ¥29,703, rows show area growth rates and columns show exhibition premiums. The prior-week level as of the survey date, ¥31,471, is +6.0% year over year, slightly below the growth in Koto Ward’s December ADR (+9.3%). The cell where the +6.0% row meets the +29.1% premium column, ¥40,600, nearly matches the current listing; if the area growth of +9.3% were fully captured, even holding the premium to the 2024 level of +11.9% gives ¥36,300, and +20.9% gives ¥39,300. Rather than simply raising the premium to match competitors, the right order is to first check whether the prior-week level itself has kept pace with area growth.
| Area growth (YoY of prior-week level) \ Exhibition premium | +2.7% | +11.9% | +20.9% | +29.1% |

Implications for Operators — How to Price the Gap vs the Prior and Following Weeks
To sum up, SEMICON Japan is an exhibition drawing some 120,000 people over three weekdays, and for a 4,738-room market within 2km it is a high-certainty event that lifts year-end weekday demand. Last time the premium was concentrated in a subset of properties, but this time a peak has formed across the whole market as of the survey date, with listed prices for the nights of December 8–10 up a median +20.9% week over week. Given this, we offer three pricing considerations.
First, use the gap versus the prior and following weeks as a baseline. Tokyo Bay Ariake Washington Hotel achieved premiums of just over 10% two years running: +11.9% week over week last time and +11.3% in 2024. This time it is listing +29.1% as of the survey date; an effective approach is to set your own gap versus your prior- and following-week weekdays while referencing the level signaled by the market’s leading property. Second, do not price the three show-eve nights the same. Both last time and this time, the eves of days two and three (Wednesday and Thursday nights) are higher than the eve of day one (Tuesday night), and the final Friday night returns to a normal Friday. The difference in guest mix — exhibitors arriving early for setup on Tuesday, visitors on Wednesday and Thursday — shows up in price. Third, properties that are holding roughly their usual weekday level for the month have room to add a premium. For a property with a track record, like Hotel MONday Toyosu, which achieved +9.9% last time, a plan to raise rates in stages from 40 days out is an opportunity to turn show demand into rate.
Note also that Koto Ward’s ADR for December 2025 was up +9.3% YoY — the area-wide level rose nearly 10% in a year. Rather than simply replicating last year’s listed prices, pricing the 2026 show eves by stacking area growth and the exhibition premium separately should allow rates to be raised in a sustainable way.
⚠ Note on prices for future dates: December 2026 prices in this article are averages of selling prices published on OTAs and other channels as of the survey date (October 29, 2026), and will change as check-in approaches. Prices currently set high may fall with last-minute discounts, and conversely averages may rise as lower-priced plans sell out first. 2025 and 2024 prices are listed prices observed just before each stay date, not settled prices.
Summary
SEMICON Japan 2026, the milestone 50th edition, will be held at Tokyo Big Sight from Wednesday, December 9 to Friday, December 11; the last edition drew a cumulative 121,267 attendees. Within 2km of the venue there are 11 operating properties with 4,738 rooms. On the three show-eve nights of the last edition, listed prices rose at 6 of 10 properties against the same weekdays a week earlier, with a median of +2.7% and a maximum of +11.9% at Tokyo Bay Ariake Washington Hotel. In 2024 all 9 properties rose, with a median of +11.9% — the height of the peak varies by year. In 2026 the show moves one week earlier and peak lodging shifts to the nights of December 8–10, and listed prices as of the survey date already show a peak above last time, with a week-over-week median of +20.9%. Koto Ward’s December ADR is ¥15,000, +9.3% YoY and the fourth-highest of the year; designing area growth and the exhibition premium separately is the shortest path to turning show demand into rate.

Frequently Asked Questions
Q. When is SEMICON Japan 2026, and when does lodging demand peak?
A. The show runs from Wednesday, December 9 to Friday, December 11, 2026, at Tokyo Big Sight. Peak lodging falls on the nights of Tuesday, December 8 to Thursday, December 10 — from the eve of opening day through the second night — and in listed prices as of the survey date, the nights of the 9th and 10th are the highest. The night of Friday, December 11, the final day, returns to a level close to a normal Friday.
Q. How many rooms are there around the venue?
A. Within a 2km radius of Tokyo Bay Ariake Washington Hotel, there were 11 operating lodging properties with 4,738 rooms as of October 30, 2026. Eight large properties with 201+ rooms account for 4,335 rooms, or 90% of the total.
Q. How much did nearby hotel prices rise during the last show?
A. Listed prices for the three show-eve nights of 2025 (nights of December 16–18) rose at 6 of 10 properties against the same weekdays a week earlier, with a median of +2.7%. The largest increase was +11.9% at Tokyo Bay Ariake Washington Hotel. The Shinjuku 1km zone was −2.1% the same week, so the net exhibition premium is estimated at +4.8pt.
Q. Where do 2026 show-eve prices stand now?
A. In listed prices as of October 29, 2026, the three show-eve nights (nights of December 8–10) are up a median +20.9% week over week, with 8 of 10 properties above +4%. The Shinjuku 1km zone is at −3.7% for the same stay dates, a gap of +24.6pt. Note that prices will change toward the stay dates.
Q. What is the difference between listed prices and estimated settled ADR?
A. Listed prices are the average of plans on sale (per room for 2 adults sharing, tax-inclusive) and rise as higher-tier plans remain. Estimated settled ADR is a tax-exclusive equivalent estimate obtained by applying segment-specific adjustment factors to each property’s lowest-plan level, shown as the median for a typical property in the area. Compare like with like.
Q. Why compare with Shinjuku?
A. Because a week-over-week rise may include a seasonal factor, with demand building as December progresses. Looking at the same stay dates in a central-Tokyo lodging cluster away from the exhibition venue lets us strip out the seasonal factor and isolate the premium attributable to the exhibition itself.

■ Data sources
Property-level listed prices are per-room rates for 2 adults sharing (tax-inclusive, average of plans on sale) from the OTA published prices continuously tracked by MetroEngines Research, aggregated by stay date. 2024 and 2025 figures are values observed just before each stay date; 2026 figures are listings as of October 29, 2026. Room stock covers properties with 10+ rooms (excluding leisure/love hotels) within 2,000m of Tokyo Bay Ariake Washington Hotel, as of October 30, 2026. Area ADR is Koto Ward’s estimated settled ADR (N=39–42 properties per month). Attendance and show dates are as announced by the organizer.
■ Estimation assumptions
Week-over-week change is each property’s change in “average of the three show-eve nights” vs “average of the same three weekdays a week earlier”; market values are property medians (Ariake 2km zone: 9–10 hotels excluding the bathhouse facility; Shinjuku 1km zone: 31–32 operating hotels with 100+ rooms within 1,000m of Shinjuku Station). The scenario table assumes the prior-week listing level is held flat; the sensitivity table is a mechanical calculation of the 2025 prior-week level × (1 + area growth) × (1 + premium). All are rounded to ¥100.
■ Limitations
Listed prices move with the mix of plans on sale; averages rise as lower-priced plans sell out, so they reflect both demand strength and pricing decisions. They are not settled prices or actual occupancy. 2026 values are listings about 40 days before the stay dates and will change toward the stay dates. The 2025 prior week (nights of December 9–11) carried demand from Eco-Products 2025. The Shinjuku 1km zone serves as a central-Tokyo comparison less affected by exhibitions; its demand mix is not identical to Ariake’s.
