  • NOT A HOTEL 1/36 Share: ¥31.2M for 10 Nights/Yr = ¥156K a Night

    Investment & Development

    Posted: 2026.10.23

NOT A HOTEL Inc. changed its corporate name to NOTA Inc. effective October 2, 2026, and at a press event on October 5 announced that it would expand into mobility (NOT A GARAGE), housing (NOT A HOUSE) and urban development (NOT A CITY). Its core vacation-home business counts each villa as 360 nights a year and sells it as freehold land-and-building ownership in shares starting at 10 nights a year (a 1/36 share); on days the owners do not use, the villa is rented out as a hotel. According to the company, the business now spans 10 locations, 1,357 owners and cumulative contract value of roughly ¥94 billion. This article converts the share prices confirmed on the official website and in press releases into an "acquisition cost per night" and sets them against the estimated settled ADR of the towns where the properties are located. It also reads how the money flows from the company's settlement-rules document, and contrasts the model with membership-type resorts on four axes: ownership, resale, inheritance and depreciation.

  • Snow Removal Costs ¥79,100 per Room a Year — 4-9% of Winter Sales

    Investment & Development

    Posted: 2026.10.23

As of April 1, 2026, Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT) designates 532 municipalities in 24 prefectures as heavy-snow areas (豪雪地帯), 201 of which are special heavy-snow areas (特別豪雪地帯). Counting the lodging facilities listed on major booking sites in municipalities whose entire area or most of it is designated, we find 7,323 properties with 270,263 rooms. On top of heating and hot-water energy costs, a snow-country property faces a recurring winter bill for physically moving snow: mechanical clearing of parking lots, snow-melting systems at the entrance, and clearing snow off the roof. This article focuses on those three cost items. We estimate the number of clearing call-outs from the Japan Meteorological Agency (JMA) snowfall normals, build up the annual cost per room for three snowfall tiers, and divide it by winter sales derived from the December–February estimated settled ADR and occupancy. Finally, we lay out the break-even between staying open in winter and switching to seasonal operation, and the payback on snow-melting equipment.

  • Mie Sept Settled ADR: Business +19.9%, City +11.8%, Ryokan −0.1%

    Seasonal Events

    Posted: 2026.10.23

Comparing the settled September 2026 estimated settled ADR (tax-exclusive equivalent) for hotels and ryokan in Mie Prefecture with the same month a year earlier, business hotels rose +19.9% to ¥7,633 (N=93 properties) from ¥6,365 (N=95) in September 2025, and city hotels rose +11.8% to ¥8,472 (N=17) from ¥7,575 (N=17). Ryokan, by contrast, were essentially flat (−0.1%) at ¥15,564 (N=207) versus ¥15,576 (N=202). In August all three segments had been below the prior year — Business −1.6%, City −12.0%, Ryokan −7.0% — so September is where their paths diverged. This article examines the background to that split using the September 2026 calendar (the five-day holiday from September 19 to 23) and last year's monthly shape, together with estimated OCC (based on OTA-listed inventory), and sets out benchmarks that revenue managers running properties in Mie can hold their own numbers against. Coverage: Mie Prefecture business hotels N=93, city hotels N=17, ryokan N=207 (all properties in the settled September 2026 aggregation). Price figures in this article are estimated settled ADR (the achieved-rate level estimated from OTA and other sales data, tax-exclusive equivalent); occupancy is an estimate based on OTA-listed inventory. Both are defined at the end of the article. Data as of October...

  • NOHGA Shinjuku Gyoen, 72 Rooms: Only 3 Rivals Above ¥40,000 Within 1km

    Investment & Development

    Posted: 2026.10.23

On October 15, 2026, Nomura Real Estate Development and Nomura Real Estate Hotels announced that NOHGA Shinjuku Gyoen (ノーガ新宿御苑), the lifestyle hotel under construction in Shinjuku 1-chome, Shinjuku Ward, will open on July 15, 2027, and began taking reservations on the official website the same day. The fourth property in the brand, it has 72 rooms, every one of them at least 30㎡ and every one with a balcony overlooking Shinjuku Gyoen National Garden. The plan places two roughly 70㎡ "Gyoen Suites" on the 14th (top) floor, a rooftop bar with a terrace of about 25m on the 13th floor, a bakery and café/bar lounge on the ground floor, and a restaurant built around a wood-fired hearth on the 2nd floor. This article quantifies the lodging market within 1km of Shinjuku-gyoemmae, where these 72 rooms will land, across four dimensions — supply, price tiers, supply-demand, and land prices — and tests which price tier an all-garden-view product can claim. The conclusion first: of the 32 properties (3,905 rooms) within 1km for which an estimated settled ADR can be calculated, only 3 properties (390 rooms) sit at ¥40,000 or above — and the one accounting for 375 of those rooms, Odakyu...

  • 8 Prefectures Exceed the ¥8,878 Business Trip Lodging Cap (Sep 2026)

    Posted: 2026.10.23

According to the "FY2025 Survey on Domestic and Overseas Business Travel Expenses" published by Sanro Research Institute (産労総合研究所) in December 2025, companies that pay a flat lodging allowance for domestic business trips at a single nationwide rate set the amount for general employees at ¥8,878, up ¥272 from ¥8,606 in the FY2023 survey. When MetroEngines Research overlays this line on the finalized September 2026 estimated settled ADR for business hotels across all 47 prefectures (based on listings on major booking sites, N=7,427 properties), only 8 prefectures come out above it; the remaining 39 fall within the flat allowance. This article sorts the prefectures above and below the allowance in yen and percentage terms, checks whether the excess is year-round or confined to specific months by lining up July, August and September and the most recent 12 months, and finally sets out the actual figures hotels need when turning corporate demand into product design — the gap between room-only and breakfast-included rates, multi-night stays, and day-of-week differentiation.

  • Bonenkai Season: Early-Dec Friday Hotel Rates +4–26% vs Wednesday

    Seasonal Events

    Posted: 2026.10.23

In the first half of December 2026 — peak bonenkai (year-end party) season in Japan — Friday-night stays are currently listed at a premium of +4–26% over the Wednesday of the same week. The premium varies widely by city and hotel type: Fukuoka City business hotels carry the thickest markup at +26%, while Tokyo 23-ward city hotels and Osaka City business hotels sit at just +4%. This article covers four markets — Tokyo's 23 wards, Osaka City, Nagoya City and Fukuoka City — and 1,305 business hotels and 197 city hotels. We line up daily listed rates for the Fri/Sat pairs of Dec 4–5, 11–12 and 18–19 against the November comparison dates of Nov 6–7, 13–14 and 20–21, and check them against last year's final rates for the same weeks to see whether the "Friday lift" is unique to this year or a recurring annual pattern. Christmas week (Dec 24–27) is excluded, as we have already covered it.

  • Hilton Fukuoka Sea Hawk Revamp: 62 Rooms From ¥31,000, 2.1x Ward ADR

    Area & Property Analysis

    Posted: 2026.10.23

On Thursday, October 1, 2026, Hilton Fukuoka Sea Hawk (ヒルトン福岡シーホーク; Jigyohama, Chuo Ward, Fukuoka City) reopened its 62 Executive Rooms on the 30th and 31st floors and its Executive Lounge on the 5th floor after renovation. According to a release Hilton issued on July 15, this is the hotel's first major renovation in 14 years, since April 2012. Published rates start at ¥31,000 per room for the Executive King and Twin, and at ¥50,000 for the two-bedroom, four-bed Executive Deluxe Family. The renovation covers 62 of the hotel's 1,052 rooms (5.9%), but 22 of those 62 rooms accommodate three to four guests, which signals an intent to draw family and group demand onto the upper floors. This article examines where these published rates sit relative to the estimated settled ADR of Fukuoka's Chuo Ward (¥14,444 in September 2026, N=84), and compares room counts and guest reviews across the 2km radius around Jigyohama/Momochi and the upper-grade hotels of Tenjin and Hakata to gauge how deep the club-lounge price tier really is.

  • Kyushu Fukko-Wari Closed Online? 84 of 222 Still on Hotel Sites

"I tried to book with the Kyushu Fukko Ouenwari (Kyushu Recovery Support Discount), but the booking sites only show 'applications closed' or 'suspended.'" The short answer: when a booking site says the discount is closed, it means the allocation assigned to that sales channel has run out, not necessarily the allocation hotels sell directly on their own official websites. As of October 22, 2026, two major online travel booking sites announced that coupon applications had ended or been suspended for all seven Kyushu prefectures. Yet on the evening of the same day, a search in the ChatGPT app "HotelME" for Kumamoto, November 13–15 (2 adults, 1 night), found discount-eligible plans on hotels' official booking sites in 84 of the 222 property-date results checked. This article explains how to search, with ready-to-use prompts, how to read the answers, and what to verify before booking. About the data in this article • Program details and prefecture-level periods are based on the Japan Tourism Agency's "Kyushu Fukko Ouenwari" page (updated October 16, 2026), the official Kyushu Fukko Ouenwari information site, and Kagoshima Prefecture's notice (updated October 10, 2026). • Booking-site application status reflects notices from two major online travel booking sites checked on...
