In this report, MetroEngines Research extracts the top 30 properties highly rated for their outdoor pools from NLP analysis of 2.5 million guest reviews, and quantifies how peak-season (Jul 15 to Aug 15) ADR diverges from other resort hotels, and how supply-demand structure differs between beach-opening regions (Okinawa, Chiba, Kanagawa) and urban areas (Tokyo, Osaka) using room-level inventory data.
Metric Definitions Used in This Article
- ADR (Average Daily Rate): Average of selling prices published on OTAs etc. Differs from actual transaction prices (cross-referenced with REIT disclosures, OTA ADR tends to be +25 to 30% higher than transaction ADR). Per-room rate for double occupancy (tax included), averaged across all plans (room-only to plans with meals).
- OCC (Occupancy Rate): Ratio of sold rooms to total room count within an area (estimated value based on OTA sales inventory). Used only at macro aggregation level.
- LT (Lead Time): Days until check-in date. LT0 = same day.
- Early sell-out LT: The lead time at which available rooms first reached zero (higher value = earlier sell-out).
- Review tags: NLP semantic analysis classifies 2.5 million guest reviews into 79 tags. “Outdoor pool evaluation” in this article refers to the mention ratio (mention %) of pool-related references within property reviews.

Top 30 Outdoor Pool Properties — Okinawa Holds a Majority with 11 Properties
Aggregating positive-sentiment mentions under the review tag “facility_pool”, Okinawa accounts for 11 of the top 30 properties (roughly 40%). Chiba follows with 4 properties, Hokkaido with 3, and Tochigi and Nagano with 2 each. Properties built around outdoor pools as a core guest experience can be broadly classified into three archetypes: coastal resorts, hot-spring resorts, and theme-park adjacent properties.
The highest mention rate is held by Fusaki Beach Resort (Ishigaki Island, 石垣島) at 42.5% (N=374/881). The Moon Beach is next at 32.4%, followed by Laguna Garden at 32.1%, and Chateraise Gateaux Kingdom Sapporo at 36.2%. Among properties with 300+ mentions, roughly one in three to four guests references the pool — putting the amenity on par with rooms and breakfast as a primary appeal axis. Jul 15 to Aug 15 ADR — Strong Pool-Appeal Properties at 2.4x Prefecture Average
We aggregated ADR for the top 30 properties during the summer peak (32 days from July 15 to August 15). Values are simple averages across all plans per property (tax included, double occupancy).
The simple average for Okinawa’s 11 strong-pool-appeal properties was ¥124,400. The Okinawa prefecture-wide ADR during the same period (1,655 properties including resort, city, and business) was ¥33,400 — placing pool-strong properties at approximately 3.7x the prefecture average. In particular, Hyatt Regency Seragaki Island Okinawa leads at ¥244,800 and ANA InterContinental Ishigaki Resort at ¥117,500, with high-end branded resorts dominating the upper ranks (Source: Hyatt Japan Co., Ltd., “Press Release April 2026” reports Seragaki Island Okinawa as a 343-room resort opened in 2018).
Hokkaido’s three properties (Jozankei View Hotel, Chateraise Gateaux Kingdom, Daiichi Takimotokan) averaged ¥80,600 — 2.1x Hokkaido’s August ADR of ¥37,600. Tochigi’s two properties (Nikko Kinugawa Hotel Mikazuki, Hotel Epinard Nasu) reach ¥131,900, reflecting strong family-demand pricing power. By contrast, Chiba is relatively modest at ¥57,800 — likely because proximity to Tokyo attracts short-stay (1-night) demand, dampening per-customer rate uplift relative to other regions. Monthly ADR Trajectories — Coastal Resorts Spike in Jul-Aug Only vs. Year-Round Urban Highs
Overlaying monthly ADR trajectories for Okinawa, Hokkaido, Tokyo, Kyoto, and Osaka (January 2025 to November 2026) reveals distinctly different summer seasonality patterns.
Okinawa ADR rises sharply from ¥27,800 in June to ¥33,400 in July and ¥36,600 in August — a roughly 32% jump in just two months. August is the annual peak, driven by family demand from beach opening through the Obon holiday, which strongly lifts unit prices. YoY growth also remains double-digit: +9.6% in July and +10.5% in August.
By contrast, Tokyo stays stably within ¥30,000 to ¥45,000 year-round, with no special summer demand surge. In fact, Jul-Aug runs below the inbound-driven autumn season starting in October (¥44,500 to ¥45,000). Viewed purely as an amenity, the outdoor pool at urban Tokyo hotels functions less as a “market-price uplift driver” and more as a “summer-vacation feature product”.
Kyoto reaches ¥47,400 in August, remaining firm through summer. Hokkaido is winter-peak (January ¥36,100) but also holds ¥37,600 in summer, sustaining high year-round levels. The backdrop is a composite appeal beyond pool demand — hot springs, cool-climate escape, and tourism resources.

Okinawa Resort Obon Supply-Demand — 76% Occupancy at LT90, 84% at LT30
For 228 Okinawa resort hotels with 24,829 total rooms, we compared booking curves for July 1, 2026 (assumed pool-opening date) and August 13 and 15, 2026 (Obon peak dates). Inventory trends are estimated values based on OTA sales stock.
For the July 1 check-in date, estimated OCC had already reached 76.2% at LT90 (early April). It rose progressively to 78.2% at LT60 and 83.7% at LT30, exceeding 80% one month before peak. Average observed selling price climbed from ¥42,600 at LT90 to ¥47,300 at LT30 (+11.0%).
The Obon peak Thursday, August 13 booking situation is progressing even earlier. OCC had already reached 76.5% at LT90 (estimated for the 2026 Obon period) with 5,872 rooms remaining, at an elevated average selling price of ¥63,400. Compared to the July 1 LT90 baseline (¥42,600), the Obon selling price under the same lead-time condition is +48.8% higher. Obon demand is locked in earlier than for the July 1 opening date. Note: with 60+ days remaining to check-in, final OCC may shift due to subsequent sales, cancellations, and inventory releases — so it’s premature to conclude these dates have “sold out”.

Beach-Opening Linked Areas vs. Urban — Three Archetypes of Supply-Demand Structure
We organize the supply-demand structure of areas where outdoor pools serve as an appeal axis into three archetypes.
Archetype A: Coastal Resort Concentrated Type (Okinawa, Chiba Boso). Single-month August ADR growth exceeds +10% YoY, with extremely high peak-period concentration. In Okinawa, 120 of 473 resort properties show early sell-out at LT60 or longer. Small villa-type properties such as Petit Resort Kouri-jima (3 rooms) and One Suite THE TERRACE (9 rooms) hit zero inventory at LT90. Boso Shirahama Umisato Hotel in Chiba (73 rooms) recorded sell-out observations on 8 of the 9 Obon days.
Archetype B: Hot-Spring Resort with Pool Type (Hokkaido, Oita, Tochigi, Fukushima). Pool functions as a complementary summer appeal axis alongside “winter hot springs”. Representative examples include Beppu Onsen Suginoi Hotel (490 mentions, N=3,199) and Jozankei View Hotel (345 mentions, N=1,178) — large hot-spring ryokan and hotels with high year-round occupancy. Summer ADR sits less as an annual peak and more as part of an overall high baseline.
Archetype C: Urban / Airport-Resort Type (Tokyo, Chiba Maihama, Narita). Sheraton Grande Tokyo Bay (195 mentions, N=3,141), Hotel MyStays Premier Narita (266 mentions, N=3,271), Hilton Odawara Resort (248 mentions, N=777). Pool mention rate against total review volume is relatively low at 8 to 13%, but absolute counts are substantial. These function as a family-oriented “resort option accessible from central Tokyo”.

Obon Peak Selling-Price Progression — Okinawa Resorts Already +49% Premium at LT90
Within the same Okinawa resort category, the average selling price by lead time diverges sharply across Obon peak (8/13), regular weekend (7/20), and the pool-opening date (7/1). At LT90 already, the Obon price level sits at 1.48x early July and 1.26x late July.
This means among “people traveling during summer vacation”, those concentrated on Obon peak dates make their bookings well in advance. Conversely, travelers in the July 1 to mid-July window can book with prices held in check until two to three weeks before check-in — relatively favorable supply-demand conditions for families pinpointing the immediate post-opening window. ⚠ Caveat on future-date ADR: The ADR figures in this article are averages of selling prices published on OTAs as of the observation date (June 10, 2026). They will fluctuate as check-in approaches due to new plan additions and pricing adjustments. Prices currently set high may drop via last-minute discounts, and properties currently showing inventory may sell out as demand accrues. In particular, “sold out” predictions made 60+ days before check-in may reverse if the hotel releases additional inventory.
Summary
Properties built around outdoor pools as a core guest experience show high identifiability with 20-42% review mention rates and command ADR at 2-4x the prefecture average. The July 1 pool opening functions as a symbolic date for urban resorts, but the substantive peak in pricing and supply-demand concentrates in the August Obon period (Aug 13-15). In the Okinawa resort market, by LT90 (mid-May), Obon-period selling prices have already reached a +49% premium over the pool-opening baseline — quantitative confirmation of just how front-loaded family-demand decisions have become.
Travelers targeting the pool-opening date (7/1) have relatively flexible booking timing, but Obon travelers must move on the premise of competing for seats with a cohort that has already locked decisions by April. The three archetypes — coastal resort (Okinawa, Boso), hot-spring resort (Hokkaido, Tochigi, Oita), and urban / airport resort (Tokyo metro area, Narita, Maihama) — each carry distinct supply-demand structures, offering a wide selection space tuned to family composition, stay length, and budget. The July 1 outdoor pool opening serves both as the “starting gun” for summer demand and as the final access window to relatively reachable price tiers.
