Nobeoka Royal Hotel Still Open: Post-KOSCOINN, New Operator July 2026

Posted: 2026.09.24

Area & Property Analysis

Search for “Nobeoka Royal Hotel (KOSCOINN Group)” (延岡ロイヤルホテル) and you quickly run into the fact that its contracted operator, KOSCOINN Co., Ltd., filed for civil rehabilitation in June 2020. That leaves many readers asking the same question: is this hotel still open? The short answer is yes — the hotel remains in operation as of September 2026. Its operator, however, has changed twice since the bankruptcy. On July 1, 2026 the business was transferred to Hotel Tetora Co., Ltd. (有限会社ホテルテトラ), and the property was renamed “Hotel Tetora Nobeoka Royal Hotel” (ホテルテトラ 延岡ロイヤルホテル). Drawing on official announcements and our own measured lodging-market data, this article sets out the current status of this 53-room hotel and where it sits in the Nobeoka City market.

Metric Definitions Used in This Article

  • ADR (Average Daily Rate): An estimated settled room rate (tax-excluded equivalent), calculated by applying a property-type correction factor to the lowest-plan price level each property publishes on booking sites (per room, 2 guests per room, tax included). Checked against property-level results disclosed by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. These are estimates and differ from each property’s actual transaction prices and accounting figures. Area-level ADR is the median of the properties covered (the level of a typical property in the area).
  • Listed price: The average price of all plans published on booking sites (from room-only through meal-inclusive), per room for 2 guests, tax included. Because it uses a different basis from the estimated settled ADR, the two should not be compared directly.
  • Data source: MetroEngines Research. Statements about property operating status and operators are based on each company’s official announcements and official websites.
Key Takeaways
  • — Open for business. The business was transferred to Hotel Tetora Co., Ltd. on July 1, 2026, and the property is now named “Hotel Tetora Nobeoka Royal Hotel.” The official notice states the handover took place without any closure, and as of mid-September 2026 we confirmed listings for stays through November 2026.
  • — Operator bankruptcy is not hotel closure. After contracted operator KOSCOINN Co., Ltd. filed for civil rehabilitation in June 2020, the hotel reopened, ran for about six years under a local company, and has now joined a chain. None of its 53 rooms has ever been lost.
  • — Nobeoka rates are moving against the prefecture. The estimated settled ADR (median) for Nobeoka City business hotels was about ¥6,100 in August 2026, up 11.3% YoY (N=13 properties). Miyazaki Prefecture as a whole fell 3.2%, leaving this industrial city in the north of the prefecture on its own upward track.
  • — Listed price at market level, settled rate 20% lower. The hotel’s listed price of about ¥11,300 is in line with the market median (about ¥10,900), but its estimated settled ADR of about ¥4,800 is roughly 20% below the ¥6,100 median. Rate design is a key issue for the new operator.
  • — Strong on service, weak on hardware. The overall guest rating is 4.26 (N=1,310 reviews). Service (4.34) and staff (4.43) rank in the area’s top 10%, but rooms — the most-mentioned category — score 3.83, mid-table. 19.5% of reviews mention the rooms’ age, and most of those mentions are negative.

The Answer: Still Open, With a New Operator and Name Since July 2026

First, the facts. The hotel in Funakura-machi, Nobeoka City, Miyazaki Prefecture has neither suspended operations nor closed. Our survey in mid-September 2026 confirmed that its rooms are continuously listed on booking sites for stays through November 2026. The operator changed to Hotel Tetora Co., Ltd. on July 1, 2026.

The change was announced on the hotel’s official website. The notice reads: “As of today, July 1, 2026, Hotel Tetora Co., Ltd. has begun operating the business as the new operator. We are sincerely grateful to everyone who supported Nobeoka Royal Hotel LP (合資会社延岡ロイヤルホテル).” It goes on to state clearly: “There will be no closure, and existing reservations will be honored as they are, so please rest assured.” In other words, this was a business transfer carried out without stopping operations. Existing point cards and dinner vouchers also remain valid. Whether a lodging business can be handed over without interrupting operations depends on the acquisition scheme chosen — a business transfer, for example, allows the operating license to be succeeded.

The “KOSCOINN Group” label that still appears in search results and on some booking sites is a leftover from the naming used from 2016 to around 2020. Note that it does not reflect the current operating structure.

One point to add: none of the official notices give a reason for the reopening or the change in management. No primary source links KOSCOINN’s civil rehabilitation filing to the reopening in August of the same year. This article presents only the dates and wording that could be confirmed and avoids asserting any causal relationship. KOSCOINN, as reported by HotelBank at the time of its June 2020 filing, generally leased hotel buildings as-is and took on operations only. That separation of ownership and operation can be read as the background to why individual hotels were able to keep operating after the company’s bankruptcy.

Bankruptcies in the lodging industry are still continuing — 35 ryokan and hotel bankruptcies were recorded in the first half of 2026 alone, and each represents a potential succession opportunity. In the end, these 53 rooms never closed as a result of the bankruptcy; after about six years of independent operation by a local company, they came under a nationwide chain in 2026. The contrast is clear with Sanbonmatsu Royal Hotel (三本松ロイヤルホテル, Higashikagawa City, Kagawa Prefecture), which took four years from its 2020 closure to its 2024 revival: in Nobeoka, succession proceeded without operations ever stopping.

The Nobeoka Lodging Market — 15 Properties, 1,188 Rooms, 90% Business Hotels

Next, the market this hotel operates in. In central Nobeoka City (within 8 km of the JR Nobeoka Station area), we can confirm listings for 15 lodging properties with 1,188 rooms in total. Of these, 13 are business hotels with 1,044 rooms, about 88% of rooms, and the rest are one city hotel (125 rooms) and one ryokan (19 rooms). True to its development as a company town for Asahi Kasei, the market is built around mid-sized business hotels serving business-travel demand.

By room count, Nobeoka Royal Hotel’s 53 rooms put it slightly below the middle of the market. Three properties have more than 100 rooms, while six small properties have between about 50 and the low 30s, so sizes vary widely. At 53 rooms, a hotel can keep per-building fixed costs down while still maintaining a breakfast venue, restaurant and banquet room. The hotel’s continued free breakfast and in-room dinner service fits this scale.

Nobeoka Business Hotel Rates Up 11.3% YoY — Outpacing the Prefecture

What about pricing? The estimated settled ADR (median) for Nobeoka City business hotels was about ¥6,100 in August 2026, up 11.3% from about ¥5,400 a year earlier (N=13 properties). Over the same period Miyazaki Prefecture as a whole (all property types, N=167) went from about ¥6,900 to about ¥6,700, down 3.2%. Nobeoka is clearly rising, moving in the opposite direction to the prefectural average.

Source: compiled by HotelBank Editorial Team from MetroEngines Research (Nobeoka City business hotels, N=13 properties)

Month by month, every month from January to August 2026 came in above the same month of the previous year. The gains were largest in February (about ¥5,900, +19.4% YoY) and May (about ¥6,000, +16.0% YoY). While the prefecture as a whole stayed roughly flat over the year apart from a temporary spike in February 2026, this industrial city in the north of the prefecture is following its own upward path. Across Nobeoka, Hyuga and Miyakonojo, typical business hotel rates sit in the ¥6,000 range, with only a thin layer of supply in the upper price bands.

Where does Nobeoka Royal Hotel sit in this market? By listed price (average of all plans, tax included), the hotel was at about ¥11,300 in August 2026. With the Nobeoka City business hotel median at about ¥10,900, it is roughly at the market’s typical level. By estimated settled ADR, however, the gap is large and runs the other way. In August 2026 the hotel was at about ¥4,800, some 20% below the Nobeoka City business hotel median of about ¥6,100. In other words, while its listed prices sit at the market’s typical level, the price band where rooms actually sell is a notch lower. Delivering this rate with free breakfast and ¥500 parking is good value for guests, but from the standpoint of room for revenue improvement after the handover, the gap between listed price and estimated settled ADR is itself the rate-design issue.

Measured Inventory — Listings Never Broke Across the Operator Change

As further evidence of continued operation, it is worth looking at how room inventory has been observed. For this hotel we have 46 days of observations recorded for check-in on September 12, 2026, and 79 days for check-in on September 20. Observations run continuously across July 1, when the operator changed, with no sign of any gap in listings.

That said, the room allocation this hotel places on booking sites is only part of its total room count. The maximum listed allocation observed during the period was about 9–19% of its 53 rooms. An observation of “few rooms left” therefore cannot simply be read as “the whole hotel is full.” Several possible reasons exist for the small allocation on booking sites: (1) operations centered on channels other than booking sites, such as the official website, phone reservations and corporate contracts; (2) inventory control that releases rooms gradually as the check-in date approaches rather than all at once; and (3) a contractually small allocation to booking sites. Public data alone cannot identify the real cause.

What can be said is that room listings continued through the operator change, and that on recent weekend dates the published allocation has been observed selling out on some days. The hotel appears to be supported by a structure in which business-travel demand in this company town overlaps with weekend leisure demand such as family visits, sports tournaments and local events.

Guest Reviews — Service in the Area’s Top 10%, Rooms Mid-Market

When measuring the value of a hotel being handed over, its accumulated reputation is an important asset. According to 1,310 guest reviews compiled by the HotelBank Editorial Team, the hotel’s overall rating is 4.26 out of 5.0.

Looking at the last 24 months by category, “Service” scored 4.34 (N=264), in the top 10% for the Nobeoka area, and “Staff” 4.43 (N=42), also in the top 10%. “Breakfast” at 4.23 (N=210) and “Location” at 4.25 (N=76) both rank in the top 25%. The distinguishing feature is that the hotel beats the area level in customer service and breakfast — the areas where day-to-day operations show most directly.

Looking only at the highly rated items would give a misleading picture, however. The most-mentioned categories are hardware-related: “Rooms” has N=296 reviews at 3.83, only mid-table in the area (top 50%). “Bathroom” scored 3.51 (N=239) and “Cleanliness” 3.92 (N=220). Both are modest in absolute terms yet still rank in the top 25% relative to the area — which also means Nobeoka’s business hotels as a whole share the same hardware constraints. In short, this hotel clearly stands out on the soft side and is at market level on hardware. All area positions are relative rankings against properties of the same type in the Nobeoka area, not absolute assessments.

Natural-language analysis of 215 reviews from the last 24 months shows that mentions of food account for 30.2% (65 reviews), all of them positive. Mentions of front-desk service make up 17.2% (37 reviews), also all positive. Mentions of value for money account for 12.1% (26 reviews), again all positive, with guests appreciating the effective cost once free breakfast and parking are included.

On the other hand, the second most-mentioned topic is the age of the rooms, at 19.5% (42 reviews), of which 37 were negative. Put another way, this hotel’s reputation rests not on new facilities but on its people and its food. For the chain that has taken it over, the question of how far to invest in room hardware without undermining these soft strengths will determine how much room there is to raise rates. The 20% gap between listed price and estimated settled ADR seen in the previous section is not unrelated to this rating structure.

In Miyazaki Prefecture, breakfast-included plans carry a +12.5% premium over room-only, and half-board plans a +24.2% premium over breakfast-included, so the value added by meals is readily reflected in rates. For a hotel that has offered free breakfast as standard while also providing in-room dinner, its high food ratings are a revenue opportunity it can continue to use after the handover.

From Independent Operation to a 26-Property Chain Network

With this handover, these 53 rooms have become part of the Hotel Tetora Group. As of September 2026, the group’s official “Hotel List” page shows 26 properties. Thirteen of them are concentrated in Hokkaido (6 in Hakodate, and 1 each in Sapporo, Asahikawa, Kamikawa, Kamifurano, Otofuke, Muroran and Rishiri), with the rest made up of 2 in Aomori and 1 each in Miyagi, Yamagata, Chiba, Tokyo, Kanagawa, Shizuoka, Toyama, Shiga, Kyoto and Fukuoka. Nobeoka in Miyazaki Prefecture is the group’s southernmost location.

Moving from independent to chain operation brings several kinds of upside for a mid-sized regional business hotel: integrated booking channels, a group-wide membership base, and wider-area purchasing and staffing. At the same time, the official notice’s explicit statement that existing point cards and dinner vouchers remain valid suggests care not to disrupt the habits of local customers.

When a lodging property in a regional city goes through business succession, the speed of its subsequent occupancy recovery varies greatly depending on whether it closes, is revived after a suspension, or is handed over without closing. Nobeoka is a case of the third pattern, taking over its 1,310 accumulated guest reviews and local booking base intact. Six years after the bankruptcy of its contracted operator, the hotel itself has moved to a new operating structure without ever ceasing operations — and that is the answer to the question this article began with.

Frequently Asked Questions

Q. Is Nobeoka Royal Hotel still open?

A. Yes. On July 1, 2026 the operator changed to Hotel Tetora Co., Ltd., and the property was renamed “Hotel Tetora Nobeoka Royal Hotel.” According to the official notice, the business was handed over without any closure, and our own survey confirmed room listings for stays through November 2026 as of mid-September 2026.

Q. Why does the “KOSCOINN Group” label still appear?

A. The label was shown alongside the property name on booking sites from around 2016, and it remains on some sites and in search results. It does not indicate the current operator.

Q. How many rooms does it have?

A. 53 rooms. Both the property data we collect and manage and the property information published by the local hotel association list 53 rooms.

Q. What are typical room rates in Nobeoka City?

A. As of August 2026, the estimated settled ADR (median) for business hotels was about ¥6,100 (N=13 properties). That was up 11.3% YoY, outpacing Miyazaki Prefecture as a whole (-3.2%).

Summary

Nobeoka Royal Hotel is still open. After its contracted operator KOSCOINN Co., Ltd. filed for civil rehabilitation in June 2020, the hotel reopened that August, changed management, and was run by a local company for about six years. Then, on July 1, 2026, a business transfer to Hotel Tetora Co., Ltd. made it “Hotel Tetora Nobeoka Royal Hotel.” Throughout, its 53 rooms have stayed the same and its guest rating has held at a high 4.26 overall.

The market environment is also favorable. The estimated settled ADR for Nobeoka City business hotels rose 11.3% YoY in August 2026, outpacing Miyazaki Prefecture as a whole. With limited supply of 15 properties and 1,188 rooms, business-travel demand in this industrial city is pushing rates up. The key thing to watch is how these 53 rooms, now under new ownership, combine two assets — the chain’s network and their local reputation.

References and Sources

■ Primary sources on the property and operators

■ Data sources

The property’s operating status, operators and overview are based on notices on the official websites of the operator and the property, public information from the Nobeoka Branch of the Miyazaki Prefecture Hotel and Ryokan Sanitation Association, and published news reports. Prices, inventory and guest ratings come from the lodging-market data we collect and manage (MetroEngines Research). Nobeoka City business hotel rates are based on N=13 properties, supply within 8 km of central Nobeoka on N=15 properties with 1,188 rooms, and Miyazaki Prefecture rates on N=167 properties (all as of August 2026). Guest ratings cover 1,310 cumulative reviews; category ratings and mention analysis cover the last 24 months (215 reviews for the mention analysis).

■ Calculation assumptions

Estimated settled ADR is an estimated settled room rate (tax-excluded equivalent) calculated by applying a property-type correction factor to the lowest-plan price level on booking sites (2 guests per room, per room, tax included); area figures use the median of the properties covered. Listed price is the average of all plans (2 guests per room, per room, tax included); because the basis differs, it is not compared directly with estimated settled ADR. YoY comparisons are between monthly figures using the same calculation method and the same property set. The “position in area” for category ratings is a relative ranking (percentile) against properties of the same type in the Nobeoka area, not an absolute assessment. Room inventory figures are observations of allocations published on booking sites and do not match the property’s total room count or actual booking status.

■ Limitations and caveats

(1) Estimated settled ADR is an estimate and differs from actual transaction prices and accounting figures. Checked against property-level disclosures by listed hotel REITs (91 properties, most recent 3 months), the median error is about 7%. (2) The allocation published on booking sites is only part of the total room count (in this case, about 9–19% of the 53 rooms at the maximum observed during the period), so sell-through of the published allocation cannot be read as occupancy for the whole property. (3) The official notices do not state reasons for the reopening or the change of operator; this article presents only the dates and wording that could be confirmed and does not assert causation. (4) The group property count is based on the official “Hotel List” page (as of September 2026) and excludes any property whose listing has been temporarily withdrawn. (5) Guest ratings are an aggregation of submitted reviews and may not represent the views of all guests. Note also that review counts differ widely by category.
