Rinne Botanical Resort Model: 45 Units, Saturday Rates 4x Ibaraki Avg
Posted: 2026.10.17A "stay-in botanical garden" refers to THE BOTANICAL RESORT Rinne (林音), a destination complex that reopened on Saturday, November 29, 2025, after the private sector redeveloped the Ibaraki Prefectural Botanical Garden and Ibaraki Prefectural Citizens' Forest, prefecture-owned facilities in Naka City, Ibaraki. The grounds now hold 45 lodging units — 18 cottages and 27 glamping units — the previously paid admission has been made free, and a bathhouse, "Ofuro Cafe Rinne no Yu," sits alongside food, beverage and activity facilities. It is operated by Botalasian Resort Co., Ltd. (株式会社ボタラシアンリゾート), a special purpose company (SPC) established in May 2024. This is not a guide for guests; from an investor's and operator's perspective, we break down the business model of converting a prefectural botanical garden into lodging along four lines: the deal structure, listed prices, the surrounding room stock, and the conditions for replicating it in other prefectures. Readers considering Rinne for a family trip or a personal stay may prefer HotelPicks' feature on villa-style glamping in the Kanto region (Japanese) or KazokuStay (Japanese), which covers family-friendly stays. What follows is limited to analysis for industry readers.

Hotel Construction: 24 Months Standalone, 49 Mixed-Use; 2029 Deadlines
Posted: 2026.10.16Plenty of articles cover hotel opening schedules, yet almost none put a number on how many months it actually takes to get from groundbreaking to completion. Taking the 70 hotel projects with 50 or more guest rooms in the building-plan data tracked by MetroEngines Research (as of October 12, 2026) and measuring the construction period as the gap between the construction start date and the scheduled completion date, standalone buildings used solely as hotels came in at a median of 23.9 months, while mixed-use buildings that also house offices, retail or housing took 48.5 months — a two-fold gap driven by building type alone. This article breaks the construction period down by room-count band, floor-count band and gross-floor-area band, works backward from a 2029 opening to the latest viable construction start, and estimates, using a 100-room model, the carrying cost the developer bears for every month the construction period is extended.

617 Q1 2026 Japan Openings Six Months On: Rates +2.5pt vs Market
Posted: 2026.10.15New openings that first appeared on major booking sites between January and March 2026 total 617 properties and 9,991 rooms (MetroEngines Research tally: 249 in January, 165 in February, 203 in March). Whole-house vacation rentals account for 54% of the property count, while 51 business hotels supply 42% of the rooms, producing a two-tier structure: “the count comes from vacation rentals, the rooms come from hotels.” This article tracks these 617 properties with a “market index” — each property’s listed rate in its opening month +1 and +6 divided by the level for the same property type in the same municipality — and uses medians to show how post-opening rates ramp up once seasonality is stripped out. We also check where six-month-old properties sit on inventory pickup relative to the booking curve of their surrounding market, splitting the four hotel types from small properties.

Japan Lodging Net Supply by City 2026: 3,189 Openings vs 1,325 Exits
Posted: 2026.10.12News of new openings shows only the properties that opened, but a market's actual supply is determined by the difference between openings and exits. In this article, MetroEngines Research matches OTA-listed properties with observable prices between the same month two years apart, September 2024 and September 2026, and calculates "new openings," "exits" and "net change" for each municipality in both property count and room count. Nationwide, the two years saw 3,189 new openings (69,176 rooms) against 1,325 exits (21,655 rooms), a net gain of +1,864 properties and +47,521 rooms. The largest gain by property count was Awaji City, Hyogo (+52 properties); the largest by room count was Naniwa Ward, Osaka (+2,677 rooms). The leader changes depending on which yardstick is used.

Japan Whole-House Rentals: 56% of 1,665 Openings, Hotel-Level Service
Posted: 2026.10.11MetroEngines Research had identified 1,665 lodging properties with 41,273 rooms opening in Japan in 2026 as of its October 5 survey. By property count, whole-house rentals — villas, cottages and machiya townhouses — make up 55.9%, while by room count the three hotel types (business, city and resort) make up 82.6%: which segment leads new supply depends on how you count. This article looks at how guests are receiving this smaller-scale supply, using the structure of service-related review mentions and the price tiers of five prefectures, and draws out what it means for designing lodging that works with a small staff.

Route Inn Grand Izumo: 244 Rooms Add 8.9% to Izumo’s Hotel Supply
Posted: 2026.10.10For the hotel moving forward in Izumo City under the construction title "(Tentative) Hotel Route Inn Grand Izumo New Construction," the official Route Inn Hotels website lists 244 rooms and an opening date of "2027 or later" (last updated July 10, 2026). MetroEngines Research tracks 143 listed properties with 2,734 rooms in Izumo City, so 244 rooms equal 8.9% of that total, or a 14.1% increase when measured against hotel-type rooms only. This article separates the facts that can be confirmed from published figures from information that is still at the press-report stage, then reviews Izumo's existing supply, estimated transacted ADR and occupancy, along with Route Inn's opening plans across the San'in region and western Japan, to show how investors and operators should size the supply impact.

Courtyard Kyoto Station Opens Nov 16: 270 Rooms Join 17,400 Within 1km
Posted: 2026.10.08The redevelopment that JR Tokai Real Estate (ジェイアール東海不動産) has been pursuing on the former site of Hotel Centnovum Kyoto (ホテルセントノーム京都) will open on Monday, November 16, 2026 as Courtyard by Marriott Kyoto Station (コートヤード・バイ・マリオット京都駅). A three-minute walk from the Hachijo East Exit of JR Kyoto Station, the hotel has 270 rooms including suites — equal to 1.5% of the roughly 17,400 existing rooms within a 1km radius of Kyoto Station tracked by MetroEngines Research (151 properties with 10 or more rooms confirmed on sale in 2026). This article places the new supply in the context of three things — the seasonality of rates around the station, where November is the annual peak; the room stock within 1km and 2km; and the distribution of estimated settled ADR by price band — and overlays how rates ramped up after past openings to draw out the implications for existing hotels.

Route-Inn Grand Izumo: 244 Rooms Add 11% to Izumo’s 2,164-Room Stock
Posted: 2026.10.08Among the plans Route Inn Hotels publishes in the “Upcoming Hotel Openings” list on its official website (updated July 10, 2026), Shimane Prefecture carries “Hotel Route-Inn Grand Izumo (ホテルルートインGrand出雲)” with 244 rooms under the “2027 or later” timing category. The official list discloses only four items — name, room count, prefecture and timing category — and neither the location nor the opening date has been announced. Starting from that published information, this article sets it against measured data for the Izumo City lodging market — the room mix of the 81 properties and 2,164 rooms confirmed as selling on major booking sites, and an estimated settled ADR that peaks in November, the month of Kamiarizuki — to outline the market a 244-room hotel will enter. It also clarifies that “Hotel Route-Inn Grand Ozu” (333 rooms), listed in the same table, is planned not for Shiga Prefecture but for Ozu Town, Kikuchi District, Kumamoto Prefecture, and touches on that town’s supply situation, driven by the clustering of semiconductor plants.

Koriyama Hotels Add 441 Rooms in 2027: +11.6% Supply, ADR ~¥7,500
Koriyama City (Fukushima Prefecture) will add two business hotels with a combined 441 rooms in 2027: a new 249-room tower at APA Hotel Koriyama-Ekimae (アパホテル〈郡山駅前〉), steps from the west exit of JR Koriyama Station and scheduled to open in November 2027, and the 192-room Daiwa Link Hotel Koriyama (ダイワリンクホテル郡山) in the Namiki district, scheduled for spring 2027. This article calculates the increase against the city's hotel-type room stock (29 properties, 3,805 rooms) at 11.6%, and estimates the demand needed to absorb 441 rooms using estimated settled ADR, estimated OCC, day-of-week booking patterns and the working population around the station.

Canopy by Hilton Tokyo Akasaka: 174 Rooms in 2028, 250K Workers
On April 25, 2025, Hilton announced that it will open Canopy by Hilton Tokyo Akasaka (キャノピーbyヒルトン東京赤坂), a 174-room hotel including 24 suites, in Tokyo's Akasaka district. The hotel will occupy floors 7–18 of an 18-story building housing a theater, a hall and retail in the West Block of the Akasaka 2- and 6-chome District Development Project (赤坂二・六丁目地区開発計画), which Mitsubishi Estate and TBS Holdings are developing, with direct access to Akasaka Station on the Tokyo Metro Chiyoda Line. Hilton's Japan "Company Overview" (updated August 25, 2026) lists the property as "opening in 2028." Raffles Tokyo (130 rooms) in Hamamatsucho, which our editorial team covers separately, is a case of the very top price tier entering a business district. This article looks at a different case: an upper-midscale lifestyle hotel built into the same development as a theater, a hall and offices. Using data on nearby employment and residents, the price bands of existing rooms, occupancy by day of week and land prices, we examine the demand mix of a hotel inside a mixed-use development.
