Free Co-Sleeping Age at Japan Hotels: Up to 18 at Vessel, by Chain
Posted: 2026.10.24The age limit for free co-sleeping (soine) at Japanese hotels differs by chain and is set by each company's own accommodation terms on its official website. As of October 22, 2026, the official sites show the following ranges for "co-sleeping children stay for ¥0": Vessel Hotels (ベッセルホテルズ) covers children aged 18 and under, Toyoko Inn (東横INN) and Comfort Hotel (コンフォートホテル) cover elementary-school children, and Super Hotel (スーパーホテル) and APA Hotel (アパホテル) cover preschoolers. One rule, however, is shared by many chains: one adult plus one child in a twin room is charged as two adults. This article explains what free co-sleeping means, the range each chain covers, how the room rate is counted, and the November 2026 listed prices at Vessel Hotels' 33 properties, where under-18s stay free, for families planning a trip. Key Takeaways — The free co-sleeping age is set by each chain's accommodation terms. Vessel Hotels covers 18 and under, Toyoko Inn and Comfort Hotel cover elementary-school children, and preschoolers are free at every chain (as of Oct 22, 2026, official websites). — The rate is counted by the number of beds used. Inuyamakan Still Open: Main Building Closed 2022, 33-Room Wing Today
Posted: 2026.10.24Bottom line: Inuyamakan is still open. What closed in April 2022 was the riverside "Main Building" on the Kiso River. The "Hotel Wing", a 3-minute walk from Inuyama-yuen Station, continues to take bookings as a limited-service hotel with 18 single rooms and 15 twin rooms (official website, facility overview, checked October 21, 2026). Search results tend to surface the 2022 closure news first, which makes it easy to assume the property can no longer be booked. In reality, today's Inuyamakan is a room-only / rice-ball-breakfast hotel with views of the National Treasure Inuyama Castle and the Kiso River from its rooms, priced from the ¥6,000 range per night for one guest (from ¥5,400 per person for two sharing a twin). This article walks through the history of the closure and the property's current form, the rooms, breakfast and facilities confirmed on the official website, what you can expect to pay, review trends, and alternatives when it is fully booked. Key Takeaways — Still operating: What closed on April 16, 2022 was the Main Building (6-story reinforced concrete, 20 rooms); the Hotel Wing remains in operation (official website, checked October 21, 2026) — 33 rooms: A limited-service hotel with 18 singles...

Hotel Occupancy Sep 2026: Okinawa 86.7%, Osaka 80.4%, Kanagawa 84.2%
Posted: 2026.10.23"What is Okinawa's hotel occupancy right now?" "How full are hotels in Osaka and Yokohama?" These questions are surprisingly hard to answer with a single number. The room occupancy rate published by the Japan Tourism Agency (JTA), the occupancy that listed hotel REITs disclose every month, and the occupancy MetroEngines Research estimates from inventory listed on online travel agencies (OTAs) are all called "occupancy," yet they differ in both base population and timeliness. This article starts from our OTA-listed-inventory estimates for September 2026 (Okinawa 86.7%, Osaka 80.4%, Kanagawa 84.2%, Fukuoka 88.3%), sets them alongside the JTA's prefecture-level room occupancy rates (July 2026 second preliminary release; September 2025 final figures), and compiles a lookup table for all 47 prefectures plus Naha City, Hakata Ward, five Osaka City wards and two Yokohama City wards. It also explains the three occupancy definitions and when to use each, gives RevPAR benchmarks using the estimated settled ADR, and lays out a step-by-step method for looking up the occupancy of any city yourself.

Hokkaido Hotel Winter Renovation Closures Cut Lost Revenue to 30.5%
Posted: 2026.10.23JR Hokkaido Hotels announced on September 16, 2026 that Hotel Nikko Northland Obihiro (ホテル日航ノースランド帯広, 171 rooms) will suspend operations from checkout on December 1 until late April 2027. In Hakodate's Yunokawa Onsen, Heiseikan Kaiyotei (平成館海羊亭, 214 rooms) will close for stays from November 15 through stays on April 15, and Bourou NOGUCHI Hakodate (望楼NOGUCHI函館, 79 rooms) is closed from checkout on August 20 through April 19. What the three properties share is that they reopen in spring and devote the whole of winter, when Hokkaido hotels post their lowest rates, to construction. This article multiplies the monthly estimated settled ADR of Obihiro and Hakodate cities by the Japan Tourism Agency's occupancy rates by property type to build a "revenue index", quantifies how much of annual room revenue each closure design gives up, and compares it with placing the same number of nights in a different season. The aim is to put in one place the numbers that regional hotel owners deciding when to renovate, and the lenders funding the work, should look at first.

Neighboring Tsukuba City has also built up from 95.2% at 45 days out to 98.1% at the latest point, absorbing overflow demand across the city line. Meanwhile, the rain date of November 14 is running at 90.8% in Tsuchiura City and 92.0% in Tsukuba City (both at 25 days out), more than 10pt above a normal Saturday (October 31 at the same 25 days out: Tsuchiura...

Bouncee by RIHGA Fukuoka Hakata: First-Month ADR 1.8x Hakata Ward
Posted: 2026.10.23Bouncee by RIHGA Fukuoka Hakata (バウンシー・バイ・リーガ 福岡博多) — the first property of "Bouncee by RIHGA," a new brand that Royal Hotel Ltd. (RIHGA Royal Hotels) launched for guests in their 20s and 30s — opened on September 1, 2026 at 5-1 Gion-machi, Hakata Ward, Fukuoka (11 floors above ground, 117 rooms), and its first full month of settled figures is now in. MetroEngines Research estimates the property's settled ADR for September 2026 at ¥25,400 (30 observed days), 1.78 times the Hakata Ward median of ¥14,200 (N=151 properties). Which price band did a full-service operator land in with a limited-service building built around a large public bath, a sauna and a bar? This article takes a 1 km radius around the property's coordinates (258 properties and 23,772 rooms with price observations in the last three months), splits it by estimated settled ADR band, and works through four questions in turn: how deep the new brand's band is, what it takes to recover the food-and-beverage and bath floor through room rates, how the new brand separates its guests from the existing brand's, and how much new supply is coming around Hakata Station through fiscal 2028.

Tokyo Station’s YAESU CORE: 184 Serviced Residences vs 11,841 Rooms
Posted: 2026.10.23On October 13, 2026, Mitsui Fudosan Residential and The Ascott Limited announced that Oakwood Premier YAESU CORE Tokyo, a 184-room hotel and serviced residence, will open in 2029 on floors 40–43, the top four floors of YAESU CORE, the redevelopment tower in front of Tokyo Station. Its four unit types (Studio and 1- to 3-bedroom, roughly 30–170 m² of private floor area) come with kitchens and washing machines, and the property will hold a hotel business license (under Japan's Inns and Hotels Act) so that it can also take stays of a single night. This article examines the economics of using the upper floors of a supertall redevelopment for serviced residences rather than a hotel, drawing on supply within 1 km of Tokyo Station (85 properties, 11,841 rooms), the estimated settled ADR in Chuo and Chiyoda wards, listed prices for 30 m²+ and suite-class rooms within the same 1 km radius, and the distribution of guest reviews that mention long stays.

Osaka Meal Premiums: Business Half-Board +29.6% Beats City +26.5%
Posted: 2026.10.23We compared meal-plan prices for October 2026 stays at hotels in Osaka Prefecture, limited to properties that sell room-only, breakfast-included and half-board (breakfast and dinner) plans side by side in the same hotel. Business hotels sold half-board at a +29.6% markup over breakfast-only (N=24 properties), while city hotels sold it at +26.5% (N=21). For breakfast-only vs room-only, city hotels lead at +14.4% (N=57) against +9.9% for business hotels (N=162), but the ranking flips once dinner is added. Compared with room-only, half-board carries a +47.9% markup at business hotels (N=23) and +43.1% at city hotels (N=21), which means dinner accounts for roughly three times the markup of breakfast. However, only 24 business hotels sell a dinner-inclusive plan, compared with 162 in the breakfast pairs, so dinner pricing is a case of "a small number of properties selling at a high markup." With that gap in property counts in mind, this article uses same-hotel pair comparisons to look at how to approach meal-plan pricing and inventory allocation before building the year-end and New Year rate sheet. Scope: Pair comparisons of hotels in Osaka Prefecture (excluding ryokan) that sell plans with different meal conditions within the same hotel. For October 2026 stays, breakfast-only...

Building Starts Survey Guide: 2,836 Lodging Starts in 2024, ¥591k/㎡
Posted: 2026.10.23The Building Starts Survey (建築着工統計調査) is a monthly statistic published by Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT), compiled from the construction notifications (建築工事届) required under Article 15 of the Building Standards Act. It is the only public dataset that tracks, on a notification basis, when, where and how much hotel and ryokan construction has begun. Extracting the mid-level use category "52 Lodging" shows that 2024 saw 2,836 buildings, 1,756,286 ㎡ of floor area and ¥1.0384 trillion in estimated construction cost. Floor area rose +94.5% YoY, recovering to 57.8% of the 2018 peak. This article is the third in our series of reading guides, following those on the Japan Tourism Agency's Overnight Travel Statistics Survey and the Inbound Consumption Trend Survey. It covers how the statistic is built, how to extract the hotel portion from e-Stat, what the three reported metrics mean, how to read the monthly and prefecture-level figures, and how it complements our own hotel opening pipeline data.

NOT A HOTEL 1/36 Share: ¥31.2M for 10 Nights/Yr = ¥156K a Night
Posted: 2026.10.23NOT A HOTEL Inc. changed its corporate name to NOTA Inc. effective October 2, 2026, and at a press event on October 5 announced that it would expand into mobility (NOT A GARAGE), housing (NOT A HOUSE) and urban development (NOT A CITY). Its core vacation-home business counts each villa as 360 nights a year and sells it as freehold land-and-building ownership in shares starting at 10 nights a year (a 1/36 share); on days the owners do not use, the villa is rented out as a hotel. According to the company, the business now spans 10 locations, 1,357 owners and cumulative contract value of roughly ¥94 billion. This article converts the share prices confirmed on the official website and in press releases into an "acquisition cost per night" and sets them against the estimated settled ADR of the towns where the properties are located. It also reads how the money flows from the company's settlement-rules document, and contrasts the model with membership-type resorts on four axes: ownership, resale, inheritance and depreciation.
